Booked and stayed at Cherokee Rose in mid June. Every part of the booking process was simple and they allow you to pay in installments, if needed. The property was in great shape and clean upon arrival. It looked like it had just been built. The owner obviously did not go cheap with the furnishings and overall decor. My son loved the saltwater pool when we would return from the beach each day. No doubt we will use Tybee Vacation Rentals in the future for any trips to Tybee Island. We stayed at #5 17th Place. This is a great location and the condo was perfect for our family. The only complaint was the upstairs neighbors can be heard A LOT (talking, walking, etc.) I'd recommend any future guests pick a different rental company. Your customer service was awful. 1. You offer parking for 2 cars, but when we arrive with larger vehicles your solution is "pay to park". That cost us an additional $240 that we weren't planning on spending. 2. When we had issues with the condo (I.e. arriving to find dirty linens) NO ONE responded to our texts or call. So we spent our first night cleaning the condo and linens. Terrible way to start the vacation. 3. This unit is for sale. Mid-way through our trip we were notified that we needed to vacate the property for a showing the next day. We had no where to take our dog, so we cancelled the plans we had for the morning in order to sit with him in the car. After rearranging the plans, we were notified that the showing had been cancelled and we didn't need to vacate. We literally rearranged our VACATION PLANS for you and you cancelled it. I'll NEVER stay at Tybee Vacation Rentals properties again. This company has been a family favorite for over 20 years. The corporate sellout shows. Local owed goes a long way. Your corporate policies are unwelcoming and made our vacation feel like too much work. We spent $3,800 on the rental plus $240 for an additional parking space. We shouldn't have had to work. If I could give Tybee Vacation Rentals zero stars for the Atlantic Ocean 8 complex, I would. We paid $2,000 for a weekend stay and arrived at 1 AM after a long day of travel, only to walk into a place with FOUR cockroaches scattered around, one of which was still alive. That alone should have been enough to leave, but it got worse. The toilet had literal poop residue from the previous guest (and the photos I'm posting are AFTER multiple flushes, so no, it's not because someone was still there), there was hair in the bed, a toenail on the floor and the overall cleanliness was unacceptable. We ended up stripping the beds and using our own sheets (we travel a lot) because we didn't trust anything in the unit. There were bugs everywhere. I lifted a pillow on the couch and a spider came crawling out. It felt dirty and neglected, not at all what you expect when paying that kind of money for a vacation rental. When I called to report everything, I didn't hear back for HOURS. When they finally responded, they told me any compensation would have to be discussed after checkout. After checkout, of course, no one has responded. No accountability, no follow-up, nothing. The only thing they initially offered was to send a housekeeper... at 1 PM the next day. By then, we had already cleaned everything ourselves because we had no choice. To make things even more uncomfortable, the owner approached us on the balcony about a remote that had fallen off. It might have been minor, but combined with everything else, it felt invasive, like we were being watched the entire time. The ONLY redeeming quality is the ocean view. That's it. Between the bugs, the filth, the lack of response, and the uncomfortable interactions, this was one of the worst rental experiences I've had. The vacation home was miserable. Floors were wet, furniture was stained, the ice maker was broken (causing water runoff in the fridge), a bedroom hook broke, and there was broken glass in the kitchen. AC didn't work properly. Extension cords were daisy-chained, creating a serious tripping & fire hazard. The garbage disposal broke, and the screened porch screens were torn, Attempts to contact the host failed. so much more and not enough space for all the bad. read more

