She was so sweet and stayed on the phone with me until she got me some answers. I will not go into detail about the maintenance experience. It wouldn't be fair for her to have anything less then a 5. I have lived in this rental home for going on 2 years and she is the 1st person I have spoken with that made me feel like she cares. She deserves a raise or promotion with a big raise. I would give 0 stars if i could. You are always on call for at least 30 minutes when trying to get in contact. We lived under this company for 2 years and it was the worst experience ever. We moved out and they still charged us for ONE DAY in June. Even though our move out inspection was that day? Take forever to send the security deposit back and refuse to tell me how much the check will be. Then the cherry on top is a few days after our lease was up, I had a package delivered there by mistake so I went to pick it up. THE CONTRACTOR THAT WAS THERE PAINTING, OPENED IT!! He opened the amazon box, and 2 boxes that were inside. He went through everything I ordered and was using 2 of the items as door stoppers to keep the doors opened. I was livid. worst property management company, I have been Living here for 4years - I'm dealing with extended appliance failures while still being charged full rent. I went over a month without a functional freezer, Dish washer, dealing with molding and leave with animals at the addicts. recently i lost a significant amount of food, and had to spend extra money eating out because repairs were delayed and repeatedly misdiagnosed. Even after the freezer was confirmed to be nonfunctional and replaced, there was no consideration for reimbursement or rent credit. Communication and follow-through were poor, and issues required repeated escalation. I would advise future renters to document everything carefully. They don't want you to have outside rentals insurance while you pay every month is not going to cover you for nothing - i have had multiple water leaking from the restroom, roof leaking , unworking appliance for month, Hurricane damage my computer. all of these were not covered by their policy. I have been a resident of Tricon for 4 years and sad to say their communication is horrible. My husband and I have never missed a payment and have paid rent on time. Funny thing is when it comes to their rent, they are prompt. I'm currently trying to do a transfer to another Tricon home and I have reached out multiple times with no correspondence. I'm keeping records of our conversations with continued no responses and no resolution. Then they have the nerve to ask for a 90 day notice to vacate if I do not go with another Tricon home. Due to no responses we will definitely not go with another Tricon home and I'm past my 90 days. I have no problem taking legal actions if these people try one with me. We have been in our home since 2019 when it was Pathlight. In 2021 during winter storm, pipe burst from ceiling causing downstairs to flood. Pathlight didn't do a great job, now I'm trying to get things repaired through Tricon and we are not getting anywhere with them. I've been dealing with non working sprinklers since I moved in October. Pathlight transferred my lease to Tricon who has been less than helpful in getting this resolved. Multiple open service requests that get marked as cancelled or completed because they can't get in the same page as vendor. When I call I get told to wait for them to reach out to vendor. I've been doing this since April. No one to talk to locally. Emailed all the contacts. Grass is dead and ground has cracks in it from neglect. Water pressure outside too low to manually water because they can't fix that either. Fence is now leaning due to cracks. Not to mention two large holes in yard. I moved into a Tricon home in November. It was infested with rats. When pest control came and poisoned the rats, they chewed thru the water lines in the ceiling and flooded the house. Tricon moved me to a vacant house around the corner and credited my account to cover a months rent and cost of moving. Then I got a bill with no explanation for over $2,000. I called and was told is was a fee for moving to another house . When I explained the situation I was told they would have a team look at it and contact me. No contact for a month, then a bill collector sent me a dun notice that I owe Tricon $2400. The collection agency wants me to prove that I do not owe the money. I called Tricon but no call back. I am on hold now. 2 hours and no one to talk to. read more

