I currently live here and I have some not great reasons why you should NOT move here. I moved her thinking it was close to work, I just relocated my job here a few months ago and I am having major issues with noise, trash and bugs. The management is polite to talk to but they are not able to manage their so called curb side trash pick up. Every single day someone is putting trash bags out on the wrong days and times causing the mulch to smell like trash and its over 100 degrees. You do the math! Tonight I went to the trash can to put a bag out and there were at least 7 huge roaches roaming around. On the topic, I ran into my new neighbor and her daughter. She mentioned roaches in her apartment she lives on first floor I believe. I live on the top floor and have them. Pest control has been to my place several times the past few months for one reason or another. ROACHES are unacceptable. I never lived with or had this issue anyplace I have lived. The management says" It is their natural habitat to be outside". Ok, but no place have I lived where they are running around more than children in summer. Their approach should be to thoroughly treat the entire property and then fine people more than 25 bucks a bag for leaving trash out. How about getting surveillance outside the building so we catch the trifling people who are doing this and ruining what would be a beautiful community minus trash and bugs. I am not sure if this is an owner issue, management issue or resident issue. Put people out for being nasty!! It ruins it for those clean people like me who want to relax and not have to be paranoid about bugs. Best advice is pick a different neighborhood. Does not seem the safest either! The lake is wonderful and I will miss it when I move but I cant take much more of this and I have only been here like 3 months. read more

Via Las Colinas Apartments - This is regular here!! Ridiculous - Apartments Near Me - Irving, Texas

Its like living in a kick drum with a nice yard. Pros and Cons after living here for 15 months. Pros: 1. The grounds are nice, landscaping is kept up frequently and with little inconvenience. 2. Nice pool and adequate gym 3. Location is great for access to 114 and GB 4. Parking is nearly always available 5. Maintenance is quick a polite. Cons: 1. The noise. I have a first floor apartment and sound through my ceiling never stops. Footsteps, conversations, dogs running/barking, cabinets closing, dish ware clanking. You will hear it all. 2. Management is completely non-responsive unless you speak to them in person. Emails and message go unanswered. 3. Office hours are terrible if you work during the day. Open 10 to 5:45 weekdays, with no after hour options. Plan on leaving the office early or taking lunch if you need to pick up a package from the office. 4. Dog crap everywhere. There are great walking areas along the lake and two dog parks/areas, but you will encounter dog crap all over the grounds. Watch your step. For my first 12 months at Lincoln Las Colinas I was reasonably satisfied. However my polite and considerate upstairs neighbor moved out and my new neighbors are awful. Management has been unwilling to take any action and does not respond to my email/messages. The convenience of the location to my office made me willing to over look the other shortcomings. However after dealing with the noise issues and a management team seemingly only focused on leasing to new clients, I can not recommend this complex with any confidence. read more

My daughter, cousin and I had the pleasure of being helped today by Kesha. She was very friendly as well as knowledgeable about not only the apartment complex but the schools in the area. We really liked the grounds and apartments we were shown. They are very spacious and well taken care of. We are still looking around but Via Las Colinas is a top contender and a lot of that is because of the great service provided by Kesha. Meeting Ms Paula was a joy as well :) read more

