We live out of state but own a rental property in Ventana Ranch, Albuquerque area. Tyson has managed it for 10 years for us. We needed a property management company that is responsive as we want to have our tenants live in a clean and cared for place, as we would if we lived there ourselves. Tyson made the process easy for us and took care of all the minor HOA violations, landscape issues, cleaning, painting, fixing the normal wear and tear, etc. I found that they did a great job for us. Just one word - horrible!!!!! We rented a house in the Rio Rancho last year. After first two month our PM moved back to California. I do not remember her name, but she was pretty good. Very friendly.No problem at all. Thank you. After, Ester Silva became our PM. She has no any idea about customer service. She is never at office. She is never calls back. If you want to get something from her, you have to call her over and over, and maybe you will get it. Eventually, we got just portion of the deposit (76%). Be careful with them. read more

Many of the negative reviews I've read about Tyson Properties are almost identical to what I've experienced with them. I've rented many properties in the past (without any issues) and as a property owner myself feel people need to know about this property management company. Tyson Properties will take money from your deposit even if the property is left clean at move out and will falsely charge/deduct from your deposit for things that have already been professionally cleaned! I'm an African-American graduate student, currently working two graduate assistantships and receiving financial aid. On Friday, I applied to rent a home with Tyson Properties, and I was told by a female office worker (someone with whom I had only communicated by phone) that I "definitely qualified" to rent it after emailing my income documents for December and January and a financial aid statement for the academic year. Only a few hours after I hand-delivered a print-out of my financial aid award the following Monday, the same female office worker informed me that I suddenly no longer qualified to rent the home by $1. (Actually, when you do her calculations, I was disqualified by only 17¢). She claimed she "had to assume" that I spent all of my fall award aid and counted none of it towards my December income, but she divided my spring aid (the smaller package) by 6 months instead of the 5 months in the semester, which made me ineligible. She refused to count any of my fall aid as current even though I had to turn in December pay stubs and also refused to see current bank statements or past award years which would've proven that I was more than qualified to rent the home, claiming that "she had to treat everyone the same." Needless to say, I was upset and sought advice from advocates. I ultimately decided that a company like that might endanger my peace and personal safety if I insisted on renting the home from them. I also thought it was shady that they charged tenant fees to pay their rent, no matter whether it was paid online or in the office. Bottom line: don't rent from these people. If you don't fit their desired profile, you'll more than likely experience the same treatment. There are other realtors that won't charge you fees just for paying your rent on time. We rented a home that we loved from Tyson for 2 years and took care of it as if it were our own home. Once our lease renewal came up we were expecting to sign the lease for another year and Tyson notified us that the homeowners decided they did not want to renew the lease for another year and we were to move out of the home at the end of the lease. So pretty much they were evicting us at the end of the lease term. We cleaned this house spotless and made sure the backyard was just as clean as the inside. Unfortunately for us, when the time came to receive our deposit back they kept a pretty large chunk! According to their landscapers we left leaves throughout the yard, didn't trim the bushes and a piece of the underlying landscaping fabric was exposed which was a lie being that their inspection photos proved there were no leaves in the yard! On top of those lies, their cleaning vendors charged us over $100 stating they cleaned all the areas that I had already made sure were spotless. Tyson had no need to send out a cleaning company being that I was the one personally scrubbing every inch that was outlined in their "cleaning checklist". When I turned in the keys I let them know I wanted to be present during the inspection to make sure they didn't try to mess with us. Sure enough they told me that they had no known knowledge that I wanted to be present and it was done without me there. A week after we moved out Tyson put the house back up for rent for the same exact price we were paying them. I asked the property manager why they asked us to move out and her response was "the owners were planning on selling the home and then decided that it would be too expensive at the time so they just put it up for rent again". I will never rent from Tyson ever again and I will never refer them to any of my friends or family! They obviously are pros at doing people wrong! read more

Unethical and entirely lacking empathy. Much like the other reviews here you need to know that these people are only out to take as much money from you and are pretty rude about it too. After having to default on our lease a month into our contract Tyson order us to pay $3000+ to end our contract with them. How much of that money did I get back? Less than $500 dollars, yup. We were ordered to pay 2 months advance rent on top of an early termination fee, equating to about $1800. But where did the rest go you might ask? Here are some highlights: -Advertising estimate cost of $158: This is apparently how much it costs to put a sign outside the house and post it on various sites, most of them free to my knowledge. -$346.22 for utilities for 2 months: mind you no one was living in this house during this time period, think about it. -Yard and cleaning care of $160: I pulled weeds that were already present on the property when we moved in on my last day their in hope to ease this expense, nope. -Cleaning that was not required, patching up tiny pin holes in the walls and, my favorite, $100 dollars for a light cover that was "missing" even though it was left on the kitchen counter when we cleared out the house. Add it up! All the charges including 2 mo. rent at $693.75, house cleaning at $176.55, repairs at $96.30, early termination fee at $535, advertising at $158, yard cleaning at $160, criminal check at $60 for the new renters, Re-key at $120, and utilities at $346.22 brought my refund amount from the original $3433 to $501.43. They ended up cutting me a check of $455.03. It is not hard to tell what tyson properties is really all about. Avoid them like a prion disease. read more

