After living here for a couple of months: NIGHTMARE. That's how I would describe living here, we had a fire (not our fault, an electrical fire) and getting the repairs done has been nothing short of hell. Dealing with the leasing office has been maddening. There's zero communication from them with us and very obviously zero communication amongst themselves in that office. Micheal has been awful to do deal with. No one call us back, they say they're coming to fix the issue and then no one shows up. No one communicates with us as to why. Instead they say, we never set up the appointment. They blame the flooring company. Excuses after excuses. At this point I'd rather live in a fire damaged unit then deal with this leasing office. I lived at Vineyards at Valley View for a year and the experience was okay. The neighborhood is in a beautiful area, conveniently located near highway 50 with a cute shopping center nearby. I have a lot of negative things to say but that's just because I want people to know what they're getting into. The management is amazing here. All the employees are very knowledgeable and willing to help. My only issue is they have a tendency to not respond to emails. I've only tried to email a couple times and only got a response when it regarded rent. Usually we'd just go in person. The one and only time we had to request maintenance, they fixed it the next day without issue. All of our neighbors are quite friendly and the people who live in these apartments are generally great. We've never had any issues. Now, the apartment itself. There were several issues upon move in that we documented. Broken closet railings, broken bathroom railings, the bathtub cover is peeling up and extremely rusty underneath, one of our bathrooms has a shower head that shoots water into the paint in the wall (creating a water bubble in the paint), the balcony door was installed crooked which allowed air to come in, several window screens were bent or falling off, you definitely get the renters special with some of the paint work done in the unit ranging from paint splatter on some of the mirrors, door handles and counter tops. Our fireplace doesn't work, it's a good thing we never really wanted to use it. The appliances in our unit are fairly outdated and some extremely dysfunctional. The dishwasher is pretty awful, the dishes ALWAYS come out stinking no matter how much we've tried to deep clean it or try different soaps. The oven door won't completely shut so it shoots A LOT of hot air into the kitchen when you use it. The microwave, stove, washer and dryer were all fine. They're outdated but functional. The sink is extremely shallow so it's frustrating trying to fill up tall objects with the faucet. I know that sounds nit-picky but it was a genuine issue we had constantly lol. The floors and walls are thin. We could hear our neighbors alarm going off in the morning through the wall, the downstairs neighbors baby crying through the floor and we can hear our upstairs neighbors walking constantly throughout the day. The quality of everything is pretty low. The paint on the walls and doors chip easily and you'll be billed for it. The blinds bend and break at the slightest touch. The lock for the window broke off and we had to wedge something into the crack to prevent anyone from opening it on the outside. Something they don't tell you is the apartments behind Vineyards at Valley View (White Rock Village) is low-income housing. We've seen people screaming and shouting as late as 3AM, loud arguments in the middle of the street that you can hear all the way from the complex over here, car alarms going off at all hours and constant dog fights. White Rock Village is home to several, extremely loud, modded cars that speed through early in the morning and late at night that blast music as loud as you can imagine. If you live in any of the buildings facing White Rock Village, you will hear the cars and screaming CONSTANTLY. Sometimes residents will sit in their cars and blast music late into the night for over an hour. The residents from White Rock Village speed constantly, we've almost gotten hit. I've seen some people say parking is bad, we've never had an issue. There's always been parking available for us. One issue I did have is in the more hilly areas of the complex, when it rains heavily, the mud will runoff onto the asphalt and grow extremely slippery moss. I've almost slipped on it several times and no one does anything to wash it away so it sits there for a long time creating a slip hazard. Happens every time it rains. The amenities are nice. We've used the gym frequently and the pool is always maintained. I like the concierge service and we've never had issues with stolen packages here. They also don't charge you unnecessary fees, such as a garbage valet. Overall I don't think it's a bad place to live. These apartments are overpriced but it's a good location. read more