My wife and I booked a condo with this company in March for our stay May 8-14, 2026. We followed all requirements, fees and regulations. We have never posted any complaints online ever before. We usually write favorable review of our stays. We have never wrote a letter regarding our stay, even at sometimes less-than desirable places we have stayed at before, but this time we shall. What we had trouble with was the company's ability to respond to our needs once we arrived on the island and all the trouble and inconveniences it caused. When we arrived, we picked up our welcome package, after hours, on Friday May 8. We were tired, as you may guess, after a long drive that day. Along with the paperwork, we received 2 remote controls. One for the gate and one for the roll up garage door. We read that you must hold the remotes within 1 foot of the receiver for them to work once we arrived at the address. First of all, it is actually impossible to hold the transmitter that close when we don't actually know the location of the receiver (where to point the remotes). As I drove up to each of the garage doors (and the gate when the garage doors failed to open) pushing the buttons frantically, we had to move on as there was another car behind up. We repeated this step several times, circling the block, as cars coming both ways needed to get by or in the condo. Still....nothing. I then circled the block again and let my wife out of the car to try to allow her to get VERY close to both the garage door and the gate. Again without success. So we parked in a non-parking spot, walked up to the gate and tried the code to open the gate. It worked! I then drove around the block again and pulled into the place, as my wife was going into the garage and manually opening the garage door from the inside. I then drove the car around the block again (one way street) and was able to pull inside our designated parking spot some 35 minutes after we arrived due to the remotes failing to engage. Since it was late we contacted the office the next morning, (Saturday). Whoever answered the phone told us to come to the office and they would give us "new batteries" for both remotes. We did not think that was very customer friendly or a good way to start our vacation by making us stop what we had planned in order to drive a few miles to the office to change out some batteries; both remotes had LED lights on them to show when the buttons were pushed and they lite up each time we pushed them - we did not think that was the issue. So we did not drive to the office that day. On Saturday, we also noticed that the jacuzzi tub's outside support wall was loose. We took photos of it to prove it was that way before we came to be there. We also noted that the jets of the tub were not working either. We also noticed that the window in the living room (north facing) was busted out and there was a wooden board across the window. We called the office that day as well, but no one called us back. On Monday, since we still didn't have a way to open the garage door except by going through the gate by entering the code then going in the garage then opening the door with the inside button, we decided to go to the office. We spoke to someone at the front desk, she assured us that they would get the remotes fixed and back to us that day. In fact, she told us the remotes would be left just inside our door. So we left without both remotes. We also told them that the ice machine in the refrigerator wasn't working, so we asked for ice trays. They didn't have any so she even promised to deliver the trays at the same time they fixed the remotes. Later in the day, when we returned to our condo (after going through the ordeal to get the car inside the garage) we found that neither the ice trays nor the remotes had been delivered as promised. That is the day we discovered the light above the stove wasn't working nor would the plug for the jacuzzi tub would fit to hold water without working with it for 15 minutes...and then once filled, would not turn on. As you can image after a long day on the beach and visiting many of your historic area, the disappointment of not being able to use the jacuzzi (especially after working on it for 30 minutes to plug and then waiting for the tub to fill...Again we called and left messages expressing our deep disappointment with all the failed promises. On Tuesday, I believe we got a call saying a repair man would be there on Wednesday (one day before we left). We did not have high hopes and were just saddened on our vacation that we had had this much trouble with your management of this property. And now we would have to stay in the room because your repair man might show up on Wednesday. He did arrive on Wednesday and he did a lot of apologizing for you all. He was able to fix a few things. Theres more but out of room. We asked for 30% back - but have not heard from them. read more

We stayed at "Mellow Yellow" on Tybee Island the last week of June and had a great experience. The process was easy breezy from booking to checkout. The home we stayed in was pet friendly, very clean, and perfect for us and our dog. The property was about an 8 minute walk to the beach. The service we experienced was extremely unprofessional and unacceptable. On the day of our arrival, Anthony with Tybee Vacation Rentals called at 11:30am to inform me of a maintenance issue with our reserved home and said he would send alternative options. I agreed without hesitation, understanding that unexpected issues can happen. However, after waiting and receiving no email, I called the office at 12:35pm and was told Anthony was at lunch. I continued waiting, and at 1:21pm finally received an email with only one alternative home. My husband and I reviewed it immediately and responded at 1:32pm confirming it would work as we had already tried to find a different accommodation for our family but nothing was available on the island therefore we had no choice. I received no acknowledgment to my response --no call, no email. At 2:28pm, I called again and was placed on hold before being sent to voicemail. I emailed Anthony once more asking for confirmation. By 3:37pm, still no response. At this point, we were supposed to check in at 4pm but had no address, no entry instructions, and no confirmation that we even had a place to stay. I called again and spoke with Erica, who promised a callback within 15 minutes. By 4:27pm, still nothing. When I called back, an older gentleman answered, and the background noise made it difficult to understand him. After explaining the situation, he attempted to transfer me to Anthony. I waited on hold for about two minutes before Anthony finally answered and asked if we were okay with the option he sent--despite multiple calls and emails confirming this hours earlier. He blamed their system for being slow and placed me on hold again to finalize the booking. I waited 55 minutes on hold before he returned with the address and entry code. He offered one insincere apology that felt more sarcastic than genuine, as if assisting us past closing time was an inconvenience to him. At no point were we offered compensation, a discount, or any acknowledgment of the significant disruption to our first day of vacation. We finally entered the home around 5:40pm--frustrated, hungry, and exhausted after a six‑hour drive and an afternoon spent trying to confirm we even had a place to stay. Had there been another available property that could accommodate my family, I would have requested a refund and booked elsewhere. This was by far our worst experience in Tybee Island. I would not recommend this business, and I do not plan to book with them again. This entire experience made the whole trip blah as we were not in the original home we booked close to the beach and had to drive to the beach from the new location as it was much further out and was just nothing like we expected our trip to be.Once we returned home I reached out to Bookings customer service team and told them about the experience we had and requested a refund as I had paid nearly $1500 to not get to stay in a home I had booked. I was emailed back in 48 hours stating the accommodation had agreed to give me a refund of $150. This was a sarcastic gesture and that $150 did not even cover a one day stay that was taken from my vacation due to waiting around for the company to respond to me nor did it cover the amount of money we had to spend on parking due to being moved. I have since responded to that email and asked that either booking or the business make this right. I am hoping that this happens. I have used booking for many years and many of my stays but if this is not made right I will no longer use this platform. read more