They have managed my property for several years and I am very unhappy with them as a company overall. They pride their selves as being military owned but this is only a tactic to get you in. Once you sign a contract that pretty much takes away every right that you have as a homeowner and they do whatever they want. Their accounting department is amazing. They know how to make money disappear, even when a tenant breaks a lease and forefeits their entire deposit. Never saw a dime and was told "its all a wash"?? As a military homeowner I would highly suggest using other means if you need property management or if you are looking for a place to rent. Don't take my advice, check with the Better Business Bureau and you can see some of the formal complaints against them and their responses. I could write a long list but won't bother as other reviews have covered most of blatant thievery of this company from nickel and diming you to death while you are still renting to every excuse under the sun to deprive you of your deposit. Just one more thing...READ THE CONTRACT! If you give your notice to vacate and your lease ends in November then you must pay the full month's rent for November; HOWEVER, you must have vacated the property by the middle of November. How is this even legal? If they try to take you to court for anything--show up to court! If they don't--take them to court! Something must be done about these crooks and if more people would show up to court the judges would catch on and vote in Your favor, not Tyson's. read more

Beware, Tyson's property managers are terrible. They have managed my rental home for several years and constantly switched my property managers. Every manager has been terrible at communication. I have not been informed of needed repairs, they are slow to pay out my rental payments. They let my property fall into disrepair. read more

I live out of state and have relied on Tyson to rent my Rio Rancho home for the last 10 plus years. From the owner perspective they have been fantastic! From finding and screening prospective tenants to identifying issues with the property and overseeing repairs and preventive maintenance, they have been on top of everything. I have other rental properties in other states with other management companies and can honestly say that Tyson provides the most comprehensive service, designed to keep the property viable, of them all. I am selling the NM property now, again with Tyson's assistance, but if I ever need property management services in NM again, Tyson will be my first call. They do not deserve even 1 star. This is a horrible company with absolutely zero compassion. My brother rented a property from Tyson in January and sadly he was killed by a drunk driver at the end of May. We contacted Tyson Properties to let them know what happened and asked them how we go about getting his things out of the house. They only gave us 2 weeks to move his belongings out and they stated if we could be out in that time then they would not charge us for June rent and give back the deposit he had put down. So, we emptied and cleaned the entire house top to bottom and backyard within a week and a half, all while planning my brothers funeral services. He had lived there for less than 5 months and hadn't even fully unpacked. But in the end, they stated they had to pull weeds, replace the carpet due to damages, and that he broke the lease! Again, he was killed. Also, at the time of the walk through they said everything looked perfect and that they didn't see any reason we wouldn't get his deposit back. They ended up keeping his full deposit and used it to charge rent through mid July when my brother died in May! When we called to talk to them they blamed the landlord, they said that he was the one that wouldn't allow them to give back the deposit. I cannot stress enough that Tyson properties is HORRIBLE and they only care about money, not people. read more

This place deserves ZERO stars!! I have rented with Tyson for three years and have been through multiple property managers for he property I was renting. When I first moved in the place was filthy, dirt and hair everywhere! My family and I cleaned it as I had a small child. I mentioned it to the first property lady I had and she seemed to care but hen got back to us and said they couldn't do anything about it. Things started to fall apart and stop working quickly in that home and those things were replaced as I replaced a lot of the outdoor with my own money. The walk throughs they do I believe every 6 months is someone with a camera who takes pictures of the home including your personals, ( closets, cabinets, droors, pictures on the walls..it's very weird! I have never gotten a bad inspection, in-fact I won Tenant of the Month or Year and received a gift card and a thank you for keeping things perfect. I got pregnant and was having difficulties with it. I had a doctors appointment and was told I had to be with a family member not by myself and child to help me get around and that I was unable to maintain the property and had to cut the lease early. They were given that letter from my doctor same day and stated they would reach out to the home owner. Many weeks passed and I would call Tyson every weeks to check on the status which they said they couldn't reach the owner so they decided to decline my doctor's wishes for a real uncontrollable medical condition and charge me the 500 for early term and 2 months of rent or until another tenant moved in. So I had been penalized for a medical condition, nice right!? The funny thing is they could reach the home owner for any repairs that needed to be done within two days but for the lease being cut early they "were unable to reach him" I'm not buying that!! After a few weeks the house had been rented and NOBODY notified me until I called to asked. Then they claim after my deposit I still owed them ONE THOUSAND plus some hundreds after that....The house was immaculate as I had help and knew how to clean including walls and floor boards. They charge 600 for a room to be done and 400 for yard maintenance..these numbers are bogus as other professionals have been contacted and estimated. Not only that they say you have to pay it off in 12 months or YOU WILL BE SENT TO COLLECTIONS. For someone who has a medical condition and ongoing after and unemployed temporarily shouldn't be penalized nor taken advantage of the way they did to me and my family. Please DONT RENT FROM THESE PEOPLE THEY WILL TAKE ALL YOU HAVE. LOOK AT THE OTHER REVIEWS ON YELP, GOOGLE AND OTHER SITES THEY ARE HORRIBLE. BE AWARE. read more

