This is my review of Tricon American Homes in the Atlanta area. We were not a client of theirs but unfortunately had the displeasure to live in a neighborhood where they managed a property. If Tricon manages a home in your neighborhood you are in for a world of conflicts and lack of concern for your neighborhood. They rented to what appeared to be a young woman of a lovely home in Stone Mountain. For an entire year this person had numerous people living at the home, destroying its exterior with trash, allowing large dogs to wander the neighborhood, and finally having multiple conflicts leading to some of the residents leaving the home with weapons. (We have pictures) After reporting Tricon twice to the BBB, we finally had enough and did this report. After finally contacting them a third time in one week, they have been unresponsive. Tricon does not care about neighborhoods, only for their bottom line. read more

Hoping this review will reach someone helpful. We received letter in the mail stating we had 45 days to give notice we were not renewing our lease - the letter was dated November 12. We mailed a letter saying we were not on November 19 with our lease termination date being January 9th. We then had to follow up with email a week later as no one was communicating with us. Over a week after we sent an email we finally had someone call us back about not renewing our lease and said they didn't have documentation that they sent us a letter saying we only had to give 45 days notice. They're disrespecting our written notice. They're not answering phone calls. No one in the company is communicating with each other or us about the matter. The move out process and procedure is a scam with them trying to tie you to a lease passed a signed termination date and continuously changing the amount of time needed to re confirm not wanting to resign at the property. read more

I would give them 0 starts if possible. They are the worst residential company I have ever came across. They take a $250 deposit and $60 for background check. They denied my application and never returned my deposit. Every time I call them they tell me that i am the one who cancelled my application when I have communications from their application representative Priscilla Rodriguez stating that my application has been denied. I have called them 6 times total and apparently they have no record of my calls. it has been 3 weeks since my application was rejected and no sign of my $250 refund. They sure didn't have any problem taking the money but when it comes to refunding it they are giving me sorry excuses like " Oh Priscilla Rodriguez is not in today". I am about to call my credit card company and dispute this, stay away from these people. read more

DO NOT RENT FROM TRICON!!! Their customer service is the worst!! They continue to charge us renter's insurance even though we have active insurance on file through a third party. We have complained about this once before and they acknowledged they had the policy. Today, they continue to hang up on me and insist that I need to resend them the policy because they deleted it from their system back in February. I do not see why I should have to keep wasting my time over their administrative errors. You can never reach someone when you need to and then when you get them on the phone they yell at you and hang up. Run!!!! read more

A home came on the market in december and i called the first day it was listed. I had to wait over 2 weeks for first available showing. I was understanding due to the holidays. My appointment came and agent never showed up. Called and the call agency was confused as to why the agent, Eisha cancelled the showing and never contacted me. They put in a message and i'm still waiting on a call back from the agent 48 hours later. The call center won't give out phone numbers to contact the agent directly, so you're at the mercy of their relayed "messages". If their business is like this to simply view a home, i can't imagine what theyre like as property managers, I'm considering myself lucky not to rent with them! read more

Horrible company, we have been calling about our A/C for the last couple of weeks. They sent 2 people, when the techs come they all say the a/c unit is too small to cool the house. We go thru this every year, 1 year they decided to re insulate the attic, that did absolutely nothing. Just wasted money on there end. I can have the a/c unit set on 68 and the temperature will rise to to about 78. We have been renting with Tricon for 5 years, in the beginning it was an awesome company and then it went down hill from there. My husband has called several times, left messages for supervisors, no return call back. Customer service leaves you on hold in hopes that you will hang up, they have done it several times. Yesterday, he was on hold for 20 min, this morning same thing. I hate to take this to the news station to expose this horrible company read more

