If I could give this place negative stars I would. I would like to start with the pros and then move on to the cons of this apartment complex. Pros: -Location: it is within walking distance of some great restaurants, bars, and grocery stores. It is nice to be able to walk to grab a drink and then walk back home. I definitely treated myself to some ice cream at Ben and Jerry's after a trying day. -Security: it certainly isn't the best security, but there are keys that are needed to use the elevators at ground level and you do have the option of buzzing people up (although it didn't work for me, and they changed my call number without telling me, so I had been giving people the wrong call number for me to be able to buss them up). -Staff: SOME of them are very nice people. I have had very pleasant experiences with the maintenance staff and with some of the management that work there. -Amenities: Only the coffee machine for me was a nice feature. They do have a pool, a gym, and a movie theater. I did not really use these amenities, however, so I could not speak to their quality. -Events: this wasn't really my thing, but they did hold events. From decorating a christmas tree, to pumpkin carving, these were pretty frequent things. I never went to them, but it seemed like a nice thing to let you get to know your neighbors. Cons: -Management: Aside from those who are just incredibly lovely, the management was terrible. They were either completely uninterested in helping you (ex: I found a syringe in the flower bed in the front of the building, when I went to inform them the person I spoke to was completely unconcerned and said that she would send someone to take care of it. That syringe was there for another week or so before someone got around to picking it up) to being flat out rude (ex: after the earthquake the gas would not work in my apartment, when I went to talk to them after two work orders being submitted and one full day without gas to cook, the management asked me if I had paid my gas bill instead of having someone simply go and look to see if my gas was on). They also would not return phone calls when a walk through was requested. I had called to set up a walk through after I had moved everything out of my apartment and they told me that the person who normally does it would not be in that day, they told me they would send along my information and explain that I would not be able to perform the walk through any other day, I received one phone call and when I called right back they said he was out of the office and would call me later, which he did not. I think it is ridiculous to do a walk through in an apartment that has not been moved out of yet, and to be so rude as to not even call a tenant back about doing something as important as a walk through is maddening. -Maintenance: They are nice people, but it was difficult to get them to help with issues in the apartment. I had a leaky ceiling that would fill a good sized bowl when raining. I submitted a maintenance request, along with a request for the gas to be checked since it was not working. I went online (you submit requests on their website) and found that my request had been "resolved" even though no one had come to fix the issues. I submitted another request, which was ignored, and finally I went down to discuss with the management the issues I was having. Someone finally came to turn my gas back on (which was shut off during the earthquake by a safety valve), and to look at my leaky ceiling. They told me that they couldn't fix the leak and that they would just paint the water spots on my ceiling. Seriously? I was lucky it was a pretty dry winter. In total it took two days to have someone come up to even observe the issues that I was having. Also, when I went online to review all my maintenance requests to determine how long they had let me go without being able to use my stove, everything was deleted. They had cleared all of my maintenance request history. Luckily I had kept all the emails of the requests since it sends you a copy once submitted. -The Building: It was in a word DISGUSTING. People would let their dogs piss all over the floor on multiple occasions. People spat in the elevator. I found a used condom in one of the stairwells. There was garbage left by the garbage shoot instead of put into it. Dogs would never ever be on leashes. Ever. The washing machines were sometimes filled with disgusting water that had backed up into it. The hallways smelled like cat piss. Gum was stuck to the wall. Someone spray painted some furniture in the hallway which left paint outlines on the carpet. People would leave shopping carts in hallways. A syringe was found in the planter in the front of the building. Fire alarms would go off constantly. And the water would be turned off on a regular basis. For the whole year that I was there the water had to be turned off 15 times, and one time when there was no hot water for residents. read more

I'm a resident at The Grand Apartments and the NEW Business Manager here, Jennifer Daura, ASSAULTED ME!! She pushed me and told me to get out of her office!! I have never seen an employee ANYWHERE ASSAULT a customer, resident, anything. I filed complaints with their corporate office and they refuse to do anything about the matter and nor will they answer my phone calls! Oh yeah, they did respond! They raised my rent by almost $200 to get me out, so of course, I have now filed a police report and contacted an Attorney. What an experience!! read more

