AVOID THIS BUILDER AT ALL COSTS! I have been dealing with a warranty issue for months. Brandon Bates has never come to my home to see the issue, rarely answers his phone and is slow to answer emails. He and Tri Pointe refuse to stand behind the customer when the products used in my 4 year old home are already falling apart, specifically my wood flooring. Brandon Bates is not at all helpful and is fast to blame the customer for the problems encountered instead of standing behind the customer and helping. The flooring installed in my home by Houston Carpets (by the builder) required a moisture barrier which was not used. Regal Flooring, the manufacturer, refuses to say anything except a moisture barrier was not used which was required in their installation instructions. This is when you would expect Brandon at Tri Pointe to step in and help their customer. This is not the situation with Brandon Bates at Tri Pointe. I have only used what Regal Flooring says is safe on my flooring when cleaning and have taken the very best care of my home. There is nothing I can do to save this floor as it was not installed properly and Regal floors will not return calls either. Brandon should help me with this but doesn't. My experience with TriPoint was a two year headache. They gave misinformation about the home's elevation. The construction was unprofessional and sloppy. My signature was forged at one of the construction checkpoints. I had major problems with the following. - Cabinets - Countertops - Floors - Paint job/texture - Appliances - Airway ducts - Electrical outlet placement I had to fight with the warranty department for a year just to fix the problems. Everytime the warranty reps come by they try to get you to believe that there is no problem. They refused to securely install my dishwasher. They said that the manufacturer was responsible for that. However, the manufacturer does not perform installation. I'm not sure if TriPoint nationally is this bad but the Dallas Fort Worth Region is bad. Tripointe Homes is by far the worst builder I have ever dealt with. I used to think Perry and Newmark were bad--but I was wrong. Tripointe Homes deserves the number one spot on the "worst builder" list. They use inexperienced, low-skill contractors to build their homes. Here are just a couple of the serious issues we've faced with our home, which was built from the ground up: 1. Roof Leaks Not once, not twice, but three times within just a couple of months. The most serious leak happened on the very day we moved in--December 24, right before Christmas. That night, on Christmas Day, we received an "unwanted gift": water pouring into our vent from the rain. We called the emergency line--no answer. We tried contacting the builder in charge of our home--no answer. Finally, I reached out to the customer service representative responsible for warranty issues. Again, no answer. My wife, our newborn baby, and I had to endure water pouring into our rooms all night until we finally reached someone the next morning. When I finally spoke with the customer service rep, his response was appalling. I asked him how a brand-new home could have such severe roof leaks, and he told me: "It's normal for the roof to leak when there's persistent rain." Essentially, he admitted that Tripointe builds poor-quality homes. To this day, no one has taken responsibility--the roofer blames the gutter, and the gutter company blames the roofer. 2. A/C, Heater, and Dehumidifier The month we moved in was cold, so we turned on the heater. Out of six rooms, only the vent in three of the room worked. The other three rooms were freezing. We called the A/C company that installed the system, but instead of sending a skilled technician right away, they sent three untrained techs who failed to diagnose the problem. It wasn't until the fourth technician came out that the issue was finally fixed. Fast forward to summer: we turned on the A/C along with the dehumidifier to keep the humidity around 50-55%. While the A/C worked, the dehumidifier did not. Because of the way it was installed, it conflicted with the A/C. Both units ran at the same time, and the heat from the Dehumifier blasting extremely hot air into one of the upstairs rooms--sometimes reaching 90 degrees. Over a four-month period, the A/C company sent out six technicians, and nothing was fixed. In fact, their incompetence made things worse. After so many failed attempts and adjustments, the upstairs A/C no longer reaches its set temperature, causing the unit to run all day long. My electric bill for the past four months has been over $300 each month. I tried getting the builder involved, hoping they could use their influence to get results or at least send a different A/C company. But so far, I haven't heard back. I love my home but..... the workmanship is shoddy. I've been having oven problems,my cabinets are melting due to no clearance between the oven and cupboards. ive been battling this problem for at least a year. TRI POINTE says the oven guide install instructions call for zero clearance which is not true. I've talked to GE TWICE AND THEY SAY there needs to be at least 1 1/2" clearance total I had GE here with tri pointe person and the GE OVEN PERSON. He said nothing was wrong with the oven but 3 times he said he'd never seen an oven with such a tight fit Since than I've had another appliance repair person and a cabinet person here THE oven repair person said there