If you're thinking about using this company, DO NOT. Absolute nightmare the entire time we lived in one of their properties. On top of all of the stuff they put us through while living there, they put our refunded deposit check in the mailbox of our old rental house MONTHS after we moved out knowing we obviously didn't live there anymore. If I could give you a zero I would. Tricon took over a home I had already been renting for a few years. Now I am moving out and it is a nightmare. my security deposit was 1900 they want to keep 900 charging me for 1 painted room that was approved by previous management toilet paper holders and cleaning fees which they cannot tell me what was dirty. i paid for professional floor cleaning and cleaned that house top to bottom including windows moved applicances. I cleaned from 5pm -4am the day of inspection with 3 people. nothing was mentioned during inspection and i provided receipts for cleaning. they said to fill small nail holes with spackle yet they want to charge for that too! where is normal wear and tear? which toilet paper dispensers and blinds should fall under that after 5 years. there was no damage that house it needed painting an putting toilet paper holders and that house was move in ready. additionally they will not supply me with the company's local address so that I can take them to small claims. Which they have one as their agents come out all the time! now I have to add onto the time onto this by investigating the address so that they can be served appropriately! read more

This company really don't deserve any type of good reviews. The company is very unprofessional and unorganized and tend to rob you blind if you're not educated enough to read numbers. They charged me $1000 for work that wasn't done when I moved out. I moved in a unit and it was a fix it upper. Tge property wasn't ready for move in, so even though I was paying rent. I allowed them the time to fix up minor issues. I lived there three years and at they point they claim they had to charge me to replace the carpet. I took a video of the property before moving and did the walk through with the inspector. They call themself only available for email. This company received my money for three years and now you treat me as if I'm not worthy of my security deposit. I have pictures and video. I will never in a million years rent from this company. I gave them move in pictures and email correspondence and now the project coordinator no longer works there. And when someone move out, you are suppose to do fix up paint for next rental. read more

Tricon does a great job in addressing maintenance issues quickly and effectively and answering questions when needed. Lorenz Suggs recently came to take care of a plumbing issue. I was called to schedule him 15 min after I put the request in and he did a great job. However, one area of improvement would be when a home is passed to the tenant, make sure everything is ready such as gutters, pressure washing driveway, appliances installed properly, etc. A more thorough inspection of the home would help with the tenant's confidence in working with a new company. read more

I am a senior citizen trying to move to Georgia for my health. I found Tricon Residential and the Inside Sales Representative I talked to was very helpful. We hit a brick wall when it came to weekly salary...I AM RETIRED! I am in the process of completing the sale of my house in Illinois and I can't even apply because I don't work a full time job to have that salary. Even tho after the sale of my home I could pay the whole years rent up front! It sounds like some sort of Senior Discrimination to me. I wrote to the COO and he promptly responded to see if he could help. I also wrote to the CEO so we will see if they treat us okay or not. I will update what transpires. read more