Ryan and staff were nice when we moved in, but as soon as the office was told we were relocating, my emails and calls were ignored. These guys could really care less about residents. Office staff is arrogant. If you're considering moving to these overpriced apartments, here is my experience... When they have building maintenance, you will be told that you cannot park in your garage (the one you pay extra for) for 6 weeks so they can allow their contractors to use ladders anywhere in the community at all times. Residents were asked to find a spot in crowded open spaces and risk theft and break ins. Management was too lazy to prepare a plan and notify residents which buildings would be affected to lessen the impact on paying residents. We moved out 6 weeks early and paid off the lease in full. We lived there just 9 months so the apartment was left in great condition, save for normal cleaning. We never had pets, spills or carpet stains, the carpet was in great condition and we even used wall saving tape or small push pins for wall hangings. HOWEVER, we were still charged over $700 for the move out due to some trumped up inflated charges and utilities for 6 weeks in our EMPTY apartment. See photo attached. Don't expect to see your deposit returned, but do expect regular increases each time your lease renews. I'm attaching a copy of the final breakdown of "fees" that ate up the deposit and totaled over $700 in lease end costs... DO NOT MOVE HERE or pay attention to the fake responses from the manager. I was not satisfied with my time at the Vineyards. I lived there a while back but wanted to wait to post so there would be no retaliation. Although the maintenance gentlemen are nice and great at getting things done, the time it takes the office to send someone after a service request is, to me, unacceptable. I pay a lot of money to live here and my expectations are that when I need something done, there is more urgency. At times it has taken up to 3 days. I have never had a request complete the same day. My biggest concern has been the cleanliness of my building. It is absolutely disgusting. The light fixtures and the siding of the buildings have an OVERWHELMING amount of dead gnats swarmed all over. There are cotton webs or whatever those things are all up and down the hall ways from all floors of the building. I so embarrassed to have visitors over. I have had some comment on how gross it looks. I responded to a survey about the cleanliness with no response. I then sent an email weeks later and the response was it would be taken care of at the end of the week. Then 3 weeks later.... still nothing. I send another email and again they said we will get to it at the end of the week. Oh, but when you walk into their luxury office/club house, the outside is spic and span. I have lived here for over a year now and SO GLAD to be leaving. The apartment is not nice for the price. Almost 2300 for a 2 bed 1 bath. There was dried/shmeared paint all over my floors upon move in. That I had to scrap off. My oven knobs were broken and non useable upon move in and the entire oven gets hot to touch to where you cannot touch it or it will severely burn you, I have small kids and that is super dangerous but was told by maintenance that's just how the oven is. My floors since move in are completely lopsided on the vinyl. It's like it's missing the padding underneath. I should have known then it was goin to be bad. The carpets do not connect to the hard floor so it comes up and my son has stabbed his foot many time with the carpet tacks that are just out in the open. The base boards in the kitchen are not even attached they are just placed there loosely. The water pressure is super light in the shower. They had our building painted during my lease and there is paint everywhere from it and it's chipping off everywhere so obviously cheap vendors. And the dumpsters are terrible you can't even throw away your own trash. They are always so filled with furniture and other stuff. I have never seen so much trash in my life. It's literally every week. I'm not sure if it the apartments or the ones next to it but it's ridiculous that you can't even throw away a trash bag because it's always over flowing. So they are not good value for the price at all. Now management is awful about getting back to you. I am currently waiting on my move out packet to be corrected due to their error and I have been waiting for over 2 weeks now. They have known my move out since Feb 28th and still have not been on top of it. I have directly emailed the manager many times and just no response at all. I have to send 3+ to get a response and still is not followed through. it's just ridiculous. I don't understand the break down in communication. It's not that hard to get back to people in a timely manner. read more