We lived with Tricon for 2 years. We noticed issues almost right away but gave them opportunities to make it right and they decided not to. Starting with when we saw a noticeable leak and mold in our wall in more than one place. We had a leak into our wall from how our shower was draining because they installed the shower incorrectly. When they took the drywall off it was covered in black mold. Mind you this was after I was in the ER at 6 months pregnant with a 2 year old and 2 other kids suffering from respiratory problems. A woman came and tested the mold even though it was obviously mold. She told me there was mold but Tricon is telling me there was no signs of mold. I'll included pictures for reference and you can be the judge but then we also got it tested so we can sue. After cutting the drywall out but not the actual boards they put regular drywall boards in not the green or black ones meant for bathrooms because they're quite honestly idiots. Tricon hires really shady people to do the cheapest job possible. They installed the shower and did a terrible paint and caulk job around and the shower door wouldn't even close. They left a hole in our wall where they were trying to see where the original leak was coming from before figuring out it was the shower and they never patched it up. Now onto our roof leak ...I submitted multiple work orders for water leaking from the ceiling in our living room and twice they came and spray painted over the water marks and left. After submitting two more work orders a company finally came and cut the drywall which exposed yet more black mold. They didn't cut out the wood that was molded but instead sprayed it with chemicals and painted over with mold block. After this they left a big hole in our ceiling all summer and over the next year. It was so hot in our living room from having a giant hole our electric bill was over double what it normal is in summer months. Oh and the AC is going out so it would only cool our house to 84 degrees. I'll attach pictures for reference. We were told the next day after cutting the ceiling drywall that a roof person and drywall person would come and fix/patch both. Never happened. Had to submit another work order and they cancelled them and never fixed it. Aside from this we had electrical problems and when an electrician came out (the first one) they screwed up our lights even more so our front porch wouldn't work and 4 lights were going to the same circuit. My son went to turn a light on and got shocked and it sparked and had a flame. We had a 2nd electrician come out and unplugged my deep freezer without asking us or telling us and never plugged it back. I had just dried up from breastfeeding and that was all my breastmilk....we found out 8 days later when I went to grab another brick to put in the house fridge/freezer. Tricon has been a true nightmare through everything and that's not even the worst part. When we moved in it was so sketchy. They first said because my husband was self employed they weren't suppose to let us move in, okay great thanks I guess but they said they require first and last months rent and then deposit. So we pay $7006. Which includes first and last months rent and deposit and now they're telling us we didn't pay last months rent. I will attach pictures for reference. They "can't find the money" Well our credit bureau got it and reported it and we have proof but instead they sent eviction papers. We already have move our scheduled for April 1st but they gave us 3 days so what do we do ....move our family of 6 in 3 days and comply. Keep in mind we have never been late a single month with rent. Never had fines or any negative and we were in nearly daily contact with Tricon this entire time. They called and were going to work it out with me and said I will hear back in 48 hours. Never happened. There's more....theres so much more but we are saving it for our lawyers. No one knows up from down when you call and they'll mix everything ups so unorganized. read more

We have been without AC upstairs (where our bedrooms are) for over 4 weeks in the Texas heat. We have had a service request for that (and 2 other projects) and it has taken 4 different trips and multiple vendors to try to fix this with the issue always being the same, yet nobody orders the part and then they come back and tell us they can't fix it today. They don't respond to their email and you will sit on hold with their customer service line for over an hour, every time. I've emailed dalmaintenance@triconresidential.com, dallasmaintenance@triconresidential.com, residentservicecenter@triconresidential.com, escalations@triconresidential.com, executiveoffice@triconresidential.com, support@triconresidential.com and NOBODY responds. Our dog in the heat of the house got heat stress induced seizures and our vet has pointed to the constant stress in the house as a potential factor. Our electric bills are incredibly high trying to get our downstairs unit to cool the whole house, we purchased evaporation coolers, tower fans, blackout curtains. Update: they finally fixed the AC, BUT haven't closed the maintenance request in 4 days, which means they'll consider no concessions until it's closed. ITS YOUR JOB TO CLOSE IT INTERNALLY TRICON, DO YOUR JOB AND QUIT THESE PREDATORY PRACTICES. No communication still but I guarantee if I don't pay rent this next month they'll get in contact really quick! Worst property management company I've been with. During the second week of living in the home, there was a major plumbing issue rendering all plumbing unusable, toilets, showers, washing machine, dishwasher, sinks.... everything. This happened on a Tuesday. It is now Saturday. The only thing they have some is to send a carpet guy out who cut out the wet pads and set up fans and a machine to leave running 24/7, running up my electric bill but saving their asset. 