I can't say enough good things about Brownwick Construction. My wife and I contracted with…read moreBrownwick to build an addition on the rear of our home (greatly expanding our kitchen), replace all of the flooring on the first floor, fully paint the first floor walls, and re-side the home with new vinyl siding, among other things that were done as part of this project. The work that Brownwick did was nothing short of amazing. This was a large project (for us at least), and there were many pieces that could have gone sideways and derailed things quite easily. Our home is an old house with a lot of quirks, but Rob and Chris kept everything under control. In the end, Brownwick Construction's work blew our expectations away. The icing on the cake was when our town's building inspector came to perform the final inspection on the modified property. He mentioned to me that the quality of the work was outstanding and was some of the best he'd seen. That was not the first time I'd heard that sort of remark from an inspector - throughout the process, various inspectors from our town voiced the same sentiment - from electrical to mechanical to building. It is very difficult to find reliable general contractors this day in age, but if you are looking for a contractor for your upcoming project, you can safely consider your search over. Look no further than Brownwick Construction.

Today was the culmination of a GREAT Experience with Cambridge Exteriors, LLC from Medford, NJ…read more Their salesman, Adam, was one of many who we had provide estimates and he was extremely professional and provided us with the most comprehensive quotes of any of the companies we met with! Their pricing was very fair and competitive! They offered the GAF roofing system that provided what we needed without over selling the job. I had the pleasure today working with their foreman, James, and a fantastic subcontracted crew that tackled what initially started out rather straight forward but the original plywood substrate from the 1970's was in really bad shape - they replaced all of the needed plywood without issue and gave us a fantastic finished product and they left the house and grounds better than they found it! I'm completely satisfied and would highly recommend them for a roof replacement! Adam then followed up with meeting their gutter crew the following week and because I was not able to meet them, he FaceTimed with me so that I was able go over the scope of the project with their crew foreman and get my questions answered before work started! I was able to get down on the weekend to check out the completed project / they did a Fantastic Job with the installation. They were able to hide the mounting screws for the downspout straps and even filled the holes in the siding where the old straps were attached with color matched pop-rivets. They also did a much better job with the downspouts where they entered the drain pipes! This attention to detail made the whole project look Fantastic! Thanks for having such professional installation crews working with your company! We are totally satisfied with both the new roof and the new gutter / gutter guard installation! Thanks for a great job - your company truly delivered on all of your promises!!!

