I have been living at The Grand for about a year now and have never had any issues with anyone. The management is awesome and always ready to help with any problem. I haven't experienced any negativity whatsoever. My sister and I both live here and we love it! I put in a request for maintenance for the sink and someone was over within an hour. I couldn't believe it. I'm so happy to have found this place considering the horrible experiences we've had in the past living in other complexes. It's such a great location too. This is place is very clean, always maintained, a management is extraordinary. Garbage disposal, pest control, smoke alarm broken all fixed in a day or less when a request is made on the resident portal. Hastea in management is incredibly responsive, kind, even went the extra mile to try to find foster parents for my cat when he got lost because he accidentally slipped out and a neighbor found him. I REPEAT. DO NOT MOVE HERE!!!!Since we've lived here it has been nothing but negatives. In the last year BOTH me & my roommates cars have gotten broken into & they take absolutely no responsibility, a lady who parked in front of our spaces had HER ENTIRE CAR STOLEN! They have no cameras in the garage which is unacceptable. Water is shut off multiple times a week. There's public access to the apartments because a back door to the alley is always open. I have caught security sleeping multiple times. I'm not one to rant but it's honestly not worth the trouble. We were actually warned THE DAY WE MOVED IN as one tenant was moving out and thought he was just raining on our parade, but no he was just being honest. read more

It's really sad to have to say that The Grand apartments in Sherman Oaks, CA are by far the worst residential building I have ever lived in. It is in a great location, easy access to both the 405 and the 101 & attached to the beautiful galleria and the apartments are decent as well, but the management team makes every incentive about The Grand insignificant. Ever since I moved here in October, I have had NON-STOP issues at this place and it has cause more stress than it has ever been worth. Where do I even begin? I guess it's not fair to say it's the management "team" that is a nightmare, it is the main office manager, Janel. She will put a smile on and kiss your ass until you sign your lease, and then it is a different story. I came home one day to my bathroom sink flooding with muddy water and overflowing onto the floor, ruining everything in it's path. I had to shut it off and clean it up myself and no one could explain to me why this happened or if it would happen again. There was no water running in my apartment at the time and no one was even home, so that was unsettling, but moving on. We then had a day of rain and a pipe was clogged by my bedroom supposedly, so our entire apartment flooded and the carpets and everything in the closet was soaking wet. Their solution to the problem was to clean the carpets. Clothes, purses, and personal items had to be thrown away, and the smell of mold and musk was so strong I had to go sleep in a hotel. We then had mold issues for over a month that were not handled or addressed in a proper manner. We were also told that the hallways were due for renovation and that they would be started after we moved in but this was yet another lie and the hallways still look like a fraternity house and have not been touched. In a friends unit, they went 5 months without a working dishwasher and turned in maintenance reports monthly at no avail. We were told to get rid of our "unauthorized canine" , yet the lovely Janel has at least 2 dogs living right next to us in her apartment. The fire alarms go off ALL the time and it takes several minutes for them to be turned off. I could go on for days. These are just the major issues we have dealt with and I am counting down the days until our lease is up. So other than the decent lobby area & good location, The Grand is a joke and I would not recommend it to ANYONE ever again. read more

One of the absolute shadiest and terrible apartment complexes that exists in Los Angeles - and I did not even live there! I looked at moving in, was pretty sold on the nice interior and great amenities, and submitted a deposit for an apartment. I then asked a few people who lived there what they thought of the place and the responses that came back were horrific. I quickly decided to not move in and told them so. Here I sit about a month and a half later and I still have not received my deposit back. I am pretty sure they have no intention of ever giving it back to me, and I have thus filed a fraud claim with my credit card company. My advice would be do not do business with this place, it is very shady. read more