5 days without being able to have the very basic of human necessities. Not counting the clothes and towels that are now ruining because the washing machine cannot be used. I lived in a rental home for 6 years in Arlington Tx, never missed a rent payment. They barely came to fix anything correctly in the entire time I was there. Water damage to ceiling from leaks in attic that was never repaired. I recently purchased a home, my lease date was up February 16th, I asked for early termination for February 1st, only 15 days to be waived and still got charged early termination fees over $1k. Also got charged $200 dollars to remove 4 child safety hooks from cabinet. As an Air Force veteran, I wouldn't recommend to any prior or service member to rent from this company. I would give this company an overall rating of 0 and where do I start? Our old property management company, Pathlight, was bought by Tricon and after the change, the service has been horrific. We have had a rat and squirrel infestation for months. The rats were here even before we moved into the house and based on how the insulation (that doesn't even look like insulation anymore) looks, there has been a problem for a long time. There was and still is rating feces EVERYWHERE in the attack. Pathlight had no problem in the past sending someone to come out and address the problem because it's a health HAZARD to have rodents. Someone was sent to put out poison, they had a company cut the trees to discourage the squirrels from using the branches to be on the roof and they had a roofer come and repair sections of the soffit. January comes and Tricon takes over. I tried numerous times to put in a work order for pest control (rodents/squirrels) as I could still hear them constantly running in the attack 6 the ceilings on the first floor. Then my husband and I start hearing the scratching and scraping in the walls and attack right above our heads where we sleep. I put in a request using the app. Only to look a week later and not see the request. Gone. I thought maybe I did something wrong, forgot to hit send. So I put in another request. At this point whatever it was had begun clawing through the soffit. I checked again to see when someone was coming and the maintenance request was again gone. I thought I was doing something wrong. I put in another work order to then take a screenshot showing that it was sent! I re-opened the app and it was gone AGAIN. I think I tried once more before giving up and calling. I spoke with someone who seemed to care and told me he could see the several maintenance requests. Told me he would ensure that someone would pick up the contract and I'd be reached out likely on Monday (this was Friday near closing time). The next week rolls around and no call. It's not convenient to call because you get put on hold for long waits. I call again the next week or so asking what is going on? I spoke to someone who was helpful and after holding for 30 min it was confirmed that someone would pick up the contract. Someone with pest control came out, assessed the hole and the beginning of another, and realized it was a squirrel. I also informed him of the rat infestation. He NEVER asked to go in the attack just walked around the house and then left. My husband got a call from Tricon saying that they do not do pest control and that it was OUR responsibility to handle the situation. We have two young children who live with us and it is disgusting, unsafe, and most importantly potentially dangerous! And the real kicker my husband asked "so what are we supposed to do? Just let it eat through the wires and burn the house down?" The lady on the phone said "i guess so". God forbid the squirrel or the rats eat through wires, causing a fire. To add to this, their app is horrible and they have a money scam going on. With Pathlight we were never late on rent. It was super simple and on autopay. With Tricon we had to re-register the autopay and that was a struggle from the get-go. The app wouldn't function properly, we could add my husband's bank account, couldn't add his card. It was a pain in the a**. We again put it on auto-pay. It shows "auto-pay will start on x date". We have now been late 3 times because the auto-pay says it will start and then it doesn't. You are charged 10% and I'm sorry who has an extra 300$ every month to pay for no reason? We are never late but your application is set up to fail and screw your customers over, clearly. And the amount due was not over the limit and there should be no reason it doesn't work. Needless to say we will not be renewing our lease. Do not trust their auto-pay. I can only imagine what homeowners would do if they found out their property management company was not doing their job and knowingly allow rodents to inhabit the property. read more