C'mon FROM ME TO Cambridge: Contract doesn't have your signature we discussed that the times stamp is what you use.( not 100% comfy with that, would rather you sign but ok)..and deposit check hasn't been deposited. Leaves us exposed and sort of not under contract. I'm a realtor too. ..and a deal ain't a deal without signatures and deposits. Please do the needful. Thanks. FROM Cambridge: (the spin) "I understand I held your check because I felt something was off I can send it back to you with no hard feelings I completely understand your point of view You need to choose someone your comfortable with and I see you been through a few contractors already I will cancel the project and send you back your original deposit check early next week as I am out of town I did not deposit so I have your original check Thanks for the opportunity. I've done business with this company in the past and had no issue. I called them back out to fix a leak in my roof and installed my bay window. For they got 5 stars, 2021 jobs. Lauren was the person that sealed our deal. She's gone. Fast forward to 2025, the siding. No Lauren and the dynamic is clearly different. I use reviews heavily to make my contractor decisions and the fact that we've already done business with this company, made them a contender for our siding job. The were $5k higher than our lowest estimate. As homeowners we don't have all the answers but should not be made to feel like we're causing the contractor strife, or questioning their professionalism, or pulling them from their customer base to do your insignificant job because they're in "High Demand", when YOUR trying to figure out the work and services that will be included or excluded for YOUR work. We are handy and can do a few things to save ourselves money for the next project. (AND PLEASE NOTE THAT WE SHOP AT UNIVERSAL SUPPLY TOO! SHALLOW TO ASSUME THAT WE'RE LIMITED TO LOWES AND HOME DEPOT.) We were trying to make money decisions about our home and wallet. No one asked for favors...just a fair price and professional opinions. Its called due diligence. In this instance, we were considering about 4 estimates...ALL around same the price to make sure we'd be able to release that check with a smile. THIS SIDING TRANSACTION. It took us a few weeks to talk between all the contractors asking each one various questions and going back to ask additional questions. If we learned something from one that wasn't discussed with another, we asked. ALL got the same line of questions and there were many, so that we could be $25K- $30K. Ridiculous! ...with this transaction once we made our final decision and signed, I noticed that the contract wasn't signed by Cambridge. On the same day, I questioned it and was told that they just use the time stamp at the top. Last transaction, Cambridge signed, but I let it go. That was my first flag. I know better. HOMEOWNER's please know that a contract is not a contract without all signatures. Try taking a contract to a judge with one signature!?. Second...I noticed that after 2-3 weeks my deposit check had not been cashed?! Second red flag... so now...no contract and no money. In the real estate world, NO MONEY, NO CONTRACT SIGNED BY ALL PARTIES means we're NOT under contract? Hmm... I asked why my deposit hadn't been deposited and the truth came out. You didn't want to work with us, then tried to spin it like we had the reservations and weren't comfortable. Let's process this! I signed the contract Cambridge didn't. I gave the deposit check and Cambridge, Marc, literally decided not to cash it. Not much more we could do on our end. The decision to not NOT deposit the check was because of a "Feeling" and now I'm guessing no signature on the contract was for the same "Feeling". I've been me a long long time so I can only believe that ....Strong lady Melanin with questions, that you don't normally get, made you uncomfortable. Let's call a spade, a spade. Makes sense now. I've seen "you" before. Guess people just trust with no questions. Thats mostly because they don't know what to ask. HOMEOWNERS...ask your questions and trust your gut. It normally tells the truth. We wish you would have been honest and expressed your reservations instead of not executing on what we thought was a deal and trying to spin it like your uncomfortably has anything to do with us. That's all you. We gave you a check to start an expensive job. We were as comfortable as we were going to get. I started to post the entire text thread...but decided not. Do better and recognize that its your business. You can say that you don't think your the right match for a prospective customer. Much easier to be honest up front, then to have this on the back end and waste people's time because of your displaced BIAS.