I had an appointment to look at units and I called prior to arriving to ensure everything went smooth however when I arrived At my scheduled appointment time I was left waiting outside for over 30 minutes in the heat while 7 months pregnant. Every time I tried to reach someone I was told I would be called back because apparently their phone calls go to an off site office. There was also an internal number on the door which I also called several times and no answer Finally a maintenance worker came out and told me the leasing agents were off to lunch and he didn't know when they'd be back. No one ever returned my call. No one apologized for wasting my time, instead i left with swollen feet. I received an email today saying they understand I had to cancel my appointment. Seriously!! Glad the leasing agents were able to show how unprofessional, careless, and unorganized they are prior to signing a lease. read more

My family and I stayed here for two months. The place is very nice. We enjoyed the amenities! During our stay here Sean went above and beyond to make sure our stay was pleasant. If you have any problems he moves fast and fixes them. He truly cares about the residents and does his best to meet their needs and makes sure the building is running smoothly. So first off, the Grand gives you rewards for giving them five star reviews, so take those actual five star reviews with a grain of salt. Let's begin: this is place is, wait for it.... T-R-A-S-H. Yes, that's right. I was falsely promised that the significant portion of construction (by the way, the entire place looks like a construction project) would be done by a certain date (particularly a couple months), and almost no significant progress has been made after half a year. The management staff will lie to your face no matter what the issue and when the issue still isn't resolved, they'll complain to your face that you're still trying to resolve the issue and bothering them and then blame you for the problem. They were in my apartment for over 2 months for an appliance installation and ended up installing a new closet, left a hole in my wall, and closed off an entire room for construction that would happen on a moments notice, leaving me to clear out of my room which is my office. The worst part of it all is that I was told this installation (which was never installed and won't be) would take a maximum of two weeks. When I tried to get my rent back or even lessened, they referred me to 'resident services' which apparently the management team has no control over. However, that is bullshit. The resident services department is actually the grand's legal team, who have no agency in taking your side in any matter. Also, and this isn't even all of it as I'm sure if you were to move in here, you'll have a significant amount of personal lists of complaints as I do... but the utilities of this place are also the worst. They don't even tell you that they add an extra $100-$200 in random made up utilities to your rent bill every month, and that doesn't cover the electricity, water, and gas you already pay to the city. No. In fact, you have to pay EXTRA water and electricity to the grand, as well as other fees like rubbish charge, garbage disposal charge, a sewer charge ($40/mon), water heating, and other things that make 0 sense. Essentially, the grand is making you as a resident pay for the entire reconstruction of the building. They net money and screw everyone over in the process. And the building won't be done any time soon. The only thing that has been significantly installed is the office for the grand, for the shitty management team that claims they're here to help. read more

I have lived at the Grand for the past 10 years and the past 2 years have been extremely challenging due to the substantial renovations. The construction crew was extremely reckless during the entire project. The only person that I could rely on during this construction project was Manuel, the maintenance manager, who always performs outstanding service. Manuel's knowledge and expertise of all maintenance issues is exceptional and all of my experiences have been unsurpassed by addressing my air conditioner, plumbing problems in the kitchen and bathroom and fixing the kitchen tiling after the construction crew broke it -- just to name a few. I know that my rating of Manuel here represents the way all of the people who live at the Grand feel about this loyal professional who wants to make the Grand the best place in Sherman Oaks to live. read more

This is the worst living experience you will have if u move here! The staff never answers the phone to help resolve emergency repairs. Maintenance staff is unskilled and migrant. Tenants safety AT RISK with vents dripping water onto tiled floor in kitchen. Our UCLA student in the emergency room with a concussion TWICE slipping on the floor in the morning! Washer dryer took two years to be installed. No refunds for having to pay for laundry! Plumbing work is sub-par. The upstairs bathroom leaked into the apartment master bath and repairs were never finished! Mold grew on ceilings and walls! No caring response from owners or managers! Dirty, smelly unclean garage and elevator areas! Rubbish bins had trash around them rotting all the time! It's a nightmare and a class action lawsuit would be warranted and successful if tenants old and new would pursue. Also, the automated responses "from a business manager" rebutting ours and others monetary losses with a false "caring message" and a ludicrous offer to discuss it and make it right is beyond INCREDULOUS and RIDICULOUS as you can read in all the negative reviews that THEY NEVER ANSWER CALLS OR RETURN THEM TO RESIDENTS AND THATS ONE OF THE MANY PRIMARY COMPLAINTS! read more