As a licensed Realtor, I feel obligated to share my experience working with Tricon Property Management, and unfortunately, it's been nothing short of a nightmare. I placed a lease client into one of their properties back in June 2025, and as of August 4th, I have still not been paid. Despite my client naming me as their agent on the application, Tricon refuses to acknowledge or communicate with agents in any meaningful way citing privacy reasons even when the client names you as an agent on their application. They forgot to tell me that a client can authorize communication. I just found that out today. 8/4/25. They won't sign standard Texas real estate forms like the Broker-to-Broker Agreement or even the Flood Disclosure. Emails go unanswered, and calling them? Good luck getting anyone on the phone. To make matters worse, they tack on excessive mandatory fees to tenants base rent, making the whole process feel like a cash grab rather than a professional transaction. This has been a frustrating, time-wasting experience from start to finish. I will be sharing this experience with any future clients who are considering leasing a home from Tricon or looking for PM companies so they can make a fully informed decision. I was supposed to transfer to another home back in July, and after months of hearing nothing, someone from Triton finally called me 3-5 months later asking if I still wanted to transfer. Of course, I said yes -- only for them to turn around and tell me I now have to pay a transfer fee because they messed up! The original representative I was dealing with apparently got fired, but instead of taking accountability for their mistake, Tricon is trying to make me pay for it. How does that make any sense? The lack of communication, follow-up, and accountability is beyond ridiculous. Tricon, you all seriously need to do better. We have just hit the one month in this home, I mean ONE month, and we have had issues that trace back before even moving in. before we even moved in, there were errors with the forms they were sending & it took at least no joke 7 2+ hour phone calls on hold to figure out a solution to their own problem & another issue we faced before even moving in, was the fact the email they sent us stated that our inspection would be virtual and we could see the home virtually before actually moving in, funny enough 2 hours after the "virtual inspection" was supposed to be conducted, we get a call from the inspector who said hey where you at? so that was funny enough no one being on the same page. Moving in was the next on our list of numerous issues, arriving to the home we were welcomed with our backyard filled with 50+ rusted nails, screws, broken glass, staples and more. wooden planks in the backyard dryrotted to the point where every nail sticks out both ways so your either tripping on a nail or stepping on a nail pick your poison for the day. literal open wires exposed in the backyard sticking out of the ground & that's just a taste for the backyard. in the home, we were faced with broken toilets leaking, if you wanted to #2 you better prepare to full sail off the toilet as all the bolts are rusted and broken off in the toilet. nails sticking out of the doors, every drawer still filled with the wood shavings, mold in ac vents, little to no ac flow in half the home, ac unit filled with lint and literal trash. Carpets all ripped in the house so tack strips sticking out so my 4 year old can step on them, half the outlets seemingly were attached to thin air so you plug something in and it rips half the wall out. So you may be wondering, well haven't you done work orders for these? work orders have been put in for all of these, don't worry I've also sent 10+ emails to the property manager but don't worry she won't answer & her manager has a "out for holidays email response" in end of july. Toilet 4 tickets/4 different technicians still broken, carpet 2 tickets/2 different technicians response saying yes a third party company will have to come fix this they will contact you but don't worry it's been over 2 weeks they won't ever contact you, ac? Don't worry it's 87 degrees in our home and we had 2 different technicians come out to tell us the same thing that the whole ac duct system upstairs needs to be replaced but nothing after that, but it's fun because our whole unit shut off this early afternoon, so no power & super hot with my small children in the home. Everything else? Absolutely nothing just silence & no support even when we have had tickets in for coming up on a month, half the time the technicians will just miss the appointments and no show, just proving to us over and over how unorganized and unprofessional this organization Tricon residential is. If I could give this company zero stars I would. They will easily approve you and then make it their mission to ruin your credit. DO NOT RENT with these people. 1. You will NEVER get a live person unless you are comfortable with waiting for over an HOUR to speak to anyone about anything. You will be routed to general customer service representative who will then politely tell you that you must hold again for any other department you need. This is for any and everything you may need assistance with. 2. If you are two days late with your rent even if you have paid perfectly on time the entire time of your lease they will file an eviction on you. Even if you reach out to them and discuss the issue with an actual date to promise to pay (I had an issue with my bank account) they will STILL file this notice. Even when you pay all the fees the next day it will be on your credit. You will go through hoops and various phone calls as well as added stress to remove this from your perfect rental history. I have been renting for over 20 years and I have NEVER been late. This was an insane experience to go through. Meanwhile every staff person I spoke to after spending 4 plus hours of my life holding and being transferred just stated the emails are automatically generated. 