THEY ILLEGALLY LOCKED ME OUT OF MY UNIT EXTORTING A MONTHS RENT. Sent lien notice through email (not allowed) They forced placed insurance that they did not have according to the insurance company. There is one person working there NO MAINTENANCE MAN FOR 7 months confirmed by management. This is the worst place I could have rented from. There is a problem with mice and my unit was infiltrated by them and I have lost over $10,000.00 of my personal property. they chewed through and pooped and urinated all over my belongings. I notified them in October 2024 about several issues including a lady that feeds the feral cats at night that would make the rodent issue worse if the cats are not hungry. they did nothing! I had some material falling from the ceiling I was told it looks like asbestos. The material was falling into and all over my belongings. I had to keep paying being strung along and things became unbearable. So I'm suing them for violations of the self storage act, breach of contract, conversion, and more!!! read more

i have rented for over a year. I had been trying to get the "insurance" information they force place and it does not exist according to Deans & Homer. August 1, 2025 they switched. Julie will tell you the insurance covers $2,000.00 but not for the rodents they have known about for years. If you want to pay to have your stuff ruined by mice then rent from them. Also they do not have a license to sell insurance that is a no no! suing them in the morning! read more

Yes, the staff are nice and helpful, but there is a chance that you will have rats and roaches crawling all over your things! I had to throw away all of my Christmas decorations and tree. I can't even donate them to a thrift store because the rat droppings were everywhere. Plan accordingly if this is the closest and cheapest option. Always double check for droppings and chew marks. Management has not been helpful so far! read more

I wish it was possible to give negative stars because honestly 1 star is WAY TOO MUCH. I stored my 4 bdrm house here for 2 months when I found myself having to move with only 2 weeks notice, pretty much everything my children and I own, and come back to find it completely and totally infested with mice. No, there was not food stored in my unit. Everything is ruined. When i went to office about it I kid you not, i recieved a shoulder shrug and was told pretty much "sorry about your luck" and sent on my way. I am moving into a new house and need my furniture and belongings. I get them here to find that i have them living in my couches. My kids are unpacking their clothes and they are jumping out at them. All our things smell like a dirty hamster cage. When i asked if i could use their dumpster to dispose of the things that were totally ruined, I was told no, and if i left them behind they would rent a uhaul (which they have there already) and take it to dumps...at my expense. I am at a total loss of words. They were nesting in shoes, my matresses, pissed and shit on absolutely everything.. And im told "oh well" exact words by the way. What kinda shit is this? To make it worse I am now having to deal with them at my new house. read more

Although we were on a waiting list to store our 5th wheel trailer, the Manager (Beau) worked diligently to provide us updates regarding status of upcoming vacancies. He ensured us we would have a spot by our anticipated deadline which was very important to us because all the other storage facilities we looked into either had a longer wait or were not up to par or even close to Tracy Mini Storage in regards to cleanliness, safety & security. Staff is always very helpful and polite. I've rented uhauls from here 2 times and they always know what they are doing. I called last week to rent a car dolly. They didn't have one but the person that answered the phone went above and beyond to look in the surrounding area to see if they cans find one for me and changed my reservation!! I wish I could give them less than one star but it's not possible. To make a long story short, NEVER buy boxes (or anything else) from their office/store if at some time you expect to return the boxes you didn't use. I purchased $120 worth of boxes and was promised I would not have any problem returning the ones I didn't use. Two months later I come back with two bundles of boxes we didn't need and the Manager refused to refund my money without the original receipt. No problem, I thought, since I used a credit card to purchase the boxes and should have no issue tracking down the transaction. After going online and locating the two transactions from banks records, I printed out the transactions that included date, time of purchase and transaction number. I returned to Tracy Mini Storage and the Manager still insisted that I produce the original receipt and declined to refund my money. He refused to look into his POS system to verify my purchase with the detailed information I provided. Needless to say, I will never do business with this establishment again.......and gladly drive the extra 20-30 miles to their competitor in a nearby town. read more

Beware the rip-off artists. Sure, you get a cheap rental, but they refused to acknowledge a weekday coupon I had found online. Then, they rented the van to me with 1/2 tank of gas, and when I returned with more gas than I left with, they refused to give me a credit for the extra gas. Never mind that had I returned with less, they would have charged me $30 plus the cost of gas. They told me to call customer service, and when I asked them to call with me there to resolve the problem, they absolutely refused to make the phone call. Terrible customer service, something U-Haul is famous for. If you rent, never give them more gas than you leave with. Stand up for your rights and call customer service to complain. Don't sign the papers agreeing to charges - I sure didn't. read more