Vince appeared knowledgeable & Cindy is amazing at picking out materials that coordinate. We were told that an electrician/plumber would be consulted. He had 1 helper. Big picture shows amazing dream bathroom. Closeups show frightful workmanship & future costs will be an ongoing nightmare. Cintex said he would do punch list /repairs, however, we lost trust in his workmanship due to numerous errors & poor quality of work. Breach of Contract: Original flooring was not completely removed & new flooring & tile were placed on top of 2 original layers. Plaster on back outside shower wall & behind toilet was not removed. Trim around entrance door was not completely removed or redone. Base board heat line was not relocated but left buried behind new tile wall in shower. Insulation in new shower wall or any outside wall was not done. Walls/ceiling were spackled but not paint ready. Tile in shower was not to ceiling. Substandard Workmanship: Plumbing work substandard/not to code. Cintex cut support lines to main septic line pipe & did not replace them. Placement of vanity cabinet, ceiling fan, & electrical outlet needed to be redone as measurements were incorrect. GFI electrical outlets were not used. A box was not used to attach ceiling fan to beam. Live electrical box to power 2 high hat lights was left behind tiled shower wall & no access. No support blocking was put in shower & bench walls to install safety bars. Appropriate waterproofing of shower wall & floor is questionable. Wrong color grout was used on shower walls, shower shelf & shower bench! Grout work is uneven, lumpy, & full of holes & gaps. Thinset/grout is not cleaned off tile on walls/floor. Grout repairs were made by Cintex with wrong color grout. Cintex suggested we tape off & paint gap between ceiling & tile in shower. Permanent red marker was used to mark off measurements on walls/floor/bench/shelf & not removed. Many chips in tile in shower. Shower Shelf is a disappointment & not an eye catcher. Closet door has crooked gap at the top & handle latch was not set flush with door frame. Entrance pocket door handle was not set flush & can't be repaired without replacing whole door. Nail holes in wood trim were not filled in. We hired a separate plumber to set toilet because tile was not cut properly to set wax flange to mount toilet securely & would leak into basement. We did not trust Cintex to set toilet properly as he was going to do it himself & not use a licensed plumber. Main/Hand held shower wall mounts were set & sealed improperly with silicone. Diverter wall mount in shower was set off wall & gap was filled in with silicone. Cintex said to cut out tile to do repair. We suggested to make an access panel from the closet wall behind it. Wall mount diverter is still not flush to wall & is coming apart. Vanity sink was NOT vented so sink does not drain properly & will become bigger problem in future. Drywall was put in on top of heater behind toilet & over plaster that was supposed to be removed. Cintex told us to go to Home Depot to get new heater covers on our own since he tried unsuccessfully to put back original covers. We had to cut 5 inches of new drywall out above heater fins ourselves & then have a plumber install new heater covers. Air conditioning vent was left in shower & not relocated. Exhaust fan was not properly attached to ceiling joist in attic. We gave Cintex a chance to do some repairs & after losing trust in his workmanship we had no choice but to keep him from doing further damage. Last issue is concerning licensure & following codes. Cintex does not have an electrical/plumber license. His tiling, plumbing, & electrical workmanship was substandard. We had outside inspections done & will need extensive work to have quality restoration done, bring his work up to code, make it safe, & avoid future breakdown/repair problems. Pictures of his tile work were shown to the store where tile was purchased & their comment was "It looks like a DIY job". Finally, a major leak in handheld shower line was caused by Cintex's incompetent workmanship. He denied that he could be at fault & refused to fix it. Pictures & an outside licensed plumbing repair bill prove that it was his fault. We lost our trust in Vince's ability to do quality & lasting workmanship, make competent touchups/repairs. Concerns: Safety of his work as he did not use licensed electricians or licensed plumbers, future problems that have started, & are going to happen because of Cintex's inferior workmanship. We have to hire qualified specialists to repair/restore our Master Bathroom Nightmare. Our Advice? Go to https://www.njconsumeraffairs.gov/news/consumer%20briefs/hiring-home-improvement-contractors.pdf Contact references! Lawyer to look over his contract. Use another company with licensed professionals including Home Improvement.

However, we found out later they didn't cover a basement pipe that was connected to our washing machine. Since they neglected to do this, debris got stuck in the pipe and blocked everything whenever we ran the washing machine. We had to pay $800 in repairs! I called to talk to Guardian about it and ask that they help with the bill and they ghosted me. The owner immediately denied it without even bothering to look into it. I will never call them again and I recommend you don't either.

The next year, our incredibly heavy front door came off in my spouse's hands. The frame had been destroyed by termites and the hinge screws had nothing to screw into. Our exterminator guesses the termite colony was about 10 years old. Guardian never looked under the bits of molding tacked onto the house sill. About $20000 later, the repairs are done, we hope: Jacking up the house to replace the sill, replacing 1/3 of the center beam and completely rebuilding the porch. All the things we "wanted" to do to our new home we still can't afford to because of what we "had" to do. We never would have purchased this house had we known that there were termites and just how extensive the damage was. Never. Lazy and incompetent or in league with the Realtor who recommended them? Besides the lack of courtesy towards myself and the neighbors concerning noise, vulgar language, and lack of respect the workers they brought with them were "peeping toms". I was unable to take a shower, use the bathroom, or walk around my house without fear that I would see another "illegal alien" looking through my windows. My neighbors have tried to talk to the workers, as well as myself, to see if they would respect the fact that we are currently living in the area that they are working on, yet nothing ever seemed to be done. Multiple times we asked them to lower their voices as we were hearing about their "sexual" encounters as well as personal matters. Still I am awoken every morning to their voices ( not their tools) and have to lock all the windows and doors in my house for fear that one of these unsavory workers may steal. DO NOT HIRE THIS COMPANY. They cut corners, changed my plans, and did a horrible job of painting. I had to call another contractor to check the work and was alerted that many things were not properly done and I ended up spending twice the amount I had planned on. This man, the owner, takes people from outside Labor Ready, so they are not documented or connected to any organization that could hold them responsible for mistakes made. Find a contractor that does not cut corners, or worry about their sex lives while working on your house. I will never, ever resort to calling them, even if there was no other contractor left on the planet.