The property and house itself were nice - Neptune's Nest. Unfortunately, Check-in and post-checkout experience was extremely frustrating and unorganized, extreme lack of communication. I accidentally left a pillow behind and notified TVR immediately on day of checkout, as required. While their Lost & Found policy states they will make "every effort" to locate items, the internal processes are not streamlined. I was unable to speak with anyone who could provide direct assistance while I called daily to get an update -- I was always transferred or promised callbacks, many of which never happened. I was in town for four days after checkout, trying to personally pick up the pillow, but due to poor coordination with housekeeping and unclear communication, I was never able to retrieve it. When shipping was finally offered, I was told I would have to pay postage despite the delays and mismanagement on their end. As of my last follow-up, the pillow still had not shipped (one week after checkout). While the home itself is great, the handling of lost items and lack of effective management/communication made this experience stressful, inconvenient, and disappointing. read more

We have been renting with them for many years. In the past year it has gotten to the point that we are done dealing with this. They no longer seem to care about the renters and only focus on the needs of their "real" clients that own the properties. The management team took the side of the owner who had a camera and was watching us and then claimed that we disabled the camera which we didn't. They then called us to say we were being evicted or could be evicted. Once they actually sent a maintenance person out they realized we had done nothing. Their response? No apology. Nothing. Talked to corporate. It is obvious where they stand. Please make your own decision, but the flurry of recent one star reviews seem to all be similar to our experience. The house was also in need of repair inside and out. Rotted wood, completely filthy siding, the pool had not been properly cleaned. Pictures are attached. Staying at the rental managed by Tybee Vacation and booked through Airbnb was the worst travel experience of my life. The property was filthy, flooded, and unsafe. Blood-stained sheets, bug droppings on the beds, leaking ceilings, soaked floors, dirty furniture, an oil spill in the garage, and a completely unresponsive host. We contacted Airbnb and the host immediately -- but neither responded for hours. Even the "emergency" line offered empty promises. This was supposed to be our wedding weekend. Instead, we spent what should have been family time placing pots under ceiling leaks and sleeping on unclean bedding until the night before we left. Because our family had traveled from across the country, we had nowhere else to go on such short notice for a large group. The worst part? No full refund. No apology. DO NOT USE TYBEE VACATION RENTALS. Our house was not as pictured and did not have the views that they were boasting about online. We walked into the house that smelled horribly like mold, stained carpets, dirty moldy shower and tub and no air conditioning on for arrival. When I reached out and ask for management to call me they waited till the last day to reach out...well after and not in time enough to communicate or change location. The management was not responsive or communicative. VERY DISAPPOINTING EXPERIENCE! They also expect you to clean the home and dishes before you leave.... and charge you if you don't! Terrible. Rented Brass rails 203 for a week, picked this unit only because it advertised an elevator. We brought an elderly family member who was not able to walk the steps very well. The elevators were down the ENTIRE WEEK!!! Management declined to change us to a different assessable unit. Declined any refund at all since our vacation was ruined since we had to change all our plans around this and was told they'd be fixed before we left which was not true. Sheets on the beds hadn't been changed (sand in them). Couch bed in living room was broken down and boarded up pitifully. Pool don't open till 10am and closes at 9pm in the summer which is silly especially when they come and clean it while your in it during the day. They do all their maintenance during the day while everyone is trying to enjoy their time. Honestly just pitiful. Not worth $4300. We spoke to neighbors here and there was a lot of unhappy people here and the elevators next to us was broke down the entire week as well (we checked it and talked to other guests) even though management told us ours was the only one down. A pretty good walk to the beach and to say partial view of the beach from this balcony is really a stretch I feel. read more