is nothing wrong with the oven however my cabinets underneath the counter are extremely bowed, not straight and that is why my cupboards are melting from the heat of the oven and cupboards rest on the oven overheating due to a bad install from the cabinet company that installed them and is now out of business The cabinet person came and said the same thing. The cabinets that were installed need to be fixed and reinstalled I've heard the stupidest excuses about the issues from Tri Pointe My cupboards melting is due to high humidity, perhaps the steam from my coffee pot is melting them and maybe I leave the oven door open too long when I take something out of my oven TRI POINT closed my case still preaching the oven was installed correctly with zero clearance I am now working to put in a claim with Tri Pointe's insurance company AND GOING THROUGH their bonding company AND filing a claim with CSLB read more

Awful, awful, awful company! This builder is currently developing land and putting "green spaces" and open fencing backing up to private homes that did not choose to be open to public areas. Worse than that they are developing on a plot of land that was mostly under water during Harvey. We've been witnessing truck after truck of material coming in with nothing going out. Set to flood a lot of the surrounding area. They are also punching through to access this plot by disturbing many private homes and even accessing via a small county road with existing homes on it. Excellent builder. I'm very picky and can notice cheap material. I went into Toll brothers ... and notice cheap material... windows we small and thinner. Doors were smaller. Standard Cabinets weren't very good. But with Trendmaker... the standards were other builders. The rep was excellent. Very responsive to our needs. The construction manager Perry was great. Very attentive and professional. The customer service after we purchased was AMAZING. We purchased an inventory home. We noticed that it looked like one of the under cabinet light was never installed. Husband really wanted it. I did not think Trendmaker would fix this and told my husband not to worry about it. He insisted and called Trendmaker... they fixed it with NO ISSUES. Everyone that we have in our house to do extra things... talks about how well built the home is. As for us, we contacted TRIPOINTE during and up to year 9 of our new ownership with failed windows, leaks, both acs failed multi, and failed SLAB! On the failed slab we now have 3 formal reports/quotes ranging from $15k on up. Meanwhile the warranty rep/dept strung us out over ONE YEAR while our home is breaking up more each day. Finally they sent 2 people with measuring device to collect data and told it will be at least a month for engineer to digest and report back. Why wasnt that done a year ago??? Well Mr Bauer (TPH CEO) im betting if this was your home you would NOT allow this to happen to you!! You obviously need the money more than we do to cheat for it. But I will say it again, ive carried picket signs in front of models before and dont mind doing it again when im forced to spend the $20k plus about same on interior. I visited the model homes for Tri Point 45's in Cross Creek Ranch on 05/25/2024, the lady that was working that day was not professional. The way she looked at me like I should not be looking at these homes, she looked at me with disgust. I asked if I could see the inventory homes and she said yes if I hurry. When we looked at the inventory of homes I mentioned to her that I was already approved for a home loan and would not need to use their lenders. She cut me off and ended the showing of the home and said I don't want to argue with you there is nothing else to talk about and put me out of the home. After that treatment, I will never visit a TRI Point home again. They do have some nice features in their homes. Many feature spacious open floor plans. But they're also using a lot of sub contractors so the consistency is not there. They 'give' you free apps and smart home things but none of them work TOGETHER so you end up with a separate app for everything. One each for the garage door, security system, microwave, oven, refrigerator, thermostat, doorbell, wifi, Alexa, and so on..... The slab garage floor is poured as one large piece of concrete with no concrete joints or spacing. So yes it WILL crack and no they're not going to fox it. The contractors doing the yard just dump trash everywhere. So if your grass isn't growing in a spot you're likely to find a 2x4 or soda cans or something underneath if you dig it up. read more

Now they have a bunch of pissed off home owners that are still dealing with warranty issues six months in, that should have been completed prior to closing. My experience with tri-pointe lakes at creekside: Found lot we liked on a Saturday. We also found the floor plan we liked. Had sales rep draw up figures. We agreed to his figures and asked about getting a 3 car garage instead of 2. We were told we would have to wait until Monday or Tuesday while they asked the "proper person" if it would be possible to configure a three car garage on the lot. My husband asked how we could secure the lot in the meantime so no one else would get it. We were told they would need a down-payment check. We had to go get the checkbook from home but were assured by both sales associates that would be "no problem" as they were there until 6pm. I told them I