I would stay far away from Plaza Museum District Apartments. I am a Baylor resident and have lived here for four years. They frequently change the parking policies which leads to wrongful towing. This has happened to me and my co-residents that live here. They have a system with a towing company and are specifically looking to tow people out of there the second you don't have something updated. They change the stickers frequently so they can get people towed out of there who are paying to live there. They send passive aggressive emails at all hours to all residents and taking the time to read all of them is like a second job. Please save yourself the trouble of signing here and look elsewhere. read more

The entire staff here is amazing. We've been here two years and they have addressed all of our needs and have never made us feel like we were a bother or nuisance, unlike staff at other properties I've lived in. Even though it's not a brand new building they keep it immaculate and the maintenance staff are some of the most hardworking people I've ever come into contact with. When we moved in Pedro saw us struggling to get our mattress out of the moving truck and stopped what he was doing to help us move it all the way into our apartment and into the bedroom! On a Saturday the assistant manager came out to the pool to let us know we had a large package in the office so we could pick it up before she left for the weekend. Kenneth is a star property manager and the current leasing agent is a great communicator who takes pride in her role. Location can't be beat so while there are a few newer properties on the same street the staff/management are the true value. read more

I love my place. It's is so nice and located right in the middle of everything. The apartment fits our needs perfectly including having plenty of work and storage space. We don't hear noise from other apartments, and the complex is well-maintained. It is in the perfect location for us, since we can walk to several museums, restaurants, and park areas within 10 minutes. I can get to work in 10-15 minutes without getting on the highway. Easy access to Hermann Park and the metro rall.. The manager, Erin, and well, everyone from office to maintenance are very nice and helpful. So far so great. I am grateful that we found this apartment for my daughter during her internship stay here this summer. Aleah, the leasing consultant, helped us process and make it possible for my daughter to move in immediately, and I am thankful for her. She's fantastic and very understanding. She assists us in applying online, even though my husband and I are not very familiar with this technology. She showed us around the entire building, showed us the parking garage, mailbox, swimming pool, and gym. Aleah was very helpful in ensuring that my daughter received her package. The Plaza has been great. The wife and I moved in November of '16 and we are still loving our apartment. It is in a central location of so many thing we love to do. We can walk to Hermann pack, multiple museums, and a good variety of restaurants. Pros: 1. We live in a two b/b corner apartment. The apartment size is great with a lot of natural light. 2. Staff has been great. The former leasing agent Anthony was great and very accommodating. Since leaving, the property manager and asst manager has been great as well. They have always been very prompt in replies to any questions and took the time to get to know my wife and I (even though we only really every went to the front office to pick up packages). The maintenance staff has been excellent as well. Anything work order we put in is usually taken care of the next day. 3. Actually well insulated. We have a big dog so tend to live on the bottom floor, which also means that we typically hear everything not just next to us, but above us as well. This apartment is actually very well insulated and while we still hear our upstairs neighbor at times, it is not even close to other apartments we have been in. We rarely ever hear next door neighbors. 4. New package pick up service. Instead of going to the front office to pick up packages, they now have automated lockers for people to pick up packages. This really reduces the annoyance of trying to figure out what day would be good to attempt to rush home before the front office closes. Cons: 1. Not really a con, but the complex is split into two buildings with a street separating the two. In building 1, you have the pool area. In building 2, you have the parking lot and I think all the mailboxes. Pick your evil. Would you rather be closer to the pool or closer to the parking lot & mailboxes? Personally, the parking lot side would be my choice. It makes lugging groceries or anything else much easier. 2. It is an older complex and you will notice the age at times. The thing that we notice the most are the pipes in the wall. There are times that when people upstairs use the plumbing, we hear it very clearly in the apt. 3. The air conditioning units are very close to the apartments (at least on the ground floor). Not that big of a nuisance and we got use to it very quickly, but in the beginning, we definitely noticed when it kicked on. 4. The fridge is smaller. I'm not sure what a "normal" size fridge is, but the fridge here seems a bit smaller than what we were use to, especially the freezer. We cook alot and stock up on groceries, so we definitely noticed the change in size. I gave it 5 stars because this has been the best apartment we've lived in since moving to Houston. It has a great balance of location and the comfort that we want. I noticed a few reviews talking about crime. I hate to break it to you, but we live in Houston. I've lived in the Galleria area and also the Med Center and it was no different. It seems to come in waves for each of the apartments. It'll be nice and peaceful for awhile, then suddenly a rash of break-ins. It's no fault of the apartments. Since that time, I've noticed multiple new cameras pop up and the hiring of a new nighttime security guard. I applaud them for actually trying to do something about it, but I'm pretty sure another wave will roll through again sooner or later. read more