My family and I recently stayed at one of Tybee Vacation Rental properties and had the worst experience we've had with a condo company. I rarely write reviews but felt that I should warn others. We stayed at The Vue, unit 235 in Tybee. To start, when we entered the condo there was a big sign taped to the sliding glass door saying "Caution Do Not Use Railing" and on the railing there was yellow caution tape wrapped all around it. Clearly there was a safety issue with the railing but no one called me prior to our arrival to let me know and no one came to look at it the week we were there to fix it. Not to mention that we paid a lot of money to be able to sit on the balcony and enjoy the ocean view but couldn't. In addition to the broken railing and caution tape: 1. At least 3-4 outlets didn't work or worked off and on but not consistently 2. 2 lamps didn't work 3. Master bathroom ceiling light flashed on and off. Likely needed a bulb replaced but it was never done by maintenance 4. 1 of the freezer shelves was broken so you couldn't put anything on it without it falling off 5. Secondary bathroom had a knob screw hanging out because the knob wouldn't stay on 6. No space to put non-refrigerated food. I had to rearrange several cabinet shelves to make room for our other food. The picture of the condo was misleading because the cabinet section next to the washer/dryer looked to be a pantry but it didn't open - it was just for looks. 7. There was only a tiny bit of room for clothes storage in the secondary bedroom. We had to keep all 4 of our clothes in the master bedroom. I called 2x while we were there to let them know about all of the issues and they weren't fixed. I ended up calling them for the 3rd and 4th time after we got back home before someone responded back to me. Please do NOT stay with Tybee Vacation Rentals. Their communication was horrible and the amount of things that were broken was unacceptable especially for the amount of money that it cost. read more

I booked a vacation rental through this company for a three-night stay at a cost of over $2,000 in July 2025. This was a family trip where we expected a comfortable and accessible experience. What we got was the exact opposite. The property was advertised as having an elevator, but when we arrived, we discovered the elevator was out of service. When contacting the mgmt property, the management team brushed it off by saying the elevator is controlled by the HOA, they sent us an email, and not their responsibility. Unfortunately, it put our family (with a baby and family member with health conditions) in an unsafe situation. To make matters worse, the unit had maintenance issues--a non-working bathroom light, a broken drawer, and pots/pans were falling apart and unable to cook at the unit. Even though we raised those concerns immediately, they were never fixed during our stay. Also, just be aware this property has two buildings across from each other - so just because you book a unit on the same floor doesn't mean you will be in the same building. (we booked unit 306 and other family members booked 310). This was supposed to be a family trip, and it turned into a physically exhausting, uncomfortable, and disappointing experience. read more

My girlfriends and I stayed at this property for a weekend getaway. I was very disappointed with the property overall. The website pictures are somewhat deceptive. The home is dated and is in need of an overall facelift. The plumbing system is loud and clangy. When flushing the toilet on the lower level there was a loud knocking sound every time. There was also exposed, rusty plumbing in this bathroom. My bedroom was on this level and had wood paneling. It reminded me of a sauna when I first walked into it and it did not disappoint. The room was hot and humid with no ceiling fan. The A/C did not flow into this bedroom. It was so hot in there that the room was unusable and I had to sleep on the couch in the living room area for the entirety of my stay. Our expectations were high due to the price that we paid to stay here, which was around $500/night. We were definitely underwhelmed. I plan on vacationing on Tybee Island again. The area is lovely with a beautiful coastal vibe. I would not rent this property again, nor would I recommend it to friends or family. It is overpriced and the quality is just not there. read more

