This company is Tricon with a HQ in Tustin, CA!!! PLEASE DO NOT RENT FROM THIS COMPANY: Especially, if you are a single female. This company will send people with criminal records, and violent history to your home who will engage in hostile behavior. One of the contractors pinned my son, and I, in the driveway after appearing to show up high, and disappearing with the deposit stating he no longer had the money to finish. The cabinet fell off the wall and onto my son after this company ignored my requests for repair and cancelled the work order. It has been over a year since the repairs were made. They have been cancelled by TRICON OF TUSTIN, CA MORE THAN ONCE! See pictures below. Thankfully, it missed hitting my dog! The company will make no efforts to keep you safe or to check the history of people sent to the home. Nor, show any concern for avoiding repeat offenses that leave you traumatized. At times, Tricon will have no idea of who came to your home and men will show up with no appointment. Tricon will hire people who are not licensed for plumbing, and/or electrical repair--such has caused issues that have yet to be resolved. One contractor broke a brand new refrigerator during a cabinet installation causing the flooring to also need to be replaced, and also broke a brand new dish washer. The cabinets are falling away from the wall; yet, somehow, the workorder was cancelled to fix them. The contractor was also found plucking wires causing electrical issues. Tricon has reportedly cancelled the work order to repair the issues and other issues resulting from shotty repairs, etc. When you ask for a safe contractor who has been here a multitude of times, Tricon will get offended and stop responding. Tricon will also violate the terms of the lease by forcing you to pay utilities that are already outlined within your lease as landlord responsibilities (with no reduction in rent and fine you if you don't switch them to your name). Tricon will offer a low-ball credit for loss and inconvenience--lie about how things occurred, deny prior maintenance records--then, not apply it to your account while sending you a notice to quit to start the eviction process. Total bullies--please avoid this as the trauma and stress with all of these issues is overwhelming. Also, the repairs need to take place during the day. Given the incessant repairs; redo, and lack of skill from a contractor who can perform the duty in the normal amount of time, you will miss in-office work opportunity. You can also rent from this company for years, and receive a notice to quit on the 6th day for late rent, with an eviction filing. Read prior negative responses and rude responses from Tricon about keeping tenants security deposit for false repair charges to see what you would be dealing with. Tricon, since you have responded, please send an email address to whomever keeps a copy of photos of the home at move-in as I will be darned if I allow this to happen to me when I move and be blamed for this dump from prior tenants rented at a premium rate! I'd also like to unbiasedly say the 3.5 star rating does not reflect the CURRENT DAILY LIVING CONDITIONS of this establishment, (only the tours and 3 weeks into living on the property) -Someone was KILLED here on the property (residents received ONE email A DAY LATER with vague information) . -ROACHES always in hallways and stairways (dead and alive) -No DUMPSTERS just trash all around the building and piled up in back by parking garage -HOMELESS people and NON RESIDENTS roam the inside of the property late at night (due to broken doors and broken gates, they NEVER stay fixed longer than 2 weeks consecutively) leaving behind their "homes" and shopping carts. -EMPLOYEES go into TENANT apartments without permission and vacant apartments to sleep and SMOKE WEED as well as other things. -Employees EXPLOIT residents by discussing OTHER residents private lives and emails Via email and through verbal conversation . -POOL is always CLOSED (more recently on the 4th of July ) and dirty. (They also lie and tell you it has salt water in it on the tour, it doesn't, I've heard them tell others that while on their tour). -FIRE ALARM always going off randomly at wee hours of the morning (although its been about 2 months since the last false occurrence , atleast that we received an email notification about.) As far as the personal experiences others have mentioned regarding the new property manager..... they are not wrong nor are they far fetched by any means. The emails I have for court display the condescending and narcissistic mental patterns and behaviors she exhibits. Other than the property not being managed or maintained, the area is pretty great. Several grocery stores and shops within 2 min of driving (Publix, Kroger, target, cvs, Best Buy, Home Depot, tower) not much street parking (most are private) . By lots of lounges and night life (vision , blue azul, taco Mac, longhorn) By ALL highways (3 min) 404,75,85) Almost forgot, the bosses boss came to see my partner and I in December and offered us a home in efforts to keep