We moved in about 2 months ago. Location is amazing, the staff is super friendly, and maintenance crew fast and efficient. I work for property management firm and I sure know what challenges have staff and maintenance within a building. Many things are to be done and pending as far as the hardware itself, but the software, meaning people working in this building, are amazing! We live on the fourth floor and carpet and hallway doors need to be replaced. Elevator issues need to be addressed. However, people who are on site working in the Grand do go an extra mile in order to cater us with the finest service overall. I work for for the firm where apartment homes are 2 to 3 time more expensive than in the Grand I can assure you that The Grand maintenance staff is as good as ours! You go ahead and place the work order at night, by noon next day will be properly executed. One thing people have to keep in mind when talking about the Grand: this is not a mom and pop 10 unit renter, this is a humongous, gigantic living outfit and variety of things and issues will inevitably occur. But when push comes to shove, it always comes to the efficiency and constant obvious effort of the staff that provides the residents of the Grand with the finest service. read more

I wish I had better things to say about this place, but it is just extremely poorly cared for. The building is falling apart. The carpets are extremely stained and soiled with pet feces and urine. The walls are painted multiple colors because they are too lazy to match the paint. There are holes everywhere in the walls. The laundry facilities are constantly broken. The gym equipment is all out of order as we speak and has been for months. The hot is always empty or at most a quarter full. The people that live here are nice, but were all conned into living here by the deceptive staff. The management and owners just don't care and just keep cashing your rent and avoid fixing anything as long as possible. The water is shut off to the entire building 2-3 times a week. The elevators are always out of order and good luck finding a staircase. I have been here for over a year and still have trouble finding stairs. Lastly the fire alarms are turned on weekly because they don't work. Do your self a huge favor and live anywhere else but here. I have lived here for less than 5 months and can't wait to move out. We honestly tried to ignore the bad reviews and give it a try as the front desk guy and place seemed legit, professional and nice. We dislike this place for several reasons. (1)Cleanliness of building -ie: dog poop in the hallways, urine in the elevators, over-filled trash in the trash chutes (2)Inadequate maintenance services and management staff - The only staff that you can speak with regarding maintenance issues are those in the front office who can't do anything but say sorry. They advise all residents to use an online request system for problems but ofcourse nobody answers. Since moving in I have had to physically fix on my own our own plumbing, AC, stove and fireplace issues. The batteries in the AC unit were't even working. This is unacceptable in a place where you pay more than $2000/month for a 1BR. (3)Cigarette and pot smoke in the hallways and air vents - when you want to prevent it from getting inside your apartments you can close your windows but if its a hot day and you turn on the AC, it will smell from your vents. (4)Broken utilities/washer machines. When the washer machine was using hot water instead of cold water, it completely ruined my clothes. Certain dryer machines won't emit any hot air. And you don't find out until everything is done. Money gets wasted and staff just states their apologies. Cant get refund due to the fact that the apartment complex does not own the machines - it is under a different company. 5)Water shut offs - The apartment shuts off the water on a weekly if not bi-weekly basis. It is a terrible inconvenience especially if you plan to shower before work or some other event. Or if you want to wash your hands, do the dishes and cant because the sink cant turn on. I was honestly looking forward to living here and tried my best to make do with what was going on but it just kept getting worse. The urine and poop in the elevators and hallways with non-responsive or apologetic staff was what eventually turned my mind around. Sorry to say these apartments are terrible and not worth $2K a month, more like $600. read more