Horrible experience by Tybee Vacation Rentals (TVR), Tybee Island, Georgia. Incompetent employees and clearly the manager is a poor example as well. Late evening traveling from Maryland to Tybee Island and 1st rental at Captains13 owners cancelled just two days while we were traveling to the location (Valentine Day reasons and not an emergency fix they said they had to do). 2nd Rental provided by TVR in Florida because the TVR office in Georgia promptly closes at 5:00pm and they did not answer their own emergency number on their own answering system. TVR Florida location provided original rental option that weren't "Pet Friendly" as requested and the TVR in Florida provided the same non-pet friendly options. The TVR in Florida office made arrangements for a 2nd rental place at 6:30 pm that same night only for us to arrive at rental home that had a handyman person who just finished staining all the decking entrance ways into the property. The "Handyman" informed us that the property was not to be rented for 1 month to do seasonal updates. This is surprising considering the "Snow Bird" traveling season was at its peak in February and this so call Handyman knew way too much about the property arrangement details and was extremely belligerent, rude and hostile. It was scary. The rental place was called "A Shore Thing." Don't support this owner at all or the horrible business "Tybee Vacation Rentals." Still did not hear from TVR to apologize for their horrible business practice and the predicament they placed us in so late at night and at our expense. If I could give a negative-10 rating on Yelp I would for. I may have left some info off this review, but the information I provided was the highpoints that made me not like Tybee Island, Georgia and I really will never return there. PS: You have to go through a very crowded Savannah, Georgia to get to Tybee Island. Not a fun area to drive through in "High Peek Time." Avoid, Avoid, Avoid!!!! read more

We stayed at Beach House 432 for 3 night gets in July. The location and view is awesome. However, the unit needs maintenance and we experienced several issues. When we arrived, the loveseat had the cushions stacked sideways and they were all covered in dirty dog prints. My daughter took off her shoes and could feel sand on the floor. I sent a text to the company and someone responded that they would send out housekeeping . I asked for an approximate time of arrival but no one replied. Housekeeping showed up quickly. The ladies were very accommodating. They took the cushion covers off the loveseat and took them with them to wash. They also cleaned the floors. They showed up the next day with the loveseat cushions and they had been cleaned. Unfortunately those were not the only issues. When we used the guest shower the first night, water backed up in the drain and took several hours to drain. I called the company the next day and was told that a request for maintenance would be put in but there was no estimated time that they would be there to fix it. After using the shower the second day, water backed up again and did not drain at all. After several hours, we attempted to use the plunger in it. This resulted in the water draining after several hours but the nastiest gunk had come up from the drain and covered the bottom of the shower. Maintenance never showed up during our stay and we could no longer use the shower. Cleanliness was also an issue. It seemed like the more we looked around, the more things we found that had not been cleaned. There was what appeared to be cereal on the corner of the deck, the sliding glass door track was filthy, as was the air vent cover. As we were packing to check out, I opened the freezer and discovered trash lying in the bottom. All in all, I don't think I would book with this company again. I completed the survey they sent me after our stay and expressed my concerns. No one has reached out to me regarding the issues we experienced. read more

Do not rent from them on ANY site. They mislead you. Description of property on Airbnb is misleading. A dog friendly unit STEPS from the beach that doesn't allow dogs on it, EVER, at any time of day without paying a hefty fine is misleading which you don't know until you open their rental agreement which you can't open within 48 hours of booking. After finding this out 52 hours after booking so my disabled vet husband could bring his dog, I canceled. Several attempts made to get refund OR even a credit for another property not on a beach were DENIED. Airbnb did their best to negotiate a refund on my behalf and agreed the description was incomplete as compared to the rental agreement and their own website! These people have no heart and only out to steal your hard earned money. I'll be filing a BBB complaint as well. By the way, when I asked why Airbnb description omitted this very important fact, the response was that "they don't have to tell us that"....then why do you mention on rental agreement and own website?? No response. Omission is the same as a lie. Wish I'd read other poor reviews on here before booking is all I can say. read more

I recently stayed at an Airbnb property and had a highly disappointing experience. The air conditioning went out, leaving us to endure 90° temperatures inside the house. The host offered to move us to a downgraded house with insufficient beds, and refused to refund our money. Additionally, the pool was dirty, the refrigerator was not working properly, and the property manager, as well as the company, were extremely rude and unhelpful. I would not recommend this property or its management to anyone. From these issues everyone in our party that went swimming in the pool left with a boil on their body. My son had to go to urgent care because he was covered in a rash and boils. which the doctor started it was a bacterial infection from the pool. read more