from suing them.... Long story short when We finally came up with the money a few months later (after having been in TWO totaling car accidents, that we have pictures for also) for the down payment.... Janet Cho went back on her offer based off of falsified information from the previously mentioned "narcissist" , that of which I have the recorded conversation for. Do what you may with this information, I've tried to beg and plead for 1700+$ worth of customer service and they can't seem to improve as minimally as conversation and human decency (it's been a year) so I thought I'd speak to the people to prevent anyone else from making a regrettable decision. My home switched from Silverbay to Tricon a couple months ago. My first payment somehow didn't get recorded but I always take a screenshot of payments just in case. So I was able to prove it was paid and they were happy to drop the late charge and all was fine. Then after a couple weeks my hot water heater started leaking. I made an appointment online and got a work order number (again took screenshot). They were supposed to show between 12-5 on a Thursday. I waited all day and they didn't show. While I was waiting I called to make sure the repairman would call when he was on his way. They told me they would make sure he did. After a no-show I called again and they told me I never had an appointment. I said I'd have to get back to them to make another appointment. The following day I had to go to work because I couldn't afford to take another day off. While on my way home from work they called and said the repairman was at my home and asked where I was. I explained that the appointment was the day before but I would be there in a few minutes. They said he would go do another job and call me when he was on the way back to my house. He never called and never showed. I called the next day and made an appointment for the following Thursday. He showed but was 2 1/2 hours late. I was very understanding and just happy he showed. He said I needed a new unit and he'd be back the following Thursday to install. The following Thursday I called early in the day to make sure he was going to show and I was told he would. He never did. I got a call the following day saying my hot water heater repair was just approved. Wait... what?!? It ended up taking SIX APPOINTMENTS to get them to show TWICE. Four days ago my AC unit died. It has been 87° in my house every day. I have breathing issues made worse by the heat and I have a small child who can't sleep because it's so hot. The first day I made an appointment. Same thing as the hot water heater... no one shows, then when I called they told me I never had an appointment. I gave them my work order number and the name of the company that was supposed to do the work. They told me they couldn't help me. I called the company that was supposed to come out and they said Tricon never sent in the order. Every day I call several times and explain the situation and every day they say someone will call back and they don't. Today someone finally told me they would get temporary AC units out to my house and someone would call me back asap. I was so relieved. Guess what... no one called. I drove my daughter around for a half hour tonight in my car so she could be cool and sleep a little. My lease is up in two months. I have given my notice. I am buying a house in this neighborhood and I'll be sure to tell every prospective renter EXACTLY how Tricon has treated me. read more

Have lived at my current residence under Tricon for the past 10+ years and the customer service and assistance for current residents has gotten borderline disgusting with how bad it is. No callbacks, no priority service, constantly on hold when you call regarding issues or maintenance request. My mailbox fell out of the ground almost 2 weeks ago and upon inspection it clearly was never installed properly. I called numerous days in a row and was on hold for 20+ minutes each time. Half of those calls I hung up due to being a busy working citizen, the other half I pressed 1 and still never received a call back. Finally after multiple days of calling I reached someone and was able to submit the maintenance request for the mailbox. The third party contacted me the same day and stated they sent a proposal over to Tricon and were waiting on approval. It has been over 2 days since then and I have still not heard anything from Tricon. Then when calling a day ago to get an update a very rude employee named Elizabeth chose to go back and forth with me and yell instead of simply listening and giving me proper information. So in total I haven't been able to receive my mail in almost 2 weeks, currently on hold for over 15 minutes waiting for someone to answer the phone at the time of writing this review, and basically have to argue with customer service reps just to get basic information. If you are planning to rent with Tricon just know - You can rent with them for 10+ years and they will treat you no different than someone who doesn't rent with them at all. - You can pay your rent on time every