I called to inquire about a home and was given limited info on what they require so when I showed up the woman at the front desk seemed bored and acted as if I was inconveniencing her. When she let me know I didn't have the proper number of IDs I ended up just leaving since I had driven from across town. They always charge the homeowners for repairs that are caused by the tenants, the walk throughs they do when tenants move in and move out are always incomplete, and when questioned they respond well we can not catch everything, isn't that what we are paying for? We rented a home through Tyson from June of 2012 through June of 2013. The contract is lengthy, but not as bad as it sounds from some other reviews. The people at Tyson were friendly, and we had no problems with them. They did change our property manager twice, but all were nice. We had an inspection after 90 days. The only other contact we had with Tyson was for a couple minor repairs. They were prompt (mostly), and repairs were done well. At the end of our stay, we cleaned up well, and got our entire deposit (less carpet cleaning) back within 30 days. We were notified up front about the carpet cleaning. If you pay on time, and take care of the house you should have no problem with Tyson. I would rent through them again. Brenda and Esther were great to work with. I am not sure what happened over the last year but the business has gone completely down hill. If you read no further than this please take my warning...DO NOT hire this company to manage your property. The property managers do not respond to communications and they have cost me hundreds and hundreds of dollars by not listening to my requests. I was told properties were repaired and cleaned and ready for rental when they were not. This company has blatantly ripped me off and then talks to me like I have done something wrong. Worst rental broker in ABQ. Ive used several and by far this place steals the most of your security deposit. They charged me for painting unpainted spackle on a dark wall. 120 for that because it was against the rules to paint. I notified them about several issues on move in and never fixed them till the lease was half done. As a single person living in a home I actually left it better than how it was handed to me. Spotless.. There was general cleaning bills for close to 200. I cant imagine what they coulda cleaned, i spent days detailing the house. After I moved out, the next day I went to see if I had any mail. I noticed they left the door wide open with they key box open. There was neighborhood kids running in and out of the house. The kids must of spilled something in there because in my bill I received a charge for removing some red spill stain from the carpet. I let the manager know that they left the house completely open... after getting smart about how all the charges were warranted in previous emails, she just didnt respond anymore once she realized I knew what they did. Very unprofessional, they have poor customer service and they dont care what word of mouth will spread. Pretty sleezy even when they give you your deposit check back they put in the back if you cash it you agree to all the money they took from you. Renter and Home Owners beware.. Tyson Property Management would not take my application for a house because I am a 20 year, 100% disabled veteran, who is tax exempt. In their closed mindedness, they told me because I do not pay taxes or have a gross income to verify financial ability to pay rent, that I cannot qualify for a house under their management. I proudly sacrificed 20 years of my life in defense of American rights and the American way of life. I proudly sacrificed attending the birth of my first son while deployed in support of the war on terrorism. I proudly sacrificed my health, quality of life, and after being honorably discharged from the United States Military with a 100% disability rating from injuries sustained while deployed, Tyson Property Management decided I don't meet their "criteria" as a renter. If you are a veteran, if you support our men and women in uniform, if you think this level of prejudice and discrimination towards disabled veterans is nothing less than disgusting, please speak up as I have. Tyson Properties managed a rental home I lived in for five years while I was stationed in Albuquerque, New Mexico. They are the most professional management company I have ever had the pleasure of renting from. Repairs were reported through their on line system and handled timely. I like the way they contact tenants to follow up on repairs. A few years ago, there was a roof leak. It took awhile to repair because the roofing companies were so busy. Esther, the property manager stayed on top of everything and kept us informed. Great company, great staff. I highly recommend them. read more

