The worst management company I have ever used in my life. Maintenance ripped out bathroom with black mold, left it for two months completely exposed. House wreaks of mold. A/C men fell through ceiling while working due to the severe water damage that was never fixed, hole has been there with NO communication for a month. Broken ceiling tiles in my 1 year olds nursery. Snake got in through the underneath of our side door, now it doesn't even open because the frame is rotting into nothing. Severe water damage on ceiling. AC went out working from home with a baby in the home took three weeks to fix the AC. Decided to renew my lease, they prepared it late and charged me the late fee. Hawthorn Village Property at 9932 Sweepstakes LN sat on the market for months close to a year and there's a reason why. As the lease ends and it's time to turn the keys in, they mentioned the lock box with no instructions on top of not having a lock box which they put on a week after I told them the day I moved out. Recorded everything in case I needed to get my lawyer involved. I have a feeling like this company. Will try to screw you if you let them. We had Verandah Properties manage our property for 1 year and they were incompetent, were unresponsive, and showed a complete lack of care for our property and our money. Some examples of this include: - They got quotes for every service under the sun and then when we asked if the home needed those services they said "that's up to the home owner." We don't live nearby. I assumed they would look at the property and make a reasonable recommendation. - We never received any estimate of net profit. This meant we had numerous surprise expenses. Had we known those expenses in advance, we may not have chosen to rent our home in the first place. - They had us pay a company $75 to check the smoke detectors because the inspector they paid to inspect the house didn't bring a ladder. - They give a maintenance company an open checkbook for $350/month for anything that comes up without contacting the owner. Unsurprisingly, this was used quite often. - It was hard to get them on the phone. They have strict business hours that are the same times everyone else is at work, and they barely answer during those hours. - I sincerely believe they don't know what they're doing. Debby Lisella quite frequently misunderstood us or ignored questions we asked and every time she gave a "recommendation" it had no data to back it up. When it came time to renew, she recommended a 3% increase in rent and attached a document with similar homes to ours averaging about 16% higher than our current rent with no temporal data and no data to justify her decision. - Every time Debby emailed us, it was like she was letting us know that she was about to do something dumb on our behalf unless we responded soon to stop her. It's our home. Do not make significant decisions on our behalf. Especially if you don't know what you're doing. - They have been charging us $5/month for pet protection guarantee when the lease agreement says the tenants don't have pets. Overall, their communication is poor and they consistently demonstrate a severe lack of care and understanding for how to manage a property. After reading the other reviews, 1 or 2 stars is correct. We just moved out of a Verandah managed property and hope never to run into them again. Lots of promises that took way too long, in one situation, trying to fix the master shower encasement, almost 5 months. We open the ticket to fix the problem in Jan 2022, took till Memorial Day to have it replaced. I finally had to get in touch with the owner of the home to push Verandah to get anything done! Constant follow up on a weekly basis, ironically with the Director of Maintenance and the Director of Finance CCed, nothing happened. After a punch list of about 25 items, upon move in, we were assured that the home was properly prepared for a tenant to occupy the home. We found sewing needles, tacks, glue, animal hair in the carpet that was professionally cleaned and vacuumed 2X before we moved in. In drips and drabs things finally got fix between move in and 2-3 months afterwards. When we moved in the yard was a wreck and I mentioned the pavers leading to the front door were overgrown by black mold, mildew and moss. Were they planning on fixing this? Verandah's retort was "Were you cited by the HOA?" They then told me they were not going to do anything till we were cited. Lastly, Verandah charges you $29/month for air filters that come between every 7-9 weeks. Almost $350 in air filters for 6 air filters?! Yet it is a monthly line item on your rent. Since the real estate market is so hot, I would only use rent their properties unless you have to. Conversely, as an owner, just know that by using Verandah, they're probably not taking care of your house/investment. Not only did they bug the hell out of us during our stay but also are very greedy. Renting from Verandah Properties is an absolute nightmare. Since moving out, my stress level has fallen dramatically, and my wallet is much healthier as well. Let's begin: On the day I moved in, the bathtub was full of cockroaches (see photo). I submitted a maintenance request to Verandah. A direct quote from their response: "We do not generally do pest control." That's a running theme. Because if it's not required by law, Verandah doesn't do it. But they're not afraid to demand their tenants do it at their own expense. In the two years I rented a house from them, I never once met a human being that worked for Verandah. The one time I spoke to one on the phone? When they were trying to guilt me into taking on additional responsibility they forgot to write into the lease. They'll demand you go above and beyond, but when you try to get them to act like decent human beings, they throw the lease in your face. So, if you're considering renting