WORST PLACE EVER. Had an appointment to come see this location but due to some traffic we were running late. We tried to call but no one was answering the phone so we continued to go to our appointment. First, the place is under construction and is a fricken nightmare to get through and when we walked through the door of the leasing office and told them we had an appointment and were late but we tried to call, The woman doing the showings said, with an attitude, "what number did you call because we've been answering the phone all day?" The cleaning lady in the office even looked at my fiancé and I like she was surprised at her comment. She offered to reschedule us because she would be late for her other appointments with an attitude. I want you to know the changed their names from THE GRAND to VEDA so check out those yelp reviews. A lot of people do smoke in the building and the only thing that bothers me is that they flick it into other people's patio areas. It's very disrespectful. It is very loud and I can hear everything from kids screaming down the hallways to pipes running through the building and footsteps. Some parts of the building does not get any sunlight. The elevators are constantly down and have been repairing one elevator for 5 months since February. Construction is on going for months and it's getting annoying because the fire alarms keep going off. Managers don't respond to your emails and don't fix the problem you have in your apartment. It seems like they are always busy and they never answer their phones even tho I see them just sitting at their desks. I tried to be so understanding and accommodating to the construction and constant issues, but after a few months of promised amenities never showing up, the cost was too prohibitive for an apartment with no amenities, no convenient guest parking, constant water shut-offs, and a constant flow of workers in and out of my apartment, I moved out. One of the main elevators has been broken since August, and the ones that do work are slow and poorly programmed. I say this to especially warn those who are unable to take the stairs. I tried to discuss the high move-out costs with them, but they were inflexible and the costs were higher than my deposit. The people who work there try to be as helpful as possible, but I really ended up losing a lot of money living here for what I got out. read more

The only good thing about this building are the wonderful leasing & maintenance people - and the location. One lobby elevator has been out for almost 6 months (supposed to take about 6 weeks for renovation). It hasn't even been worked on for about a month. The older apartments are shabby, they're renovating only empty apartments of which there are plenty. If we wanted to move into a renovated apartment it would cost over $300 more per month. You will never hear from the owners (or managers, whoever they are) - never a return call or email. i feel really badly about the stress the leasing people & maintenance guys are under. Oh - and the construction people's ladders somehow scratched my back fender. I'm sure I'll be waiting forever to be reimbursed the $631. read more

The location is convenient, The lobby is nice. The social atmosphere is good. The common areas carpet is embarrassing. The rents are kind of high and the least they can do for the rents they charge is to take the stained, ugly, old carpets. The management keeps telling the new tenants that the remodeling is on the way and they have the estimates and ready to go. This has been going on for past at least 5-6 years and it does not seem it will be don anytime soon. The stains on the common area hallways are leaks from the garbage bags to the trash chute. I'm really happy with the way they've turned this place around. I've been living here over a year, and although living through the construction wasn't fun, it's such a pleasant place to live now. The hallways are beautiful and modern, the laundry rooms are really pleasant with brand new machines, and the apartments are beautiful inside. I love the soft carpets, cute fireplace, super spacious bedroom, and granite counter tops. My husband and I often use the hot tub after a long day at work, and the gym is pretty good for a quick workout. Every time we have had a maintenance issue, it was taken care of quickly, and the maintenance staff is always really helpful and friendly. I've even submitted requests through their online system and had the problem fixed by the time I got home that day. What has really made my experience here great lately is the new office staff. The new manager, Aaron, is very easy to get a hold of and has always answered my questions quickly. Sean and Godson are great too. They listen to my concerns and do their best to address them. They're even planning to install a dog-run on the roof in their next set of renovations. When your management staff cares about the tenants (which is so rare in LA!), it makes a huge difference. I know what you're thinking - if it's so great, why are there so many 1-star reviews? All the people with the angry, negative reviews are pretty much ignoring all the positives. I'll try to address some of their complaints so you guys know I'm not just delusional. There are barely any water shut-offs anymore since they installed valves (there's been one in the last two months). The laundry machines on most floors do take quarters instead of credit cards. But come on, princess. Get some rolls of quarters at the bank. I haven't been affected by any theft, and that may be because I always lock my windows and doors when I leave. I thought that was common sense. If there are thefts in the garage, that's just bad luck. It's definitely not a regular occurrence. There are some loud neighbors who have a party every once in a while, but you can call the building's security patrol to go shut them up, or just call the police with a noise complaint if that doesn't work. It barely ever happens though. There is some trash near the trash chutes sometimes, but the cleaning staff takes care of it weekly (or you can call maintenance and have them clean it up faster). I've had zero issues with plumbing here, and they even came to snake my shower drain when my hair clogged it - didn't even have to bother my husband to do it. The shower head is definitely installed too low on the wall, but we just got our own shower head that comes up higher and has all these awesome settings, for like $30. I haven't seen any pet waste since the halls got renovated. If there is an accident, they can easily just take out the affected carpet squares and put in new ones. If you look closely, the hallway carpets are made up of squares. It's actually kind of genius. The only negatives of living here (And the reason they didn't get 5 stars) are: 1) If you have a dog, the nearest grass is a couple blocks away, and that can get frustrating if your dog needs grass. 2) The garage elevator and freight elevators are old and crappy-looking. But honestly I just use the other elevators instead. read more

