Unfortunately, my experience at Reflections by Windsor in Redmond, WA, has left me feeling disappointed. Firstly, the condition of the bathtub was unacceptable for a property advertised as "luxury." Instead of being replaced, the bathtub had been painted with a coating, which not only detracted from the quality but felt deceptive given the premium pricing of these apartments. Secondly, my move-out experience was frustrating. I was accused of burning the granite in the bathroom, but the color variation in the stone was clearly part of its natural aesthetic and had been there since my move-in. It felt unfair and unprofessional to be charged for something I did not damage. Lastly, I was charged for minor painting jobs. While I would have been happy to address this myself, there was a theft or an honest mistake (the property never followed up about it) where painters working on the exterior took my ladder and tools that I kept in the balcony heating room. When I asked the office to borrow a maintenance ladder, they refused. As a result, I couldn't patch holes from my curtains since I couldn't reach that high. My partner wrote Windsor Lantana Hills a glowing 5-star review, but after my current assignment finishes, I am hesitant to return to a Windsor property. One experience was 5-star, but another has been underwhelming. I guess I'll wait and see. The Redmond location definitely needs better management. Over the past two years, I experienced 4 or 5 different managers. While the charges I incurred weren't worth fighting, I paid my prorated final month with a check, only to encounter issues. At Lantana Hills, I always paid with checks and never had an issue. However, at Redmond, when I paid with a check, I was assessed a late fee because someone in the office failed to process it. This kind of mismanagement makes it hard to trust the system. Overall, Windsor Properties can be a great place to live--as long as the management is competent. When everything is handled properly, they provide a comfortable, pleasant experience. Unfortunately, Reflections by Windsor fell short of that standard.

Pros: -As I mentioned, it was a safe place for a single mom like myself. I had a select few very caring neighbors that I actually miss since I moved, and the staff always seemed involved, and kind. -We never once used the heat in our apartment. Being on the 3rd floor, and in a well-sealed apartment, we just never had to. -The gym was amazing. Even though I belonged to the Pro Club, I often found myself hopping over to the Reflections gym instead while training for my ultramarathons -- it was super convenient! Especially when the weather was too terrible to run on the trail. -Speaking of: Sammamish Lake Trail is literally across the street. I LOVED this aspect of living there! I'd hop over for a run nearly every day in summer, and most of the year tbh. That was one of the biggest benefits of Reflections! -Marymoor park was SO close. We'd walk to concerts, and I drove my dogs over to the dog park literally every day (that was a bit too far for my older dog to walk). -Management was always lovely with me. Collin and Christian helped a TON when a pair of newer neighbors kept letting their highly aggressive dogs run off-leash in the early morning, when I'd walk mine. They handled it quickly and with grace...considering I unleashed my inner New Yorker on them, ha -The apartment layout was fabulous. We had a garage downstairs, and TONS of storage closets. I liked the inside entry, which felt really safe. The only time we had issues with neighbors was during the pandemic when they smoked on their balcony -- I caught them on film! Not Reflections' fault, but needless to say, we barely ever knew our neighbors were there. -The fireplace was one of the best features! Power does go out often on that side of the lake, during winter storms -- but we'd flip on our fireplace and stay warm! -I didn't have a lot of issues with move-out. I did use their cleaners as I've had a ton of bad experiences in the past when you get your own cleaners and apartments use that as an excuse to charge you... word to the wise. -The location is SUPER convenient in suburban terms -- meaning you can drive to literally everything you could need. Whole Foods was a half mile away. Fred Meyer, Costco, Home Depot and Target were a short drive! Ditto with RTC.I miss the Brown Bear car wash and Family Pancake House! Suburbia is nothing if not driveably convenient... Cons: -I was paying around $2500 (including parking etc.) for a teeny apartment (600ish sq ft) with outdated decor. A couple of times I inquired about moving into a larger unit, but they were going for ~$3700 -- having lived in NYC, Vancouver BC, Paris, SF and other major cities -- this price was pretty funny. It's not like you're getting the culture and walkability of an amazing city! I had to stay due to my son, but now I live in a 4-story townhome in Seattle proper and get tons of walkability plus a more multi-cultural environment (though not by much -- it's still Seattle, lol) for not much more than that. -Neighbors are mostly transitory, and often unfriendly. This is likely because many move there for just a stint at Microsoft, or on their way to buying a home. There's no real sense of community -- not management's fault (they try!), but just the vibe of the East Side. A big reason I couldn't wait to get out. -The traffic noise is real. As a former New Yorker, this didn't bother me too much; it did make our outside deck unusable. There were often accidents right outside our window as it's where lanes merge on the Pwky and people honk multiple times EVERY. DAY. All the noise of New York, none of the restaurants or museums or cool things to do... -No AC. We were west facing, and the summer sun was unbearable. I bought portable AC units which only partly worked. -The parking situation is as bad as everyone says. For an East Side place, it's odd to have to pay for garage parking (usually a benefit of living in the burbs is having more free parking, yeah?) -You can walk if you don't mind being around tons of traffic -- one lady literally walked to Whole Foods daily -- but walking around there is no fun. -This isn't management's fault, but the East Side is a place I'd never live again. Too much homogeny (all white/Asian, everyone dressed like they're gonna go hiking); not enough interesting things to do or cool spaces. I chose to travel with my kid as much as possible so that he could see multi-cultural cities that value the arts, and not think Redmond/Seattle are how the rest of the world is. It's super techy and super nouveau riche, with only STEM prized in schools (what happened to balance?). I only stayed because I had to... Overall, I'd say RBW is great if you have a family, are working in tech nearby, and want a quiet, safe suburban space to live near Lake Sammamish and Marymoor.