Awful company that has no problem breaching a lease agreement, but makes you sign a horribly one-sided lease agreement. After jumping thru all their hoops for approval, signing the lease, and paying my deposit, they came back a week later and told me I couldn't move in because the current tenant decided to stay. I had already given my notice to vacate my current residence, so I had to rush to find another place to live. Total BS move and horrible communication. This place will discriminate against you. They will ask you for so many forms outside of the completed forms accepted and correct on the application. They will send you a denial for credit before even pulling your credit. Briyana Iniguez lied and said she was going to call an employer for verification and never even called. Didn't accept the signed employment verification form or anything. They stole my money and I extend to get it back along with calling a lawyer for this discrimination. This company is extremely unprofessional. On the day of move-in, they forgot about the move in and had me and my family sitting outside of the home with a moving truck for 3 hours. At move out, they create as many fees as possible to ensure that you don't get your deposit. I will never rent from home under this association again. No air In 90+ weather? Dont worry, they won't fix it for 2 weeks. No heat in 30 degree weather? No worries theyll leave you like that for 3 days. Possible gas leak after they repaired something? no worries either, they definitely will make sure to take their sweet time to come make sure you don't have gas leaking in your house. Don't bother even calling their 24/7 emergency maintenance, theres no such thing.. they won't send Someone out to you for 2-3 days. absolute worst rental company. Note: for some reason YELP is listing me in San Fran, but I am in the Atlanta, GA area........Where do I begin. We have been looking for a home because we have to move from the home we've been renting for 6 years, due to elderly homeowner passing. The agent assigned to us, Brandi, NEVER returns our calls or messages. We looked at one home online and filled out the app and paid the $250 fee plus application fee. When we got to the home it took 15 minutes for Brandi to call us back to  give us the code to enter. The home smelled like smoke and there was no way we could live in it. Brandi said we could transfer our $250 fee to another home we liked, but now she doesn't return our calls, messages or emails. When I called the main # I was told "no, the $250 cannot transfer to another home". And we must pay $250 for every home we like online, before we tour it!!!! I asked, how do we choose a home without actually visiting it? This company appears to care about nothing but money, and everyone I've spoken to has been dismissive. Terrible customer service. Very long hold times. If there is a maintenance emergency you have to be within the maintenance dispatch range or else the rental company won't pay someone to come out there and fix the issue. Customer service is not helpful and just gives you the run around or transfers you to another non helpful department. AVOID THIS RENTAL COMPANY AT ALL COSTS. We will not be resigning our lease and we're only two months into living here. We've had numerous issues so far with maintenance and the company as a whole. I wish I could give a zero. It's a scam! They just want your application fees don't even chance the application. They purposely price low so that you want to apply and it will waste your time. I make five times the amount of the rent and still got denied. Tried to apply with my fiancé and he also got denied. ITS A SCAM! Also if you try to get ahold of the company you have to go through 100 automatic messages to be forwarded to several different people who can't answer your questions and have horrible customer service. Hey everyone I feel the need to share my experience with Tricon Residential reguardless of me and my husband not getting the home. Well let's start by saying the reviews are bs. It's more talk of people having one issue and blow it out of proportion. My leasing agent Tawny Smith and Manager we dealt with was Gelsey Gasper. Who was very responsive and decent in regards to our situation and listening. I know you wondering why we had to deal with a manager is because the company is dealing with an increase volume of fraud and some of the documents we submitted needed extra id. So they sent up our application to the manager Mrs. Gelsey Gasper. Who was genuinely awesome. She didn't come off rude but straight to the point. She was very attentive and caring but did her job. She actually waited on us but it was on our end that we couldn't get the letter verification of employment from my fiancée company in time smh again. Mind you after many emails to them. But this Mrs. Gasper didn't judge or anything even though it was a lot of paperwork required she still waited. SMH. They really need more employees like this who genuinely care but know their jobs. Regardless of not getting the home we seeked out for I just want to say thank you Gelsy Gasper at Tricon for not being what these reviews described in my opinion. You give the company a good name to stand on. For the record this not a paid review or a bot it's a transparent one. I'm a very big ig influencer as well. read more

Beware! Attempting to end lease at rental property. We had the house professionally cleaned and is in pristine condition. We waited hours for our walk through appointment, no one showed up. Still have keys and garage door to hand over. Been calling office for over a week and have been put on hold for over 25 mins every time! Who has time to wait on hold all day??! We want to end this contract and get our security back. Seems that this will be an issue. I'll update once or if we ever contact anyone in the office. Not to mention, during our lease, any maintenance was difficult to set up, most times, repairs were not done to completion (dishwasher repair, ice maker in fridge, light in closet, storm door to back patio), haphazard at best. Renters beware! Run! Look elsewhere! This company has too many properties to manage. Your contract with them will be your biggest regret. read more

I viewed a home at 4115 Bosenberry Way, Ellenwood, GA 30294 while viewing home, Entering the home looked nice. There was a basement door, when I open the door you can smell the water Mildew very strong, it was not the same as the smell in the rest of the entrance level. I turned the lights on and saw where the Walls where sprayed with silver paint but it didn't cover the horrible smell. The basement was not finished and looked as it was started to be section off with wood. Upon going upstairs where The bedroom are, the last room at the end of the hall was not finished and mildew as well. I couldn't believe that, this company was renting out this home with mildew Chaetomium ( Penicillium) (Cladosporium) and will cause you to be sick. My husband build homes and saw this was not a safe environment for us. They should be shamed and this is a law suit for showing this home in this condition causing people to get sick. This is very hazardous for anyone to view or live in. read more