Rented Beach Racquet B304. Upon arrival, the place looks ran down. We gave it the benefit of doubt. Once entering our condo, we were met with a musty smell, which gave the indication of not being the cleanest. We were right!!! The condo was not clean. It was picked up but that was it. The floors, walls and doors were filthy. I did not want to stay, but we did. You do have to drive to get to restaurants and attractions, as this property is outside of the city. Tybee Vacation Rentals-Casa Azul pool was green, AC did not go below 75, charged us $150 for "damages" they emailed us pics of so called damages and were charged for unmade beds, unwashed used towels, and counters not wiped down in one spot when we paid hundred of dollars in cleaning fees on top of our rental fee and taxes. we leave bed unmade and don't wash towels because the properties are supposed to be professionally cleaned and we pay hundreds of dollars for the cleaning fees and any professional cleaner should be stripping beds down and bleaching towels in between guests so who knows if we even slept in clean sheets or sanitize towels, the five days we were there. The house was a nice space but not worth it with possible sanitary issues due to their expectations of guests upon check out. If they expected us to make beds and wash towels then how do I know they didn't just make the beds up after the last guests? And again we paid over $200 in cleaning fees prior to our stay for THEM to professionally clean the space and sanitize it after our stay. No, we did not make beds or wash the towels but we gathered them together for the cleaning service and by no means was it left nasty, destroyed, or damaged. Never again will Tybee Vacation Rentals get our business not recommendations after our experience at Casa Azul this past weekend and we vacation on Tybee EVERY YEAR. I was looking for a getaway for Labor Day weekend on Tybee and wanted to be super close to the beach. I had been down the year before to a neighboring island and the traffic to get on and off Tybee plus the parking was enough to make me want to be beachside. I checked out a few different sites to see what was still available. Luckily I came across Tybee Vacation Rentals because I found exactly what I was looking for at the right price. We stayed in Beachwalk unit 5. The building is an old apartment building with 6 units that have been completely renovated. They have a beachy vibe, a shared outdoor patio, free parking for one vehicle, and are probably 50 yards to the beach! Plus they're on south beach only a couple blocks away from all the main restaurants and shopping. Our unit was a one bedroom with a pullout couch in the living room, a cute little kitchen with everything you need, and a full bath. The furniture and decor was a fun mix of shabby-chic but at the beach. A couple items looked like they weren't holding up too well to the rental life like the cushy chair in the living room but most everything was well kept. The only other thing that was off was the one roll of TP per bathroom policy. When I called to say that I didn't find any under the sink or cabinet, they told me that's just to get you started and that there's a store down the street. Not a huge deal but seems petty and cheap when we've paid to stay for four nights. The walls are pretty thin but I expected that in an old apartment building. I loved that everything you might need in the kitchen was provided. A regular fridge and freezer made storing groceries, drinks, and leftover pizza a breeze too. As for TVR themselves, they made everything pretty easy. I booked online and paid my deposit. Communication was through email from there. For check-in during covid, they just had bins outside of the office in alphabetical order on a table. You found your name and took your envelope with check-in instructions. Our place had a key code so we never actually had any in person interaction. We were able to leave and lock up behind us. Plus when our AC froze up, they were quick to get someone out immediately. It was fixed before we came home from dinner. I would definitely rent from them again and would stay at Beachwalk too. DO NOT STAY WITH TYBEE VACATION RENTALS (the company with the pink signs and the sun logo!) We paid 7k for a vacation home for a week, halfway through the week we lost power for two days, the roof was leaking (POURING water onto the couch), the windows don't open and there was an ant infestation, the AC unit downstairs also didn't work BEFORE the power outage. We called the company multiple times to see if they could help us since there was no ac and no air ventilation because the windows were all sealed shut plus a very leaky roof. The company told us our best option was to LEAVE without any kind of refund or any other options!! The customer service rep told us she is a single mom who lived without electricity for a few days so since she could manage without electricity, we can too. The craziest part is when we called them multiple times for help, they lacked ANY sort of kindness or empathy. Their tone was rude and off putting. If you pay over 7k for a vacation rental the very LEAST that you should expect is to speak to someone level headed when you call customer service. When we were forced to check out (3 days early), we told them we couldnt do the laundry since we have no power.. and instead of them saying don't worry about it, they said "we will check with the manager to see if that's ok." Not sure where they expected us to wash the laundry without any power. Honestly the list of issues goes on, the pool was filthy when we got there too, and they also advertised a signed book from the author Mary Kay Andrews (it's her house that you're renting) and we never got that either. Both my husband and I run businesses and we could never imagine treating customers this way. DO NOT RENT A VACATION HOUSE WITH THIS COMPANY! In addition, they never documented our check out when we called them. We got a text today reminding us to check out tomorrow even though we checked out yesterday. I also see tons of angry customers online on platforms like Tik tok, saying they had REALLY bad experiences. Save yourself the trouble and use another rental company. Just awful and so sad that we're losing thousands of dollars (they offered 0 reimbursements for the horror they put us through) and cutting our vacation short with two kids, and a family that rarely gets to see each other. This was also supposed to be our dogs last vacation too because she has cancer. They don't care about their customers and their homes are absolute trash. Stay far away! read more