I said notifications were late and no one was in the office when I have come during office hours. She said she has another property for which I said provide accurate hours for the office. She said if I'm not happy do something else. Very rude and unprofessional for a manager and I want to document the encounter for my lawyer in case of any retaliation.

I was a third-party…read moreobserver to the entire process, from the first appointment with Roshan Patel (so professional, so kind, and just SO NICE!) to the dozens of pages of paperwork required for the initial application, and even more on lease-signing day. My boyfriend's young daughter is relocating to Redmond and needed our help in finding her an apartment before she got here. We were bracing ourselves for some major hurdles and for the subpar customer service that we typically receive in such important endeavors. But we were pleasantly surprised by every single encounter, and ultimately by the entire experience. I spent many years in the service industry where my #1 Rule was: Treat Everyone with Respect for Their Dignity, and that's exactly the treatment we received from every person we encountered (including the very nice maintenance man!). Letusha Quinn (Regional Property Manager) was extraordinarily helpful on lease-signing day (in person!), as was Roshan (he even offered to lend us his own personal dolly for moving if we needed it! Who does that?!). We were also assisted by Julie & Jodie (forgive me if I'm getting the names wrong) in the initial application process (such specialists!) and they couldn't have been nicer, more patient, or easier to work with. I still can't believe how helpful everyone was! As for the property, it's clearly a well cared for representation of the beauty of PNW living. The 1B apartment itself (built to last over 50 years ago!) is perfect. It's light, bright, quiet, huge (820+ sq. ft.!), and most importantly, actually affordable! The location is ideal, with downtown Redmond (and my own condo) just a short walk away. It's all too perfect and still feels too good to be true. I can't say enough about this entire experience. My only concern is on our end -- that this young Millennial will appreciate how lucky she was to have landed at HWA and will behave accordingly, so as to deserve it going forward (fingers crossed). Thank you to everyone who assisted us and for making such an important day in our lives such a special and pleasant experience. We couldn't have asked for more.

Early on things felt manageable, but between constant management turnover and growing security issues, it no longer feels reliable or safe. During my time here, my car has been broken into in the garage and when I asked about security footage they told me that unfortunately the cameras weren't actually working at that point in time... In the last few months alone, I've had multiple packages stolen, which is incredibly frustrating when you're paying to live in a secured building. On top of that, communication and access have become a real problem. Recently I lost my keys and could not get in contact with the office for help to replace my access fob. When I finally did reach someone, I called ahead and confirmed I could stop by before they closed at 5 PM. I left work early, arrived at 4:20 PM, and the office was already closed. The phone number has no option for voicemail and they offer no after hours emergency contacts whatsoever. Because of that, I've now gone three days without proper access to my building and garage, which is unacceptable. I appreciate some of the updates the new management team has been trying to make, but at this point, the lack of consistency, security, and communication has made it clear this will be my last year here. I'll be looking for alternative apartment options once my lease is up.

I recently moved out of Marina Landing after being there for just over 3-years. The downsides, the rent was a bit high I paid about $1300 for a 2-bed, 2-bath 900-sq/ft unit, plus you pay for your own water, sewage and garbage, which ran around $80-100 /month. Also, in an effort to keep the grounds and buildings clean and well maintained (which they did a good job of) they would regularly schedule jobs which required them to enter your unit, go on your deck, or make you move your car. They would keep up great communication with notices and letters, however I found that about 50% of the time I would take the items off my deck for them to clean or move my car for painting or paving and the work didn't get done on the day scheduled and I would have to do it all again. I'm not sure if it's the fault of the management or the service provider, but I found that fairly annoying. Anyway, the bottom line is, if you're looking for a great central location with easy park/Lake Washington access, friendly neighbors and a clean/well maintained apartment complex but don't mind paying a bit extra then this place may be for you.