When we came here for the 1st time to take a look at this place, we enjoyed how it was directly across the street from Hermann Park and of course near the medical center. We talked to the property manager and they had told us that they are going to start remodeling the place, having keyless entry, security cameras around the complex, and etc. Like what one of the reviewer stated, Bob T. The property managers put on a good show. We have been here for a year now and nothing has changed. Just basically empty promises although, they did put up a light near one of the entrance because one of the tenant had gotten robbed. The apartments are spacious is because its what you pay you get. The parking garage is on the other side of the building, and they have limited street parking because everyone who goes to the CHILDREN MUSEUMS or HERMANN PARK would take up all of your street parking. I hate lugging groceries to my apartment because it was so inconvenient. Plus, there is a street parking patrol that loves giving tickets if you park on the streets. If you do live here, don't live near the pool like me. Live near the garage because there is where you will have tons of access (i.e. trash, easy parking, and mailbox) so that you don't have a hard time to lug anything around or parking like me. Oh, there's no assigned parking. Its basically first come first serve. Plus, if you have a leak washer and dry that floods your whole living room or maintenance just beware it takes them 2-3 days to respond. At the time that they did, my whole apartment smelled like mildew. I'm happy that I don't live here anymore. read more

So I have been here for a little over a year now and I really can't say that much bad about this place. Great location, great look/design, and great office staff. Yes, the renovations did feel like an eternity but they are now over and I couldn't be happier. I have had no issues with this property and this has been the happiest I have been in an apartment. I love the look and homey feel to my apartment and that it has a loft. There are a few minor downsides like noise from the area (But then again its the Museum District HELLO!! There will be street and event noise), and there is no visitor entrance box/code for the garage gate. You literally have to go downstairs with your clicker and let them in. The MAJOR downside to this place is the pigeons in the parking garage. They poop all over the place and its gross and annoying. I love this place and love my apartment. :) read more

I live here - prime location, right across the street from a beautiful park and a 10-minute walk to Rice University. Minimal roaches in the summer, none during winter. Building renovations seemed eternal in the Summer and Fall, with noisy workers. Winter's been relatively quiet. I had an issue with the gardeners starting up their electric hedge trimmers every Tuesday morning at 7:30am right outside my window (I work late nights, and I need my sleep!) I talked with the management, and apart from one other random week, they haven't been back in the mornings. That was very responsive, and I appreciate that. My bike's been stolen from the bike cage, and cars do get broken into if parked on the street (it's happened more than once). But if they're in the garage, it's quite safe, and after my bike was stolen, they began posting a guard outside the bike cage pretty regularly. I like it here a lot, I think you will too :-) read more