If you are intrested in staying at Beachside Colony on Tybee Island save yourself the headache and book direct. The Units managed by Tybee Vacation Rentals are not properly cleaned or maintained. Upon check in we found dirty beds, bugs all over, trash in the sink, and the fridge leaking on the kitchen floor. When I called I was told there was nothing that could be done and that a manager would call me in the moring. Thankfully they did send someone from housekeeping to change the sheets and she was able to get us moved to another unit for the night. No one from management ever reached out or made an attempt to provide us with alternative options. We decided to leave the property after multiple calls and no resolution. I wrote a review for TVR's "Castaway Cottage" vacation rental, but my review did not get posted so I am repeating it here. I rented Castaway Cottage for one week in mid August 2023. The cottage is adequate and in a good location within walking distance of the beach, but the exterior is poorly maintained and the interior has some dated features with mediocre, sparse furnishings. The exterior from the picture showed a nice grassy fenced in backyard, however, the reality is the backyard has barely any grass, and is poorly maintained with mostly patches of dirt and weeds. The fire pit was more of an area ashtray full of old cigarette butts ( no one in my party smokes) . The exterior staircase had peeling paint and looked dingy. The front and back yards were in dire need of some minimal landscaping at best. The lower level screened in porch was full of small stones blown blown in from the adjacent driveway because there is a gap under the screen door and it had a dingy old area rug and less than comfortable older wooden sofa with some cushions. The lower bedroom was nice, but unfortunately, it has no bathroom and the only access to the bathroom is to walk outside of the house back into the main upper level of the house to use one of two bathrooms. One bathroom in the interior was adequate but dated. The other bathroom, however, was newer and had modern fixtures, beautiful, tiled, walk-in shower, and a lovely double vanity. That unfortunately was the only updated feature of the home. For the money, this cottage is not worth it. I've stayed at other vacation rentals on Tybee Island that were much nicer for a better value. this cottage, however, is pet friendly and a relatively short walk to the beach via ninth Street beach access. read more

Bring Your Quarters! We stayed in Bech Racquet b208 in October. extremely small, and what's with all the annoying doors. Trees are overgrown that you can't view the beach from the balcony. We had a very bad experience with TVR in March, 2020. After booking a cottage called "A Shore Thing" with Mermaid Cottages for a one month stay during February, 2020, Tybee Vacation Rentals assumed management of the unit before we took occupancy. After a month in the cottage, we checked out and were asked if we wanted to rent it again for 2021. We asked for a few days to think about that and then got an email from Tybee Vacation Rentals (TVR), claiming we had caused $367 in damages, and they immediately charged our credit card without prior notice. Since we knew we had not caused the damages they were claiming (like old pee stains on a mattress in a bedroom we never used) we asked they drop that charge. They refused. I suspect this is a pattern of boosting their revenue by tacking on charges after departure systematically. If this has happened to you, please contact me. We have filed a formal written complaint with the The Georgia Department of Law's Consumer Protection Division. Beware. read more

