Make sure you do not pay anything to lock your rate. It is their way to get you. The first guy wanted to charge me 1% (commitment fee) to lock my rate. I asked him: "What if we cannot close and the lock expires?" He said: "Do not worry about it". I thanked him and did not continue with him. The second officer was excellent. Here are some tips for new borrowers: *Do not pay commitment fee unless you have special circumstances (low credit score, all other banks denied you). *Get Good Faith Estimate (estimate of your closing costs) when you start working with your loan officer. A day before closing, try to get an Updated Good Faith Estimate. Try to resolve significant discrepancies before closing. *Make sure you have correct numbers for taxes for closing (you can get them from County). The Title Company will have you establish escrow for taxes. If you have correct numbers, you will have more chances to avoid overpayment.