We have lived here for over a year and absolutely love it! The staff is by far the best leasing staff I have ever dealt with. They are so helpful and friendly. The maintenance men are friendly, quick to arrive and very knowledgeable. The location is amazing, you are close to the rail and right across from Hermann Park. I set up an appointment to get a tour of the apartments and when I showed up, no one was there. I waited 35 minutes before I left. I called the office several times and all I would get was the call center. They told me they where only the call center and couldn't help me. I was very disappointed with their customer service or lack of customer service. Negative reviews are usually overlooked and this probably won't sway anyone from living at the plaza. But I had such a shockingly horrible experience that it needs to be documented. Pack your bags. We're going on a trip. My apartment was broken into during the day and I had $8,000 worth of items stolen from it. I had 2 bikes stolen from the parking garage. A homeless person was found sleeping in a hallway. In one night, 30 cars had their windows broken in the parking garage. Yes, the front office can reply to these facts with statements about how the garage has a gate, the outdoor gates shut properly, and there's a security guard who drives around at night. Shit happens. It's Houston. What was simply appalling was the front office's treatment of myself and other residents who were concerned about these events. When my apartment was broken into, it took the front office 25 hours to notify the community that the break-in to my apartment had occurred, and they only did it when I asked them to. Their excuse for the time delay? Lawyers had to read over a generic email they've sent out many times before when bikes were stolen. Further, when I went to ask them to notify the community, I was literally yelled at by the office manager. She deflected from the issue at hand (that 25 hours had passed since a home invasion and they hadn't notified the community) and said I was being condescending and rude. When a homeless person was found sleeping in a hallway, a resident posted on the Plaza Facebook page about it - a member of the front office berated her and blamed residents for letting people in and not closing doors properly. The front office held a "town hall" with a police officer to have him educate us about safety, since the 30 cars were broken into the night before my apartment was broken into. First, while the car break-ins and my apartment break-in happened at the same time, no mention was made by the police officer or any front office staff about the apartment break-in. It wasn't until I brought it up that it was addressed. Second, the front office pleaded with us to treat the complex as a community. When I asked how we could be a community if they were taking 25 hours to notify us of break-ins, there was an uproar from the crowd and the front office staff was not happy (the police officer later said this was a "crazy" amount of time to wait). Third, a member of the front office suggested we do some light profiling in our goal of keeping the complex safe - she said if you see someone walking in dark clothing, with a hoodie up and sweatpants, be careful they could be up to no good. What an unbelievably offensive and tone deaf recommendation in this current political climate. And yet despite all this, the location was great, the rent was cheap and I still wanted to live there. But my lease renewal was denied. The reason? "Bad behavior" at the town hall meeting (where I brought up my break-in) and on the Facebook page (where I defended another resident who was literally berated by a member of the front office for asking what she should do when she finds a homeless person sleeping in the hallway) This review may not change any minds, but at least I've sent it out into the universe. There aren't many negative reviews but it's stressful and likely ineffective so some people just don't write it. Of course, take everything you read with a grain of salt (that includes my review but also means questioning the bulk of the reviews that are glowing about tours provided by the front office - yes, they will be nice and pleasant to try and get you to spend your money there). My experience with the front office was stressful and confusing, but looking back I got a lot out of it. It was the first time I stood up for myself and spoke out about something I saw as wrong. It was the first time I experienced a conflict where I was unable to have an adult conversation to resolve a problem. And, I made a great friend in the complex, bonding over our mutual terrible front office experiences. read more

This place has really gone downhill since I moved in. Notice that the positive reviews are all from prior years. Unfortunately, the entire management staff, which was wonderful, has turned over recently. The new staff does not seem experienced or equipped to deal with resident issues. There are problems with pest invasions, birds attacking residents, the pool, break-ins at the garage, unruly and sometimes dangerous pets wandering the halls. Rents are completely out of sync with the area. Having visited friends at nearby complexes, I'm shocked to see what they're getting for their money compared to what we get at the Plaza. The pros of this place? It's in a great location. But there are several other complexes nearby (right on the same street). The maintenance staff is the other positive. But these benefits are not enough to keep me here. read more

The Pros: - Hermann Park is beautiful - It's close to the Metro (5 min. walking distance) - The place has a good location and good value, and the landscaping is nice. The pool is clean. - My appliances are nice - The management are friendly, I just wonder about the recurring problems I will list below. The cons: Sometimes you've got to vent, and I guess that's what Yelp is for right? - I've lived here 2 years and the water has gone out 3 times. Once for over 24 hours, and this was nowhere near the time of Harvey or any floods. - Around the re-leasing time, the manager promised monthly parties with free food. She kept her promise for exactly 2 months. Well, easy come easy go I guess. - Crime, theft, vandalism, burglary - I have had my car window smashed when parking it overnight on Jackson St. ($150), and so have many other people. I have had a nail punched through my tire ($50). I have had a hubcap stolen ($35). - Don't part your car on the 4th floor or pigeons will shit all over it. - I have had random fire alarms go off early in the morning and late at night, sometimes for hours. Apparently The Plaza Museum District, a Berkshire Property, catches on fire A LOT! - The gym has exactly 2 treadmills and one is PERPETUALLY broken. - Building 1 reeks of ganja thanks to my new neighbors on the first floor. I can understand toking up every now and then, but these people's dedication to blazing is impressive. - The Jackson St. entrance to Bldg. 1 always smells like pet urine. Probably because of all the pet urine. - Last week, on a weekday, two bros were swimming in the swimming pool at 1AM splashing loudly and shouting. This is not an infrequent occurrence. People shout in the hallways at 1 or 2 am on weeknights. I've had to have several talks with neighbors about volume. - I literally feel like this place is the twilight zone or something, like I just woke up one day in a world where nobody understand manners or common decency. - They raised my rent 6% this year. read more