3. Good luck trying to NOT renew your lease with them. After this entire incident this diabolical company had the nerve to send me a lease renewal after I inform them several times I had ZERO interest in renewing with them. I wish there was an option to 'reply' on yelp. To my surprise, Tricon reached out and contacted me. I thought, "wow, maybe they actually want to make this right." Wrong. We owed $6,456.10 at move out, and we were out the 2.5k security deposit. The whole point of the phone call from Tricon was to break down the charges and validate them. I kept the review short and sweet initially, but, let's go ahead and break it down. I will say- we terminated the lease early. That makes up around 5k of the 9k ultimately paid out. The other 4k? 1) Pet damage: Carpet needed to be replaced, apparently outside door had to be completely reframed (which I told them sounds more like a foundation problem- not damage from myself or pets... they disagreed), and an interior door was damaged- I PURCHASED A NEW DOOR- they had to paint and install. Neither the $500 pet deposit or $88 of pet rent I paid every month for 20 months went towards any of the damages from the pets. That is $2,260 I paid to contribute for pet damage that was not used. I was told the $500 pet deposit is used for 'normal wear and tear' not large things like carpet or a door . 2) Blinds. The blinds were already damaged when I moved in. 3) Paint entire house. This one is where they made it clear I messed up- if I had left the house as is, and not tried to fix holes and do touch ups- MAYBE I would not have been charged almost 2k for the entire home to be repainted, maybe. Or maybe I'd have been charged anyways, since they'd have had to fix the holes and do the touch ups. My paint did not match well enough, so it required the entire home to be repainted- which I had to pay for. ... so, if you do choose Tricon, save yourself the time and money trying to do any of that. I was NEVER late paying rent, I left the yard and landscaping better than it was when I moved in (cleaned flower beds, trimmed trees and bushes, dug up and repositioned the stonework, put new mulch in each spring, mulched and landscaped around shed in backyard where it was always muddy, took care of and kept trimmed a very happy and wild trumpet vine, always kept the yard mowed and tidy), I cleaned the home- cabinets, baseboards, ceiling fans, blinds, fridge.. everything- from top to bottom. Deep cleaned the carpet, bought a door knowing the door was damaged and needed to be replaced, (poorly, I guess) fixed holes with spackle and applied a paint job. I loved that house and our time in it. I tried to leave it how I got it.. aside from the pet damage, which is fair- although from my understanding this is literally why we pay pet deposits and pet rent. But, there is no humanity with Tricon. They will not look at anything you improved or did right- and apparently they won't use your pet deposit or pet rent towards actual damages. It's a company trying to make money and they will get whatever they can out of you. So yeah, beware. I would never again. read more

I have no floors, tack strips all around the walls and little kids i have to keep from stepping on the nails. Absolutely worst management company out there. Crowley (Texas). 1.You call their customer service for maintenance and they hung up on you or they act as if they are not hearing you and they hang up on you.No repairs are done and you have to do it yourself when you pay rent. 2.Their website doesn't work and you can't even login in the residents portal to do anythin. 3.Payments are done at Walmart when they have a website. 4.They charge home insurance at $40 when we already have our own and you can't even reach them to refund the money. I guess that getting a lawsuit for abuses will be what will make them react and serve us properly. on the other hand, though they're own by the biggest corporation in the US, they will eventually lose many clients if this persists. read more

They left mold in our house for months, then sent someone to "fix" it and all they did was paint over it. I had to hire someone to remove LAYERS of paint to properly treat the mold. When I tried to call and get this resolved I was on hold for over 58 minutes and then told it will take 24 to 48 hours to get back with me. We've been here for 3 months and have been lied to time and time again. Our walk-thru inspector told us that any work orders within the first 30 days needed to be sent to him by text message. We have screenshots of messages we sent to him about our freezer not working. he kept telling us a 3rd party would come and no one came. The freezer has stopped working 3 different times and each time we lost meat and vegetables, items that we worked hard for just to buy. 2 of the cabinets were caving in when we moved in, we were told that maintenance would come and