I have to give them a 2 because during the move out. I did everything that was on the list including getting my carpet clean but one of the things that they put on my list for paying was replacing the front carpet. There was nothing wrong with the front carpet. I believe that I was just trying to nitpick so that I can get at least $1000 of my money, I had to pay them to do bathroom accessories when nothing was wrong with my bathroom at all. I made sure that even change the lightbulbs and everything that was in it another bill that they charged me for was touchup paint for the house now don't get me wrong. Yes the touchup paint would need to be done because I live there for three whole years but that should not be $500. My kids never touch the wall. The walls wasn't dirty so I don't understand why they wanted to charge me $500 for touchup paint, I also had to replace the kitchen faucet again absolutely nothing was wrong with the kitchen faucet it worked properly. In the bathroom they charge me $150 to replace the showerhead that showerhead that they had in there. It was already cheap .There was nothing that they should have taken from my deposit. This company tries to nitpick and find things to make sure that they keep at least $1000 if you got money to throw away when it's time for you to move use them! read more

I have had leaking in my house that I am renting from Tricon for 3 years and the same company Trison Group comes out and blames the gutters. 3 months ago I had flooding and was shown where the foundation was leaking by Trison group. After 3 months of having to be without a bedroom and flooring in the downstairs, Tricon American Homes said they will NOT fix the foundation. When I checked the attic space I found rat droppings. They just put new paint and carpet over a mess when a new tenant moves in. My middle floor is about 20 degrees colder due to lack of insulation. They raise your rent every lease. The absolute worst leasing company ever!!!! They give you the run around when calling for maintenance. One minute they are responsible, the next minute, it is the tenant responsibility. They do not provide move in paperwork when taking possession of the property and repeated requests for the move in checklist went unanswered or you are told, they are not required to provide it. If I could give a negative zero rating, I would. And, I most definitely would not recommend my dog leasing with them. They gtive me Slum Lord vibes. NEVER lease from this company they are liars and crooks. Long story short I moved in may 2017 by July the a/c went out. Took me a week to get someone out to fix it, no return calls and 100 excuses. Me and my kids have asthma, no one returned calls. Sitting in a home at 90 degrees.I did all the follow up work, from calling the company that supposed to fix my a/c unit to find out they didn't even have a contract to work on my house. The next month it happen again, and same results. The a/c tech told me personally they need to replace this unit. In September the a/c in the attic flooded the house. Put a hole in the ceiling damage the carpet & light and my personal belongings. took another week to get someone out. I lost 2 of my pets because of this. Tricon didn't care at all. I called 5-10 times daily about repairs, they only fixed the whole in the wall and the a/c unit. My carpet smelled for weeks. My rent 1275 a month and never missed a payment. Finally after being promised it would be taking care if I cleaned it my best. Then I do my walk through at the end of my lease everything goes fine. The guy never said one thing about anything being broken. Now I get a email the stove broke the dish washer broke repair to the carpet ( that was never fixed from the flood but I'm being charged for it. A charge for electricity that I had cut off a week before my move out so I could cut power on in the home that I bought. Please don't rent from this company SilverBay was so much better never had on issue. Now they stole my deposit money and wants more see you in court. This company make false promises, don't return calls (no shows). Lies about appliances being broken to take your deposit. I'm contacting the ken Clark to start a investigation on this company. been renting from Tricon for over four years. we done had four leaks do to pipes bursting and ect. i guess leaks are not important to the maintenance department because each time i called it would take days before anyone would come out and be them the leaks had already done damage! not to mention we are stuck paying a high water bill due to the fact they took so long to take action! i love the house we are renting but the maintenance SUCKS!!!!!!!! we have a bustEd pipe now as i am typing this! called the "24" hours maintenance line and no one has yet to come out! i guess Merry Christmas to us. Short story: Do yourself a favor and avoid renting through this company. Long story: I was looking at a house through another company and things fell through with that rental so I was desperately looking last minute for a back up and came across a house through Tricon. It wasnt the greatest upon walk-thru and needed a thorough clean up but it would work for a year and up front they told me everything they were going to do to get the house ready for move-in (landscaping, cleaning, removing large tree limbs from yard). I should have gotten it all in writing. I did a walk through inspection but was so focused on the already existing issues being pointed out that I missed other details. Afterward I walked through again by myself, and the place needed to be completely cleaned again to even be considered move-in ready. Floor was dusty, there were dead gnats on the mantle and dead ants in the freezer, and upon opening one of the toilets found it completely full of gunk on the bottom. Cobwebs were not cleaned from the garage or outside of the house like I was told they would be, the large limbs in the yard were not removed, and after sending an email to the agent I had been in contact with saying the place was unacceptable for move-in I heard nothing. Also, once I got into the back yard and started clearing out what looked like two years worth of leaves on the ground, I pulled two pickup truck loads of trash from underneath it all, including an old rusted and jagged edged metal play set that would leave anyone cut by it begging for a tetanus shot. Fast forward to start of month 5 of my renting here. The electrical is messed up in the garage and the lights go on occasionally, but sometimes when you turn them off they choose to stay on. Needless to say I don't use the lights anymore in fear of something sparking and lighting all the exposed insulation on fire. Furthermore, BOTH showers are leaking from the pipe in the wall to the shower head, and one leaks into the garage, leaving me in fear of my life when I shower with the hopes there are no exposed wires in the garage waiting to send the place up in flames. I have placed THREE maintenance requests and spoke to the maintenance manager and here I am at the start of month 6 and still these problems ensue. They outsource their maintenance to another company, who did come out to look at the issues upon first maintenance submission, but had to send everything back to Tricon for approval and said Tricon would be in touch as soon as approved about setting up a following appointment for repair. Two weeks later I was sending my third notice. There is no person/agent in specific that I was given information to contact upon move-in and didn't speak with an actual personal until after my 3rd maintenance submission finally led someone to calling me. So I finally get an approval for the repairs, set up an appointment with their maintenance vendor, who were supposed to come today, but last minute called and said their "guy" was out of town today and they needed to schedule for another day and would contact me of when they could come. I own my own business and cannot just dip out of work when they are available, hence why I made an appointment. So now I'm looking at possibly 5 weeks from first reporting before these repairs get done! There is no sense of urgency with this company, and no concern for your well-being (as I am now concerned with 4wks at the least worth of dripping/leaking pipes and the likelihood of MOLD), not to mention the inconvenience of having to take a two minute shower so you don't possibly go up in flames while doing so. read more

