Nothing I dislike more than writing a bad Yelp review. Lived in one of their buildings for 13 months. I've never been so heart broken from a property manager. I understand we were in a global pandemic. But once proving myself and my husband were laid off and told we could have a rent reduction, we were later told we could not. I've never been so nickel and dimed in my life. Had almost 1k taken from our security deposit when I later explained we had proof that we left the apartment in great condition. My experience with Triterra was positive overall! I lived in one of the apartments they managed for a little under two years and it was my favorite apartment I think I've ever lived in. Haley is a great property manager and was always lovely to deal with. I always felt taken care of by her and she responded promptly when I had issues in my apartment. Triterra has been great and easy to email for building questions and issues. Ryan wakinaya especially has been really great as a property manager. When I was interested in a studio in downtown SF (still currently living here for four years), I scheduled a viewing with him, and then let him know I was interested and it was a really easy application process, which he was get informative and helpful with. When there's an issue with the apartment I will call Ryan and he will schedule someone to come out same day or next day (clogged sink, broken fridge, broken shower etc). My boyfriend and I had such a disappointing experience with Triterra. After viewing an apartment on Tuesday 4/13, we apply and were approved 2 days later. Lease signed on Friday and supposed to move in the following Tuesday. We even rushed and drove 45 minutes to drop off our security deposit. Tuesday, 6 hours before we are supposed to get our keys and move in, I get a call from Haley saying there has been an error on the lease. The owner of the building will not sign the lease because the price is wrong and they are asking $400 more each month. Somehow, everyone at Triterra got the pricing wrong on all of the units in the building (3155 Broderick). Pricing was mentioned at the viewing, via email and in the 3 different lease versions they had sent us. They were not able to negotiate with us and left us hanging dry 6 HOURS before move in. Less than 2 hours after the call the unit is already reposted on Zillow way above original price. Why was the lease not signed prior to move in day? read more

If you are looking to live at 1688 Sutter St and/or rent from this company you'd be making a huge mistake. In the 2 years+ we lived at this address we had multiple grievances with the property management and they rarely took time to care. They never work with the tenants to fix any problems with the property and they rarely respond to phone calls or emails in a timely manner, although they expect timeliness from you. They also illegally do not return your security deposit for things that are wear and tear and they don't care. First, were stolen bikes in a locked room, locked to a bike rack, which when we asked for security cameras never got them. Second, we had to have them come three times to "fix" our blinds that were improperly installed in the first place and they told us the blinds wouldn't close because our internet box was in the way... That was not the issue in the end obviously. Now, to top it all off, after we left as good tenants (paying rent on time every month, respectable and responsible) they took out over $1000 in fees from our security deposit for painting, cleaning and lightbulbs! We left the place immaculately clean. Plus all of these items, according to the tenants union, are illegal to charge a tenant as they are considered wear and tear! They charged our neighbors, who moved out around the same time over $2500 for the same items! INSANE! Do not expect anything from them except to get on your case about a doormat outside your door or to take your property from the laundry room and never return it, because these things are "storage outside your unit." This company is horrible and does not care about their tenants or buildings, only the bottom line. NEVER rent from them! read more