fix it, never happened. Both water faucets outside are cracked and do not work properly, the operations manager said that maintenance would come, and he did, but he didn't even go outside to look at them, he said he'd put in a work order and still to this day no one has come. Our dryer stopped working, maintenance came and ordered a new timer, when it came in, he came back and refused to put shoe covers over his muddy boots, I gave him 2 plastic grocery bags and he was too lazy to put them on, tracked mud all over from the front door to the laundry room. He looked at the freezer and said it looks like the filter has been out for some time, then he said since it's been over the 30 days mark we would have to replace it, I told told him that we will not be purchasing it because we've been reporting the freezer not working SINCE WE'VE MOVED IN. He replaced the timer and there was one little screw that needed to be put back to hold the timer in place and advised him to do it and he said it wasn't necessary. After that, he noticed that he lost the little stem that help hold the knob to select the dryer setting, which meant we had to wait another week to use the dryer. Smh. He asked me if I had any plyers, I gave them to him and while he was showing me how to use the plyers to turn the timer stem in order to use the dryer until the new knob and stem arrived, the freakin timer fell out of place BECAUSE OF THE FREAKIN SCREW THAT I TRIED TELLING HIM TO PUT BACK IN PLACE. After all of that, he left and said that he'd be back when the knob arrived. Still to this day 3 weeks later, no one has been back. This is insane because each time I've called, no one can seem to find any work orders, or the phone representative would say that there's an error or glitch in the system, but the one part of the system that takes the monthly rent payment ALWAYS seems to WORK. My rental company recently sold to Tricon. My lease ends in a few days and I have been trying to pay them for the 16 days I owe them. They have told me to go to Kroger or Walmart to pay my rent. I've gone to both and both don't have them in their systems. I've been able to document this. They are now telling me I'll have to pay through their App. My email is not connected to them so I can't pay through the app. Why can't I just pay them over the phone?? I can use my credit card at a concession stand but they can't take a payment over the phone?? I I have been on the phone for 10 days trying to get this resolved. Most days I don't even get a call back and when I do all I get is the same response of go to Kroger, Walmart or download the app. It shouldn't be this difficult to GIVE someone money. read more

I called in to speak with our residential guide, a lady named Alex G answered the phone, in which she was very rude and had a very ugly way of representing the company. I only wanted to be transferred and she gave me such a hard time, she placed me on (5) 5 minute holds. I'm literally just getting off the phone right now and that phone call took 29 minutes in which I still was not able to speak with anyone regarding my concern. Please Please DO NOT SIGN A LEASE with this company. Customer service is trash and I don't think the workers have training before being put on live calls. This company's account services for whatever reason decided to like on my July statement saying I had a balance which is a lie. I have ALWAYS paid my rent early. Something told me to look at my July statement and when I did I noticed they put a balance for August 2025 on my July statement which is absurd. So I call customer service waited almost 30 minutes before a agent answered, told him m y issue and he proceeded to tell me that they pre bill WHICH IS A TOTAL LIE. So I asked is this something new because i've NEVER been charged separately for the month coming up. Generally they put rent, pet rent, smart home and renters insurance together. I guess I pissed the guy off because he put me on hold because he didn't know what he was talking about. SMMFH. I will not be resigning a lease with them simply because of his actions. PLEASE DO NOT RENT FROM THIS COMPANY. I have been experiencing a RAT infestation since October. I have two toddlers in my home and I am immensely concerned about their health with the amount of activity I have been experiencing. I immediately reported the infestation to Tricon and received no response from ANYONE about tickets that were submitted through their portal. I reached out to their customer service line several times and was finally told they "didn't cover pest control". Only after letting them know that I know my tenant rights and it is the responsibility of the landlord to intervene in such cases such as rodent infestations when it is an issue with the maintenance of the home (Rats and mice are literally coming in through the closet baseboard, furnace closet, water heater closet, holes in the foundation large enough to stick your arm through, an opening in the kitchen space) did they send out a "tech" who only sprayed foam insulation on one side of the home. I then sent a certified letter 11/6 and received a call from Victor the next day conveniently who represented himself as the "maintenance supervisor". He