would have the check to them way before 6pm. While I was filling out the required on line loan application, the sales rep called and asked if we were still interested as somebody else wanted the lot. I assured him yes but we were filling out the application and will get the check to them. A few minutes later I got a call telling me that the other people were on their way with a check and they get first dibs. I stopped the online application, and immediately headed to lakes at creekside. There was no one else in the office with a check. We had a check, but then were told the other people had already filled out their on line application and were approved. We were lied to by these people, and our verbal agreement for the lot was not honored. I spoke with their regional representative about the situation and he was as helpful as a screen door on a submarine. Trendmaker Homes and now Tri pointe has a horrible customer service (This is for Austin, I did not see any page for Austin, TX so I am putting my review in this board). My new house had and still have so many leak related issue. It takes months for them to fix anything. I have been living in this home for almost 2 years and some issues are still not closed. The local management is very irresponsible and non responsive. Once the house is closed then they are totally hands off. My suggestion to new home buyers would be to make sure every single is item is closed before closing otherwise they will never fix it. They have million excuses from COVID to labor shortage. I am still hearing excuses. They also lied and tried to shift blame on us by saying that we told the contractor to go away (really??). Always shifting blames on owner, contractors handyman everyone but themselves. For them our time has no value. The schedule and cancel then again schedule and cancel (rinse repeat). UPDATE REVIEW: Due to Trendmaker actions (questionable tribunal influence), our first arbitration was compromised and voided. Update: During, the second arbitration we were awarded most of our claims. Trendmaker continues to dispute back and forth mostly about everything, even the "simple" (For example; removing shoe molding before a flooring repair and what constitutes a 3rd party engineer [structural issues]) things. It is our belief that because we filed for arbitration, Trendmaker is now retaliating. Never in our lives have been treated so poorly by a company. Instead of outright adhering to the arbitrated decision letter, Trendmaker has switched back and forth between the home warranty book and the arbitration award letter utilizing parts of each document while misinterpreting both to suit their purpose. Unbelievable, because one of things that Trendmaker did not do before we went to arbitration, was outright adhere to the Trendmaker home warranty book to implement repairs (III. OUR WARRANTY OBLIGATIONS). Yet, now Trendmaker wants to use the home warranty books when it suits Trendmaker's purpose for providing little to no repairs or resolutions. Either Trendmaker unknowingly does not understand the arbitration award is the "binding" final decision that can be upheld in court or Trendmaker's representative and employees are the most arrogant and ruthless individuals that we have ever purchased a product from. Trendmaker's main objective was for us to give up and go away. Whatever the reasons, our Trendmaker home experience has been HORRENDOUS. We have lived in our Trendmaker home almost 24 months. We are no closer to resolving the issues (home defects including structural) than the 1st day during 2017 that we filed the first home repair complaint. We bought a house in Fulshear Run in June 2017; in 2 years time, leaking roof twice in the same spot from shoddy work and shoddy repairs, leaking windows from improper installation that caused mold in the walls, shoddy A/C work that was installed by a sub-contract of the contractor (wasn't installed per the design nor was it checked and corrected during the building phase), numerous electrical problems because the house is wired with only the minimum requirements, and last but certainly not least..... we have mold growing in our walls because the house isn't sealed properly. We had to move out of our house for 4 months for repairs (Nov 2018 to Feb 2019) and were then forced out due to mold in August 2019. We've been fighting Trendmaker in a lawsuit ever since. We bought our house in The Reserve (Clear Lake) and it's a Trendmaker built home. They have put us through Hell and back with the amount of issues that have occurred since we closed. We have had leaks from upstairs showers along with rain coming in from the windows and the foundation underneath our home. The appliances that come with the home last less than 2 years. Every appliance has needed repair. Even after all that...the worst is how they handle your repairs. Do not expect a reply or a phone call back unless you reach out to them three or four times first. We bought our house 2 years ago, it use to be a model home and we were promised that our warranty will start on the closing date. First year we had a lot of electrical problems, fridge was not working properly, thermostat had to be replace, outside lanterns, minor things were solved, but we also reported problems with backyard drainage, water coming in to the garage from a side door, upstairs bathroom floors were bumpy and not properly installed. At that point they transitioned from Trendmaker