I am very disappointed in the customer service that I received from Tybee Vacation Rentals. My cousin, sister, and I excitedly planned a reunion trip to Savannah, GA and found a lovely property that was managed by this company. My cousin was flying in from NY, my sister from South Florida, and myself from Denver. Booking was straight-forward and seemless. We purchased travel insurance, in order to protect our trip from the unexpected. Well, the unexpected arrived when Tropical Storm Nicole threatened to ruin our vacation weekend of Nov 9-14, 2022. Savannah airport and the county were under Storm Surge and Severe Tropical Storm watch - which means coastal flooding, tropical storm force winds 50mph+, heavy rainfall and rough surf. This weather threatened and ruined 3 of the 4 day trip. I was 7 months pregnant at the time, and was told by my doctor not to fly into such an unpredictable circumstance. Both my cousin and I called Tybee to see if there was any recourse to obtain a travel credit and change our dates of travel, and we were told no. This was extremely upsetting, as we had spent $2900. After much consideration, we decided it wasn't safe to chance flying into a storm and potentially getting stuck without power. We decided to cancel our flights; However, we never cancelled our Tybee Vacation Rental booking. During our "time of stay," my cousin and I called again and asked to speak to the owners, who are apparently a pair of sisters. We wanted an opportunity to explain our situation and see if there was anything they could do to help us figure out an amenable situation. We chose to book with this company over Airbnb, as we like to support family owned small business. Not only was the lady who picked up the phone completely rude to us, but after she reluctantly agreed to pass the message along to the owners to call us back, we NEVER did receive that call. And this was during the time when we were officially booked to be occupying the property! This Vacation Rental company completely blew us off, never returned out call, and took $2900 of our hard earned dollars, with zero compassion or amenability to help ease a potentially dangerous weather related situation that was out of our control. The outcome is extremely disappointing, and to not return our phone call when we were under contract and supposedly checked into one of their properties is downright bad customer service!! Amy or her "manager" was very rude and unwilling to help after I had already booked she waited a week to contact me to cancel. If you plan on having any "fun" at these locations, think again. They said they do not allow group rentals for my locally owned business wanting to rent their property for 2 days as a work retreat. read more

I will not use this company again. Stayed in the "Just Beachy" property from August 3-7 and saw over 10 roaches in the kitchen and living room. House also had numerous spiders, moths, and ants. The bugs were most active at night when we were having dinner and roaches were crawling up and down the walls. I visited the rental office to speak with the manager, Jennifer H., on Aug 5th and explained we saw over 10 roaches in our kitchen and living room. She said "Nothing you've said is out of the ordinary. We even have a clause in our rental agreement that speaks to bugs." She agreed to have the house inspected by a maintenance man, then ultimately decided to have the house exterminated same-day. She said the house is on a regular extermination schedule and it was scheduled to be sprayed that same week, but she moved the appointment up. Even after the spray on Monday we saw two roaches in the kitchen on Tuesday. A personal lesson learned for me is to rent newer construction homes. I rented a newer home in Gulf Shores, Alabama last August and we did not have any bug problems. read more

I'm very unhappy with the service that we received. After a long afternoon of traveling, with an older father, our package was not even ready when they said it would be ready we had to wait 20 minutes to actually make it into our building. The office manager, Amy, would not even meet us at our property and made us drive to go get the packet that was supposed to be there in the first place. When we finally got to our condo after a 30 minute delay, the code would not work because they gave us the incorrect code. I will call them out on bait and switch. We were called the Saturday before our rental property visit and they told us our property will not be available to occupy because of a delayed project. Keep in mind this is spring break which is a busy time for vacations. We took the time to drive there and check out locations 5 months before to ensure we got just the perfect ocean view property. We made our payments on time and we're very excited about our vacation. Our children were flying in from Michigan. You can only imagine how dissatisfied we were with the property they offered us in place of what we picked out. No ocean front snd no ocean view which was too in our list of properties a long with 3 full bathrooms. Our property had 4 bedrooms all in the second floor that shared 2 bathrooms (imagine sharing with a 4 and 6 year old boys). We asked to be refunded for the difference for what we paid for our original property from the cheaper no ocean view property. They refunded us 400$ which was not the 1000$ we paid for the ocean view. Please people don't use these people to book your reservations. They offered us a huge discount not sure what that means on our next visit like we would trust them ever to book from them again. BUYER BEWARE! This company will cheat you out of money without thinking about it. This whole pandemic thing has thrown a wrench in everyone's plans, I get it. That said, I took the extra step of ensuring I would be refunded if I had to cancel. I read the contract, I'll gladly share it with anyone ahead of time, and there was no mention of any fees if cancellation and rebooking was obtained during a certain time. I cancelled, they rebooked, and then charged me a cancellation fee. Even though the Contract does not mention a "standard cancellation fee" as being applicable to my dates. It states it as being applicable to other dates but there is no mention of it for the dates my trip was booked. Their website has no mention of it. Basically, they are practicing deceptive marketing, lying, or failing to honor a signed contract. Either way, I'd refrain from doing business with them if possible. I've reported them to the Better Business Bureau, I don't think it will matter, but as a consumer, you're pretty limited when a company wants to steal $175 from you. read more