That's…read morehow my old boss might have described the way Arrive North Bend's management seeks to fine, charge, and extract money at every turn from their tenants. I've been here 8 months and am delighted to be leaving. People live in these types of communities for convenience and amenities, right? Things like the pool, workout room, parking, location? Well for most of my stay the pool / exercise room were closed or under construction. The gym was closed for a "remodel" that seemed to consist of two new bikes, the replacement of one bad all-in-one exercise unit with another one of even less capability - and a few mystifying mirrored log discs stuck randomly on the walls. Some places will pro-rate rent for this loss of amenities-not this place. Probably the biggest torment of this place is how it was planned with no, and I mean zero, overflow parking. You will simply not be able to entertain unless you want to shuttle your guests to and from your door from offsite. Everyone complains about it; people spill over in the fire zones and get towed on the regular. Forget to bring your trash bins in the day after it's collected? Expect a $30 fine. They're dog friendly, sure - but try and avoid living near any modest chunk of green space or there will be so much dog shit wafting in on the breeze you won't be able to open your windows in the summer. Five of my packages were lost; I had notifications they'd been received and the woman at the front desk refused to believe me. She insisted I do all the legwork to obtain written notification from UPS stating it had been delivered - which it was, straight to her desk. She said she needed to know who had signed for it because she'd been working the whole day and it "never came". When I presented her with her OWN digital signature she finally started to actually investigate, it seems. Eventually all packages were found (by now 5 days afterward) on some shelf she'd forgotten about. Arrive will assess you fees for damn near anything, but tenants have no such recourse. A few months back I had a terrifying blowout on the freeway, and the shop traced the problem to a roofing nail embedded in my tire - one of the many left behind on my driveway by careless (and constant) work crews. Easily two months of my stay had painters, power washers, or roofers on ladders, hammering the roof, jumping on the deck or appearing in the windows - and leaving garbage and nails scattered everywhere. No surprise I also had to replace a tire on my motorcycle when yet ANOTHER roofing nail was found embedded in it. But the coup de grace of this extortionary company has to be this latest. Despite having a fixed-period lease with a set expiration, they are now insisting that if I didn't give them 20 days' written notice I'm leaving (when my leaving date is specified *in the lease*) they can charge me an additional two weeks. Got a lawyer - I'd rather give him twice that than give these assholes another dime. Give Arrive wide berth; they're ravenously exploiting a strong rental market - you're just a walking bag of cash to them.

They are super responsive, friendly, and know all the residents and their unit number by name. Casey, Mae, Jaimen, and Michael are the staff I interact with the most and they are super helpful. The staff feels like a family here and I can tell they really care about the residents and want to make the community a welcoming and comfortable place to live. Another finishing touch is the management team plans awesome events for the residents and they really go above and beyond. We've had burrito, ice cream, gourmet cupcakes, and flower bouquet arrangement events. They even had food trucks come in during covid-19 (outside) which helped with isolation for me. On certain holidays like Christmas or Valentine's day, the team leave small party favor gifts at residents' doors. I've never had apartment managers be this enthusiastic about doing nice things for their residents. As for my unit, it has everything I want including stainless steel appliances, front loading washer and dryer, gas stove, deep bath tub for soaking, and central AC (trust me you need this in Seattle now). I live high up and love my view of downtown Seattle as well. The building itself is always kept clean and there are cleaning staff that come and take out the recycling and clean the common spaces like the lobby and elevators every day. There is also a nice pet run for dogs. One time I might have missed picking up after my dog and the management immediately sent me an email saying I needed to follow the rules. They really enforce policies and make sure residents keep respectful here. That's appreciated because I've lived in places where other residents are noisy or dirty and the management team does nothing! Some other things I really like that they do at the Martin is a package room for big and small packages including a fridge to keep your food deliveries cold! There is also a nice and convenient bike storage facility on-site. Parking is expensive but I haven't had any issues. Security is generally pretty good in the building. They used to let delivery people up the stairs with an elevator code but now to tighten security, all visitors and deliveries must be received in the lobby. This is mildly inconvenient but for the sake of safety it's a worthy trade off. Admittedly, there are a few cons. The elevators are some of the fastest in the city but they break down or malfunction more often than I'd like. We had some issues a year ago and the team had trouble getting elevator parts in to fix the outage. Another con is Downtown Seattle and the neighborhood in general is a shit hole for the amount of rent I pay. Up until a few months ago, there were homeless tents outside the building and the residents sent emails to the city to finally get them removed. Generally, I no longer feel safe walking downtown and I'm always watching my back now and try to stay east of the building (into Amazon land). This is not the Martin's fault though, the building itself is very nice. I still choose to live downtown because I am a city person and love high rises. I mostly drive now and avoid walking because of this reason. If you stay inside the building and drive everywhere, it's definitely very safe! I definitely feel like I get what I pay for at the Martin and living here is a great value.
