We are attempting to move out of a Tricon rental on 1/5, and there has been a whole list of issues since the day we moved in 5/1/20. We were not sent info about move out until Thursday 12/23 afternoon (before a federal holiday) at which point the person in charge of our lease left the office and is out until 1/5 so we have went through hell trying to get any answers to our questions. We've already been apologized to for getting this info sent late and told it should have been sent weeks ago. When we moved in, we completed a list of damages to the property including images so we were not held liable for these later. Now both the work orders and documents of this have mysteriously vanished. After 12+ phone calls, over 16 emails, and several back and forth with their worthless answering service (99% of these going unanswered I should add, HORRIBLE CUSTOMER SERVICE!!!), we're being told that document doesn't exist and no work orders are present on our portal in May (except for one on 5/20) however I have an email (attached) showing we submitted work orders for damages to the property. So I'm only able to assume someone at this company deleted these work orders so that they now have grounds to charge us for damages that existed well before we moved in. The move in checklist keeps getting passed off as this document and has no items listed for damages, however we know for a fact these were submitted as someone from maintenance came into the home and discussed each item with us! So how could this have happened if the issues weren't submitted?!?! This includes tears in vinyl flooring, paint/ scratches on hard wood, they even had to replace the enter bathroom vinyl and empty the clogged septic tank and those work orders are no longer showing anywhere! All we are asking for is transparency, we'd like the documentation of the damages already present when we moved in and a list of all work orders for the property including 6 months before we moved in. We have also found multiple emails referencing a move in inventory and move in orientation, both of which they are passing off as a move in checklist which is NOT the document we know we completed that included all damages. We are simply being lied to, and I won't be surprised if they try to charge us for all these damages that already existed just to STEAL from us. By far the absolute worst rental company, I've lived in many rentals throughout my life and never have I encountered such unprofessionalism and downright disregard for their tenants. Customer service is horrible. Have been trying to get in contact with a representative and have received no response for over an hour. My husband and I have received 3 messages about charges to our account concerning changing the utility bills in our name, however they've been in our name for over a year. The first time I spoke with a representative after the first email they confirmed all utilities were in our name and that a mass email had been sent out so we could ignore the message. The second time they sent out an email he confirmed again that the utilities bills were in our name. Now we have received a third letter and mail date 8/6/24 which just came in today, 8/13/24 saying they could take legal action and evict us starting 8/9/24. So I started my journey with Tricon May 5, 2023 with a coming soon home. We applied for the home based on the pictures and were approved. I started working with Tawny Smith, at first communication was a little shakey but once the GA office provided her with my move in date everything went smoothly from there. I also worked with Sherry Hooks. Sherry is amazing. Always answered all calls and text even on her off days. Our move in scheduler, Taryn Stewart, she was very sweet also. Eric, the maintenance guy, every polite and helpful. As of today May 19, so far so good. Just hoping it can stay like this. Thanks Guys. They need to do a better process of selecting tenants--- tenants haven't been in the subdivision a week and they are chasing their dog all in neighbors yards because the dog is not on a leash. In and out with car traffic up until 3am. Awaken at 2am with man beating a small teenager with a belt on my property hollering and screaming. This was a nice quiet subdivision and with Tricon listing rental at $2000 a month you would think the tenants would have some home training---I guess you guys are accepting section8 clients I will be contacting the police and filing a complaint against your company. Maintenance requests have been ignored, done incorrectly, canceled, and/or have had policies changed mid lease to make tenants responsible for repairs. My lease states landlord will promptly repair or replace carbon monoxide detector. It's been over a month and I still don't have. The blinds in master bedroom fell down, so I completed an online maintenance request. The company canceled the request without informing me. When I called in to ask what happened, they told me they don't fix blinds. The online system no longer allows you to put in maintenance requests for blinds repair. However, it did when I completed the request and this company refuses to honor it. I've written to 3 people at the company who have simply ignored me. I've taken my complaints to BBB as well. read more