month with zero issues and you'll be on hold for 20+ minutes when you actually need to get something done - You can be patient about request and issues and they will basically take advantage of that patience and leave you high and dry - You can be the most unproblematic tenant who always pays rent, never causes issue, never calls them about minor issues, and they will STILL ignore your request when the time comes to be serviced. And I am also on hold STILL for now over 23 minutes waiting for someone to simply answer the phone. At this point I will need to either hire someone myself, or spend my day outside repairing the incorrectly installed mailbox myself. Having tenants who choose Tricon over Invitation Homes, First Key Homes, and all of the other Rental Property companies be ignored when they need something very simple is disgusting and wrong. CSR's all the way up to management need to do better! P.S.: I am still on hold for 30 minutes now trying to simply speak with someone. read more

STAY AWAY! THEY'LL STEAL YOUR MONEY! ... To think that based on my last review, we had "resolved" our issues offline and they could be *maybe* okay to deal with - silly me. Background: Even though I think the rent is high, I've been fine with the amount I was paying for our rental because my family has a home to live in. I always pay on time and haven't caused any issues - just want to go with the flow and focus on family life. After needing to renew due to life's circumstances, we had our rent increased (okay, fine, "inflation")... but then have to continually fight to keep additional charges from popping up our account or resolve issues they initiate. This company says they want to provide great service, but their actions only show that they truly are only after your money $$$. The Details: In my latest case of dealing with this horrible company, they have suddenly added a "Smart Home Fee" onto my lease - in the middle of my lease! WHY?! (Oh yeah, money)... This of course is via sneaky tactics and trying to turn the situation on me - saying I am causing this issue because I won't let their maintenance guy come in to install this new "feature" I haven't had or didn't ask for. Fortunately, I have a limit to the amount that can be pulled on my auto pay and they weren't able to fully get what they wanted. After trying to call "them" (They use a call center in California as a buffer so they don't really have to deal with residents), I am being told that my house is now a Smart Home and that I need to pay extra. Oh yeah! and they also back charged my account for a whole years worth of this "fee" at $20/month - AND now they added it to my monthly statement! I've been living here for almost 2 years and haven't had any devices installed or paid for this during my time here...why is this happening?! Oh yeah... $$$$ After finally being able to get ahold of someone at the office to resolve this, they immediately said they wanted to have a tech come out to install a smart home controller - But I didn't ask for this! They suddenly want to install something and upcharge me for something. WHY?! (oh yeah, $$$, see a theme here?). Even after going back and forth with them, explaining we haven't had or used this service, they are refusing to refund the additional charges they are suddenly adding it to our account. If I could leave zero stars I would! I am writing this review as a resident who has rented with Tricon Residential for four consecutive years. While I have consistently fulfilled my obligations as a tenant, Tricon has completely failed to meet theirs. If you are considering renting from this company, please save yourself the immense stress and financial burden and look elsewhere. Throughout my four years here, the absolute lack of communication has been astonishing. There is effectively no local leasing or management office to speak of--it is impossible to reach a human being. Residents are completely ignored, left entirely in the dark without a single point of contact for assistance or escalation. This systemic ghosting has had severe consequences: Neglected Maintenance & Out-of-Pocket Expenses: Routine and urgent maintenance requests are routinely ignored. Because Tricon fails to respond to official tickets, I have been forced multiple times to outsource and pay external vendors with my own money just to keep the home safe and habitable. Widespread Community Issues: This is not an isolated incident. My neighbors who also rent from Tricon share these exact same frustrations. We are all dealing with the same neglectful management practices. Trapped in the Lease: I am currently attempting to either transfer or break my lease, but true to form, Tricon refuses to respond to my inquiries. However, if I simply move out, I will be penalized and charged for abandoning the property. They will hold you legally accountable for your end of the contract while completely abandoning theirs. Tricon Residential operates with zero accountability and an extreme lack of professionalism. They treat tenants as a revenue stream rather than human beings who deserve