Beware of Unethical Practices and Discriminatory Treatment at Vineyards Valley View Initially, our experience with Vineyards Valley View seemed promising, largely due to Kelli's exceptional customer service. However, what followed was a disheartening saga of discrimination and unethical conduct that tainted our perception of this establishment. Upon finding an apartment we liked and promptly submitting all required documentation, including necessary paperwork for our two ESA dogs, we were met with unexpected hurdles. Despite providing comprehensive documentation, including an ESA letter from my therapist and all relevant records, the management insisted on additional paperwork, delaying the process by seven days. Throughout this ordeal, communication was solely over the phone, conveniently leaving no paper trail. This lack of transparency is concerning, as it allows for arbitrary decisions without accountability. Furthermore, the demand for additional documentation, despite legal compliance, felt like an affront to our integrity and an unjust burden on my disability. The requirement to certify with Placer County, despite residing in Sacramento County, only added insult to injury, implying deceit on our part.Might I add, I have rented my whole life and have NEVER had issues with any house or apartment complex. including with my current dogs, a frenchie and a labradoodle. Despite expressing discomfort with their treatment and opting not to proceed with the move, we were informed of punitive measures, penalizing us for their delays by deducting from our deposit--a move reeking of opportunism and exploitation. Attempts to escalate the issue to management were futile, with promises of availability falling through, further highlighting their lack of accountability and disregard for customer concerns. In conclusion, while Kelli's commendable customer service shines amidst the darkness, the unethical practices and discriminatory treatment exhibited by Vineyards Valley View are undeniable red flags. Proceed with caution, or better yet, explore alternative housing options to avoid subjecting yourself to such mistreatment and exploitation. read more

This place is a shit hole I wish I never moved here. This is not a safe place to live. I have sent dozens of emails to management that have gone unresolved. Do not consider moving here you will regret it. The street bikes racing around this complex and noise pollution from them is terrible. This place says they will take care of it but nothing ever changes here for the better it only get worse. The only time they care is when you put a negative review that they deserve or owe them money. They have also been harassing me all day after I posted this review. After moving here I found out I was paying for my neighbors ac as the complex had wired it wrong never got any response on this. They allow run down cars to leak oil all over the parking lot so you track that back in your unit. There are also biker gangs and drug dealers with weed grows here on the property. Not to mention most of the dog owners do not pick up after their pets my dog has been attacked by dogs off leash a few times. None of this was addressed by anyone in the office. I lived here for about 6 months. My stay wasn't horrible but it wasn't the best. Be aware that the complex to the south is connected, which is low income housing. I had a corner unit & it was very noisy. From the trash trucks to the people walking around at all hours, I basically had to keep my windows shut. I was above a garage & of course I get the person that leaves at 2am every morning. The apartment shook each time the door opened & closed. The grounds are nicely kept & from reading the other reviews, I didn't have issues with any office staff or security. The parking is open so first come first served. I had a couple of maintenance issues but they were resolved timely. Overall it's a nice area, not too far from the freeway & there are lots of shops around. read more

We have had really bad experience during recent move out from one bed room apartment here. We stayed around 10 months keeping everything clean and still we ended up paying $700 for cleaning. This has been our highest move out charges since our last 8 years stay in USA. We used to get even most of our deposits back in other communities. Before I moved in there was a patrol car that drove around nightly. Since then I've seen no patrol and crime has gone up. This morning I woke up to mine and 29 other cars haven been broken into. It doesn't come as a surprise because there are no video cameras as well, at least not for the residence. The management's response to this was to send out an email stating there were garages available for rent. My roommate and I are already renting a garage, along with a carport. My car is the less expensive car, so it's the one in the carport. I cannot get out of my lease early either. read more