Crime and safety has become a major concern in this neighborhood. I do not recommend living in this complex. We've lived here for 2+ years and tried to be open-minded and positive, but it is impossible to ignore the increasing rates of crime. We're from NYC, so we are not unfamiliar with life in a big city, but the current situation here is out of control. Just in the past week, I've had to call 911 after seeing a homeless person passed out on on the street two blocks away from the complex (mid-afternoon on a weekday); was accosted by a man screaming into my face while I was out with my toddler (again, in broad daylight), and heard about neighbors' apartments/cars broken into in our complex. The complex's response to these incidents is lukewarm at best. The kind of security we need (24/7 security guard at gate, more security coverage at night 7 days/week, more cameras, etc) costs money, so I suppose it's not surprising that they are reluctant to implement it. Do your research before moving here: join the Museum Park neighborhood on Nextdoor and read what the people who live in this area are saying. I have friends living in many neighborhoods throughout central Houston, so I know that other apartments of comparable or better quality are available at comparable prices in safer areas. read more

I would highly recommend you ask during your lease signing process how long or much construction they anticipate during your lease period. I am a student and about 70% of the day you hear banging, paint smell and machinery. Staff has always been courteous to me, but the construction is unbearable. They has not let us park in our parking lot for over a month and as a result, I have gotten over $140 worth of parking tickets because I had to park on the streets. (Street signs are not posted properly). As far as noise, tenants are not noisey but TV and music does transmit pretty clearly between the walls. It's not obstructive, but you can hear your upstairs and sode neighbors preference in music and shows. For the price I pay within the 610 loop, I would say you are paying more for the location than the quality of living. read more

I just moved into this place last week. I have been blown away by everything this place has to offer. It is a beautiful complex and (in my opinion) in the best location in Houston. Very close to Rice, the Medical District, Hermann Park, and downtown. The red line train is a block away. The administration here is a dream come true. I have always wanted to live in an apartment where the staff are actually nice, helpful, and on top of everything. This is the case with every person I have met in the leasing office. I'll admit, I was a little nervous about our lease here after reading mixed reviews online. I think it is a good example of unhappy people being more likely to post reviews, though. We have been really happy with our time at the Plaza and the new management seems even better than when we first moved in. It is definitely expensive (enough that maybe it should be 4.5 stars?) but otherwise, we have no major complaints. Soundproofing is *awesome* (we have a dog and baby, so it matters! well, for our neighbors, anyway). The pool is great and not filled with young partying college students. Accessibility to the park, zoo, children's museum, etc. is awesome. The parking garage is wonderful and has room for guests. Maintenance has always responded quickly to our requests. The leasing staff is lovely to work with. What else can you hope for? read more

The Plaza at the Museum District is a great place to live. We have lived here for almost two years now and it's one of the best apartments that we have leased in Houston. The complex is quiet, clean and directly across the street from Hermann Park. If I have a question or need a request for maintenance, I know I can always reach out to the office staff (Allison, Ashley B. and Ashley H.) or the maintenance team and my issue will be handled within 1-2 days. I highly recommend this place to anyone looking for a nice quiet and clean place to live, with excellent customer service. I promise you won't regret it. read more

Terrible place to live. It has been under construction much longer than anticipated. The security is lack, as the construction crews leave points of access open to anyone who would like to enter the premise. They constantly inconvenience the tenants with outrageous requests such as needing to leave your apartment by 7am and not being about to return until 6pm because of construction reasons (this has happened multiple times! If you do not leave by 7am you are barricaded into your apartment, just read the property memos for verification). In actuality, the current tenants all have legal standing to enter into a class action lawsuit for breech of contract. In time, the management will have to correct their wrong doings or a court will order them to do so. I would avoid living here. Go elsewhere and enjoy the peace and quiet and security! read more