from these people, read the lease for what it is: a weapon for them to use against their tenants. These people try to squeeze every dollar they can out of their tenants. And when you've finally had enough, and you can't take it anymore, and the expense of moving stops outweighing the cost of staying? Well, that's when they really throw the book at you and try to wring even more money out of you. The month before I moved out, they demanded I do a full landscaping of the property, including trimming all the trees (which you might recognize as a safety issue that landlords normally manage). Then, despite that, and the fact that I spent the time of my tenancy improving on the lot, they still charged $175 on my security deposit for "lawn clean up". And that was a recurring theme. These people declared not only was my security deposit forfeit, but they were demanding I pay *more* than the total security deposit *on top of that* for damages that they mostly invented. They're almost certainly going to reply to this review trying to smear me, so let's get this out in the open. Yes, my dog did chew on the cheap slat blinds. That's my fault, and I am willing to pay for it. But remember those roaches they refused to deal with before or after my tenancy? They weren't afraid to charge me $100 for that after I moved out. The most egregious, however, is that they are trying to charge me $1300 to replace carpet in just two rooms because of "dog urine" that doesn't exist. One of those rooms was kept completely closed off when I wasn't in it. There is no possible way the dog could urinate on it. But that doesn't stop Verandah from inventing charges to squeeze me for more money. Another one: Despite paying to have the house professionally cleaned before moving out, Verandah arbitrarily decided it wasn't good enough, and charged me $290 to pay someone to do it again. And now we get to the pettiest, but also the most telling of Verandah's scam to squeeze money out of their tenants: In their own move-out instructions, they specifically said that any hole in the wall smaller than a dime was not a problem. I only had simple nail holes, so I figured I was good. Nope. They charged me $165 to patch nail holes in drywall. If I had known they were going to be jerks about it, I would have spent the $5 and 10 minutes to do it myself. I sent them a response letter, clearly disputing these obviously ginned-up charges, and you know what they sent in response, weeks later? A very polite letter telling me I was wrong, but they're not going to explain why, so I needed to pay up anyway. So, if you're considering renting from Verandah, don't let the low price fool you. Make sure to add several thousands of dollars to what you're expecting to pay per year, and a lot of stress and headaches on top of that. Verandah is a company full of crooks. We reached out about touring and got the run around for several days before getting approved to self-tour the property. When we showed up to self tour the property, we couldn't get in and they did not answer our phone calls to remedy the situation on site. I called several times in the days following and they never called back and then finally I got a notification from Rently that the house was off the market, even though it was still on Redfin/Zillow. If I could give this company zero stars, I would. I am a current renter with them, and am renting a house in Avalon Park area. Dealing with them has been a complete nightmare from day one. Dealing with this company has been one of the most stressful experiences of my life, and I cannot wait for our lease to up so we can move out! The house we rented had 3 different water leaks we discovered after moving in. They fixed the leaks promptly. However, there was a moldy smell in the master bathroom from day one. We assumed it was because the house sat vacant a while. After about a month, and the smell intensifying, we notified the management company. Their solution was to try to force us to sign a mold waiver, which stated that we were accepting the health risks associated with living in a house which may have mold, or vacate within 7 days... It is not legal for them to force us to do either. Additionally, from the application, to picking up the keys, to requesting maintenance and paying the rent, everything is done online. We never saw anyone from the company until they sent someone out to do a post move-in inspection. We even had to pick up the keys from the receptionist in the building where the office is located. They will find you the "perfect" tenants. Once you had signed the agreement with them, they will do absolutely NOTHING to protect you, the homeowner, if anything goes wrong with the tenants. That includes making sure you will get paid in case the tenants leave and do not pay their rent. The answer you will get is "there is nothing we can do". Damage to your house by the tenants - same answer - "nothing we can do" or it's all "wear and tear". But wait ...the tenanted will complain the light bulb is not working...they will send THIER contractor, not even asking you or letting you know "the light bulb is not working" and will then charge you $210.