I lived at Lincoln Las Colinas for the length of my 13 month contract and was one of the first people in my section of the mid-rise. The lay-out of my 2 bed/2 bath was great and the finishes (dark wood cabinets, granite countertops, etc.) were great. I also really enjoyed the bark park and the walking trail around the canal. However, there were many things that definitely were a negative.... 1. You cannot send/receive calls or texts on your cell phone if you live in the mid-rise. The management keeps saying that they have added signal boosters but in the 13 months I was there I had to step out on my patio or take a walk around the canal to make a call. That's ridiculous. This was true for sprint, verizon and at&t (I had several friends try their phones there to verify it wasn't just my phone). 2. All residents got nasty-gram letters on our doors about every other week reminding and threatening us about every rule. Certainly there were annoying behaviors going on: people leaving their trash outside for days, people not leashing their pets (I got bitten twice by a small rat-dog), etc. But it seemed as though the management knew which units were causing problems but didn't want to deal with the offenders. 3. Rats. Yes, rats. I lived in a first floor unit and there were constantly rat droppings all over my patio. I'd also see them running in and out of the landscaping when I'd walk my dog late at night or earlier in the morning. The problem with them being on my patio is that I had to use my patio to make calls and was constantly disgusted. 4. Rent increases of $200+ for renewing lease. See apartmentratings.com and you'll see what I mean. They seem to believe that they're a "high end" property and can charge that. The place isn't walkable to any restaurants, shopping or bars. There's road construction and load construction noises everywhere. There's rats. There's no cell phone reception. 5. When you move out, they won't do a walk-through with you. The "contract that service out" I was told. Well, I then got a bill for almost $1300 for carpet replacement. Excuse me? I can't fathom this. I actually own a few rental properties in another city and this is something I would NEVER do. That's why we pay security deposits and pet deposits. I understand that I had some spots in 1 room that they'd probably replace, but 1 room of cheap "renter's" carpet should NOT cost that much. When I called for clarification (i.e., the # of square footage that was replaced), they said they did not legally have to share that information and that if I refused to pay in full it would be sent to debt collection. I tried to also point out that my statement did not credit me for my pet deposit, but it took them 3 days to fix it. They wanted me to pay the amount on the statement ($250 more than it should have been because they didn't subtract it correctly) and then "they'd send me a refund check." right....like I'd trust that! Overall, the physical property itself is nice...but the management is horrible. read more

Via Las Colinas is a great place to live. We have been here 4 years and don't plan on moving yet. We enjoy the pools, the gym, walks around the lake, and our apartment is the perfect size. Maintenance request are handled quickly. The front office staff has always been kind and helpful. I would recommend Via Las Colinas to others. read more

Las colinas area is very nice and accessible through 114 and Northwest Hwy. However, there are newer apartments buildings across Lincoln Las Colinas that are much nicer and newer. We lived at this place for 2.5 years and absolutely unsatisfied with condition of apartment and office staff. We Lived in the mid-rise building where it is served by parking garage. You have hard time to find a parking spot. Besides there is long walk to your apartment. So if you buy groceries, you have to carry them for along walk. There are only few parking available for guests. Each time that we had guest, we really embarrassed with parking conditions. Besides, it was simply not possible for them to find our apartment as the the hallways are very confusing for new people. So we had to go get all the guests from outsides. The apartments are too dark that we had to turn on the lights through day time. The walls are too tiny that you can hear what your neighbors doing in their bedroom. The office staff are really unprofessional. They really didn't care about our complains about smell in our bedrooms. We agreed on move out date with Angela( office staff). At the move out date we learned that she has altered our move-out notice and changed the date without even notifying us!! The fact that she has altered the move out date without our agreement is completely unacceptable. Lincoln apartments have got problems. They offer incentive at the moving in but they charge for minor damages big bucks at the move out. They charged us for carpet replacement of whole apartment only for couple of minor stains in the living room. I absolutely recommend not to lease in this place. read more

Retired: The Via at Las Colinas is a joy to reference as my Home. Staff, Management, and Atmosphere are very comfortable, easy to access, and professional. The "total package" concept is evident! Maintenance staff were Recommended to my family as a Best Fit for my particular needs. (Yes I am picky...You will love the Crown molding, and wider Doorways, as well) Grounds' keeping, Infrastructure foundation (solid, bug-proof, noise-proof), Covered Parking, Location, Style and Safety are all Great parts of the Package. Mail-Package handling is a Plus unto itself! It is a joy to awake each day and feel Blessed and Safe. And, I am from Michigan (very homey with a Water-ways' feel and view)! I lived here for just over a year. I liked it. they did a good job on the layout of the community. I liked how the property was right on the lake. Perfect for running and walking. The pools were fun in the summer. They weren't too full or completely empty. I would recommend living there. One thing to watch out for though...packages get stolen from your front door. It happened to us on 3 different occasions. Make sure you leave a note on your door that they cannot leave packages at the door. read more

