    If I could give 0 stars I would. This is the worst property management I've ever come across - our floors were rotting when we moved in and the only reason they were fixed is because we called the city inspector. Our window was also shattered when we moved in. My Internet has been going out for six months and nothing has been done to fix it. My roommate had a major leak from his ceiling and it's been five weeks and the room still hasn't been cleared for him to move back in. And he's still expected to pay rent. DO NOT MOVE INTO TRIPALINK PROPERTIES!

    RENTER BEWARE: They incentivize "good" reviews (see my photo of the raffle) with expensive prizes. Looking at the reviews here should tell you why they have to do so. Let me start with my 2-year experience Tldr: -Mold problem -Roach problem -Stolen packages -Poor maintenance -Very hard to contact (unless it's about renewing your lease, then they'll never stop calling) -Left my front door opened and unlocked multiple times. -I got locked out, and they responded to my emergency by hanging up twice -Poor washer/Dryer quality and always broke down -Only good thing was location, and that is how they get you. Now, let me give a full review here. I chose Tripalink because they were close to the USC campus, and the price seemed okay. Within not even 2 months, there was mold everywhere. And I mean everywhere. Everything under the bed, everything on the windows were covered. Since I was constantly busy as a graduate student, I would basically just use the apartment to sleep in, and didn't notice until it got bad. I called maintenance and told them everything. Because I had thoroughly cleaned it (hours and hours of work) they said it must not have been a problem. Like are you kidding me? It could very much be in the walls (which it was) and it could return (which it did for months). This same behavior from maintenance was repeated countless timed between me and my roommates. Never taking it seriously. Finally, AFTER 7 MONTHS, they check the walls for water and mold AND WOW IT'S IN THE WALLS. This whole time, we also have little guests in the form of cockroaches and ants constantly around. ABSOLUTELY atrocious behavior. Then they randomly had maintenance over to paint and clean, and both times, when I was living alone mind you, they left the door to my apartment completely open and unlocked. I got back home at 10PM and had thought someone had broken in. Imagine having to worry about this kind of thing happening. Once again, Tripalink never acknowledged the problem. Then once I got locked out during a holiday and so I called the emergency number they gave me for help during the holidays. I asked the guy on the line when someone would come reiterating I had work to do soon, and he was of no help. When I reiterated this point, the guy hung up on me. And then they came TWO DAYS later. I had to wait until a random tenant by chance came out 3 hours later, and when Tripalink came out two days later, they fixed the door. Fantastic. Lastly, they always try and bribe their tenants. See my "Raffle Pics" I attached. Notice how they say to post good reviews in exchange for being in a raffle. Horrible scummy company.

    Garage parking lot is full of ceiling leaks.

They almost never respond to any texts, emails or tickets in their web platform, and need to be called multiple times to get issues addressed. They repeatedly lie and are slow to get anything done, if at all. Unfortunately, the level of service they offer is not great. If all you want is someone to collect rent and interface with your tenants on your behalf, then perhaps they might work for you. But expect to do a lot of your own record keeping and follow up to make sure your property is actually being maintained. They don't respond quickly, which we found is also the case for the tenants as well and they would seek their own repairs (or not address all) out of frustration. We would send requests for information and needed to follow up many times before getting a response, which would usually be brief and sometimes not even answering all of the questions asked. They're disorganized. They didn't have move in checklists or records of how the units were so we couldn't hold tenants accountable for damage. They didn't even realize one tenant was overpaying their rent until I requested (barely intelligible) ledgers and tried to make sense of why our 1099 didn't match the totals from our monthly statements. We don't live near our property and never actually see it in person so we rely on the management company to periodically visit and inspect and let us know if repairs or maintenance is required, etc. They said they visited monthly but when we switched to a new management company we found that there was thousands of dollars in electric and plumbing repairs necessary that had been ignored for years. There was trash and debris on the property and one unit was an unsafe filthy mess. If they were truly visiting regularly, these things should have been identified and rectified promptly. Switching to another management company was like night and day. We saw how little this company actually did, and how much of a mess they really were. We found that the little bit of savings in the fee was not worth how much they lack in service.