As we speak, I am in the process of hiring a lawyer to take back my security deposit. Civilized communication does not work with them, they hang up on me and did not respond to my several emails sent. I TOOK A VIDEO before I left. There have been no damages/rips/scratches to the place except normal wear and tear, and they have decided to paint and put a new carpet at my cost. They said to me there is "pet urine" on the carpet which is a false claim and it was insulting to me. My dog has been house trained for over 4 years, he only pees on the GRASS and as a single person I have been paying a pet fee every month to have him in large three bedroom house to ave access to a fenced backyard. Also, I only lived there for almost 11 months with many weeks being out of town and they are charging for AC filters and stains they claim to have found in their AC unit. I do not even know where the AC unit was. Never touched it never knew about it. Very unethical people who handle Greensboro, NC houses. Avoid at any cost, they will want to renovate their places at your cost and their pricing for alleged repairs is extremely inflated. Also, before I moved out a few people (future tenants) just broke in to my house from the backyard patio door to "tour" the place, they freaked out my dog imagine I was sleeping in my bed waking up seeing people in my living room house. They said they are told to check out the house. I recorded a video of them as they were leaving. They have no respect for their residents.Still, I was being "understanding" and did not even complain at the time. I have rented for 14 years and always received my security deposit back in full, and this company does not believe in returning your money. The collection specialist talked to me and for 5 minutes and he was yelling at me for a fence that he claimed I put up without a consent, and he would not let me talk whatsoever. He was extremely rude and aggresive. After 10 minutes, I told him what fence? what address? and he realized he was talking about a different house. From the start he was attacking me verbally and then he hung up me when I trying to explain to him the conditions I left the house. I feel most people leave reviews when it's negative and I'm one to leave a review when they are good. Someone I know lives in a Tricon home and she's lived there 10 years now. It's an older house but anytime there's something needed they are there to fix it. This encouraged me and was a good sign! Me and my son were moving from AZ to GA so finding something special to call home and close to my job that was waiting for me and to find a good reputable company was very important!! We did research other companies but nothing compared to Tricon. So we applied and within 10 minutes we're approved and they just needed to confirm income. They do ask for 3 times the rent. Price and location is amazing! We are in Stockbridge, GA! Everyone has been so easy to talk to, they actually answer their calls, sometimes wait time is 15 minutes but please understand this is not like an apartment where there's an actual leasing office. They have hundreds of homes all over the country and I can only imagine how busy they are. Please be patient when calling. Once we got to the house it's so nice. Almost everything was new and upgraded. I love that Tricon has all smart homes. I feel very safe! We noticed a few items needed fixing, they came that next morning. Our plan is to live in this house for a while and later transfer to something bigger. This is my third year living here and it is almost impossible to get a hold of anyone. When you do, they are rude or select an incorrect issue. You have to wait days or weeks for them to get a vendor for the maintenance issue. And no they never call you to let you know the vendor is coming. The vendor also never reaches out. Richard was my contact for orientation on my move in as well as the company assigned superintendent. He understood the situation I was in prior to moving in, that's another story, but he came in to help with compassion and understanding. His customer service skills were better than I expected. He is very knowledgeable in maintenance, electrical, skills. He was able to see the homes issues in a very quick manner and wasn't hesitant in resolving. He called all necessary vendors in order to get prompt service for my family. All vendors communicated with me in a quick manner. This is the worst company I've ever dealt with. I have spent over 30 hours on the phone most of which was just spent on hold trying to connect with the right department. We were told our security deposit would be sent within 30 days of moving out, and it's been four months, and we still have nothing. The inspection is on video; we signed a form, and they said verbatim, "You will get your deposit sometime in the next 30 days". The house sucked and was overpriced, to begin with, but the service has been abysmal. 30+ emails as well on top of the calls. No one knows how to do anything once you finally get them on the phone and they will outright lie to you just to get you off the phone. When we scheduled our move out inspection, I drove from our new house 3 hours away to arrive, we had perfectly cleaned the house and left zero damage, even pinholes where pictures hung were patched and painted with the provided. When I arrived, no one was there, I called the main line and they said "We don't have an inspection scheduled for you today". After a very loud conversation, the inspector shows up and apologized for being late. Every person I've had the displeasure of speaking with is mentally incapable of basic tasks at this company. I am very disappointed in Tricon. An older lady who was living with us was injured and had to move out early due to her disability, so she broke the lease. We were told to pay the very large move out fee. On the fee there were completely false charges, such as a missing bin in the refrigerator (which was never there when we moved in!) that apparently costs $135. Worst of all, someone from Tricon told us (in writing, via email) that we would be able to pay off the fee with a payment plan since it was a huge financial burden. I tried to contact Tricon by phone about this with absolutely no response. We didn't hear from them about it again so moved on, only to see a year later they sent it to collections with no prior notice and now we have to pay interest too. Move out inspection blatantly included charges for hundreds of dollars for fictitious charges. Pet odor fees - never had a pet in the house. There haven't been many issues or repairs needed throughout our stay, yet it's always completed in the manner we report, urgent or