to Tripointe, and they reused to fix all the issues stating that we only had warranty for structural issues. We have to deal with repairs for things that were not properly installed since the beginning, they were telling me that house expands and that's why I was having issues with the bathroom floors ( really? After 6 years? ) I understand that this house was not new but I had another property (Lennar) for 11 years and never had so many issues. They never repair anything, and the customer service is the worst. Since we been in our home, we've had sniffles, sneezing, coughing, and headaches. My neighbor said they have problems with getting Trendmaker to repair things and they always make excuses to avoid doing repairs. My neighbor and I filed complaints against Trendmaker with the Texas Attorney General's Office, Consumer Complaint division. We were encouraged by another homeowner that filled out the online complaint because they are also having problems with Trendmaker repairing things. We were told the Texas Attorney General's Office monitors customer complaints and if they get enough complaints about a company, they can file a civil lawsuit acting in the public's interest. I think that means class action. In fact, the only reason the customer care manager ever responded to our complaints (hint: everyone has a boss) and after we informed them we would proceed with a legal resolution. Our first and last encounter with Trendmaker's customer service was the refusal of warranty repairs and dishonest communication. Finally, we had enough of the shenanigans and file for the adjudication process. Our Trendmaker life events included 93+ home defects (photos and videos). A failing brick porch with brick movement that is a safety problem, structural issues resulting in sagging and sloping framing structures, 2 kitchen plumbing leaks with one resulting in a damaged dulled, crack and chipped granite counter and questionable mold/mildew exposure that could be responsible for exacerbated health problems, and several wall and cabinetry defects (i.e. 27 nail pops and 19 wall blisters). Also, to mention disregarded warranty obligations to address repairs, denied warranty repairs, misleading warranty service practices, 10 months of repair disputes, loss of income to accommodate repairs and several repeated repairs, thousands of dollars spent to correct defective workmanship issues, stress-related health issues, customer care administration eventually stopping all home repairs to stop our repair requests and expire our 1 year warranty period, a breach in confidentiality that jeopardized our safety and well-being, contractor security/safety risk, law report filing as a result of contractor threat, 3 unfavorable encounters with an intolerant and combative project manager, browbeaten with confidentially agreements, a compromise adjudication process, a discharged of that adjudication proceeding because of a compromised, and a company with individuals that would rather ruin the company's reputation rather than provide a "worthy" consumer product for the money paid. Win or lose, every cent spent for the adjudication process was worth it. Hopefully in the future, Trendmaker will do a better job at honoring their warranty contract and providing better customer care. read more

BUYER BEWARE On Jan 2017 I purchased a new home through Dunhill homes (Now Trendmaker). Within the first week we received some rain and I noticed a big pool of water just sitting in my driveway due to the uneven concrete Dunhill poured when building my home. My uneven driveway then turns into a slope, so when it rains it creates a larger pool in front of my garage the water literally just sits there until it evaporates. When I reached out to Dunhill in the past, everytime they would call me back and I explained to them the issue I was having, they told me "As long as the water drains within 48 hours you have nothing to worry about". Over the next several months I would reach out to them, several more times, with the same issue. However, Dunhill would give me the same response each time "As long as the water drains within 48hours you have nothing to worry about" Well two years later my backyard is now becoming a SWAMP due to Dunhill's poor drainage system, and the front of my driveway is becoming a deeper pool everytime it rains. I have video to support my claims and it is terrifying, and unsettling to see a river flow from the front of my house all the way through my backyard. I can't even sleep at night anymore because I know its just a matter of time that my home's foundation will be compromised due to the poor drainage done by Dunhill (now Trendmaker). Water also appears to be penetrating the front of my home, behind the gutter, on the side of the garage. I have also reached out to Trendmaker Homes who have bought out Dunhill Homes since then, in regard to this issue however they have yet to respond to any of my claims. You've been warned! read more

