    Every time I go to shower I have to wait like 5 minutes for my water to turn warm only to start showering and the water turn ice cold. I've put in so many maintenance requests only to be told that there is nothing they can do for me. Save yourself the trouble don't live here! UH commented on this review and asked me to reach out, l've actually sent an email to the assistant manager here about the water pressure issue and have had no resolution or proper feedback for over a week. Talk about place that does not care about their residents! DO NOT LIVE HERE!!! Little update on the water situation it only took them 7 months and getting the CITY involved for them to fix it! Kept getting ignored by management so we ended up getting the city involved. Management was absolutely terrible throughout this whole process and ignored our parents and our emails. Please for the sake your mental health don't live here! I've also had so many other problems living here and since they haven't done anything about it I'm going to start posting it all here. I'll update this review with everything soon!!! Also the elevator has been down in tower two for over a two days and nothing had been done to my knowledge to fix the elevator! Talk about neglect! Update: the elevator took 4 days to fix. It's utterly ridiculous. Hey guys I added some pictures of the property and leaks that I found around the building, specifically the parking garage. Just an fyi if your thinking about living her the parking garage has flooded once this year and the front lobby twice. Also don't let them use the sauna as a selling point it's a glorified storage closet and doesn't work. Along with all of this our apartment units ac broke and it took them around 2-3 months to fix. A credit of 250 per person was offered for a BROKEN AC IN SEPTEMBER.

The apartment is in a great location and close to airport, shopping, movie theaters, restaurants and anything else you could imagine by stepping outside your front door. The apartment is well maintained and love the interior hallways and security access as well as the many amenities such as the pool, outdoor grills and fire pit area, gym, pool table, movie theater, conference room and so much more. This is by far one of the most well kept properties and very attentive to all of the tenants needs in a timely manner when a work order is placed. I give all the credit to the management team as they are by far one of the most friendliest and professional apartment staff I have dealt with and that goes for the manager Danielle all the way down to the cleaning crew, maintenance crew and the security staff who are always doing a great job of making the place a wonderful and safe place to live. The apartment layouts are spacious and well designed and wouldn't want to live anywhere else but Emerson as I haven't found anything that compares to what Emerson can provide and they have proven that over time. What makes this place so great besides the apartment being well kept, the great amenities, and not feeling like there are a bunch of crazy college kids running around everywhere is the personal relationships built with the management team. They truly care about the place and it's tenants and it shows! Five stars and highly recommend Emerson on Mill to those looking for a great place to live and to make some new friends as well. I will be renewing my lease for years to come.

TECHNICALLY THIS IS THEIR THIRD CONTACT WITH ME. THE FIRST WAS IN AUGUST 2025 WHEN I POSTED MY GOOGLE REVIEW AND THE BUSINESS RESPONDED ON GOOGLE THE SECOND WAS WHEN MIKE WEAVER REQUESTED INFORMATION AND THE THIRD IS THEIR RESPONSE TO THIS YELP REVIEW OUTSIDE OF THAT NO ONE HAS CONTACTED ME OR ATTEMPTED TO WORK WITH ME THROUGH "APPROPRIATE CHANNELS". THOSE ARE ALL BLATANT LIES. (all photos have been added to the business page since i was having issues adding the screenshots of the email with Mike Weaver to the review it's self, to view photos scroll to the very bottom and you should see them). I sent a formal Notice of Intent to Sue via email and Certified Mail, giving them a firm legal deadline of May 29, 2026. Their VP of Legal Affairs, Mike Weaver, explicitly emailed me back asking for the documentation, which I provided immediately. That deadline has now passed, and their legal department completely ghosted me with absolutely zero response. They claim they follow policy, but their actual policy was keeping a fraudulent $10,417 negative mark on my credit profile for nearly four continuous years. They repeatedly verified this false debt to credit bureaus despite me filing over five separate formal disputes. All of this stems from them breaching their own contract by refusing to let me move in on my signed move-in date, leaving me facing immediate housing instability. Pretending you are actively working with me is a joke. I have the entire tracking history and email paper trail to prove you are lying. See you in court.

Curious to see if any random move-out fees pop up at the end according to other reviews, but overall I would recommend for a "budget" option for living. Nice pool, good room/bathroom, good community areas, and staff has been responsive and helpful for me. Main reason for 4/5 stars is the grill situation.

There were so many issues with the apartment which i otherwise would not have posted but because of what they did to me. Here it goes: 1. The garbage disposal was overflowing, all the time. 2. My dryer vent caught fire and i raised a ticket which no one cared about 3.I raised repeated tickets for my flush cause it wasnt working and someone came fixed it temporarily and it broke down within the next 2 days again and no one ever came after that. 4. They also kept charging me for another extra insurance at assurant when i already had a third party insurance at lemonade. I tried multiple times to resolve it, frustrated with paying for two insurances. I even considered breaking my lease. No one ever got back to me on this.

My car also got hit in this parking lot and when I went to go ask for the footage only one of the cameras worked and it didn't even face the lot. To get in touch with them after my car got hit was also a nightmare. I reached out multiple times and so did my dad before they finally got back to me and seemed to barley care. I went to the office to review the footage and to my luck, none of the footage would load. I was told that they me an email me the footage and after that I didn't hear a single thing back from them and still haven't. The water also get shut off a lot here. There was a two day period where I had no running water in my apartment. They also have some issues with power. Water and power has gone out multiple times within the two years I was living there (yes all my bills were paid). I lived at the University Square apartments and my window has been broken from someone playing basketball outside. The office proceeded to charge me on my next months rent, even tho the people who broke it were some guys that don't even live there that hopped the fence to play basketball. Overall, I cannot recommend this place LESS. Do not let them take your money and take advantage of you. Find somewhere safer!!!

Looks like the place was manhandled from years of abuse. A window in one of the units is duct tape closed, leftover from the last tenants. A month into the school year and it's still not fixed. I'll be calling the Tempe Fire Marshall if they don't address this soon. Little to no parking for guests which is very inconvenient. It's overpriced for what it is, but it's the convenience factor for students. You won't need a car. Get a bike or put on your sneakers and off you go. So, if you wanna be close to the action, mommy and daddy are footing the bill, and you don't mind being crammed in like sardines, this is the place for you!!!

There were fruit flies in the hallway, which seemed tied to the trash chute not being properly maintained. The building also often had strange odors that made common areas unpleasant. Maintenance response times were frustratingly slow. Several issues took far longer to fix than they reasonably should have, and communication wasn't great when things were reported. Hot water was also inconsistent, sometimes going out for a week or two each month, which made living here really inconvenient. The gym is very underwhelming and not well maintained. On top of that, I was moved here after being kicked out of GLV for a semester due to ASU housing placement, which made the experience even more frustrating. Overall, this place did not meet basic expectations for student housing in terms of upkeep, comfort, or responsiveness.