We have been here for an year so far. Office personnel and every other workers of this community are too good. Highly secured, maintained clean and tidy, service requests addressed on time. I have not seen any bugs or heard of any such issues in tis apartments, thanks to the maintenance staffs. Neighbors or people living in this community are too friendly. read more

Living here has been absolutely wonderful. Maintenance requests are responded to very quickly. They keep the grounds looking absolutely beautiful. Always looking for ways to improve it. I liked my apartment until I moved out! Beware all you animal owners! If you choose this apartment complex be aware that you will pay the price for carpet replacement if your animal has one accident on the carpet. I was charged an astronomical amount for carpet replacement and when I talked to the corporate office I was told that if there is even one urine stain they will replace all the carpet. I wont be receiving my deposit back and am still going to have to dish out money to them. Cell phone reception is horrible. Parking is a nightmare and if you have a guest plan on them having to walk far to get a parking space. I would not recommend living here its nice in the beginning until you go to leave! read more

I am enjoying living at Lincoln. My dogs are in love with the dog park and their new friends. It is surprisingly quiet - I don't hear much of anything, except the pool noise since I face the pool, but that's fine. I have 2 complaints - the first is that I will need to purchase a landline, since my cell phone gets almost no reception in the unit. That was a last minute surprise. The second is the creepy mannequin which is at the front door. Please! Get rid of her! The entry has been beautifully decorated, has great colors and balance, and then there is a hideous looking mannequin which distracts completely from the lovely entrance. read more

Recently I moved from the Virgin Islands. I wanted to move right into an apartment and not have to live in a hotel while I was looking for a place to live. I was so fortunate to work with Eric in the leasing office. I told him my situation and he assured me that he would help me make this process as easy as possible. We discussed the apartment that I wanted and he sent me pictures and did a virtual tour of the space for me. Once my husband and I decided on applying for the apartment he made the process easy and seamless. I explained to Eric that I needed to ship things to the apartment before I got there and asked if he could help me by shoving all of the boxes in my apartment for me so that we could have beds to sleep in when we finally flew in. He did EVERYTHING!!!! He helped me to coordinate all of my utilities so that when we arrived we could hit the ground running. Whenever I called the office everyone was always so kind and thoughtful. Each of them went out of their way to help me in anyway they could. Rachel, Ethan and Paula. What a wonderful staff! I have been in Irving for less than a week and it already feels like home. Eric is amazing, the level of time and effort he put into helping me and my family was above and beyond the call of duty. He is such a kind and generous soul and words can't express how grateful I am for his time, assistance and concern. The day after we moved in he even called to check on me to make sure that we were able to find our way around. But when I go in, the gentlemen there are very attentive and promptly take care of what you need. Maintenance staff,especially Pancho, is superb. My husband and I relocated to DFW from Southern California in July 2015, and couldn't be more happy to be at VLC. We just resigned our lease for another year. Beauty and class combined with great management staff, makes for a wonderful experience. We live in a town home style apartment in Phase II, facing the lake. Our unit is super clean and everything is very well kept (we also take very good care of the unit). We have two dogs, so the dog parks and lake path is perfect! If you're happy- they're happy and life is fine. If something's wrong, or your unhappy they couldn't care less. Useless maintenance requests. Move in status is way less than would be expected and nothing has been fixed. That's not true of all apartments, so just be willing to take that risk. They don't care once you already have signed your lease- so don't let their seemingly friendly and helpful attitude in the office fool you, they won't be much help. Also, the trash rooms are disgusting. Do not rent an apartment near one if you have any sense of smell. read more

