We found this place by walking by. We moved in here with a…read moremove in special. We lived here for a little over a year. There are about a thousand units here. So, keep that in mind. Move in was easy because I didn't have much when I moved in. Lol. We lived in a studio. They have a super efficient front desk that processes packages. If you need something ASAP, you may have to talk to them. But, ours were processed same day. Sign and get it. The front desk overall were nice. They deal with a lot. So, if you have a bad experience, just consider it a one off. Overall, hard working and efficient. After a few months the front staff knew our names. I found that impressive considering there's so many people in the building. You can pay the rent via internet with no service charge. The electric was under a hundred every month. Even less on those months you don't need heat or cold. We used RCN for cable and internet. The box is built into the wall. It's in the closet. They had a promo and we got hbo and showtime. The reception in the building is really bad. You'll need WiFi in the building. We lived on the east wing. I'd recommend that because of the elevator. I rarely waited. The elevator is fast. They have a outgoing mailbox slot for the mailroom. The amenities are nice. The rooftop when we moved in had a mostly unobstructed view of the skyline, but at the end of the lease there was a taller building going up. It's still a sight to see. Try it around sunset the colors and the skyline are amazing. We didn't utilize the grills. But, saw them being used occasionally. A lot of the amenities we not used. The basketball court is a nice touch. Be careful. The gym is nice. A lot of treadmills and weights. Most of the stuff, I didn't know how to use. 90% of the time I got a treadmill. Occasionally had to settle for bike. But. Bikes are always open. When we put requests for maintenance. It was addressed swiftly. The AC/heater is a bit loud, we bought a space heater and cycled the AC. The closets hold more than you think. The studio we had was spacious. Big open space with large windows and views. The kitchen has nice granite countertops. The dishwasher. We used it to hold the dishes to dry, it might have been better to put it on the far side versus near side. The wood flooring is a lighter shade. Not creaky. The washer/dryer combo is nice. It is a Bosch and there is a self-cleaning function. Which we liked. The bathroom has built in shelves and a cabinet. Shower pressure is good. Drain had occasional issues where we probably requested 4 times in our stay there. They use an app called BuildingLink. They cleaned it out every time. Moving out: it was super efficient. There's a lot of families going in and out. But, we got a moving service and they took care of the heavy lifting. We got the first date and time requested. We did the final check out and it went well. They gave us our full deposits back. They also tack on interest. I think the rate is less than 0.01% Overall, I'd recommend the place. It is pricey. It's a through lane. Something to keep in mind. It's on the same block as the subway and the crosstown buses. There are fancy restaurants and also delightful and affordable food options around here. There are good grocery stores a little more of a walk away. It's close to parks, green spaces, coffee shops, a library, a book store, and pretty much anything for wholesome living. I see bugs once in a while but if I check them immediately, I don't see them again for a while. I think the staff makes or breaks the whole experience. Jeff, Juan, Francisco, Reuben are always around. And a few other great maintenance folks I remember by face but need to jog my memory for their names. I have never lost a package. They fix problems promptly. They caution us about the weather. They notify if there is disruption of service. They communicate polity and well. They ensure it's a comfortable living experience. The commute to around the area is great. It's 20 minutes walking distance to the MET as well. The sound doesn't carry through the walls much. I recommend it for long term living.

My main issues are that the building just takes and takes and doesn't give. From the time I moved in, the apt that I had looked at and was told I would move into was different and dirty when I moved in. It was not given to me in move in condition. The floors were raised and not even nailed in properly. The apartment was covered in dirt and only part of the apartment was painted. The marble in the bathroom was stained yellow and disgusting. I tried to refuse move in but this was the only option. I had to argue back in fourth with Vebbi about getting new floors and he did not give me new floors. What he did do and told me is "they switched the flooring they used and my apt is not eligible for new floors so he had to find leftover wood from old apts to Put in my apartment. I don't even know how that's hygienic. It's disgusting to be honest. Now I just signed another lease for more money because it was too much trouble to move and I asked for new floors because there was a water leak and looked like there was like there. He did the same thing, just gave me old damaged wood. There are no window screens which makes it super dirty and bugs get in during spring and summer. There are major issues with the AC and washer and dryer. The pet amenity, one of the reasons I stayed was not hygienic either. I sent my dog there in December when all of these other dogs got sick and spent thousands of dollars that month on vet bills because my dog got giardia fr other dogs peeing in water fountain. They finally fixed the water fountain. I know I am not the only one as I talk to all of the dog parents and have made friends in the building. They all complain about maintenance manager. I want to be clear that Nelson and Chris are wonderful. Everyone complains about the same things, washer dryer, floors, no window screens, dirty building, piles of trash in trash room and amenities not working.

Nice building, unethical leasing office…read more Our rent was increased by over $2000 in 3 years - an overall increase of over 40 percent. The most recent renewal offer (2023) was a 25% increase from the previous year. When we chose this building we chose it over other buildings with more attractive incentives specifically because we were told that Brodsky's strategy is to keep good tenants and to not make huge jumps in rent year over year. That was the opposite of our experience. As new features were added (a gym and resident lounge) these were not "included" in our increased rent - you are expected to pay additional for them. I can now see that our exact unit is renting for $350 less per month than what we were offered for a renewal, and this is after they've made renovations to the unit. It's painfully obvious that they discount to lure new tenants in and then jack up the rent every subsequent year. If you are looking to live somewhere for more than a year, avoid this management company and this property in particular.