this is a real hit and miss place. Sometimes you call them and ALWAYS seem to get the vm. Whenever I called because I had a question, I have someone answer 1 out of 10 times. A really poor customer experience for me. I've been a tenant at one of their properties in Burlingame for about 5 years now. Living there with my then gf. We've been in good standing, no late rent, no noise complaints, etc. Most recently reached out to them to modify the lease agreement due to unexpected circumstances in our lives. Here's part of our email conversation: ---- On 9/2/14 I wrote: [Dear Triterra representative], [My gf] and I ended an 11 year relationship this past July. We are going through a tough time right now and would appreciate your cooperation as much as possible. I understand we have a few more months [4 months to be exact] left on our lease and I have no intentions to move out and leave an empty apartment on your hands. I will continue to pay rent on time and you should not be financially impacted. But... I would really love to work with you to resolve this for both [my gf] and I so we can move on with our lives and try to heal. I really would like to talk you over the phone when you have a moment. I think the desired outcome would be something like this: 1. [gf] gets a check from you for half of the deposit so she has her share back 2. I will reimburse you half of the deposit so we are net even 3. We revise the lease by taking [g] off since she no longer lives there 4. I re-sign the lease which will carry us till 12/31/2014 Net net.. you still have a steady stream of rent from this apartment with no interruption. Please let me know when we can talk over the phone. P.S. [gf] and I are not talking to one another right now.. which makes this a bit more difficult. Thank you for your understanding.. ---- On 9/3/14, Triterra representative writes back: It will not be possible to revise the lease and take [your gf] off the lease and return half the deposit. Feel free to give me a call to discuss - I'm available during normal business hours. Thanks! ---- Call me crazy.. but all I was asking for is some paper modification. Wasn't asking for a reduced rent. Wasn't asking to break the lease and leave them with an empty apartment. Wasn't asking for something that would put them in a pickle (at least not in my mind). Given how long we've been good tenants of theirs and given the circumstance we were in on the personal front... I would have expected a little more cooperation and sensitivity. You be the judge.. but my advice, look for another apartment. read more

I saw a craigslist ad by the company for a parking spot near Millbrae BART and talked to Kathy Young. I filled out an application which called for my social security number, bank statements, pay stubs and references. Then i never heard back from them, even though i kept emailing. Most management companies that I have dealt with in the past are incredibly difficult to get ahold of, rude, and generally inconsiderate. I worked with Simone and Ryan to find an apartment in San Francisco and I couldn't be happier. They both walked me through the process and explained everything in great detail. I had many questions for them, as being used to bad management companies, I wanted to make sure that they weren't any hidden costs or unexplained issues, but they were more than happy to answer everything and keep everything open. I've lived at one of their SF properties a little over the last year and half. Keep in mind the building is old. During my time, units have been remodeled, laundry machines have broken, water pipes have burst or leaked, elevator has broken down, and according to another tenant, some serious insect problems. I don't know about the insect problem but management fixed the other problems. The front foyer is buzzing with flies sometimes as you fumble for your keys. But fumbling I don't do often since I have been spooked by a creepy homeless guy trying to get in while I got my mail. There are security cameras around. I'm not sure if they work. I've wished fervently that I had gotten a unit on the top floor because I can hear everything from upstairs - peeing, shoes walking across, and yes, the thumps in the night. Sometimes the morning too. I've tried to convince myself it's the sound of the pipes in the wall. Maybe the smell of the marijuana in the hallway can help convince me but I don't smoke. I've learned to time my showers so I can get a hot shower. I can't take it when the laundry is going. Or if a lot of other people in the building already has taken their shower. It's always odd to me that the water from the shower can be lukewarm to cold but the water from the sink is boiling hot. Nothing can be done about it though. At least that's what I was told. When I moved in, there was a whole bunch of constructions defects. I was the first to live in it supposedly after the remodel but I don't know if it's true. Toilet seat missing a knob. Holes in the kitchen wooden floor that was supposedly just remodeled before I moved in. Towel bar rack that unhinged. A crack in the glass of the main light fixture. I fixed the toilet seat. The rest they fixed. It's San Francisco and the building is old. I think my rent is overpriced. Plus I pay extra for utilities (water and sewage). Average about $75 more per month. PG&E is an extra 20. So add another $100 when budgeting. They told me it was going to $50. I don't think my stay has been a five star quality but the management group is not bad. Kathy has been fairly responsive. Ryan has been pretty respectful. I think the group might be a little money hungry, but it's a business. Scam**** Saw many reviews like this, but didn't want to believe it. Payed our application fee, and submitted all paperwork as applications typically go. After being shuffled around with phone calls within the leasing office for three weeks, never receiving a call back, our group of tenants was advised that the unit has been leased the day before.( A week after our completed submission bumping through extra hoops). In follow up communication with the leasing office (Hayley) the group was told we didn't financially qualify. Another conversation (Kathy) stated the complicate opposite And that several of our documents were incomplete, Which simply is not the case, as our paperwork/ and paystubs proved we had the income/credit score/ renters history to qualify. They will take your application fee and run! Don't rent from them or waste your time going through the maze of confusion as this office has poor communication with potential tenants and doesn't value customer service. read more