dispatched again another tech they contract through their maintenance company and a wildlife pest service who came and did an assessment on what needed to be done. The representative from that company said "Oh, they are not gonna like this proposal, there are way too many entry points"; that was at the beginning of November 11/7 and guess what, no follow up afterwards!! I called Victor's direct line for a follow up 11/12 and 11/19. After no call back or response from him, I again followed up with their customer service line on 11/20. Again, I was given the run around. I was told someone would be reaching out to me and again nothing. I called again 11/25 and was directed to Whitney who let me know they were "behind" on maintenance request. At this point, I was infuriated. The day prior to calling on 11/25, I found that my children's toy box and closet was littered with droppings. They're closet baseboard was another entry point as the rodents literally chewed out the carpet and concrete could be seen along the baseboard (THIS IS HAPPENING IN SEVERAL CLOSETS. IN ANOTHER ROOM, YOU CAN LITERALLY SEE OUTSIDE FROM THE CORNER OF THE BASEBOARD). Whitney dispatched a completely different pest company than the one that originally came out on 11/7 and the only reason I was given is because they switched pest control companies. They also again sent out their maintenance team who went up into the attic and I could hear all of the damn droppings they were sweeping up right above my head. They sealed some of the exterior with spray foam again which has already came off (a joke) and caulk, instead of addressing the real issue, the foundation. I asked Whitney about a concession for rent because at this point I have bought multiple things to try to combat this myself: poison bait, steel wool, rodent repellents, if it is available in the store, you name it. I BOUGHT IT. Whitney let me know that her supervisor and accounting are the ones that could grant a concession and they would follow up with me within 24-48 hours. I called again yesterday 12/3 for a follow up and receive a call back today from Whitney stating that I cant receive a concession because they only cover pest control within the first 30 days of your lease and the tenant is responsible afterwards. Completely ridiculous, as they have sent out TWO pest control companies because this infestation is a problem with the degrading conditions of the home I am renting for $1800 a month. At this point, I am at a loss and want to warn others. My mental health has taken a toll due to having to constantly live on edge with rodents and trying to protect the wellbeing of my children simultaneously. I will be reporting this to the health department in hopes that no other tenant will have to experience something like this. I have documented everything. I have never experienced an issue such as this. read more

DON'T DO IT! When it's time to renew your lease you will be greatly disappointed. I have a perfect rental history, and my increase is more than the going rate of similar houses in the area. Tricon currently has a home around the corner from me that is the exact model with more upgrades that is $70 dollars cheaper per month. How do you justify ripping people off like this. I've battled with these people for too long only to get the run around. Worst rental experience ever. Let's add them to the class action lawsuit like Cortland and the rest of the predatory property management companies. This treatment is unacceptable! read more

I've been waiting for over 2 months to get my AC fixed and Tricon keeps calling to check if it's fixed but when I say no, they say they'll send an appointment request and nothing. I have had by far the worst experience with this company. As a traveling consultant, I have rented many homes and apartments, in all parts of the country. This is by far the worse experience. I have been living in this home for over a month now and yet I still don't have a set of keys to the home. I still haven't completed my move in orientation. Tricon also hasn't programmed my garage key fob either. The lack of communication is unprofessional and there's no accountability on their behalf for allowing me to live in these conditions over a month. The resident support manger did not follow up with me concerning these matters and failed to provide me with the service I deserve as a customer. I do not feel like a valued customer and there's absolutely nothing that can be to change my mind. Best advise I can give you is to not ignore the negative reviews like I did. The move-in process was fair. it took a moment to get an actual agent to SPEAK to, but after I did, the move in was good. Once you move in, then goes the customer service. It is difficult to contact a person they are not responsive. Your hold time is ridiculous. The website is not always operable. You are charged a smart home fee, however the app doesn't work properly, and the tab to submit a service request is a lot having you to call the number that has you on hold (do you see the cycle). OH but the payment tab works. I had no issues when I first moved in but after my 2nd year i really began to see their shortcomings. Rent at your own risk. read more