- to change a bulb.. Needless to say they have agreements with specific contractors and are banking or your expense with outrageous charges for something that can be fixed for way way way less or at no cost at all. But when it comes to a real expensive damage, they will not do anything and will tell you it's "wear and tear" and YOU, the homeowner should take care of it yourself. Each month you will find a "surprise" charges you were not aware of yet money was taken away from your rent. With Verandah you can only go wrong. Keep away from them. Debbie is one of their sales / BSer person we had to deal with for two years. Good luck getting through to her to understand you, the homeowner, who is actually the one they make money of. They / she at Verandah will give you all possible, senseless stories possible to NOT help you. Veranda is not the first management company I had to work with, but they were, BY FAR, the worst one. They are not a management company. They are a mismanagement company. I can not express more of how much headache, money and frustration you will save yourself by not letting them "manage" anything for you. You will thank me for not dealing with them. I can only tell you here after my tenants left I had endured over 10K is damage and loses which I had to fix from my own pocket. They tell you they will do a quarterly inspection on your house to make sure all is okay. Good luck with that. I had to chase them to make an annual inspection. My tenants were urinating on the lofts carpet, I am not joking nor exaggerating, before they left. They cut, on purpose, the fridge ice maker hose, they damaged the dishwater, they did not clean anything in my house for two years, the AC filter had an inch layer of dirt on it. And on and on. The "perfect" tenants were dirty people but Verandah didn't inspect anything to know that, then I had to deal with it after they left. I can go on and on with horrific stories I had to deal with while paying Verandah commission from MY rent to do absolutely nothing for that money they earned from me. That's their system. They will collect from your rent, they will collect an amount they will deduct from YOU to pay their contractors and they will do nothing to help you get your rent in case needed if the tenant left before the lease agreement expired. Do you want them to be your management company? Ask yourself and answer yourself. You will make the right choice, I am sure. read more

If you're looking to have someone manage your rental with poor response time and careless bookkeeping then this is your company. They take 2-3 days to get water leak issue inside house taken care further requiring water extraction company sent in due to delay in repair and other plumbing/septic issues they let the plumber invoice them for repeated return calls instead of taking the time to make them enforce a warranty. They just spend your money with the swipe of a pen because it's just a job to them and it's easier. Just sharing a warning maybe I'll save a few other homeowners some money by steering them toward a competent property management company that is looking to actually manage. read more

This company is nothing but problems. I rented from them for three years. They are disorganized and a joke. They will nickel and dime you at the end of your lease!!! They charged me a 75$ fee to write me a check for my security deposit, as well as a 6$ fee to send my check to me certified mail!!!!! During my three years the ac broke twice, both times in the middle of summer. The temperature in my House was 82-85 degrease and it took them 2 weeks to get someone to come out to fix it. When moving in originally there were cabinets and the mirror missing from the master bathroom, which I was promised would be fixed within a week of me moving in..... three years later it was never fixed. I had brought this to their attention about every other month. They would send someone out to take measurements and then i would never hear for anyone again. The worst company you will ever see in the market! At first they are awesome, they even asked for a google review that I left right after signing the contract. (I will leave a copy of the 5* review at the end) And so right after the contract was signed my nightmare started, and it seems it will never end! -To start they needed to get the house "ready" and wanted 1010 dollars for a service I got done for 450! Yes, that's right! -They have this "portal" where you can never download files from because they are a lot of them and heavy ones, (being in the middle of nowhere in Brazil with radio internet has its own difficulties). When I asked for the statements to come in trough emails, the lady made a huge deal, it was as if it was too much to ask... but that was just the beginning! - After that they charged me 100 dollars for a lock change, so I asked them to let me know in advance because I had a handyman and contractors who could do the repairs much cheaper than they seem to be able to get! - crazy charges continued among them there was one that they charged Almost 100 dollars to clear ac drain! (Just to give an example) there were many more! -Then after I had more than enough of their awful business, almost 90 days before the contract was over with tenants she started pressuring me to renew the contract, relentlessly! Giving even some false information that I would not be able to renew later, that tenant would be able to leave at any minute giving 15 days notice (even thought they signed a contract for 60 days) anyways, I did not send the "renew propose" and the tenants stayed month to month till now (June) they were gone on the 10th and I had people ready to Move in over the weekend, but then again, nothing with them can be easy. She wanted 72hrs for someone to go in "to inspect and take pictures" then 2 weeks to get the house ready for me. So after a lot of arguing I lost the new tenant and was able to get the keys back TO MY OWN HOUSE! and we both agreed I would Take care of the pictures and send the invoices to them if there were any. That I did and within less than one week they had it all! Got my house on the marked and someone interested again (they made me lose the first tenant with their bureaucratic SLOW process) Today is the 25th The buyers have inspectors at the house to find out they placed locks to get access to the addict, no they did not give me the keys to it. (Which by the way they never asked me if they could place it there) and no there is no such thing on the contract. So I called them desperately to get the keys after 13 tries someone