This is supposed to be a timely review of the Plaza Museum District Apartments in Houston in February 2013. I'm assuming that you are reading this because you are thinking about moving in some time in 2013. You are likely aware that this an upscale apartment community in a good location with decent amenities. However, what you might not know is that the complex has been under heavy construction since mid 2012. In early 2012, new owners acquired the community, and set out to do extensive structural repairs with heavy equipment to the two buildings, which the previous owners apparently were not able to execute. Repairs seem to be mostly on the outside of the apartments, but the amount of disruption and inconvenience caused is significant. As a result of the work, there is considerable noise and dirt everywhere. The general level of cleanliness was low before the work began, but now it has sunk to a new low, with cleaning efforts basically being nonexistent at this point. To make matters worse, the management has taken no action whatsoever towards compensating the residents financially in any way. Even the residents in the worst hit areas of the complex are apparently offered no financial compensation for the fact that their expensive "luxury apartments" have been located in a noisy and dirty construction site for over half a year and likely will be for a long time. New leases seem to be offered at the usual high luxury apartment rates, regardless of the mess. To give another example of the management style: Recently, daytime access (7am - 6pm) to some apartments had to be cut off due to floor work. Residents were given half a day notice about this in a flyer and encouraged to come to the leasing office (during business hours only!) where "refreshments" would be available while the apartment was cut off. Hard to believe, but true. Finally, and not surprisingly, the residents have not been given any time line for the work to be completed. Given the extent of the work, it seems likely to continue for much of 2013. As a prospective resident, you should look around the complex carefully and draw your own conclusions about the community and the apartment you intend to rent and strongly consider any alternatives. read more

This apartment complex used to be well-staffed and well maintained. Their standards have since gone completely downhill. There have been several break-ins, and the quality or frequency of patrol by the security guard made no change. Nearly a year later, they finally installed a few cameras, which have made little impact, as I am not sure anyone monitors them. Several people have had bicycles stolen. I have actually even been approached by a panhandler inside of the complex. The office hours used to be convenient, in case you needed to pick up a package or request maintenance. They have since shortened their hours, so they are only available while everyone else is working. They have made it so that they are only there during prime lease-signing hours, and have no interest in helping you once the ink dries. And you can forget about stopping by during lunch, because they generally dissappear for 2 hours. On top of that, the staff is extremely rude. One time, I stopped by to get a package, and they literally looked at me through the glass door and locked it in my face. They generally fail to keep the hallways clean or well maintained, and don't seem to care when residents leave their garbage outside their doors. You may have to ask two or even three times before the maintenance man actually comes by your place, because the unreliable office staff just forgets to write things down. The pool area is great, as long as you don't like having a grill by the pool- they used to sell it as an amenity, until they decided to remove it. Promises were made that it would be replaced. Months later, still no grill. Parking used to be plentiful, until they blocked off about 1/3 of the spots in the garage so they could make an extra buck. Too bad they are only 1/3-1/2 filled, and now just a waste of space. Also, if they tell you anything, get it in writing. These people are crooks, and will lie just to get an extra dollar out of you. read more

Do NOT live at the Plaza. After we moved out, they made up damages and repair costs from our apartment in excess of $1300! We refused to pay as we took very good care of our apt and in NO way damged it or had any damages that they unjustly accused us of. The Plaza has sent this to collections despite our filing a complaint with the district attorney. This has harmed our credit and ability to get a loan or credit card. This is very damaging and very unjust. I would NOT live at the Plaza Museum District unless you want to get ripped off. Also, the parking spaces are very tight, so you will definitely get door dings that cost $100s to repair. Do yourself a favor and pay a little extra to live at the Esplanade or Amalfi or Parklane if you want to be in that area. You will save $ in the long run. read more