The only good thing about this building is the location. Right next to the galleria so you have the gym, restaurants, and a movie theatre 2 minutes walking distance. The maintenance team are also all nice guys that work hard. Now on to the building itself. If you move into this place and get crappy neighbors, you are out of luck. Howling dogs at all hours of the day, loud neighbors fighting outside at 3am, people washing their deck upstairs and all the crap water raining down onto yours. You can call management and tell them what's going on and they will do NOTHING about it. Not only that, they will be rude to you and give you some bs answer to get you out the door. They also turn off the water about once every 2 weeks for 8 hours at a time, so good luck if you need to shower or use the restroom during that time. The hallways are also disgusting, and they've been promising to clean them up for the past 3 years. So if you come look at this place and they tell you not to worry, the hallways will be cleaned up soon, they are LYING. Don't let the initial awe factor sway you into moving into this god-forsaken place. Believe me, it wears off real quick. read more

I have no complaints about my apartment as such, it's bright and has great storage space and was fully re-painted and carpeted when we moved in, so it almost felt like a brand new apartment. I only wish they had washer/dryers in the units because the Laundry situation is despicable and it would be nice if the kitchen had a little more storage too. Otherwise, closet spaces are fabulous and the extra cupboard for the Mop & Bucket, as well as the linen cupboards are great. Two years ago when we moved in, they promised that the dirty, grimy carpets in the hallway would be changed, as would the swimming pool be renovated... two years later, it's exactly the same if not worse from the two extra years of wear & tear. They Gym is nice enough but there is ALWAYS one or two machines that do not function. Talking about not functioning and the most distressing part of all, the laundry facilities are beyond terrible, old machines, that keep having to be fixed, which even after being serviced do not work and then they up the price of each wash or dry because they've had to perform maintenance. The elevators are constantly breaking down and the place is really not looked after well, even though the maintenance people are always very helpful and quick to respond to emergencies. (It's not their fault, management need to allocate their money more wisely). Maybe if instead of all the entertainment they did each month, they spent some of that money on crucial upkeep, it may be worth living here. Think it's time to move out! read more

Do you like having water in the place you're currently living in? If so, do NOT move the Grand. I have lived here for 6 months and I'm not exaggerating when I say the water is shut off from 9-3 about once per week. The fire alarms go off at random times, and the drawers are so loud when being shut that I can literally hear my neighbor shutting their bathroom/kitchen drawers. I only lived at the Grand for a year and yes, it was conveniently located BUT that didn't make up for the dingy hallways, badly lit garage, broken elevators, over-priced crappy washers&dryers, and bad plumbing...I think I covered everything....oh wait, the unprofessional management staff! I no longer live here, but I thought it was important that people know the truth about this place. It is an over-priced slummy ass building. With a bunch of staff that want to take your money! I considered staying at getting a bigger spot, until the girl showing me apartments bragged to me about renting a unit to someone for the same price as a bigger better unit! Someone with that kind of integrity (or lack of) doesn't deserve my hard earned $$! I thought I was done when I moved out...but then I received a final bill that was almost $500 more than what it should have been! So I'm updating my previous post... It still gets one star, but it's not quite as terrible as it used to be. New management staff, they fixed the fire alarms problem. It's still dirty, things still break all the time, the water gets shut off in the entire building at least once a week..... Parking is a disaster. There's about 3 spots for guests. That's it. The elevators are so slow, so old, and so outdated... And no one does anything about it. I see tons of maintenance staff here everyday, so I'm not sure why the building is still kind of disgusting...? There is some sort of community at the Grand. They do have events and there's always a lot of activity and chatter amongst the tenants, but they are all fairly trashy (rumor has it this is where all the valley pornstars live!) Lived here for 2 years, trust me on this one. Maybe live here if you're young, broke, or it's temporary. read more