answered the phone. They had left the keys with a Handman, who was out of the state, and refused to get it resolved, after almost one hour on the phone they authorized me to send someone to cut the locks and reimburse me for the fee I got charged for, (mind you they did not give me back full access to my own house) The lady I refer also had stated she could not tell me what the tenants deposit would cover of all damages to my house "since I had not used their vendors" and she would take 45 days to pay it, if there was anything to pay. She then took advantage of the call to tell me that the 650 dollars I had spent to fix the house to put it on the market (probably 1/5 they would Spend with their pricy contractors) was all "wear and tear" and nothing would be covered by the tenants deposit. The house was not clean, there was damage to some walls, stains all over the stairs, stains in a lot of walls, and SHE CLASSIFIED THEM all "wear and tear" yes this is not a joke! This is the kind of business you would be dealing with by hiring them. Within this time (a little over a year) I have talked to several people in this business, and have asked to talk to Pamela (the business owner and broker) or her direct contact information several times, no one was able to give it to me. I tried to find her information on "MLS" with no luck (I guess she is not a part of the orlando association) because she does have an active Florida license! I also tried to reach out on her Facebook where did not receive any answer either. (My hope was that, this was not the kind of business she was building, and would want to fix it at some point) and so unable to get anything done with her workers and still having a very hard time with them (even after the contract is over) I decided to do this review, and maybe protect some of you to have to deal with all I am dealing with. *the original review They had my house rented so fast I was impressed. I have been trying to go to every social outlet for reviews to let it be known how terrible Verandah Properties is. My family and I have only been living in the property we are renting through Verandah Properties for not even 4 months yet and it has been a terrible experience. I want to save anyone the hassle, the headache, and the stress from having to deal with these people. My family and I moved in on September 8th 2015 and since the first day of move in it has been a complete nightmare. On the first day of move in, the property was given to us in a completely horrid state. The carpets had stains, there were nails sticking out from the edges and even some of the carpet was beginning to unravel at the corners. The walls were covered with dirt and marks, the shower door in the master bedroom could not close, the washer/dryer units were faulty from the start, the garage had a faint scent of dog urine. In all my years of renting in Orlando- Verandah Properties is the absolute worst company to rent with. I had expressed the issues with the property the very first day of move-in, spoke with Debby who was no help what-so-ever- she was very inconsiderate to our situation and every time I have reported an issue I've had pretty much the same response every time which is either according to the lease the management company and/or the owner is not responsible for a lot of things that are wrong with the property- when I asked for records for the last time the carpets were changed and walls were painted I was ignored. In It took almost 2 weeks for the shower door in our bathroom to finally get fixed- they had to send someone out twice to fix it. They also sent someone out to "fix" the carpets, basically just hammering the nails that were exposed in and putting the carpet that was unraveling back underneath the corners of the wall. All of these things you'd expect to have been inspected and fixed PRIOR to moving in the property. At the end of October, not even 2 months into residing in the property- the washer/dryer unit which I had expressed was faulty finally stopped working. When I reported it I was told that they and the owner were not responsible for the repair/replacement for the units because they were listed as "amenities" in the lease, and I was forced to buy my own washer/dryer in a property that was supposed to have that included! I sent numerous e-mails to Debby about it, and we went back and forth ultimately ending with her pretty much telling me "sorry for the inconvenience," but there was nothing they could do- I even asked for a reduction in rent since I had to pay for the new units and that was also denied. Now in December, the access keys for our community pool/gym and our key for the gate to the Condominium have stopped function without any notice! I was left outside of the property for 15 minutes with my newborn baby daughter in the car for someone to open the gate. It has been such a stressful experience and a complete nightmare. I wouldn't recommend renting through this agency at all. If you do- just be mindful that when you go to see the property the first time- even though there are tenants who currently reside in it and it is furnished with their property, that you are renting apparently As-IS, as expressed to me in another e-mail from Debby. That means any mess left by the previous tenants even those unseen due to the obstructions of their furniture and property currently furnishing the residence, it's basically the responsibility of the new tenant to clean. With such poor property management and service, mixed in with with the inconsiderate and uncaring attitude of the Client Services Director Debby Lisella- who whenever you speak to her just makes you feel like your complaints are not her concern and has a backdoor excuse (through the terms of the lease) for every situation, the mental stress and anguish me and my family have faced for the last 4 months is something I wish on no one. I just hope this review helps someone who is considering renting through them, and effectively helps in changing their mind. read more