I found the perfect home to rent and applied. I was denied in less than 24 hours of my application processing. I was not able to reach a representative over the weekend which is understandable. I called early Monday morning to find out my application was denied due to an active landlord collections. I was completely shocked. This was baffling because I've been in my current unit since 01/01/2019 and have never been late on a rent payment. Per Tricon, this occurred 4/28/2019 and to contact Experian for further details. I contacted Experian and Credco / Corelogic which ran my Experian credit report. Both stated there was no active landlord collections for myself of my spouse. I called Tricon 3 times to resolve this issue and was told there was nothing they could do. This was clearly an error entered by the "specialist" that denied my application. So to sum it up. I paid $100, they ran my credit which was a hard pull, lied about the Active Landlord Collections, denied my application, and won't refund me due to policy. I'm not sure what type of business they're running but this seems to go along with the rest of the reviews of them collecting application fees with no intent to rent properties. Truly disappointed in my experience with Tricon Residential. After the denial I also received an email regarding a walk in payment system with an account number.I spoke with Gelsey and now Tricon states this is just an open collections effecting my denial. My roommates and I have contacted several people. It is nearly impossible to get anyone on the phone and when we do we always ask for everything in email as confirmation and valid proof of what was discussed. This continues to be an ongoing issue and we feel as though your team is not handling anything properly. We are currently being overcharged for our monthly payments. Since we renewed our lease late December. We had sign our lease TWICE because the woman that told us everything was complete lied. We have email proof of all communication with her as far as that situation. So we have been getting billed a month to month fee on top of a renters insurance fee when again we have provided proof of that as well. our rent is due in 48 hrs and we have been trying for days to get in contact with this company and no one seems to answer. I spoke to gentleman named javier and last month we were told to ignore the month to month since is was a mistake on their end and he also sent us over a new lease to sign since for some reason the first one was mishandle. unfortunately since tricon forces you to pay whatever charges are on the account instead entering a certain amount we are being forced to pay for charges that have nothing to do with us. This is not fair to my roommates in and I. We have never been late on a single rent payment since we've been here. our rent should be 1722 nothing more and nothing less. We will not be paying no more than that. We also should not be charged a late fee due to the lack of communication from this company. what is the point of provide a phone number to never answer and have highly untrained and unprofessional employees. And our issue is still currently u resolved despite the numerous of call attempts and sent emails. read more