a functional, managed home. A tree fell on my house October 28th causing severe damage to a large portion of my roof. After calling and opening a claim with Tricon they did send someone out to remove the tree, and that's about it. It's February 6th and the only thing that was ever done about this was someone came to cut out the moldy drywall, put up plastic bags and left it. When I asked why we would be doing that before fixing the roof when it's inevitably going to get wet again I was told "I dont know, we are just here to take out drywall". I cant use one of my two bathrooms at all because it's so damaged by water at this point and the other bathroom has water leaking through taped up plastic bags around the light fixture that the drywall guys ripped down. That was done about a month ago. No matter how many work orders I open, Tricon just closes them. I call and email and text constantly and get the same generic answer that they're working on it. The company that is supposed to come fix the roof is saying they cant because Tricon won't approve it. On top of everything else I cant even get a copy of my lease agreement from this company because they say they will email it and don't. ITS BEEN OVER THREE MONTHS. I've been as patient as I can be. This has been one of the most frustrating rental experiences I've ever had. My washer has been broken for the entire time I've lived here, and despite repeated maintenance requests, the issue has never been properly resolved. There is absolutely no excuse for allowing a basic appliance to remain unusable for months on end. I am currently 8 months pregnant, and the fact that management and maintenance have shown such little concern for a pregnant resident's need to do laundry is beyond unacceptable. Instead of addressing the problem, I've been forced to spend additional time, money, and energy finding other ways to wash my clothes throughout my pregnancy. The maintenance department is unreliable, unresponsive, and completely lacking in accountability. Requests are ignored, delayed, or met with empty promises that lead nowhere. Paying rent while being denied access to essential amenities that are supposed to be included is unacceptable. If you're considering renting here, understand that when something breaks, you may be waiting indefinitely for it to be fixed. The lack of professionalism, urgency, and respect for residents is shocking. I cannot recommend this property to anyone, and I strongly encourage management to take responsibility for the poor service they have provided. read more

I have been renting this home since June 2017. Tricon purchased this home from my previous landlords in May of this year. I made several maintenance requests (4 different issues). CJ came last week and repaired all items. I had also made a request to have my carpet looked at for replacement. The carpet was installed when the home was built in 2016 and is a very light beige. I've had it professionally cleaned several time, but after 6+ years, there is just no saving it. Even after the house is spic-and-span; having the worn, stained, ugly carpet as the "foundation", the house just seems dirty/messy. So, CJ came out on Monday and I showed him all the really bad places (I have had to put area rugs in those places). I mentioned that it definitely needs to be replace, but suggested that instead of replacing with new carpet, it would look better and would certainly be more economical in the long run, to install viny. Vinyl is very durable AND waterproof! He agreed and was going to talk to the maintenance manager's about my suggestio. I'm hopefu. stay tuned. BTW, CJ was very professional and kind. DO NOT TRUST THIS COMPANY - Discriminatory & Irresponsible Practices I applied for a home on July 10, 2025, and was initially approved. I was told the property would not be ready for five weeks due to renovations. However, the home sat untouched the entire time--no work was done, and there was absolutely no sense of urgency about our family's situation. Then, just three days before our scheduled move-in, my application was suddenly canceled without valid reason. I firmly believe this was due to discrimination--a heartbreaking and unjust experience that left my family homeless. We are not eligible for any more extensions at our current residence, which has already been rented to new tenants. This company has shown a complete lack of professionalism, empathy, and integrity. I urge anyone considering working with this company to read the reviews and take them seriously. Our voices are not being heard. Our complaints are being ignored. I am returning to add more content to my previous review with TRICON Residential. I have been in communication with Charlene L. -Operations Manager regarding the unjustified charges to my account. We have been exchanging emails that started May 9,2025. Charlene last email communication was May 15 in regard to the charges to my account. Charlene stated that the charges would be address and adjustments will be handled directly by Tricon Accounting Team in the email. I did email Charlene on May 27 as a status on this matter. As of Today (06/03/25). There has not been any communication from Charlene or Tricon. The communication level with Tricon representatives and Tricon Management indicates representatives provide inaccurate and incorrect information for tenants. They will provide information just to have a communication on file. If you do not hold Tricon and representatives accountable it will not be address. All tenants' documentation is valuable as it supports your complaint(s). read more