I like my apartment and I think that Faye is great to work with. They have always been quick when I've needed maintenance. Cell Phone service is horrible so if you move in you must have a land line. I had Sprint when I first moved in and every call was dropped. Now I have AT&T because I was told the problem was solved with AT&T but I still have dropped calls constantly. Security isn't great. Their happy hours are fun. They suck when it comes to handling your UPS and Fed Ex packages. I'm never notified of when I have a package and have to keep checking with them. One of my packages was also lost. Someone is supposed to leave a delivery post-it on your door but it never happens. The neighbors here are fantastic.... everyone is really friendly. Overall I think it is a great place to live.... but the few annoyances are big ones! For a while we also had an issue with the fire alarm going off at all hours of the night/day. It was happening so much I thought about investing in ear plugs.... but feared that it could be the "Apartment that Cries Wolf" and one of the alarms could actually be real. They've been pretty good for the last month or so and a random alarm has not gone off. I love the location, feel really safe even though security isn't great, love the neighbors, Faye is great, happy hours are fun, the apartments are really nice (I haven't experienced much neighbor noise but I think it is because my neighbors are quiet.... I have heard sneezes and other little things so if they were partyers I'm sure it would be loud, cell phone service sucks, the grounds are really nice and kept up well. It's very rare to find a building that has no faults. I think this one is really great in comparison to others and I won't be looking for another place to live anytime soon. read more

The apartments are nice enough, HOWEVER, there is rampant crime, drug use (hallways smell like pot.. there have been multiple drug busts on property), dog poop everywhere, noise, and the office staff is like a revolving door. The only good manager, Sam, left and the property has gone down hill since. Lincoln Las Colinas lets in dangerous dogs and does not enforce their so called "restricted breed" list. My dog was viciously attacked (12 puncture wounds and a fractured tooth that had to be pulled) in the parking lot by a pitbull boxer mix that was not supposed to be here. The residents have begged the office to enforce their own restrictions and perhaps conduct a temperament test before allowing dogs to move in but they refuse to do so. When you tell the office about the banned dogs, they feign ignorance and turn a blind eye. A new apartment complex went up across the street that allows some of the breeds that Lincoln supposedly bans. The owners of those dogs now come to the Lincoln dog park. Over a year ago I asked that a sign be put up at the park stating that it is for Lincoln residents only. I was told that the sign was being made. As I said, THAT WAS OVER A YEAR AGO and still no sign. It will only get worse when the newest property across the street opens. They also could care a less when you complain about the excess dog poop that is EVERYWHERE. In regards to crime, we recently received a letter from the office that they are having problems with theft and that we should not go out at night alone. I have personally seen random cars driving around the property at night with flood lights looking for open garages and/or doors and my neighbors told me that they have had various scary men knock on their doors. Lincoln had to address the crime about two years ago after several break-ins and a motorcycle being stolen from the parking garage. As a result, there is now a police officer that lives on property, however, the crime has ramped up again. Your rent will go up by $100 - $200 when it's time for renewal. When it's time to move out, YOU WILL NOT GET YOUR DEPOSIT BACK REGARDLESS IF YOU LEFT THE PROPERTY BETTER THAN WHEN YOU MOVED IN AND YOU WILL PAY FOR NEW CARPET PERIOD (some have paid upwards of $800 upon leaving). I would highly recommend that you look elsewhere and not consider Lincoln LC. Be warned. read more

Well when u enter as a potential residents they give u an ok welcoming. The units are small compared to what u get at other properties which are located right accross the street for the same price. After u have signed a lease the customer service disaapears bc ur in a contract and cant just break your lease bc u came to realize its not as pleasant as they made it seem. Its simular to the car sales person who glorifies this great deal hes gonna give that your the 1rst to get and u realize later he lied and cares nothing about u and ur upside down 10k. They have lost rent checks and had four people waiting to dispute they dropped it in the drop box and the check misteriously disappeared. lol They throw parties and events but wont change your air filter unless u ask? They dont follow up or clean the spider webs along the water for residents who live in the garden style units. They will try to speak to u as if your not paying almost a thousand dollars to live ther which the forget after the lease has been signed. 13 dollars an hour plus a bonus that is promised to office staff and never given is the reason the empoyes act the way they do bc they dont care after the company doesnt follow through. its a lead by example thing. This manegement company has ppor customer service and hires anyone. They def could use a class on profesional dress attire. This is the truth and i will b informing numerous people bc at the end of the day we work hard for our money and should b treated a certain way. U can hear everything your neibors doo the property was built verry poor and no parking!! Thats why we chose to live in Las Colinas!!! read more