minor. I Moved into A Tricon home March 18,2018. Everything was good. They handled service request in a timely manner, and they didn't raise my rent much over the years. The problem began when it was time to move out. The employees at the local branch in Atlanta are impossible to get in touch with. I called the centralized call center numerous of times, and overtime they try to contact someone locally, they can never get connected. They never gave me a pre move out inspection. I stayed in the home 4 years, and paid rent on time, every single month (this says a lot considering it was during Covid). My deposit was 1875, and they took more than half. I left that house in excellent condition. They charged me for things, that were normal wear and tear. I even got the carpet cleaned, and they still charged me $300 for the carpet. I explained to them we had to cut all the water in order to keep the home from continuing to flood & that I have kids in the home one being a cardiac patient that couldn't be breathing in these toxicity. THEY DID NOT CARE!!! They stated i needed to wait 24 hours for an emergency issue that needs to be addressed now seeing that we have no water!!! This is my first and last time renting from them. I had a roof leak back in May, I called and reported it to tricon American homes. They sent someone to fix the roof and I had a water spot on my ceiling and the man insisted that it was not mold, and nor would turn into mold and tried to paint over it. Fast forwarding to October, I started having breathing difficulties and ended up in the hospital having to see a pulmonologist for breathing problems. She insisted that I check for mold, considering I'm a non-smoker and never had asthma in my life. When she suggested that I check for mold, it hit me about the ceiling in my room. I had someone myself come out and test it and it tested positive for black mold. I reported it to their maintenance team in October, and they eventually had someone come out and that guy also told me it was mold. He said he would send in the bid for the job, he sent that in on November 4 and he said in the meantime he would cover it up in plastic, however that does not protect the mold spurs from coming through the vents when the heat or AC is on. It's Nov14th and still NOTHING has been done. I have called multiple times and sent multiple emails and no one will return my calls regarding this. read more

We just signed a lease for one of their homes. It's a beautiful home in Snellville. Applying online was easy. After applying was when things were confusing. I was put into contact with an agent that only emailed me for instructions. They said our move in date will be 8/28. Well the week of, I don't hear anything else. I called in and they said, "oh shit.... You're suppose to pay your deposit like yesterday. I do see so-and-so did not help you set up the WIP payment." *Greaaaaat* I asked can I pay online? They said no, you have to go to a Kroger and pay. I legit thought I was about to be scammed. I guess after your first initial payment of the deposit that's when you can sign up to pay online. Anyways, I took care of the deposit situation. It was a bit inconvenient to have to rush to a Kroger last minute to pay. The first one didn't even know what to do! Jeez. (That's a whole diff review to share). After that was taken care of, someone else emails me and tells me to pay the deposit. Uhhhh, kinda late bro. It seems that they have different agents in diff cities taking care of emails and they don't seem to communicate or have a CRM system that can keep track of what one customer has already done. Our walk thru was good and easy. Too easy and fast. But the issues that we found our inspection agent wrote down and had a technician come by the same day to fix those issues. Over the first week of living here we found a few more issues to fix (loose plugs, toilet flapper would stick up / keep running, one toilet had a crack in the tank). We opened a maintenance request for all those things and they came out the week after. For some reason we had the toilet with the stuck flapper looked at two times and the technician did not fix it. We still have to take additional steps to make sure it doesn't keep flowing and our water bill turns out enormously high! Overall it's an ok experience. I've put a call in to see if I couldn't have another option something lower or terminate my lease. my options are this terminate 2 months rent or rent a home within tricon 500 fee plus 2 months rent! How do you expect to keep paying tenants in these homes if this is the way we are treated. I'm a teacher and single mom so I don't make a lot this is insane! I'm currently in a home managed by Tricon Residential. At first the emails and phones call would not stop, but once we moved in, it's takes an act of congress to get a response. I'm currently dealing with the HOA and I was given an old set of HOA rules to sign at move in by Tricon. I'm getting letters every week from the HOA and when I try to reach out to Tricon by phone, in person or email, I'm getting no response. I finally obtain a copy of the rules that my wife and I signed and it's not the same as the HOA has given. I be requested a visit, phone call or email on this matter and till this day I haven't received that call. I requested to terminate my lease or transfer my lease. That also has went unanswered. I was forwarded a letter from the HOA, that was supposedly mailed to the owner, still I haven't received or heard from the owner or TRICON residential on this matter. There's a Francine Stephens in the Marietta office with a nasty attitude. We moved in February, we were told to have the leasing agency register the home and wheel chocks. It took over 2 months to get the home registered. Mrs Stephens refuse to forward the email to the proper person, instead her initial emails were short and sassy. We eventually had to seek others to get the home registered. I personally will not be