Just moved in 2 months ago. There's been a lot of maintenance issues bc of on going renovations. Biggest issues: random things not working properly; stove, lights, sinks & tubs clog easily (with proper upkeep). When we came here we were told we'd have a WORKING washer and dryer SOON (was already installed but for some reason not working) they were supposed to fix it last week now our dryer works but not the washer so we're still PAYING rent for a place with a washer and dryer but not using it? Also they've been working on the main entrance of the building since before we moved in in July and they don't seem anywhere near done. So having visitors & deliveries is difficult bc the only way to get into the building is through these side doors or the parking garage. So if u want Uber eats delivered to your apt door FAHGET ABOUT IT!! they finally started building the pool and it's the SMALLEST I've ever seen with a ton of concrete space around it. it's semi difficult to get s hold of the leasing office during business hours I've gotten the voicemail quite a few times. Don't expect to live off of unlimited data here bc it is impossible to get a signal without WiFi. The WiFi in the lobby is spotty and sometimes the cool coffee machine you see on the tour doesn't work. There's only two main elevators the rest are weird service ones that smell weird on the inside. The side doors that lead to stairs for tenants that get close to their apartment itself are OFTEN propped open with a beer bottle or soda can which is dangerous and upsetting bc anyone can get in that way. I've also seen a member of the construction team showering (with shorts on) under the hose right in the front of the building which is gross and sometimes it smells like piss outside. On the UPSIDE HERE ARE THE PROS: the gym is awesome, lounge area is awesome, love how the inside of the lobby looks super high end, apartments are spacious with nice granite countertops. If i could give ZERO i would. The worst. I moved in February 2013, since then....they have some kickback agreement with Time Warner, the only service they allow. I've been without service at least 3 weeks, I mean without service. I purchased new equipment when I moved in, it had to be replaced in June, after a week without service. It is now July 17, and I have ZERO service. TW can't even get a technician out for service and they want me to wait over a week. WHAT IS THE KICK BACK ARRANGEMENT BETWEEN ALLIANCE AND TIME WARNER? I had no shelfs in my kitchen cabinets.....8+ WEEKS TO GET SHELVES. The water is always turned off without notice. Today the water is off and I CAN'T GO TO WORK, ALLIANCE LITERALLY KEEPS ME UNEMPLOYED. Today I can't go to work, in the past I had soap in my hands and couldn't wash it off. Emergency alarms going off at 2AM. No information on how to protect yourself. IT'S LIKE IT NEVER HAPPENS IN THEIR BOOK, YET MY NEIGHBORS TELL ME IT IS NOT UNCOMMON. LOUD!!!!.....NOISY!!!!........NO REST, REGARDLESS OF THE TIME OF DAY!!!!....The firestation down the street, the walking on the roof, the trucks, the cop sirens, the traffic, the neighbors fighting in the halls. Actually the fighting in the halls is scary. The in the hall, poolside, gym area, lobby fighting is out of control. It's dangerous, protect yourself. I'm paying $35/mo for my cat. THEY TOLD ME NO DOGS. My cat is hence deceased. I have to continually call them, because they don't listen to their voice messages and have not reduced my rent. I'VE ENDLESSLY ASKED FOR A NAME AND CONTACT TELEPHONE #, THE GRAND MANAGEMENT TELLS ME TO SEND A GENERAL EMAIL!!!!!!!.....YET 3 TIMES THEY HAVE GIVEN ME THE WRONG EMAIL ADDRESS. the worst place ever i have just finish my lease today and thank god but of course they are trying to get me on the way out by charging me for $130 dollars cleaning fee that even if you leave the place shining you still need to pay. $80 carpet cleaning and $40 for wall painting touch up. well they told me that was what i was going to be paying leaving out of this place a week ago but now they tell me i need to pay for carpet replacement because of the normal wear and tear i could not believe it all i did in that horrible year of leaving there was take care of that dam carpet made sure that there was no stain, they said the carpet was new but i had a guy come in to clean the carpet at one time and he told me it was not new. now they are trying to get me to pay for carpet replacement plus everything else i could not be more discuss ted with this place * dirty hallways carpet (please ask them to show you around more than just the model hallway warning******** they will tell you they are in the middle of changing it DO NOT BE ALIVE THEM IS ALL LIES they have promise that to everyone. * make sure you wake up extra early to turn the shower water on if not you better like cold water * i had a warning for excessive chair on the balcony like really whats the point of the balcony if you can even have chair for your friends out there * if you are a tall person look at the shower cap am sure you will have fun trying to take a shower * the elevator is constantly broken * its hard to find parking * the walls are so thin you can hear everything * I had the top floor apartment and people were constantly running on top of the roof * The fire alarms always going off i never knew when it was real or not NOT FUN there are roaches spiders and all kinds of insect rolling around this place IMPORTANT I have known of some peoples that there apartment was broken in to and some people cars were broken in too I try ed to make this short but i just want to help someone out there and save them alot of pain I WISH I HAD LISTEN TO YELPERS I THOUGHT THEY WERE JUST BUNCH OF PICKY PEOPLE BUT DAM I WAS SO WRONG read more