If you're considering living here, please read the below (and past reviews) before deciding. These are complaints from various tenants who recently received a flyer distributed by another tenant (not The Grand) warning us of three tenant robberies in the past month. Not only does The Grand refuse to improve security, but they continue to make false promises of a multi-million dollar renovation to replace the filthy hallway carpets and paint the walls. PROPERTY CARE/RENOVATION * We live on the top floor apartment and have had a persistent leak into the master bedroom that has ruined our walls and soaked into the carpet every time it rains. I've been made aware by the office that this type of outdoor repair will come with the renovation of the building... something we're convinced will NEVER HAPPEN! * I reported the out of date elevators months ago-they need repair * Since we've moved in (3 years ago), there have been promises of a major building renovation. These renovations have NEVER HAPPENED. The carpets in the hallways are abominable. Just nasty. The paint is missing in areas and holes patched never painted over. * We've had a multitude of problems from being stuck in the elevator, to a lack of hot water, unable to use the jacuzzi, work orders not being completed when told so, etc. * Nothing works in the theater. When we rented the space we had to buy and bring in our own projector and cables to run through the theater to get a picture up on the screen. * There's a constant leak right above my car in the garage. I've reported this several times to the management, who says they can't do anything about it. * I live on the 3rd floor and have had a leak in my apartment fixed 3 times already. The water has gotten all over my belongings and carpet. They can't tell me how or if they can prevent this from happening again. * I've lived here for 5 years and was also told about the 'renovations' which never took place. The carpets are beyond disgusting! People let their pets wander the halls unattended. More than once I've encountered a little pet 'surprise' on my door step. The carpets have yet to even be cleaned within the last few years. I love living here, however, it does get harder and harder to want to pay good money and renew leases for a place that is starting to feel like a 'slum'. * My unit is right above the garage and I lived with a continuous sound of iron banging on iron as the gate's swivel was loose. I reported this issue to management several times whose only solution was to spray WD40 on it. I suggested using a wrench to tighten the loose screws or calling the repair number displayed on the gate - all of which went ignored. I ended up fixing the gate myself with duct tape and cardboard * We should start a petition for The Grand to GET RID of the food trucks/bagel Wednesday/excessive staff that doesn't seem to be doing anything - and double up on security/cameras/comfort * I can smell smoke all the way in my bedrooms. It's so bad I have to use a draft blocker underneath my front door. VERMIN * When we first moved in we had a roach infestation in our kitchen, which other than spraying they did nothing about and we still had roaches 2 weeks after the spraying. I've had problems before where it's my neighbor's roach infestation leaking into our apartment and I told the office about my concerns, but they just said they are paying for it to be sprayed and that should be enough. * I saw a rat in the parking garage * When I moved in, there were dead roaches in my kitchen sink. I spent my entire first night here killing roaches found in all rooms/bathrooms and in my moving boxes. The Grand sprayed for three weeks during which I could not unpack. They and their attorneys have refused to refund my rent for these three weeks. FIRE ALARMS/EMERGENCY * Every time the fire alarms go off, I just put in my ear plugs - which I've purchased BECAUSE of the fire alarms - and go back to sleep. * I'm concerned about any exit plan if the power went out while if anyone was in the car garage. I tried looking for some stairs that would lead me to the garage but instead found myself stopped inside a dark room with a locked door on the other end. * I've spoken to Janelle about why we haven't been notified about the fire alarm situation, and she said they were working on composing a letter! She said most of the time people are just burning popcorn or something. When I hear the fire alarm I just fall back asleep, but I worry that when there is actually a fire, I won't evacuate. SECURITY * The least the building could do is care enough to inform its tenants of the break-ins. Care about the tenants safety should be the #1 concern. The security of this building should be seriously reviewed. At least install a better security system. i.e. hallway/elevator cameras. And MOST IMPORTANTLY make it a rule that when such break-ins happen the office must notify all residents immediately. read more