I live on the ground floor, pool side, and am not inundated by noise - which is an issue in the other places i visited. I feel so comfortable and at home here. I visited all of the apartments within easy access to the light rail as I work downtown and this is by far the best place available. I highly recommend living here!....... If I could give this complex a zero I would. My husband and I moved in here on 3/9./15. We arrived to the apartment only to find about 300 small dead roaches all over it. There were even roaches in the closed fridge. I went down and spoke with the leasing consultant who told me someone would come out on Monday to clean it up(this was Saturday)because my UHaul was sitting outside with all of my belongings and I needed to start my new job Monday, I cleaned it myself. Pest control has been out to my apartment 2 times in the last month and I continue to see live roaches. I put in a service request last evening after seeing more roaches. No one showed up or called me so I called and spoke with Edmond today. He was very condescending. He asked me "how many did you see? Is it infested? I told home that I consider it infested due to the fact that it has been sprayed every 2 weeks and continues. He told me someone could come Monday. I asked him if he would live like this. He said, "well, if I lived in an apartment and pest control comes every 2 weeks then I would have to" on a different note, we have had 3 separate leaks, a broken toilet , we were told(and it's advertised) that there is a leash free dog park across the street as well as a media room...none of these exist. On a positive note, we are being let out of our lease but have the inconvenience of moving again, paying new deposits and moving costs while living in squalor until we can leave! DO NOT rent here. Terrible management and staff, and apartment. The management is absolutely horrible. My apartment was entered to various purposes about twice a month. This includes fixing equipment up in the attic, which they access through my closet, and inspecting fire alarms, and the maintenance personnels rarely take off their shoes or put things back. The package system is a complete disaster. One of our rather expansive package was lost, and the staffs always put the wrong tracking number in the system. I tried to talk to them about, to no avail. The community is supposed to be gated, but cards from random businesses keeps sliding under my door mysteriously. The apartment is not much better. The AC broke down the second day I moved in, and mind you, it was mid-summer in Houston. Then the kitchen disposal broke, followed by the toilet, the dryer and the shower faucet. The entire apartment building is constantly under maintenance. The wall are not sound-proof. I can hear my neighbors showering, using the microwaves, and even walking. The whatever machine up in the attic hums periodically, which is extremely annoying when you are trying to sleep. I'm leaving, God bless whoever stays. read more

I always thought that the price was justified because of the location, that was until I learned that the apartments across the street were ~800 a month... The paint job inside the apartment is poorly done. I do however like the fact that the microwave and the refrigerator are updated, but I think that the stovetop should be too. The apartment itself is ok, its a decent size, has enough countertop space, and has good heater/conditioning. On another note, I've noticed that my car had be gone into twice, which may or may not be my fault because I am used to leaving my car unlocked because I come from a safer city, but it is very unnerving to go into your car and find my glovebox open with papers flown around and my sunglasses case open. However, my main concern/frustration is the fact that the dog run is perpetually muddy. Not like a little muddy after it rains. It is always muddy and really muddy. Like, impossible to play fetch, impossible for your dog to play with another dog kind of awful. And it has been for at least four months. I heard someone say that it was because the sprinker system broke... but the only work I've seen done on it is they put a little concrete slab to the dog run and a little gravel at the entrance. Not only that, but the dog run is very poorly maintained, people don't pick up after their dog, and people who work at the apartments don't pick it up either. Me and my dogs have both stepped in dog poop at that dog run... The bags they provide to pick up after your dog continually run out. They advertise "Leash Free Dog Park Across Street" under community features, but I don't know what they are talking about. The only park across the street is Hermann park and you cannot take your dogs off leash there. Ultimately I am disappointed and just wish there was a place for my dog to play like they advertised. read more

I just recently moved to the Plaza at the Museum District and so far I absolutely LOVE IT. The location is perfect - walking distance to restaurants, coffee, right across the street from Hermann Park, in the middle of the museums, close to TMC, etc. The maintenance staff is absolutely top-notch, the front office is always friendly and helpful, the grounds are well-kept, and the area feels very safe. The rent is also very reasonable for the area. read more

This place puts on a good show when you view the apartments, but once you sign the lease, good luck. The first time we moved in, they said we'd get one apartment which was facing the pool and had a very nice view, but once we signed the lease and moving day came, they said they switched us to another one with the view of the parking garage. For some foolish reason we decided to stay and upgrade to a bigger apartment. When we did this, we got an apartment that had paint all over the carpet, damaged walls, leaky windows, and a huge water stain near the back door. It took them nearly 6 months to come clean the carpets after several requests. The windows are still leaking and I requested several times for them to come paint the damaged walls, but finally getting fed up, I asked for them to provide the paint and just did it myself. The final straw was when the woman in the office began arguing with me because I pointed out she parked in the handicapped spot in the front when she is clearly not handicapped, has no placard in her car, nor a mark on her license plate. She claimed it is ok because it is private property. I'll be moving out at the end of my lease for sure this time. read more
