The Positives and what seems to be so rare in the apt world: -The management team is exceptional. When I lived here, there was Maria (leasing consultant - she was grade A+ and extremely helpful), Emy (he was new, but still solid and very friendly) and the property manager, Alex I remember her name (very personable, friendly, and non-judgmental). One thing that Valencia Place was very good about was, answering the phone and responding to emails in a timely manner. -Maintenance Team is hands down so attentive and knows how to communicate to you. They knock on the door to notify you, they actually know how to turn off lights before leaving your unit, and they speak more than one language. They will speak with you about what went wrong and offer a solution. Now, that is a rarity. They appear to actually care about their jobs as much as making your stay at the complex enjoyable. -The huge dog park is a major positive. It is massive and it gives your dog freedom to run, jump, hop, skip, and it's well enclosed so that Fido won't escape. -The floor plans are where you really get more bang for your buck. The kitchens are updated, spacious, and thank goodness no outdated ugly white appliances. The amount of counter top space and no galley styled kitchens. The kitchen, the bathroom the closet, living and dining were spacious. -I've never dealt with any roaches or vermin which was great considering we live in Houston where this pest seems to be everywhere you don't want them to be. -They had the special about no security deposit which was a huge positive. Now for the meh parts: -Some units lack porch storage like most older apartments and the hall closets are small. I did not care for the built-in desk. If you want peace and quiet, please don't live in the very back as some of your neighbors will be very loud especially on the weekends they can get sloppy drunk and act like a complete fool. That being said, some of the neighbors were very loud and will not respect their other neighbors. -There isn't a sense of community and the neighbors don't actively go out of their way to speak to you. The office did not host a lot of events. The mail room is small and only in one area. -The complex has mostly families with children, so there isn't much retirees, students, or strictly single individuals, so you might run into more noise which can be a nuisance especially if you work from home or like to meditate in the comfort of your home. I surprisingly don't enjoy the sound of a crying newborn baby whining at random times especially when I am trying to sleep or take a nap. The things that were "whatever to me": -The gates were sometimes broken, but I just did not care about it as I've lived in some apts that did not even have the gate system and I still felt safe. The neighbors that were directly across from my unit were more sketchy than anyone who lived outside of the property. The only reason I had to leave Valencia Place was because I relocated for work in another city. However, I still compare future apartments that have subpar maintenance or management to VP and VP still manages to come up on top especially if I'm paying less than $1,500 for a large one-bedroom.

Even though it's not a brand new building they keep it immaculate and the maintenance staff are some of the most hardworking people I've ever come into contact with. When we moved in Pedro saw us struggling to get our mattress out of the moving truck and stopped what he was doing to help us move it all the way into our apartment and into the bedroom! On a Saturday the assistant manager came out to the pool to let us know we had a large package in the office so we could pick it up before she left for the weekend. Kenneth is a star property manager and the current leasing agent is a great communicator who takes pride in her role. Location can't be beat so while there are a few newer properties on the same street the staff/management are the true value.

They frequently change the parking policies which leads to wrongful towing. This has happened to me and my co-residents that live here. They have a system with a towing company and are specifically looking to tow people out of there the second you don't have something updated. They change the stickers frequently so they can get people towed out of there who are paying to live there. They send passive aggressive emails at all hours to all residents and taking the time to read all of them is like a second job. Please save yourself the trouble of signing here and look elsewhere.

Horrible! I…read morewouldn't recommend this apartment complex to anyone.The crime rate is very high! My car and others got broken into January 2022. The apartment complex was not willing to help me. The gates are always open and security is never around. On September 2022, I received an email from 7 seventy addressing more crime activities that have taken place. Including car tires and Amazon packages were stolen. In May 2022, my 9-year-old son had a pool birthday party with a few friends. He was verbally attacked by an older man who claimed the children were too loud. The resident could have addressed me instead of children. Now we are not able to enjoy the pool because of my son fears the Neighbor would do the same thing again. Long story short, save yourself a headache. I wish I had done my research first. My lease is up soon! TC

Lived here for 10 years, starting back in July 2015. I would not recommend living here on account…read moreof the current management team. Their communication is utterly atrocious, with email correspondences taking days for a reply at best or just going completely unanswered. And after reading other recent reviews, this seems to be a recurring trend. Management takes no responsibility for the lack of response and may even blame you for not following up sooner. Even escalating things up to the property manager was more of the same. Too bad if it's an important matter that ends up costing you as a resident thousands of dollars when it all could have been avoided if management had just checked their email. Location-wise, it's still great being next to HEB. That's the only unique advantage offered, though. There are restaurants, bus lines, and highway access that are close by, but so are other apartment complexes you can consider. The amenities are okay (outdoor pool, billiards tables, gym) but they haven't changed much over 10 full years (a couple of outdoor grills were installed, but they also took away a few perks in the gym). Expect to lose power a couple times a year (typical for Houston, though), and to have water shut off in the building for a day every few months on little to no notice. The front gate malfunctions seemingly every other week as well. All in all, I would've rated them higher based on my average experience throughout the past decade, but this feeling like they screwed us over now that we're trying to move out has permanently soured my opinion of this community. I know that this is clearly specific to my personal experience, but it's so bad that I'm seriously considering legal counsel over their communication negligence and felt like I had to speak up publicly.

Make sure you consult a crime map before signing a lease. You can probably live there safely but you should talk with police about how to stay safe in that area.

I know and understand the reasons, I just disagree with it. I signed the original lease mainly because I was told I could keep my current wireless internet company ( wired internet will be a thing of the past soon except when forced on tenants ). Again, the staff here is excellent. You should be honest with the facts. The staff has been very honest. Renewal of a lease, will required a person to except an amenity fee for Xfinity internet or the lease will not be renewed. There are no options. The Heights has many choices in apartment living. I'm exploring my options but I do enjoy living here.

I've been a resident at The Core for just about a year now, and I can honestly say it meets my…read moreneeds. Granted, every apartment complex has its share of problems, and The Core is no different, but for me the pros far outweigh the cons. Pros: Amazing area located near everything I possibly need (stores, bars, gym, my work, etc.). Very well priced for the area (I searched extensively and The Core was at about $50/month discount on average vs. other properties here) The amenities are great, I enjoy the main pool, the lap pool, the hot tub, pool table, the gym, and the outdoor grills with the TV. Staff have all been very helpful in my experience, maintenance orders are typically filled within 24 hours. Cons: Break-ins of cars happen periodically, but there's only so much The Core can be held responsible. We live in Houston and in a particularly high trafficked area...criminals know this. Any many people are foolish enough to leave valuable things in their cars, so it's tough to be too overly sympathetic. There's also a lot of dog poop on site, which again is more the residents' fault than The Core's. But who knows, maybe they could devote more maintenance time to cleaning it or something. Overall, it's a great complex that's VERY WELL PRICED compared to surrounding places and for me that's a strong selling point. I'll give up the concierge or fancy spa to save $200+ per month. The Core meets all my needs and has been an awesome place to live!