I have certainly fallen in love with this place. I have lived here for 5 years and as much as there has been some teething issues, etc. in terms of plumbing but it actually is a really great place and with the renovations, it's going to be pretty spectacular. I love living here and will call this my home, unless I buy or move to the Westside for work for quite a while. The staff and maintenance in particular, Manuel :) are pretty special and really have a great attitude. I would absolutely recommend it to anyone and have met some really cool people. If the fire alarm goes off, it lasts oh, maybe 3 minutes and can feel like 15 but it's usually a person who is living in the building that triggers it...so that is a tenant issue. I would like them to ban people smoking in the garage though and fix the elevators and the entrances which people seem do like dropping their cigarette butts near my car and I don't even smoke. But again that is the people who live there, not the building or the employees...I am a happy person in my life and I love The Grand! read more

The Grand Apartments does not measure up to the name or standards of a luxury apartment community. I moved in Jan 2015 and am looking forward to leaving in seven weeks. The property management company is robbing community members with the high rent. Don't be hooked by the low move in either, it's a trap! This building is old! The plumping is horrible. The water is shut off on a weekly basis without notice. The parking garage has leaky pipes. The washer-dryers constantly need repair. Security? What security? Music can be heard during all hours of the day & night. Weird people with weird behavior have moved in of late. I would not raise children here. Many of the tenants are sketchy and you dare not speak. During the year long renovation (which has not measured up to my expectations) the fire alarms went off daily, the stairwells went weeks without exit doors, and the elevators were out of service constantly. The elevator tenants use in the north parking is still scary to use. My unit has been plagued with problems so much so the maintenance employees have become some what friends as they've visited my unit so much. DO NOT MOVE HERE! read more

I'm hoping it will let me give Zero stars because they really do not deserve even one. To anyone thinking about moving here, don't!!!!! I'm trying to figure out a way to get out of my lease or count the days until my lease ends. There is no redeeming factor about this place. No hot water! They screwed up my billing! Parking is a whole other story. I hate to say this, but the word "slum" comes to mind. I know it is apartments, but this place is really bad and really needs to be shut down and condemned. I move for convenience only for a couple of days a week, and it was a dreaded experience as I could not sleep with the alarms going off, needles in the carpet, condoms on my 1st floor balcony. Overall, the apartment location is ideal for me and a lot of things within close proximity. Others have noted the non-responsiveness from management to ongoing tenant concerns (e.g., hallway carpeting is terrible, hot tub hasn't worked for over a year, and treadmill in gym has been broken for months, walls haven't been patched for 18 months now). I've noticed on Yelp the manager, D'Edward (who generally tries to be professional but his hands are tied by the owners of this building) has a generic response to low ratings "We regret your experience was not positive" and "I would like to have the opportunity to discuss with you your experience and see what we can do to make your living experience more enjoyable." I'm not convinced this is true. I've expressed my concerns about hot tub on multiple occasions, and three of us tenants took temperature readings 3 times daily for 30 days to demonstrate it was broken. I discuss these concerns with management including the data we collected and nothing has been done. Management says renovations have been approved; plans have been drawn up, etc... But nothing has happened and most tenants are doubtful anything will happen in the near future. Subsequently, if you are told the carpets are scheduled to be redone, etc... during a tour of this facility, ask them "would you be willing to put this in writing with an escape clause in my lease if it is not done by a certain date" and of course, they won't do this which is good information for you to note. On the positive side, the inside of my apartment is nice and clean and that makes a difference for me personally. The maintenance crews try to help as best they can (especially Manuel who has fixed things for me on multiple occasions even after hours when he was obviously tired from a long work day). Maintenance guy Richard has also been accommodating to me on requests I've made. In reading some of these reviews, I get the impression that Aly in the office is asking tenants to write positive remarks about her or the apartments which is likely biasing some of the feedback about these apartments. This is not a 5 star apartment building. My challenge to management would be to put a notice in the elevators for residents to give feedback on Yelp and I suspect we will see that the average rating for these apartments is about a 3 star. read more