We did not end up renting from Tyson because we showed up to sign the lease and they would not honor the verbal agreements we had made, on which our interest in the property was contingent. They appear to be willing to say just about anything to get you to your lease signing, whether they intend to back it up or not. In addition, the lease was full of grammatical and spelling errors, and it took them 3 tries for them to just get the dates correct for the lease term. The manager we dealt with apologized profusely at the signing for having "dropped the ball" on the verbal agreements, blamed a recently departed staff member, and promised to "make it right," but still refused to honor them, so we refused to sign. Simply put, their deeds did not live up to their words and consequently they wasted our time and our $80 application fee. read more

We used Tyson Properties and were constantly being threatened with fees for needing pest control and repairs. We finally figured out that the home owners wanted back into their house and Tyson was willing to get us out at our expense. Be very weary if you want a place to call home. Tyson Properties will nickel and dime you and has no problem kicking you out. We were 7 days late with our rent when they started an eviction process, which the judge dismissed, but after the hell we went through I requested to leave ahead of my leases end and they let us out. They are dishonest and want to see your money become theirs. read more

This is a company that you need to avoid. I've rented from a lot of places, and this company is without a doubt the most unreasonable and hostile to its tenants that I've ever come across. There are just so many options for housing that there's no need to deal with these people, who essentially do nothing much at all but try to find ways to take your money. Write a check for your rent, and they charge you an extra $5 to handle your check. Pay online and you'll still have to pay an extra $2.95 per month. Also, these people schedule inspections that you are guaranteed to fail so that they can come back and have another look - and to charge a reinspection fee. Don't let anyone smoke at your house - even outside, as they look for cigarette butts, because one of the conditions is that no smoking is allowed, even outdoors (for some reason). The company is just a scam, and so if you do decide to rent through Tyson, you've been warned. read more

We've been using Tyson for years as our PM for one of our ABQ properties. They are merely acceptable. Reedra (one of their PM's) is especially diligent and responsive, but I find a few of their policies very annoying. First, they keep all late fees to themselves. I understand that they have additional work to do in collectring late rents, but as owners we also are inconvenienced. I let the owner know that I was unhappy with this policy, that when we don't receive our monthly distribution on a timely basis that it creates challenges for us too. I suggested he split lates fees with the owners, but he woudln't budge. At minimum, this is a failure on Tyson's part to properly acknowledge the financial burden that late rent places on its owners. At maximum, it's just greedy! I also get annoyed every month when I look at my statement and see their $4.00 legal reserve charge, in addition to their normal property management fee! I use another PM (Kelogg) in Rio Rancho to manage some other properties up in that area, and I don't have either of these problems with them . I would much rather use them to manage this particular property too but, unfortunately, they don't service the neighborhood this house is located in. My suggestion; check with Kellogg first. read more

I have recently returned to New Mexico after living out of state for several years. I went to Tyson to look at rental properties. The office location seemed familiar to me as I later recalled I had been there six years prior, again to look at rentals. I looked at three properties. ALL were filthy. I found dead bugs in the kitchen, floors not swept or mopped, a horrible smell in one, carpets in need of cleaning and plenty of other filth. I have lived in (and rented) in Nevada the last year and every property I viewed from several different agencies was exceptionally clean. Take a trip to Reno folks...see how it can be done. Good managers get good tenants. I will say I have not found Tyson properties to be in any worse condition that other management companies in the area. I will only rent from owners. I am a longtime renter with excellent references. I have ALWAYS received all of my deposit back. I won't risk my money with this company. read more

Warning: before you waste your time looking at properties, they require one applicant to make three times the rent, no matter how many adults are paying. They said that even if you make $20 less than that you're out. I wish they had told us that before we looked at four properties. Also, they gave us the keys to view a property that already had an application in, another waste of time. If you need a Cosigner to meet their ridiculous income criteria, it is automatically double the deposit. Each animal is a 300 deposit. It's clear they are a money hungry company only interested in getting as much money from you as possible. It's no wonder they have a 1-2 star rating. Takes forever to get help at their office, too. I've been browsing several rental agencies and it seems like this one has some of the most unreasonable applicant requirements and we are glad we won't be dealing with them. DO YOU OWN A HOUSE THAT TYSON IS MANAGING FOR YOU? Has it been vacant for a longer time than you would expect? I was turned down for credit reasons despite an 805 FICO score. Their reasons listed were too many account balances and balances too high--I have no more than 5 accounts and pay off the entire balance every month and have for years (hence the high FICO score!) I also provided verifiable liquid assets well in excess of the value of the house. The turn down came in the form of a letter, no phone call or discussion at all. DON'T USE TYSON TO MANAGE YOUR PROPERTY! If my story doesn't give you pause, just read the rest of the reviews here. Now to be completely fair, there were other persons over 18 that would be living in the house and they may not have qualified on their own so maybe we wouldn't have gotten the house anyway, but the letter to me indicates that they don't use good financial judgment in evaluating potential lessors.
