    Another "replaced" panel, uneven-collecting dirt

We have been here 15 months and are still having issues with our floors. Tri-Point has never taken accountability-they've only passed on the blame to others. they were responsible for overseeing the building of our home and ensured us periodic surveys and inspections throughout our first year. Instead, tickets were ignored and a comment made "just wait for the year to be over so your warranty expires and you fix your floor on your own." Very unprofessional, sloppy, unaccountable-15 months later and our floors still have holes everywhere. One thing they're great at: Ignoring you!

He always answered questions I had throughout the process, and updated me whenever a change was made. I highly recommend you choose Ivan if you are the type of person who wants to be informed about everything, like I do. He was also very quick to respond to texts, and worked on counter offers immediately, sometimes late at night, to get me the best chance possible. The final escrow period was really complicated and stressful, but Ivan was really good about keeping up with the uncommunicative sellers and getting them to agree to things. He seems to also know a lot of people in the industry, so he has a lot of good relationships with seller agents, and is able to get deals made. I also worked with Patty, a showing agent, who was very knowledgeable and a delight to look at homes with. She was always honest about the pros and cons of a house, and always had all the details I needed to know. She went above and beyond in driving me all around San Diego, and helping me figure out what I wanted in a home. Highly recommend the Beer team, and especially these two, when buying a home.

After living at The Courtyards, I can confidently say this was one of the most frustrating rental…read moreexperiences I've had -- not because of one major issue, but because of the constant accumulation of unresolved problems and the complete lack of meaningful support from management. Parking was a persistent nightmare if you wanted to have people over. There is nowhere near enough parking for guests, and the property lines and towing boundaries are vague enough that it creates unnecessary confusion. In my case, that confusion resulted in my vehicle being towed. Rather than acknowledging how poorly communicated the parking situation is, management's attitude felt dismissive and unhelpful. The parking situation is only magnified by the fact that many residents are parking their cars in guest parking areas despite the fact that it was mandatory for us to pay extra to park a 2nd car on the premises in an assigned spot. It's obvious that residents are subverting that and doing their own thing because management does absolutely nothing to enforce it. Another ongoing issue was excessive dog barking throughout the complex. We brought this to the leasing office's attention multiple times over an extended period, yet nothing meaningful was ever done. It became clear that resident complaints were acknowledged just enough to end the conversation, but not enough to actually resolve anything. Several back and forth conversations with documented proof fell on deaf ears as we were constantly given a run around each time we brought the issue to their attention. Unfortunately, the leasing office staff consistently came across as uninformed and indifferent. Getting clear answers was difficult, and accountability was essentially nonexistent. One employee in particular, Elexus, repeatedly provided false or misleading information regarding San Diego County noise ordinances while attempting to address complaints. It was concerning to hear leasing staff confidently speak on policies and ordinances they clearly did not understand. It often felt like she was speaking just to speak and have the last word without doing any sort of research to back up her words. Elexus, you have no business working in property management, let alone being an assistant manager here if all you can do when backed into a corner is spew word vomit. Security throughout the complex also felt more performative than effective. There are no meaningful camera systems covering large portions of the property, including areas around the buildings and parking lots. That became especially frustrating after my truck was vandalized with eggs and there was no camera coverage available to identify who did it. Despite marketing itself as a secure community, the actual security presence was minimal. Most nights, security consisted of a guard sitting in a parked car for hours at a time, often appearing disengaged or asleep rather than actively monitoring the property. The key fob access system that was implemented also seemed to create more inconvenience than security. While it may have sounded like an upgrade on paper, in practice it mainly made package deliveries and carrier access significantly more frustrating without meaningfully improving resident safety. What makes the experience especially disappointing is that the complex presents itself as a higher-end community, but the level of management, communication, security, and resident support falls far below what you would expect for the price. The appearance of the property can only compensate for so much when everyday living issues are consistently ignored or mishandled.

Within just three days of moving in, we encountered issues with a few dog owners who allow their pets to bark excessively--often for multiple minutes at a time and repeatedly throughout the day. It's disruptive and clearly a sign of either neglect or boredom, which makes us question whether these residents should even have dogs in the first place. Despite filing multiple complaints with the leasing office, all we're told is that they've spoken to the owners. The problem inevitably returns within a day or two, violating the peace and, more importantly, the lease agreement--yet no meaningful action is ever taken. There are also issues with the overall upkeep and behavior of some residents. Many leave their trash bags directly outside their doors, as if this propety offers room service or a concierge. Others leave shoes in the hallway, treating the space in front of their apartment like part of their home--even though welcome mats and other personal items are explicitly prohibited due to fire safety regulations. It is not our responsibility to ensure all residents abide basic rules. In terms of infrastructure and safety, the key fobs are unreliable, and traffic within the complex is concerning. Drivers speed through the community, with no posted speed limits or large visible convex mirrors at turns. We've nearly been involved in three accidents just pulling into or out of our parking space. Although the building is three stories tall, there are no elevators--just 3 flights of stairs. Ironically, the leasing office and the two-story parking garage do have elevators, which highlights the poor design choices made for residents' convenience. To make matters worse, we were towed and fined $500. During our tour, we specifically asked about the parking policy and were told that ANY open space was available. What they failed to mention was that spots near the townhomes are reserved. When we were towed, management took no responsibility, despite their misleading information. Unfortunately, I cannot recommend moving here. There are far better-managed and more considerate communities nearby. We are counting down the days until our lease ends and we can finally leave.