I came today to look at a home as a potential buyer. My husband and I, young African American qualified buyers were treated very unfairly by a representative Angie who was filling in for Thomas in the Cypress location. She did not want to answer our questions, she did not appear to have interest in us at all and brushed us off several times. I brought it to her attention stating I believed she did not have good customer service and she never apologized for it. She yet again brushed me off. It saddens me that it was assumed that we could not afford living in this area and was treated as such. We decided to go to Cane Island and proceed from there. They should consider twice about who they allow to represent them as I have most definitely shared this information amongst many people. I do pray they begin to treat everyone fair and not make assumptions based on skin color. She was very dismissive. She stated most people are doing appointments only but that does not give anyone the right to treat people unfairly. In addition there was not "appointment only" sign on the door. I called to speak to Thomas about it and also sent an email to him. He never acknowledged the situation. He just responded saying "how can I help you. Very disappointing." The first-rate quality home that Trendmaker was once known for is not what I purchased. My new Trendmaker home has lots of problems. The problems are all small but a new home should not have so many things wrong with it. My wood floors have lots of scratches, my bathroom cabinet drawers stick, my carpet is lumpy, my bathroom grout color does not match, brick mortar does not match, my kitchen appliances are scratched, shower wall tile is uneven, flooring squeaks, nail pops, bathroom mirrors and shower glass is scratched, windows are drafty, faucet leak, chipped moldings, lots of wall dents, and many other small problems. When Trendmaker finally makes repairs, sometimes the repairs are worse than the original problem. Sometimes customer says there will be no repair or they ignore my repair requests. I wish they would provide the same customer service that they do when you are signing the sales contract. When they are trying to sell a home Trendmaker will roll out the red carpet and give you the best seats to their "dog and pony show". After you move into your new Trendmaker home, customer care does not care. The customer service will tell you anything and everything to keep from making repairs. The company is the worst. Hopefully, if you purchase a Trendmaker home, you are one of the lucky ones that don't buy a home that need a lot of repairs because if you do "Good Luck". read more

We are first time home buyers and looked at buying a home by Trendmaker homes in Houston, TX. We were fully aware that buying a home is not an easy thing but working with the people from Trendmaker Homes has been the worst out of all of the other home builders we have been looking at. Of course home buyers are going to have questions when looking to buy a home and we understand that the 'fieldworker' as they call it, might not have all the answers but this fieldworker couldn't give us answers to 95% of our questions each time we spoke with her. Every time we asked a question it would be "oh i need to ask my developer, and i will get back to you." It would take days to even get and answer and we never would unless we called back. We asked if we could contact the developer ourselves to just get the questions out of the way and not have to wait each time there was a new question and her answer was, "well no because that is my job as the fieldworker." Well, if it was her job she should have all these answers for us right away. If this was simple issues we were facing before even purchasing the home we cannot imagine the problems AFTER we had already purchased it. WORST customer service I have experienced. We will never recommend Trendmaker Home communities to anyone. Not to mention we know people who already purchased a home with them that also told us how problematic the process was. read more

We purchased a Trendmaker Home almost 20 years ago. The house flooded twice because the plumbers had thrown the cut off pieces of the pvc pipe down the pipe. Trendmaker after sales representative tried to say we were putting inappropriate lady things down the toilet, which we weren't. The house flooded twice with water from the toilet and they fought tooth and nail to find out why and didn't think they were responsible for repairs to our furniture, floors, and carpets. We had to threaten a lawyer to get them to come out and put a camera down the drains and low and behold what was in the drain pipes - huge pieces of cut pvc. Then we started having water coming up through our foundation in the breakfast room, they told us we spilled water, funny it only happened after it rained. We hired an independent inspector and found out the lot had not been graded appropriately and all water was rushing into the holes where they pulled the foundation and coming up through the foundation. Trendmaker refuses to acknowledge the two independent reports we got, we ended up having to regrade and pour cement to fix the issue ourselves. We had to replace every window in the house because they leaked and again they just put some caulk around the windows and called it a day -did not fix the problem. Will never ever purchase another home from them. Now that we have had all the problems fixed in our home, we are happy with it but if we ever have to move, they will not be our builder. If they had been a little less insulting and down right nasty about our issues, I might have another opinion. I had to threaten to call the health department when they refused to send out a company to clean up all the sewer water when the pipes backed up and flooded the first floor. The second time it happened they refused to do anything. Horrible, immoral people! read more