When i originally came in i was greeted by ryan abelia who was genuinely a good guy and you could tell he wanted to get me in an apartment that was right for me. Which is what anyone would expect as a client. From their i had to work with management. The management is absolutely rude, unprofessional and down right disrespectful. Sonya the property manager was so rude i couldnt even get a word in. When i tried to talk to her she would cut me off and tell me "yeah your probably not quilified" for a 1 bedroom apt. At $1485 even though she had my 1099 and w2 from our business that show i make about 50 thousand a year. Not to metion she tried raising the rent to almost 1600 which she made seem like i couldnt afford. This wouldnt of even been a problem for me if i was treated with respect. From renting the last 8 years at different places in the area, i have never felt so disrespected. I finally just came in and said i dont want to move here because of management, the way they run things and the way sonya treated me. I could only imagine how terible spending 13months in that complex with management like that Would be. I found an apt. A few blocks away with the same price for a 1 bedroom and the staff are professional, nice and got me right in. So glad to finally be OUT of this place. The first year was actually quite pleasant, but the second year of my stay here was a nightmare, and here's why: Vineyards at Valley View backs up into a low income apartment community with no real borders or private gating to segregate the two communities. The result is loud, annoying, profane tweens AND teens who have turned the road into their personal skate park. Not to mention, they LOITER in front of buildings 11 and 12, using the stairwell as their personal park bench and then leaving behind trash (ex: food wrappers, empty soda bottles, etc.) that I have cleaned up after on more than one occasion. I used to have a 5 star review on this place because the management guilted me into changing my original one star to five but now that I do not live there anymore, I am changing it back to what it deserves! This place is the biggest joke of a housing complex. They are completely overpriced for what you get and the employees are absolutely rude and fake. I lived here for a little over a year and we were miserable the entire time. $1300 for a one bedroom. 600 square feet apartment? Such a terrible idea! But once you are in you CANT GET OUT! They basically force you into a 15 month lease to get "the best deal" because the price goes up the shorter the lease. I lived in three different units while I was there because of different circumstances but each time I had to pay a 2,500 dollar deposit because they would not let you transfer without cleaning, paying all their fees for "moving out", paying a new deposit, and waiting a month to get your last deposit. It was incredibly difficult and draining. They were pretty good at keeping the landscapes cleaned but there were always floods of water from their wastefulness. You are allowed to have pets but NO ONE cleans up after their pets and nobody enforces that they do. Also, depending on where you live you can be right up against the low income housing and there is SO MUCH drama because of it. Young loud kids, cops, loud music, etc. El Dorado hills is expensive to begin with but this place is absolutely ridiculous. Stay far away. and if you see good reviews, its ONLY because the management bribes people to Yelp good things and they can be entered into drawings, etc. read more

One of the worst racist places I have ever lived in. I have a complaint open with DFEH - Department of Fair and Equal Housing. If you are one of the old tenants and want to join in and start a Class Action law suit, please contact me. I lived above a garage, where they allowed the tenent to have an air compressor in the garage, and he fixed his car in the garage right under my bedroom. The bed would shake when he opened the garage door. My next door neighbor had the same complaints too. They refused to move me, cause they wanted to keep me on one side of the property where all colored people are. When i complained and filed with DFEH they refused to renew my lease, and wanted to force me to go month-by-month with the $300-$500 rent increase (I had moved in in the winte -low rent time). They tried every single trick, that i have been reading in every one star review here. They laugh in your face, while they try to scam you in every way. They did not inspect my unit when I was leaving, in order to make me pay all kinds of penalties, but I stopped them with a legal letter proving that. Those folks are pure evil crooks ... so watch out. I met several others in EDH that already had simillar experiences too !!! Sonya will try to write a reply , but she was in on everything from the start, even her boss at the management company (Master-SIN) was aware, thats how they ALL roll. Bobbie is the nasty one who cheated me, and made the racial remarks about trying to keep all "non whites" in the same buildings, because we will feel more "comfortable" that way "with our own kind", and when I challanged that, I was told its safer for me, and she is looking out for me. Then when I insisted on moving she claimed that others "may not be friendly", reffering to the "white" tennants !!! The location at first looks great, being in El Dorado Hills, and the random vineyards on the back side of the pool area...but upon closer inspection you'll find a mobile home/trailer park next door on one side, and a Mercy housing (low income housing) virtually attached to the property without even so much as a closed fence or gate. The Mercy apartments have 2 or 3 known "grandfathered in" pit bulls, so moms with small children, and people walking their dogs, beware. The complex is family friendly, but ironically is poorly designed with a focus on the street where cars drive. It's like one giant driveway everywhere, with no clear sidewalks, encouraging tenants to walk where cars can turn from blind corners. The dog walking areas are few and far between, with bags even harder to come by, so walk prepared. The Vineyards apartments and property are inundated with thick, venomous spiders called wolf spiders (to name one of a few). The exterminator has been out and basically shrugged and said I'd have to deal with it, and there was no guarantee he could get them under control. All that being said, if you are looking for a place to live within a short distance to the town center (where Target and various restaurants, farmers market, etc, are located), then that would be its biggest asset. read more