I just got a complement from Brian and had to search my review. Boy, I sure had a great deal of issues to air. Thanks Brian for making me reevaluate my post from May. First, the staff has been short-handed for many months and Diane and D'Edward have done a fantastic job holding down the fort. Thanks guys. And if you read my former post and have been so fantastically nice, more power to you. Thanks!!! Second, thanks for working so hard to get my apartment into working order. I'm sure that some residents have a high threshold for broken and shoddily repaired fixtures and built-ins, but I like sinks caulked as well as walls painted a single color and texture. I feel that an apartment is like buying a used car. How a resident reports issues equates to taking a car in for regular maintenance. Third, and my final epiphany... a note to all current and future residents, through my five year residency at the grand, place your service requests in early and regularly in small chunks. I thought that the move in checklist was a "to do list"... it's not. It's just an agreement releasing the new resident of any legal responsibility of the issues. As a resident, you take over the new issues. My current one is the broken tiles in the kitchen. I have jagged broken edged tiles in my kitchen, where I often cook in stocking or bare feet. I have since filled in the broken craters with modeling clay, but the sight is unsightly. I have been working on having the tiles repaired since I took possession of my current unit. I was informed during the move-in walk-through that the tiles would be repaired or replaced. Neither has been true thus far, six months. But I'm told that the work order is active and being researched. I adore the staff, but I have invested too much time yelping in my opinion and far greater time in following up on repair requests. Stop telling me that I was misinformed when your department is telling me my information in the first place. Give specific tasks to people to avoid having to save face repeatedly by making your staff look bad. Give credit and take responsibility. Giving blame makes the giver look bad. 'Tis not the season... and never should be. I'm really trying to end my review on a positive note. Thanks for fixing the theater projector. This bumped my review to a four!!! My boyfriend lives here because I wanted him to be closer to me. I would have rather drove the extra 20 miles to see him. This building is just starting to be renovated but still things where done cheep. I think the chose the miss matched carpet that is not lined up properly just so people can not tell that they do not get it cleaned regularly or at all. The stair cases smell so strongly of urine that my boyfriend calls it the sent room. Sarcastically he thanks me for picking a closer apartment. When we went on a tour, the lady didn't want to show us the back where he ended up living. She insisted she had another person coming and that it was the same and we didn't need to go down the halls. SHE LIED! Also there is no guest parking here. 3 sports for an over crowded building.. NEVER MOVE HERE! This place needs new management and lots of prayers. Don't get me started on the insect/bug problem. Don't live here, you will be disgusted and never want to invite people over. JUST DONT DO IT! read more

