There are just too many issues, and I'm not even talking about the front office staff. They've been great. My issue is with maintenance and things only being half done. The gates are constantly a problem. I don't want to come home after a long day at work and sitting in traffic, only to not be able to get into my own complex. The back entrance gate has been broken for quite some time, forcing residents entering and exiting to go head-on with each other. The front gate has recently stopped loading on the app almost every time I use it. And don't get me started on valet trash. We're required to pay for it every month whether they do their job or not. They drag trash, leave messes on the stairs, breezeways, and sometimes even in the middle of the parking lot. They knock over trash cans, and the open-top container is just an eyesore. I don't even use the gym anymore because the trash was overflowing and several machines were broken the last time I went, so I can't speak on its current condition. And yes, before anyone asks every single issue has been emailed, texted, submitted through work orders, and discussed with the front office staff. I mean if they didn't provide me a defective fridge where the door does not close then how else would I learn you can make wine from apple juice. Pretty neat. Also, If your a new resident like myself then you can expect to pay wayy more for rent than your neighbors in the exact same units. I always love my neighbors making jokes about my jacked up rent for the exact same type of unit. I am pretty sure the chemical smell that won't leave my apartment isn't interfering with my brain activity or causing cancer as I write this review. It kinda smells nice if you like your appartment smelling like a meth lab... Kidding I have no idea what Meth smells like, but I would immagine it can't be worse that the smell. The loud music with inappropriate content played at the pool with glass liquor bottles makes me afraid that people will get out of hand. The rent here is not cheap that's why we signed a lease because we felt the prices would keep people who do not care about cleanliness and beautiful grounds out of the community. We understand that a shared community space requires cooperation from all residents, but stronger enforcement and oversight are clearly needed. It's full of STRAY cats, the trash is always full, valet barely comes to pick up the trash. You still get charged for it. I resided here from March 2024 - May 2025. Management changed a good 4 times during that time. When I signed the lease and paid my deposit, I wasn't allowed to do a "walk through" for the apartment because they claimed it wasn't ready. UPON MOVING IN THEY HAD TO MAKE ADJUSTMENTS AND FIX SEVERAL THINGS. The apartment manager at the time also sent me and email of a complaint of "marijuana". When I confronted her via email and in PERSON, I let her know the 4 building smelled like that ALL THE TIME. And I let her know I didn't appreciate her blaming the "new tenant". In the email, it stated they were going to do a "surprise walk through", when I mentioned to her I HOPE SHE WAS INSPECTING ALL OF 4 BUILDING AND NOT JUST MY APARTMENT" her tone changed quickly. Lastly, the walk through never even happened. I felt racially profiled, and that should have been the very first red flag. Don't even worry about purchasing a reserved parking spot, people will park in your spot. When you call their "tow company" nobody ever respond nor comes out to handle the issue. My ring doorbell had to be replaced because of the previous tenant still being logged in. This was a privacy issue for me, and they eventually ordered me a new ring camera to set up. My keypad to the front door also did not WORK PROPERLY, that had to be switched out as well. They claim the apartment was renovated... nothing in there had renovations. I am just utterly disgusted and disappointing. Several people make complaints to them, but they'll avoid the tenants, never answer emails nor calls back to follow-up. Car break-ins were a huge thing. As much money as I paid, there should have been a security officer patrolling the neighborhood. From the time I moved in March 2024, until I left maintenance had to come to my apartment SEVERAL TIMES. Do NOT stay on their first floor either, (please see attached pictures) my kitchen sink flooded every other month while staying here. Bobby? their foreman, did nothing but put drano down the drain, no further actions were taken. I was promised that a camera would be put down my drain to see what was causing the flooding IT NEVER HAPPENED. I even called cooperate, they didn't CARE EITHER.

With the current management, I have only consistently interacted with one person (Gabby), and she has been very dismissive. My experience: The apartment was not move‑in ready. They could have easily given me a ready to move-in apartment but chose not to despite being informed of availability if the current one did not meet my liking. - Dirty and partially painted walls in some areas - Toilet flushometer not working in one bedroom - Window blinds missing the adjustment stick and a hole in the net - Kitchen garbage disposal not working - Balcony door did not lock securely - Kitchen cabinet hinges and handles are poorly installed and loose - Water fixtures like hose bibs are poorly installed in both bedroom bathroom - A big whole approx. 7 inches in diameter under the kitchen sink - No trash can provided, despite being charged valet trash fees - Dishwasher not working - Floor vibrates and shakes when the HVAC unit is turned on (both cooling and heating) (The last three issues are still unresolved as of this post. Several maintenance tickets were submitted before the dishwasher was finally addressed, yet it remains unresolved.) Despite all these issues, I had no choice but to take the apartment because I was relocating from Texas and was out of state. I gave management two months to fix everything before I returned. Those two months I continued to pay rent for an apartment with no furniture moved in. When I came back after those two months, nothing had been fixed. My experience with this apartment complex has been extremely disappointing. I was advised by the…read moreleasing agent to apply and pay a $350 holding fee in order to "lock in the rate." After paying, I was then told the rental rate fluctuates and that I'd need to wait for the lowest possible rate. For over a month, I followed up consistently and was repeatedly told to wait, only to find out--just two weeks before my scheduled move-in--that the rate was actually higher. I pushed back, since I was told all along that waiting would secure me the lowest rate. The agent promised to finalize everything, but then stopped answering calls. A week later, I had to physically go to the office three days before my move-in date. At that point, I found out the agent no longer worked there, none of my information had been transferred, the apartment wasn't ready, and I still had no lease or confirmed rental rate. When I expressed my frustration and requested my deposit back, the manager simply apologized for the lack of communication but refused to refund my $350, even though their negligence caused the entire issue. I was told I could still move in because the apartment would supposedly be ready one day before my scheduled move. By then, I had lost all trust in their process. This experience has been stressful, unprofessional, and a waste of my time and money. I will be escalating this legally to recover my deposit. Our community deserves better business practices than this.