I had a similar experience as another reviewer. The first few months were great and the staff was so friendly and helpful especially upon signing a lease and moving in. A few months go by and we move into a bigger apartment giving the complex more money every month. Again staff was friendly. After we were there for a while we started getting notices to take things off the balcony. People can have overgrown plants and animal feces but you cannot add any decor to make the place actually look cute because they will call it a fire hazard. Also no lights allowed but somehow people got away with it at Christmas and then for months after when they were too lazy to take them down. No other holiday though. The staff changes often and no one ever has the same answers or knows the same policies. Each and every person you talk to will give a different response. My one suggestion would be to get everything in writing from the office. They can say something one day and it will be completely different the next. This location is great being next to town center. I didn't have too many issues with the low income neighborhood but they should put some form of a barricade (wall or fence) between the two so the low income folks don't use the vineyards as a shortcut. I am glad to be out of apartment living all together and especially thankful to be out of this place. read more

Hello, I live at The Vineyards at Valley View Apartments. Yesterday 4/24/20 around 3:45-4pm my 14 year old son went outside to throw out the trash and while inside the dumpster area an older White Honda Accord blocked him in. Within seconds 2 Caucasian males both mid twenties,one heavy set and the other medium build grabbed my son and threw him against the wall. These individuals went through his pockets stealing his wallet and sped off. They did manage to get away. Thank God my son is safe,scared but safe. I am hoping that everyone stays aware and keeps safe. I would like to thank the Sheriffs Department for responding quickly. I wish I could say the same of Management at The Vineyard at Valley View. I asked them to please let our apartment residents know of the incident for their safety. The Assistant Manager told me that it wasn't that much of a concern to let our apartment community know because this was a "safe place and things like this never happen here and she feels no need to escalate it." I have lived here for 1.5 years now and as I am preparing to move I am so sad to be leaving this community. I am really suprised by some of the reviews on this page. First off, let me start by saying that this place is amazing. I don't really take time to write reviews, but after my experience I felt compelled to share how great living here way. The staff is very kind, there is always fresh baked cookies at the office :) I was in no way "bribed" to write this (and I can't see any of the staff saying that to residents). If your going to be a troubelsome tenant, then yes, you might run into some situations where the staff can't always help. Everytime I needed something fixed or replaced, the staff was there THAT day to help. When it came time for me to move out, I made sure that if I cleaned/painted my apartment, that I would not get charged anyways. I got pretty much ALL of my deposit back, which has NEVER happened anywhere else that I have lived. Though the rent is a little expensive, you are paying for where you're living. You are within walking distance to town center (restaurants, bars, clubs, shopping, theaters), and theres dozons of running trails in that area too. There is low income housing and a trailer park that backs up to the complex, but I hardly ever saw sherrif's at the complex. They have 24/7 security that monitors that place like crazy! We had a beautiful view of the vineyards (theres not a lot, and I don't think they grow grapes) and a ton of privacy. All of my neighbors were pleasent, and the higher rent deters the "partiers" so there is never noise. We were at the gym or pool almost everyday, and had a hard time leaving this place. Though we moved to buy a house, we would reccomend this place to EVERYONE! Don't be fooled by come of these reviews, this was literally the BEST place I've ever lived. read more