I own a large 5,000+ sqft luxury single family house and previously used a different property management company that left a bad taste in my mouth from their lack of professionalism. My realtor said she heard good things about Verandah Properties, so I contacted them and from the beginning, it was a very smooth, organized and professional process. Night and day difference from my previous experience with the other company. They emphasized they care about the quality of the tenant and have very strict screening procedures to help make sure my tenants are likely to take care of my investment and meet their financial responsibilities, which I really appreciated. Verandah ended up finding wonderful tenants in a reasonably fast time frame. They have been perfect tenants. The property at one time had a major leak (not their fault) and Verandah handled all the insurance and work orders on my behalf. They truly make having a rental property an effortless investment. Above all other managers that we used in the Orlando area, Pamela's team definitely rose to the top! We ended up moving a lot of properties that had been mismanaged by other companies over to her team as well and were always happy with the results. I highly recommend her and the Verandah team in general. All are eager to please and will get you top rents for your homes while keeping repair and rehab costs to a minimum. Call them! I viewed a property which was currently occupied, obviously fully furnished/pictures hung everywhere. No mention at the time I viewed the property that it would be rented "as is". Discovered lease stated "as is". I immediately sent an email reading: "I have questions concerning the "AS IS CERTIFICATION". There was no discussion in regards to "AS IS" condition. Since the current tenants are residing in the property now there is no way to determine what condition the property will be in after they vacate. It was my understanding that we would have the opportunity to view the property again and inspect it once the current tenants had vacated. Is this not the case?" NO RESPONSE to this email, yet that's how they conduct business via email. Virtual office. Avoid customer contact. Any reviews complaining about communication are "SPOT ON". After no response, my girlfriend called and spoke with Karla who said after the current residents vacate the property the realty company cleans, paints and fixes any repairs that are needed. AFTER hearing this I signed the lease. I also emailed inquiring about a move-in walk thru inspection. They replied 'no just bring a check to the office and pick up a key'. Once I viewed the property I immediately contacted Debby explaining the state of the property and the discussion we had with Karla. Debby basically said that conversation never happened. 1st LIE Property had 120 holes left where pictures hung, foyer door covered in dirt/grease/seal rotting, all closets filthy, large holes patched but not sanded or painted, hardware missing from doors, LARGE gap bottom of door frame with tons of dead ants, oven dirty, sinks/tub dirty. See attached photos. There were various painting supplies, tables, junk left in garage. Debby told me this was required to remain and "was normal". Asked Debby where in the lease states the tenants were required to store other people's property on the premises. No response. So, we were required to abide by what the lease stated...AND even what was NOT stated in the lease. 2nd LIE. This is exactly the type of communication experienced from this "company". They ignore emails they do not want to answer, ignore questions they don't want to answer, and deny conversations took place. Debby's email, and I quote: "we do a thorough move-in inspection where we carefully document the condition". I asked to be provided the date when this inspection was performed and to have a copy of the document. Debby told me that it was for company use only so I would not have access to it. Is the inspection document a top secret document? Does it hold some confidential information? More than likely, there was no inspection document....because no one could have inspected that property and approved it as move-in ready and acceptable. 3rd LIE I asked Debby to provide contact for the District Manager or equivalent and she told me she was the point of contact. So apparently the broker/owner Pamela can't be bothered with actually contacting and communicating with the renters...yet, she seems to find time to troll reviews of Verandah and attempt to disclaim other's reviews. She never actually addresses any of the issues that people bring up in the reviews, she simply tries to discredit the people themselves. Many people retain various email accounts for different situations so claiming a review is not legitimate based on the name displayed is incredibly weak. Debby informed us we would be required to pay the monthly rent until new tenants signed a lease. We paid rent until it was rented. Debby told us we would receive full deposit and any over paid rent. We did not even get full deposit back. Charged $645.00 leasing fee. We paid the rent until new tenants moved in so no money was lost, yet they found a way to steal it anyway. 4th LIE. Verandah will reply with - but you signed the lease, you viewed the property, we just enforce the lease, we have office space. Yes, we signed the lease but only AFTER we were told that the property would be cleaned and any repairs taken care of. Yes, I viewed the property for approx. 5 minutes while occupied. Asked about viewing it again once vacated and about an inspection before moving in. BOTH THESE REQUESTS WERE IGNORED. You also enforce what is NOT in the lease, such as requiring tenants to store other's property. If customers are so important why wasn't a meeting scheduled to discuss? It appears if you live out of state and hire Veranda Properties to take care of your property they communicate and work openly with you. But, if you're just a lowly renter the owner can't be bothered with you, they fail to provide move-in documents, fail to disclose in the lease that the tenant is required to store other people's property in the residence, fail to meet the tenant for a move-in inspection and fail to provide any documentation supporting that an inspection was actually performed, and basically are just plain untruthful and dishonest. read more

