As a tenant poor communication upon move out fabricated multiple issues and returned less than $200 of an $1800 deposit. Charging me for things that were listed on the move-in list and then decided to fix after I moved out. These people are lying crooks and ineffective at their job as a property manager.

My wife and I merely want a path of communication with anyone from the HOA so that we can address maintenance issues and pay our monthly bill; but alas, not one of the 4 available phone numbers or 3 email addresses that we have been given seen to be monitored. I am very disappointed with Parker Brown Real Estate and their absolute disregard for the residents in their communities. If it were possible for me to work with another management company, I would. But unfortunately for me and everyone else in the community, Parker Brown has made it impossible. This is a business built upon the principle that homeowners are a captive audience with no real choice. You're forced to pay their fees and abide by their ever-changing rules, regardless of how unreasonable or unfair they may be (see subsection A.) All while they ignore every attempt at communication. I urge anyone who is considering living in a community under the thumb of Parker Brown to reconsider. It is not worth it. A: The recent stealthy change to our HOA's towing policy is a perfect example of how this organization prioritizes profit over residents. With no warning, no discussion, and certainly no community vote, they altered the rules to allow them to tow vehicles parked in safe areas simply to pad their coffers. It is unreasonable. Was there a sudden surge in abandoned vehicles blocking fire lanes? Were residents clamoring for stricter parking enforcement? Of course not! This was a calculated move to squeeze every last dime out of us, treating homeowners like ATMs instead of people. It's infuriating to be treated with such contempt, to have our voices silenced while our wallets are raided. This HOA operates with a shocking lack of transparency and a blatant disregard for the community it supposedly serves.

So when I learned that a Panera Bread was opening not too far from my home, I was stoked. But I patiently waited for all the hype to calm down before I made my first visit. Tonight was the night-my friend and I visited for a post-work dinner and I ordered my beloved soup. Unfortunately, what I got was a regular chicken noodle soup. I opted to go ahead and eat it since I don't like to cause a fuss nor do I like to waste food. The soup was pretty good, but I really wanted that soup I'd tried earlier in the year. Oh well, next time. Service was friendly and the store was spotless clean. There were some delicious looking baked goods in the case that I'm not regretting passing up. I think I'll need a re-do for the soup and will get one of those honkin' cookies that looks so yummy.

Here are my complaints with this new location... 1. I went through the drive through. I understand salad/sandwich places can take longer but yikes... 35 minutes with a screaming 5 month old. And once you are in the drive through you are stuck. I was pissed. If you are going to build a drive through, you have to be efficient enough to run the drive through. 2. Portions. My sandwich was ok, could have used more meat based on the cost. My salad was pitiful especially for $8. 3. Presentation. I wasn't asked what side I wanted (I was given a baguette but would have preferred the chips), and it was just tossed into my to go bag. Sanitation issue I would think. Honestly probably won't waste my time here again.

Upon vacating the unit, we hired a licensed professional cleaning service and left the apartment in excellent, move-out-ready condition. Despite this, Maxx PM withheld our security deposit and charges us over $300, citing vague and unsupported claims of "damages" and "uncleanliness." No meaningful justification or itemized evidence was provided that would reasonably support these charges. Based on our experience, it appears the withholding of security deposits may be a routine practice rather than a reflection of actual tenant-caused damage. Prospective renters should proceed with extreme caution and carefully document the condition of the unit before and after occupancy. I strongly recommend considering alternative property management companies unless you are prepared to dispute improper deposit deductions.

    The townhome we lived in was nice. But the paint on the walls would not clean. They charge you with…read morean extra cost fee when something is wrong with anything. They had zero grace when we lost a job for one month and planed to start eviction processes four days after rent was late because of it. They drained our savings because of all the extra fees. Now that we are gone from the company from hell, they are asking for 1100 of extra fines for things that they said were wrong.