AVOID AT ALL COSTS! I have been meaning to write this review for a while, so if it saves at least one person from renting here, it's worth it. I lived here for two years and could not wait to get out. The management company is very shady. They up the rent every year but will lease vacant apartments at a lower rate to attract new residents. I know this because my friend rented a unit at $200 less/month than my rent. They also have only a $500 security deposit so they can get away with not refunding the majority of it (no one is going to really fight them for $500). The plumbing is very old and often needs repairs, causing the water to be shut off (often unexpectedly) for hours at a time. Some residents leave trash and junk around, spill things on the brand new hallway carpet, let their pets do business everywhere, and don't clean up after them. Oh, and we also had COCKROACHES in our unit. We continued to find them even after the exterminator came. Gross. There was also a leak in our unit. They never repaired the source of the leak in the unit above us, so it would leak whenever it rained and ruin the ceiling they had repainted. Granted it doesn't rain much in Southern California, but nevertheless the leak should have been repaired at the source from the start. Management will take shortcuts to placate people but rarely solve the problem. One positive thing I have to say is about Manuel, the maintenance man. He was fabulous. We got to see him a lot over the years - always in a good mood and always very sweet. You'll be able to find places that are better quality for the same price...keep looking! read more

I am happy with how everything looks since the last time I lived here four years ago. I feel safe in the building and love how close I am to so many restaurants! When I put in a maintenance request, it is done quickly. Also, I get a text message when it is finished! read more

If you're looking for a fairly priced lease in a prime area, I definitely recommend The Grand. The leasing department is more than helpful with all of your needs, there is overnight security personnel, the units are very spacious, there is a 24 hour gym included with your lease alongside a pool and jacuzzi. Did I mention there is a movie theatre in the lobby? Overall, this is a great place to live! read more

The Grand Apartments has been a great place in a good location next to the Sherman Oaks Galleria to live at the past several years. I am very pleased that The Grand has made an investment in plumbing improvements to avoid shut down of water that has been an issue in the past. In addition, they have a wonderful staff including a new manager who is personable and a good leader. Recenly they hired a great assistant manager Sean who is extremely responsive and has made a real difference in the management of the building! read more

The Grand has a lot of potential...great location, cool older building. The problem is the building is un-necessarily dirty. Some the management staff truly seem to delight in being obtuse. Every interaction feels like a used car buying experience. It's true, the lobby looks nice, the pool area looks nice, but look under the hood...Yuck! read more

The Grand Apartments is a very friendly place. Often in the lobby you meet the nicest people. The lobby itself is huge and there is a water fountain in the front. It is very beautiful and very relaxing. There is a very nice security guard that patrols the place. The management is very nice and friendly. The location is so ideal. It is walking distance to the Sherman Oaks Galleria. The atmosphere overall makes this a very ideal place to be. read more

I think this place is beautiful very classy. The water is not shut off once a week. The place looks and smells very nice. They keep the grounds beautifully maintain and the staff is very friendly and helpful. If you are looking for a beautiful community i would suggest this place. Highly recommended. read more

That get one star because the apartment staff is best I've ever worked with. It's the people above the staff who you would think would care about the tenants. They told me when they moved in they would install a washer and dryer. Sweet!! They started on 15 May 2017 said they would be done in approximately 15 days. They made remove everything from my closet and pantry area were i kept my tools, and place these items in the only place I could my living room. Mind you, this apartments are small. It is now the 28 of June (almost 30 days past what they told), still not done and I still have my clothes in the living and dinning area. I filed a complaint on the 15th of June and for some money be credited to my rent because I believe it was fair. The lady wrote back and asked for proof and said she would me an answer in 5. You think I've heard from her? Nope! Then they give you a disconnected phone number..so now the workers have moved my bed to edge of the room, walkin my room and it's all bed a demo area. Not to mention they did not cover during demo and my bed looks like they opened a bag of saw dust on it.. read more

PLEASEEE dont ever move to that place... it have an excellet location, yes i know 101 and 405 just right there, galleria mall, nice restaurants, the loby is nice and it have a great pool with jacuzzi and gym..... but the building management sucksssss.... the building is terrible old, everyone in the leasing office will tell you that they are going to remodeling but it is just bullshit, and please.... tells not talk about the hallways hahaha is a joke !!!!! dark and all the carpet are stained and nasty. They also have problem with the fire almars, water and plumbing. security is very very important and these place have nothing about it. the gates are always broken as a result and one of my neighbor's car were open and of course they stole them personal items. I was stolen my apartment and it was very uncomfortable situation and guess what ??? the manager didn't do anything about it .SO THESE WAS MY PERSONAL EXPERIENCE IN THe grand ... AND I MOVED TO A BETTER PLACE just take a lil bit of time to search around and im positive sure you will find a better place to live.... SO NOT WASTE YOUR TIME AND MONEY......