Sadly, our property management company has not performed its duties. I have been living in a property in Burlingame for 7 months now. Right now its almost mid August. Sometime mid May we receive a letter on our doors saying that they are going to have the balconies replaced. I think, awesome! First week of June rolls around and I get a notice to "take everything off of the balcony and do not park in the parking lot during business hours for the next 3 weeks". I think, wow, that sucks and is very inconvenient, but, 3 weeks I can do. After 3 weeks I call the property management company and leave a message. I also send an email. One week later I think its odd that they haven't called or emailed. So, I send another email. Its now been 10 weeks and our balconies are mid way through construction. I live in a one bedroom house with all of my plants and bikes that WERE on my balcony. You'd think that paying a decent amount of rent in a 600 sq foot apartment would afford you the courtesy of a response from your own management company. Alas, this company lacks common courtesy and does not provide the service you'd expect in such a nicely remodeled apartment. I guess that means we'd better find more places to spread the word so that perhaps someday Triterra may contact us with a simple "I'm sorry, its taking us longer than expected" letter. read more

Very poor tenant experience renting from triterra in Oakland. The property manager is incredibly disrespectful and mindfully neglects repairs. My back door frame has been cracked Sense the last earth quake causing my door to remain off the hinges. The situation was reported and still has not been fixed. Similarly my shower drain is backed up causing my shower to flood and they can conveniently be 1 full week from my time of complain. Or I can pay them an additional fee for them to come out tomorrow. The management is a joke but the neighbors are great. I would not recommend this group to anyone in the mark. read more

So I was looking for parking in the Nob Hill area, and everyone knows that that is a mess. All of the public garages in the area are terrible and have limited periods of availability. Fortunately, I found a listing on Craigslist for this private garage. Immediately sent a call out and Jon V. responded the very next day. He sent me over the paperwork and provided me an overview of the spot. He assured me that it was a great spot, and I took his word for it because I wanted to be done with parking. After driving down to Burlingame and freaking out that I wouldn't make it on time, I discovered that Jon had waited for me. He stayed late to draft the official lease and give me the keys and remote. That is customer service right there. Anyways, I had the need to use my spot two days after getting it. True to his word, Jon had given me an awesome spot in an awesome garage. I'd recommend doing business with Jon again. read more

Shortly after moving into our apartment, I noticed that the patio floor was chipping and peeling apart and it was dangerous to step out there barefoot. I emailed Ryan asking him to fix this and he sent someone out to peel off all chipped pieces and repaint the entire balcony and it looks better than I thought it would! Outside of this event, Ryan and Triterra have been great at answering/returning my calls, and after this experience I'm confident that they'll help fix anything else that breaks. Stay away from these these guys. Esp. If you're looking to rent their commercial properties. We had to deal with them in Burlingame and landmark at 1375 burlingame ave is one of the properties they own/manage. Salma and associates is another family member who is involved. Its their father and son and family who is involved. initially reeled us on by their bait and switch techniques. They will tell you initially it's all nice and easy . They've pretty bad one sided and ridiculous commercial rental contracts. Once you read it you realize you're literally risking everything. Even our attorney mentioned they have modified and made things one sided and left remnants of it to make standard contracts to suit their greedy and aggressive needs. If you are the next commercial renter also carefully check with your insurance about their insurance clauses and most likely you will realize your insurance may not even cover your business. Best stay away and seek others as simply you will end up wasting a lot of time and money. It happened to us. We spent almost 2k going through the contract with our attorney and he simply told that's one of the brutal one sided and ruthless contracts they've seen. Even our insurance personal said its,ridiculous. These guys have ego bigger than their iq. If they think they can take advantage anywhere they will. After their previous tenant ran , these guys were ready to sell their stuff even without knowing if they legally can. read more