On 1/11/2022 Keith Wilson showed up at our home for a service call and gave my husband and I an experience that brought joy to our day. We experienced thoughtful, personal, heartfelt service, which we thought was a dying art...thank you Mr. Wilson for proving us wrong and showing us, it is still alive and well. He showed up on time, he was extremely professional, engaging, and informative, he took the time to listen and answer all my questions with genuine sincerity. He offered cost-saving educational information that could assist us with our home. In addition, he proudly shared the ways Tricon is committed to its residents and the depth of its involvement with helping the community. I have always been impressed with the company's responsiveness and outreach programs for its residents, but to learn how their care extends beyond the residents was mind-blowing. We had a terrible first (and last) experience with Tricon in Raleigh, NC. We signed up to a self-tour of a property. Drove 45 minutes to get to the house and were not able to get in because the door would not unlock. The Tricon web link we used to check in once we got there said the door was unlocked, but it was not. We called the number on the "for rent" sign and waited on hold for over 20 minutes and no one ever answered. We also emailed and were met with an AI/automated response rather than an actual person, and their suggestion was to simply "make another appointment and come back" which was laughable because what would be different the next time if we did make another appointment? Needless to say we won't bother going through their services again, and after seeing all the other negative reviews from other people who were actual residents - I'd say this first impression of their poor communication and lack of customer service was spot on. read more

Ive been with Tricon for years their customer service has gone down hill it's been a week tha. y refrigerator broke and they have been giving us the run arrears trying to figure out when are they going to be able to deliver a new refrigerator they claim Lowes will call us with an update yeah right....after spea with 2 Tricon agent none off them are able to track the Lowe's order for the refrigerator they also claim that they can't reach no one at Lowe's to get an update or any delivery information at this point I know Tricon is lying about the purchased of the fridge and it's sad how they are quick to charge rent but they cant get me and my family a refrigerator I'm very disappointed it's been a week already I've been with out a refrigerator and Tricon do give a shit read more

I lived at a tricon property for 2 years, there were some issues with the property but after several emails and calls someone finally took care of it. I can't say the same for the move out. I vacated the property on July 8, they inspected the property and everything is in order, when it came to them sending me the security deposit check it took them more than 45 days to send it and moreover send the check missing $325 for an accountant so called error who couldnt count 60 days ( must be an amazing accounting deparment) after emails and phone calls back and forth for almost 3 months now, communication is non existent and so far have not recieved my $325 which supposedly was sent out 2 months ago. After renting with Tricon for years in different homes...we are done. They increased the rent $200 and told me they were unable to negotiate. Well guess what, not only is it back on the market for less than what they wanted to renew for..it's almost $100 less than what we leased it for! Sounds to me like they just didn't want us in the home. Never been late ONE time at any property of theirs. Insane! When we did the walk thru there was white paint vs egg shell where the tv was mounted. The super told me the charge will be $300. I am so happy to be done. What an awful company to rent from! I currently live in a property of theirs in STL Missouri and have had just the worst experience with their customer service and maintenance. I can discuss for hours the incredible amount of promises broken by them before I even moved in and then the vast amount of major maintenance issues ( no I'm not complaining about small minor things) that they dragged their feet on for ages. I still currently have no fridge in my house after 2 weeks of going back and forth with them. My entire house was flooding due to major breaks in the foundation and doors not installed properly and that still has not been addressed after weeks. Just an awful experience. read more