A disappointment would be an understatement in describing this property, unfortunately. We had moved into a gorgeous unit and were very happy to call it our home. But it required a lot of patience out of us as we encountered numerous issues almost immediately after we signed the papers. We were shocked at the extreme absence of storage space. But, we did our best to be creative and make do. Over the course of our year, we were welcomed with no heat or air conditioning. We reported this pretty soon after moving in and it took them over 10 months to somewhat resolve the issue. Our apartment would flood due to the AC unit not working/overflowing, and during the summer months, the place would swelter. We were always concerned for our dog as we both worked on the front line fighting the Covid pandemic and worked long days. Finally, after they were annoyed that we kept reporting issues with it, they took it upon themselves to create a gigantic hole in the wall as you enter the front door to access pipes and they never repaired their damage. Another disappointing issue were the numerous shady deals going on directly outside of our front door. The property team leased to a person who ended up having approximately six or seven others living with him and the constant noise and endless strangers coming in and out (bc they would prop the main doors open to allow for people to freely come and go). We have reported the issues and shady dealings we could overhear along with the late night noise and saw no resolution from the security guards who we were told should be addressing this in the moment. Another concern was the schizophrenic neighbor that would scream and holler and run up and down the halls all evening. I also found it inappropriate that the management team would disclose personal information of other tenants to my spouse in passing regarding them not paying rent for several months at a time, and late night dramas and dealings they encounter with them. The fire department was there constantly due to people smoking indoors. The entire building would alarm and sound off for long periods of time. The insane noise and constant evacuations got extremely tiring very quickly. Another thing to note is we moved in just a couple weeks before covid hit so unfortunately we did not get to take advantage of the amenities. While other tenants got covid relief as part of their package/incentive to move in, we did not see this when it was time to renew our lease. We inquired why the rent should go up an extra $400 per month at the renewal of the lease, especially as we are unable to enjoy the full benefits of the building that is described in the paperwork and discussions. We received a simple "that's the way it is" response and gave us a measly alternative that was still a couple hundred dollars uptick anyway. And so, we made the tough decision to move after giving them so much of our time and patience through it all, only to be sent tons of charges in the mail after moving out (which we know is part of the conversation with any property you move into). However, we were given praise for being "model tenants" and were told that we had a "model unit"; always extremely well-cleaned and beautiful. We have always received our deposits back in the past but this property sent us a list of charges for cleaning (which is completely inaccurate), & to end this absurd list of charges, the included a move out fee for actually moving out AND not only that, but moving out AHEAD of schedule while leaving an immaculate unit behind that they were able to turn around and lease most likely within a day's time. Like I said earlier, a disappointment would be an understatement. We are never one to make a fuss but the purpose of this review is to hopefully save others from moving in and experiencing the horrendous ordeal that we have. read more

More reasons to stay away from Veda Apartments. I received a canned response from Veda today regarding my late security deposit. I moved out on August 22, 2021. Received a partial refund of my security deposit on September 27, 2021 with no letter explaining deductions. I received an email from this Mr. Daniel Yampolski Esq representing Veda on October 5, 2021. He claims that the delay was as the result of a clerical error and I would get the remaining outstanding balance. I waited a week asking for status and he stopped corresponding with me. I just received the remaining amount on October 25, 2021. I'm taking them to Small Claims court for violating CA law on returning the security deposit within 21 days. Once again anyone thinking about renting at this Apartment complex "STAY AWAY"!!!! I paid my rent early every month and there should have been no delays in returning my deposit. Veda has an incompetent Management & Legal representative. Please review all the reviews before even visiting Veda. Looking forward to seeing them in court. read more