Complaints have been filed with the BBB and Bureau of Real Estate as Calco has stopped all communication and have not returned the Security Deposit. ************************** I spoke with several PM companies in the downtown LA area, and prior to my signing the contract Donna was polite, responsive, really on her game with follow up. I liked the idea of a small business owner in downtown managing my apartment; I'd hoped we'd get very personal service. Donna and her partner Pam came to view my apartment, and got the full tour. Donna was confident she could rent my downtown loft within 30 days, for a little over market value. She'd have open houses, and be promoting the property all over the map. They took some phone snaps while in the condo and then with my deposit in hand were off to begin listing the apartment. Fast forward 2 months and she'd brought in 2 prospective tenants. The mentioned open house never materialized, and I had no way out of the contract unless I wanted to pay for a full years worth of property management fees. Once she'd cashed the deposit check and had a signed contract with me, Donna became positively awful at communication. I had to call her to find out our ad status, and if there were any prospective tenants that wanted to view the apartment. I offered on several occasions once the apartment was cleared out for them to come back and take new photographs (the originals taken on her handphone still showed my belongings in the apartment.) Donna was adamant that showing the property "lived in" was better in her experience so tenants could imagine how their belongings would fit into the space. After several responses from friends and acquaintances stating I needed better photos, I hired a photographer myself to take new photographs. I then placed my own ads and within a week had 5 responses - this is compared to the 2 that Donna had supplied in 2 months. Points of contention - in her original email she quoted me a lower price for her services than was stated on her first version of the contract. I got this corrected. I specifically asked about insurance needs, when I'm switching from the homeowner/resident to landlord - she claimed my current policy would cover anything that came up. I contacted my insurance company about this, and they informed me this was incorrect - you need a tenant/landlord owner policy when someone other than you is residing in your apartment. Once the tenant I secured moved in, things were relatively smooth until August 2015. There were things like some late payments by Calco, an incorrect rental amount $1,000 less than expected deposited in my account, missing yearly statements. There was always an explanation for these missteps, and as my tenant was ok I let things be. Then, the HVAC unit in the apartment broke, and Calco got into a dispute with PayLease which saw the distribution of my rental money delayed by 18 days past their contractual deposit date; Calco was in violation of the terms of the contract they wrote. It took me contacting PayLease to get the funds released and eventually deposited into my account. It turns out the broken HVAC unit wasn't serviced during the past two years of use - something the Property Management Company - Calco - should have scheduled. Their selected contractor was a no show at first, and when he did arrive he further broke the unit requiring a new part to be ordered. I only found out about this, as I called the contractor myself after Calco didn't return calls or emails requesting status updates. I served them with the 60 day termination notice due to their non-response to enquiries and property neglect. The only response to the notice was "why am I canceling with no warning". Further attempts to close out the contract amicably have been ignored.

On more than one occasion they actually cashed my rent payment check, and days later contacted me stating they had NOT received my rent, and were going to charge me a late fee. Any repairs that were needed in the unit were patchwork repairs done by day laborers found in front of Home Depot looking for work. Some could not even speak english, and would replaced broken appliances with other non-working appliances. Very dishonest. Never returned my Security Deposits, nor a statement of accounting.

They still came back asking for my actual tax returns and whether my son lives with me full-time, which is illegal according to the Federal Fair Housing Act, specifically 42 U.S.C. § 3604 (Section 804 of the Fair Housing Act) and will be reported for CalDRE and HUD with proofs. This company is what wrong with the housing market and what will cause the next house crisis, they are bullies. I'm 37 years old. In almost 20 years of renting in LA, I've never been asked for tax returns -- not even when I bought a property. This is ridiculous. Extremely rude, invasive, and discriminatory. They're clearly looking for any reason to reject people. Complete waste of time. Stay away.

    Edited in light of the response:…read more Yes you "fixed" the water spots on my ceiling by sending over a dude with a spray bottle of bleach, and my broken drawer that's been "fixed" 4 times has a rusty nail sticking out the front that stabbed me last week. Meaning I now have to submit more work orders and schedule more appointments to fix the cheap lousy "repairs" your team does. It's not worth the trouble. I will be submitting my notice very soon and moving out. Can't wait to see how many things YOUR team has "fixed" yall try to take out of my security deposit.