resigning and I advise anyone not to deal with this company in any state because after getting touch with the compliance officer, she also handle her clients exactly the same. Not sure if that's CEO Gary Berman training method for his company but they are absolutely the worst rental agency I've dealt with. Here's a phot of my problem I wanted addressed from Tricon. I had a vehicle roll out of my yard, due to a steep incline driveway. This vehicle rolled across the street and hit my neighbors 2 parked cars and damaged the garage. One of the vehicles were totaled out. The police came and recommended wheel chocks as a safety measurement. Well these wheel chock are now the center of a fight with the HOA, which they are saying I have trash in my yard. Here's the photo. I'm getting no help from Tricon Residential on this matter, nor will they answer my questions. Then the car cover came into the equation. Apparently others don't know of the car cover rule because there's cars in the subdivision with car covers and apparently Tricon has the old rules on file. I did not get the new set of rules that were established before I moved in and when I reach out to Tricon, I'm being ignored, but every month the rent is on time. They have neglected to respond to any of our requests after the last hurricane here in fla did damage to our rental. I sent pictures of the damage done to the roof, fencing and screen around the pool. They continue increasing the pool maintenance and they cant even keep a company here long enough . We continue to have issues yet we still pay the outrageous rental fee. Tricon does not return calls or emails in a timely manner then want to charge you extra fees just because when they are not paying fees to the home owner association. You receiving a bill when it supposed to be covered in your rent. I been with them for 6 years they over charge you to move out and expect you to pay an extra two months of rent when you will not be living there. It's crazy when the house is old and only has three bedrooms. Who ever painted it did a horrible job painted over dust and hair didn't wipe down before painting. They don't care about your circumstances they lie and say they did something and didn't for instance they suppose to do a walk through and let us know the day to turn keys and garage opener in. They sent an email the same day they was at the property didn't call to let us know to meet them broke the locks and charged for 7 locks when it's only 3 doors with locks then charge 3100 to move out. After talking to several people they ask us to write a 60 day letter stating we will vacate the property and wouldn't be charged. We were off the property before we wrote the letter. The 60 day letter would have put us out before July 1st. They knew and we advise them we had vacated and they still charged for the 60 days. June rent was paid even though we wasn't there. They still charged for 1 day worth of rent for July. read more

BEWARE!!! This predatory company uses the previous tenant to upgrade their properties for the next tenant. They not only kept my entire security deposit, but added an additional $1600 in fraudulent charges to my account after I left the premises. They supposedly repainted the entire townhome, acid washed the tubs which were filthy when I moved in, replaced an oven that was not damaged, replaced light bulbs for over $100 and so many other charges for damages that i did not do!! Now I'm stuck with trying to rebuild my credit score when I did absolutely nothing wrong. When you move out make sure you take pictures of everything!!! Ive Been renting from them for 5 months now. Nearly impossible to get ahold of anyone on the phone. 2 hours on hold for a leak. Had a plumbing issue with the house the first 30 days there. I contacted the gentleman who was handling my acct for the first 30 days Greg. He told me it was my responsibility/fault for me to tell him what was wrong with the plumbing when the pipes were backing up to the bathtubs. The first plumber came out found a cel phone in the toilet and only replaced the toilets ( did not snake the lines) 3 days later the lines were backing up in the tubs. Greg yelled at me that it was my fault he had to send another company out to snake the lines and how he personally spent 18K to get this house ready for me. Mind you it was band aided together. Now have a sprinkler leak and have been on hold muilt times for hours. Unfortunately I cant sit on hold because I work at a hospital and after so long I have to hang up and start over. Not ideal when you have a problem. Ended up having my brother come and fix my leak. read more

Thank you for your response. I am not certain who the "he" is you are referring to. I have been contacted by a Jessica Leathers who has worked very diligently to resolve my concerns. Literally, minutes prior to our conversation I had spoken with an individual in the retention department who seemed unstartled or concerned when I reached out to buy out of my lease. Luckily, my conversation with Mrs. Leathers was one in which she was attentive, and we came to a conclusion concerning the task that needed immediate attention. She stayed in constant communication with me and stay on top of each maintenance request. She turned this thing around. This should not be taken lightly. I have expressed concerns to more than five people in your company: Henry - Maintenance Supervisior (vacancy side), Waylan Roberts - Maintenance worker, Theresa Iverson - Senior Project Coordinator, Daryl Glover - Assistant Portfolio manager, and his boss Mr. Ortiz - Portfolio Manager. I have also spoken with several others over the phone. She is the only one who showed compassion and desire to rectify the situation. My home looks so much better. She was amazing. Based on her performance I would give a higher rating but unfortunately this review must reflect the entire company. Thanks Jessica. It would have been aggravating to move but I was going to.