I've lived here at the VÉDA for about 2.5 years and weathered the renovation. What made my stay here easier was knowing that I could contact Roxanna with questions and if anything needed to be taken care of as far as maintenance and billing. She is very professional and makes sure to keep in contact to ensure all things have been resolved. It's funny as I read other people's negative comments.... because I can vouch for many of them. Sometimes the truth is the best comedy. Now strap in, because my review isn't going to be a pleasant ride if you're a fan of The Grand. First, let's start with the positive. The building has four walls. Now let's move on. The only silver lining to this place is one guy, Manny--the maintenance. He has consistently been the shining star at this building. He's a genuinely honest guy who has to deal with a management team/front office staff that doesn't value him or what he tries to do for tenants. Sometimes I feel he catches more flack for helping us out, than he would if he didn't help us. This goes to show you how the tenants are valued by The Grand and how The Grand treats its employees--the good ones. My advice to anyone moving or thinking of moving into this place is beware of lies, lies, and guess what---more lies coming your way. If they say it takes x amount of time, double or triple that. If they say we will take care of that, count on multiple follow-ups by you to make that happen. If they say we're on it, well you get the drift.... I wish I had positives to say, but every moment of positivity gets drowned out by a sea of negatives and falsehoods conjured up by The Grand. You have to ask yourself if shiny amenities are good enough for you to overlook a "lemon" of a place that you're about to inherit. If so, I wish you much success. I wish you much happiness. I wish it was possible to get less than one star. In my one year at this complex we experienced: - 30+ water shut offs (varying times of day and for varying amounts of time) - 10+ fire alarms (always false) usually between 12AM-5AM - a faulty electrical - a gas leak (thankfully after the electrical box was fixed) - loud music at all and any hour The elevators barely... barely work. They are slow, the take you to the wrong floors and its likely 1 is not working at any given time. During construction (currently going on) the stairwells DO NOT allow you back into the hallways... so you can find yourself stuck until the elevators are repaired. The staff is not very helpful or polite once you've signed the lease and given them your money (save a few good ones in the maintenance dept.. Richard and his guys do good work... I had to use them so often, after all) Its in a pretty good location, however, its neighbor The 777 Motor Inn (http://www.yelp.com/biz/777-motor-inn-sherman-oaks) is not the kind of place you want to walk by after dark, unless you are looking for drugs, female companionship or both. Overall its not worth the money to live here... its really just not. This review is for Manny, Jessie and Sean! We have lived here for 4years now- not sure how we made it this long, but we want to Thank You for always being kind and courteous and on time with your services. Many times we walk through the building and pass by management and they hardly speak or even acknowledge our presence. Sometimes I get a "hi" if I say hello first. The young lady with the BMW at the front desk seems annoyed and irritated if I come to pick up a package or ask any question. If you hate your job that much- quit! I am a paying tenant. The least she could do is smile when tenants walk in the office. Or perhaps she should take a page out of Sean's book. He works in the office and I can tell when he is stressed, but he always speaks, ask for my feedback as a tenant, and even acknowledges our dog when we are outside of the building. That service is greatly appreciated. As for Manny and Jessie, these guys have been on point since the day we moved in! They understand the issues with the building and are always on time and accommodating with maintenance work. I pass by Jessie's car every morning and he always speaks and wishes me a good day-it's really the little things that go a long way! Manny has made sure we are accompanied in our unit by getting our carpet cleaned when there were nails sticking out. He is always right on top of what needs to be done and really goes the extra mile. How nice was it to come home after long day to such a pleasant surprise?! With as many issues as this building has between customer service, water, and overall building issues, I appreciate the few here that do take pride in their job and are welcoming. I lived here for 2 miserable years and left a year ago and thought I'd read the reviews for nostalgia's sake. Seems like nothing has changed. My issues in a nutshell: swarms of roaches upon move in. it took two weeks for them to fully exterminate -- 2 weeks I couldn't unpack --- they refused to suspend my rent payments. Filthy hallways. Low standards of tenants. Endless fire alarms in the middle of the night. Countless water shut offs. Terrible terrible terrible. The one silver lining was the maintenance crew. They tried to fix the ac and other things. Other minor things are fixed but no change in the AC. Keeping it on for hours wasting the electricity but bedroom is not even usable in this 105 degrees of valley heat. No respond on the maintenance request. No back up portable ac is given to us. They are not even replying my emails or calls. Don't know what to do. Feel like all the good Google reviews are paid or forced by the management staff. Or the 5-star reviewers are good friends of the staff. Gorgeous apartment and stellar location. If you are looking for a quiet place though this is not it. Sepulveda is the busiest street in the valley. :( But on the upside free Starbucks coffee every morning, movie theater, pool, jacuzzi not too shabby. read more