Wow, if you read all the fine print. They charge you for everything as an owner client. You pay a set up fee, you pay for a lot of services used or not. I must say, if experience is important it is the difrence between dealing with a line cook or a chef. They are not chefs. They are merely replicating what other do, with no experience why. If its ok to learn property management on your dime, than this is the company for you. read more

I had Verandah as my property manager for 2 1/2 years and can not say enough good about their services and personnel. Someone is always available, concerns are readily addressed and they made my life as a tenant so easy. If I was an owner I would choose them without question, they are organized and professional and their attention to detail is unmatched by any other company I have ever dealt with! read more

My husband and I have been renting a property with Verandah Properties for the past 2 months and the renting process was smooth and easy and an overall nice experience with Karla Delgado as our Client Services Specialist. However, we encountered a maintenance issue which was handled by Ann Barrasso. My husband and I both spoke with her on the phone 3 different times and each time she was very rude, disrespectful, and unprofessional. Her behavior was very turbulent, temperamental, and uncalled for. We ended up paying for the plumber out of pocket and the issue is still not resolved. After this experience we would not recommend anyone to use this property management company. We have rented for the past 4 years in Orlando and never encountered anything like this. We are greatly disappointed at the lack of professionalism of this employee who represents this company. read more

My wife and I own two modest rental homes in central Florida and since we live out of state we need a management company there to take care of our interests. We were referred to Tara Chamberlain and Verandah Properties for those services and they have provided us stellar representation. They have been honest, reliable and always seek to serve our best interests. I have recommended them on many occasions in the 10 or so years we have utilized their services and can't imagine anyone doing a better job. We rely on them and they always come through. Renters beware!! Make sure u read the renters contract top to bottom! They will nickel and dime you to death! Plus you are responsible for utilities until the place is rented!! We were fed up with the very unprofessional service from Kumba for two years and were searching for a new company to manage our single house in Seminole county. I found Verandah on internet and decided to contact them based on the reviews. The owner Pamela seems to be a logical and intelligent person based on my first few email exchanges with her. Unfortunately, that does not guarantee anything. Our agent suggested a dozen items that needed to be done around the house and we had all of them done. The starting rent was a reasonable price in our area for our house. 30 days into it, the house was not rented. They kept telling us that we should allow small pet and that our no-pet policy was the reason that no QUALIFIED (whatever this means to them) tenants want to rent our house because 50% of the 'highly qualified' potential tenants have pets. Well, we waited almost 80 days after entering contract to cancel the service with them. Verandah bragged about their 90 Day No Penalty guarantee and even includeded it in their starter package -- if you cancel ON the 90th day, there will be no penalty. Since we cancelled 10 days before that, we paid $100 marketing fee plus $250 penalty (after they indeed waived another $250 for us due to 'mismatch') . But if you read carefully the contract with any other rental services in FLorida, almost all of them have the clause that if they cannot find tenants in 90 days, you can terminate the contract without penalty! The 90-day no penalty is really not that special for them to brag about. When we broke the contract with them, the rental price was already dropped by $100 per month but still no tenants. Their recommendation seem to only be price dropping and allowing pets. The fact that we were willing to pay $350 to end it instead of waiting another 10 days should give you an idea how disappointed we were with their service. Of course, I believe they will respond to this review with the usual sentence -- 'mismatch philosophy in renting' but as an owner of the house who was losing about $2000 per month for a vacant house, I will say that cannot be the only reason why a house in rentable condition in Orlando area with one of the best school districts can stay on market for 80 days. We switched to Remax after breaking lease with Verandah. In merely two weeks, they found us many tenants with NO pets (according to them, their office was swamped by phone calls inquiring about our house) and the third week, we already have tenants who work for a high-tech company on Orlando with no pets. Why the same house can get so different responses from the same pool of tenants? The answer is obvious. My conclusion is, if your house is more than 30 min. away from downtown Orlando, or if you prefer to have no pets in your house, avoid Verandah. read more