I stored at this facility longer than I care to admit ... LOL. We rented a unit when we move out of our four bedroom home with a week's notice. We then added through the years for business items and a cross-country relocation. I've seen many changes over the years - all very positive. They have alarms, security gates and cameras. I feel very comfortable that my unit is protected. The staff is awesome - very professional, and they've shown consideration and compassion when I've been in a bind. Just checked out after 10 months of storing household goods here. Facility is always clean. The manager is almost always on site. They also deal Uhauls. When we first got here, they accepted our Uboxes from a cross country move, kept them, and then we rented a unit to transfer our stuff to. They also do auctions if you're into Storage Wars type of stuff. They are pretty firm with pricing and late fees so pay on time and you shouldn't have issues. Once there was a knucklehead customer on site who walked up to me at my unit with inappropriate convo... I complained and the staff kindly replied and offered to talk to the guy so even though I couldn't provide a lot of info about him i.e., unit#, the fact they were willing on my behalf says a lot. If I could put a lower star I would. Stored my travel trailer here for approximately one year. Went to take my trailer out of storage and found it had been broken into. Roof liner was cut with a knife and the roof vent kicked in. When I notified the staff, they insinuated they did not believe me. I told them I have pictures of the damage, items left behind that did not belong to me and a police report. The very next day they found out a trailer was stolen out of the facility. They asked if I could speak to the owners of the trailer that had been stolen. When I told them no they again said they did not know if that trailer was even stored there. Again trying to deny responsibility for lack of security. Pretty sad. I would have expected some compensation at least for my deductible to fix the damage just for good business sake. Again nothing. They told me they would possibly be able to give a free month or two at the storage facility. I asked if they were going to add more security and they said no, so I caution anyone wanting to store there RV's there. I am not anymore. read more

Awesome Customer Service. Manager and Staff are very professional. I didn't feel ripped off at all. Everything was explained up front and I got copies everything I signed. No problems from start to finish. Making a truck reservation was super easy. Danielle helped me reserve a truck and I had a truck ready to go on the day I needed it. Paula was very helpful. She helped me sign up for a unit and the next day I returned because I found out I needed something bigger. She showed me a bigger unit that I was happy with and not to longer after that she had me all set with a bigger unit. I moved in my storage last weekend and was happy with the entire experience. If service is going to stay this way then Ill contuine to be a happy customer. Also 50% off of your rent if you were recommended. Let them know I (Victor Montecinos) refferred you and if your the first to tell them we should both get 50% off our monthly rate. Sucks that people have been unhappy in the past. Rarely do happy customers comment. So maybe thats why there are no comments since 2012. read more

I want to express my experience with Tracy Storage. I was renting a home in mountain house when the landlord was forced to sell, to avoid foreclosure. At the last minute I put my belongings in Tracy storage and have been displaced ever since. The management helped me many times when I couldn't afford the payment they worked with me, they would adjust my bill to whatever promotions were going at the time making it possible to take care of what was due. they always worked with me and as humiliated as I felt they never made me feel bad about my financial situation, but instead gave me the chance to stay caught up more times than i would like to admit. Every time I needed their help they were always more than helpful and way more than I expected and I am glad to have had the team there when I needed them. BEWARE, Do not rent any space from Tracy Mini Storage. THEY ARE THIEVES. We had rented space there for our boat for 4 years. My husband signed the rental agreement even though the boat was in my name. He paid the rent. He suddenly passed away this week. There was no balance due on the rent. I needed to pick up the boat to sell and help pay for my husbands funeral expenses. The manager BEAU put my boat in lock down and wouldn't give it to me. He said I needed to go to probate court and hire an attorney and bring back a court order. And if I got the boat out he would sue me. The pink slip for both the boat and trailer are in my name. So I called the Tracy Police Department and had a Civil Stand By. The officer told BEAU that it was my property and they had NO Right to keep my boat. The manager Beau was rude, threatening, & condescending to me. I'm in mourning and had to deal with this asshole. He stole my property. Their so called protacal is against the law. The owners need to know the illegal practice BEAU is doing at their business. Don't ever rent a space there!! Or you will be sorry. read more

We had a terrible experience with the UHaul services at this site. We made our reservation a month in advance. When we showed up to pick up the UHaul at noon, we were told they wouldn't have the truck for us. They knew this when they opened and didn't even call me! I was on a very strict deadline to move a 5 bedroom house and had no time for delays in the schedule. I am typically a fairly understanding and easy going person, but when they told me "this is not their problem" I got really upset. They finally called and found another truck in Stockton, but would not bring it to Tracy - I would have to drive to and from Stockton and pay all of the extra mileage back and forth. There would be zero discount for my inconvenience. This was the worst customer service I've experienced in years and I was really disappointed with how difficult and arrogant they were. Luckily, Penske saved the day and offered exceptional customer service - and I wasn't even "their problem." Oh, and by the way, the staff told me, "this happens all the time."