It was close enough to get to west LA within 20 minutes. - Maintenance crew fixed anything within 24 hours - You are by Ventura Blvd so you can easily walk to bars or restaurants - spacious rooms, our 2 bedroom was separated between the living room Cons - Parking in the lower level; there's a small decline hill to get in and there is no alarm or sensor to know if anyone is coming in or getting out - My apartment was right by the pool area so if you're at home during the day it can be loud - Constant water shut offs. This improved near the end of my lease but it was going on every week for several hours. And I work night shift so I am home during the day. It was very inconvenient. - hard to find parking for your friends as street parking is very limited - construction was loud and the crew would park in the fire lanes in our parking structure - security deposit: they didn't give us anything back and insisted that they needed to replace the carpet. Unfortunately we did not get an itemized list of repairs after the move out inspection and after several phone calls they still insist we ruined the carpet. This is the first apartment to do this to me. This apartment was good to live in for the first 6 months and then the novelty wears off. Also they will take your money from the security deposit so make sure you do a move out inspection with them. Otherwise they will accuse you of damage you didn't do. Construction workers have been here every day for my entire lease and they have not completed one thing we were told would come. Instead they just hammer away at shit all day and make so much noise you can barely think. These conditions are bullshit and the management are criminals that should at the very least be sued. This place is terrible. Lived here a year, and I wouldn't recommend it to anyone. Most of the reviews said it all - secondhand smoke EVERY SINGLE TIME I opened my window. Fire alarms go off at least once a month (should you evacuate, should you not, what if its real...?). Water was turned off at least once a month too, sometimes only the hot water wouldn't work and management had no idea why! What?!!! Elevators are scary and their permits are expired. It's SO LOUD everywhere because of the mall/parking garage behind the building - expect car alarms/cleaning/movers all day back there. The doors are never shut and locked as they should (always broken) so there have been breakins and thefts. Sometimes the mailboxes wouldn't be closed properly and anyone could take your mail! Inside the apartments, drawers are not on a track, so they fall all over the place. Don't be deceived by the pictures on the website. Spa never works. Never use the theatre. Management was very rude, only the maintenance men do anything around here. They're great. Positives... the location (except being backed up to the mall like I said), the coffee/hot chocolate machine (which only runs approx 10am-5pm). I know there are a few other things we disliked here, and I'll post another review when I remember. I hope this stops you from moving into these horrible apartments. We have lived here for about 2 years in the pent house apartments and it has been great. After the renovation, guests are always blown away by how luxurious everything is. Sound from outside is minimal with sound proof windows. We have definitely had a different experience from all of the negative reviews! Also, Sean the property manager is awesome, he is always willing to help and makes you feel at home. In fact we have had nothing but positive experiences with all of the staff here! Would recommend you come by to check it out rather than let the bad reviews mislead you. read more

DO NOT live here. I'm here in a short term lease. Within the first two weeks, they had illegally entered my unit - yes, came in during the day without any advance notice as required BY LAW - 3 times to do installation work on laundry that was supposed to be here when we moved in. They told me the day I was moving in that the laundry was not installed. They moved my furniture around and didn't move it back, plus left grease on the newly painted walls and screws all over the carpet. (Yes, I have pets.) They lie about the construction work, don't return phone calls and claim they have every right to enter my unit whenever they'd like. I've been busy with work the last week, but plan to spend every free moment I have filing a lawsuit and putting these criminals out of business. read more

Mike at the management office was a little less rude than the super rude dude at the place (worst cop and bad cop situation). Elevators have not been working properly for more than 5 months. My clothes were stained by ink at the laundry room and all I got was "It is not our responsibility. I do not have to answer this." by a rude, disrespectful management team member. I could only live here for 5 months and sign a release form with the roommate's and management's agreement. After months of me leaving the building with an agreement signed by my roommate and the building management, I received a call mentioning a balance not paid by the previous roommate. I had to re-send the release agreement to the company and waste my time on something done wrong by Grand apartment management and IQ data international. And not even an apology after I was proven right. I sincerely do not recommend this place if you want a peace of mind. read more

Just a follow up. I moved out last summer. I was told I would only be charged a cleaning fee of $200. The Grand kept most of my deposit and returned only $50. I call several times and the manager never returned my call. Don't move here. I also had an apartment near our new home that I rented from the Irvine Company. When I purchased a home a few months ago The Irvine Company returned the full deposit. The Grand in Sherman Oaks is an "NO WAY," and The Enclave in Costa Mesa is a "Great Place to Live!" Moved out of the grand this past December. I lived here for 18 months. Now that I've moved I truly miss my apartment. Had some issues but management did everything possible to assist me. Although some may disagree with me, I found the experience here a positive one. I don't miss the traffic on the 405. read more

The elevators in the whole building are all broken. The walls are very thin. The people that have moved in here do not take care of the place, they leave trash in the halls and they don't clean up their belongings in the gym, water bottles and trash are always left out. Currently there is only one elevator that works for the whole building. The management doesn't do anything to help with the inconvenience you now need to leave 20 minutes early just to wait for the elevator that does work because the stairs to the garage are hard to find. read more
