Another "replaced" panel, uneven-collecting dirt
Yesenia M.

We have been here 15 months and are still having issues with our floors. Tri-Point has never taken accountability-they've only passed on the blame to others. they were responsible for overseeing the building of our home and ensured us periodic surveys and inspections throughout our first year. Instead, tickets were ignored and a comment made "just wait for the year to be over so your warranty expires and you fix your floor on your own." Very unprofessional, sloppy, unaccountable-15 months later and our floors still have holes everywhere. One thing they're great at: Ignoring you!

IL Total Design & Build

This was not a simple cosmetic project -- it was a complex build with structural changes, multiple levels, and a lot of moving parts in a coastal zone. Throughout the process, Rummy was incredibly resilient. Whenever challenges came up (and with a project this size, they always do), she stayed solution-oriented and kept the project moving forward without hesitation. She was also extremely responsive. Calls were returned, questions were answered quickly, and updates were consistent. I never had to chase her down ever! Communication was clear and direct, which makes a huge difference on a large remodel. What stands out most is her "get it done" mentality. She doesn't give up no matter what the city says -- takes ownership and executes. She handled everything with professionalism and confidence. If you're looking for an architect/design team that is dependable, responsive, resilient, and truly delivers results -- IL Total Design is the perfect choice!

Eventually, I fired the firm (read my other review), but Rummy stayed with us to help us move forward. Without a city approved design we already sunk $25k into (most of which she probably didn't make) we depended on her almost daily for the first few months after the mess with not one but a second builders as well. We were going solo through the toughest part of the ADU process. I mean we really, really depended on her. Rummy drove this to the end for the permit to finally be granted to us. Through thick and thin she'd be there with updates and keeping us in the loop about forms, payments, and any changes she was forced to make, etc. The design itself is beautiful. She's not only talented but honest and dependable. Answers all questions. Rummy knows ADUs and the ins and outs of city permitting headaches and most of all she's loyal to her clients. I didn't know her firm also does builds as well. If only I met them at the beginning I could have saved myself a ton of time and heartache. Highly recommend! Look at her YouTube channel for all of the ADUs she has designed throughout San Diego. https://youtube.com/@iltotaldesign?si=Lh4BJ_pdmOK5OFG9

He always answered questions I had throughout the process, and updated me whenever a change was made. I highly recommend you choose Ivan if you are the type of person who wants to be informed about everything, like I do. He was also very quick to respond to texts, and worked on counter offers immediately, sometimes late at night, to get me the best chance possible. The final escrow period was really complicated and stressful, but Ivan was really good about keeping up with the uncommunicative sellers and getting them to agree to things. He seems to also know a lot of people in the industry, so he has a lot of good relationships with seller agents, and is able to get deals made. I also worked with Patty, a showing agent, who was very knowledgeable and a delight to look at homes with. She was always honest about the pros and cons of a house, and always had all the details I needed to know. She went above and beyond in driving me all around San Diego, and helping me figure out what I wanted in a home. Highly recommend the Beer team, and especially these two, when buying a home.

Parking was a persistent nightmare if you wanted to have people over. There is nowhere near enough parking for guests, and the property lines and towing boundaries are vague enough that it creates unnecessary confusion. In my case, that confusion resulted in my vehicle being towed. Rather than acknowledging how poorly communicated the parking situation is, management's attitude felt dismissive and unhelpful. The parking situation is only magnified by the fact that many residents are parking their cars in guest parking areas despite the fact that it was mandatory for us to pay extra to park a 2nd car on the premises in an assigned spot. It's obvious that residents are subverting that and doing their own thing because management does absolutely nothing to enforce it. Another ongoing issue was excessive dog barking throughout the complex. We brought this to the leasing office's attention multiple times over an extended period, yet nothing meaningful was ever done. It became clear that resident complaints were acknowledged just enough to end the conversation, but not enough to actually resolve anything. Several back and forth conversations with documented proof fell on deaf ears as we were constantly given a run around each time we brought the issue to their attention. Unfortunately, the leasing office staff consistently came across as uninformed and indifferent. Getting clear answers was difficult, and accountability was essentially nonexistent. One employee in particular, Elexus, repeatedly provided false or misleading information regarding San Diego County noise ordinances while attempting to address complaints. It was concerning to hear leasing staff confidently speak on policies and ordinances they clearly did not understand. It often felt like she was speaking just to speak and have the last word without doing any sort of research to back up her words. Elexus, you have no business working in property management, let alone being an assistant manager here if all you can do when backed into a corner is spew word vomit. Security throughout the complex also felt more performative than effective. There are no meaningful camera systems covering large portions of the property, including areas around the buildings and parking lots. That became especially frustrating after my truck was vandalized with eggs and there was no camera coverage available to identify who did it. Despite marketing itself as a secure community, the actual security presence was minimal. Most nights, security consisted of a guard sitting in a parked car for hours at a time, often appearing disengaged or asleep rather than actively monitoring the property. The key fob access system that was implemented also seemed to create more inconvenience than security. While it may have sounded like an upgrade on paper, in practice it mainly made package deliveries and carrier access significantly more frustrating without meaningfully improving resident safety. What makes the experience especially disappointing is that the complex presents itself as a higher-end community, but the level of management, communication, security, and resident support falls far below what you would expect for the price. The appearance of the property can only compensate for so much when everyday living issues are consistently ignored or mishandled.