I have lived here for 5 months. In this time, management has replace my oven, cleaned my carpets again, replaced my garage door opener. All, of which needed to be done. I appreciate their help and concern. However, I am concerned about the excess of watering and puddles. The pet waste is horrible. People, please pick up after your pets. The speeding is my number 1 concern. Its so dangerous. I live in the front and I have almost been hit and I see children in the street. People don't seem to care that they speed. When I moved in, the cleaning that was "supposed" to be done, was terrible. I did all the cleaning the first weekend I was there. I sent in an email of everything I did. I like how they know my name and my dog. I do enjoy it here. Just wish others were considerate about speeding and pets. read more

For the most part, I like it here. It is quiet, the apartments are very nice, the greenery is kept up, and the amenities are well maintained. It is a little pricey, but you get what you pay for indeed. My only complaints are that parking is scarce- sometimes guests have difficulty finding a spot, and maintenance requests give really big time windows like one was from 12-8. Other than that, I love it here and after living in apartments in AZ and TX people need to understand how good they have it here. read more

5 stars: Paula in the leasing office is always pleasant and smiling; she goes out of her way to help, and she makes sure you feel welcome. When speaking to her in person, she seamlessly manages to speak with you, welcome others coming into the office, and answers the phone - all while making you feel like you're her most important client. 5 stars: Izzy in maintenance does an outstanding job any time he has come over to fix things in the apartment. He's quick, thorough, and he's personable. He will always stop his cart when he sees you walking throughout the complex and answer any question you have. 2-3 stars: Just about everything is considered an "upgrade." An extra ceiling fan in the apartment (they only provide 2 even when most of your windows have the hot afternoon sun beating inside)? Upgrade. Kitchen faucet with a hose? Upgrade. The apartment looked good upon move-in, but after a week, I realized the carpets were in desperate need of a cleaning, as my feet were turning black from walking barefoot in the house. The oven was not fully cleaned, as it smoked up the living room and left a chemical odor after using it. Some other tenants find it acceptable to leave garbage and cigarette butts throughout the complex, while others choose not to pick up after their dogs. Disappointing, as the complex is pretty and rents are on the higher side. 5 stars: When I have placed a work order, they are completed fairly quickly. I only gave this place 2 stars because of the way we received it for the amount we paid and because we tried very hard to give it back in close to perfect condition but it didn't matter. the best part of these apartments is the the location. Other than that not very impressive. Our apartment was less than acceptable when we moved in. A window was broken, the shelves in both closets were broken, The blinds and screen door were broken/and or missing, there was a leak in the shower and the AC didn't work at all in our bedroom so some of the summer nights were rough. They did fix a few thing quickly after we asked them to, which I appreciate, but the window was never fixed and we were told it was taking long to be delivered because of COVID even though we told them about it right away after doing the walkthrough in the middle of February. they told us the AC is just built that way. For $1521/month for a one bedroom, It wasn't great but again the location was. Also, don't plan on getting much if any of your deposit back. We are very clean people, took care of the place very well and we had the apartment professionally cleaned and carpet professionally cleaned as recommended by them and only got $33 of our $400 deposit back. They charged us for having it cleaned AGAIN (I'm not sure what their cleaner could have even had to clean) and charged us for paint. I'm not sure why because the paint was perfect. The apartment was spotless and we gave it back to them much much better than we received it from them when we moved in. PARKING LOTS CONNECT TO LOW INCOME HOUSING!!!! El Dorado County Sheriffs patrol there daily. According to the leasing office, it's part of their daily routine. No, they patrol because there's a problem!!! I got suckered into this place by the price. My mistake! The apartments are fine if you need a cheap place to live. Be prepared to move in a year because they jack up the price by $100-$300 a month. Also, some things to know about before you move in/out: 1. You'll pay for a microwave oven door and/or handle. The micro is too close to the stove top. If you use the stove, the heat from the burner will crack the plastic on the door. $80. 2. Closets use the cheapest brackets that break easily. I placed laundry detergent on the wire shelves in the laundry room and that was enough to crack the brackets. $4 each. And forget about hanging winter jackets in the closet...that'll break the brackets as well. 3. $80 for carpet cleaning whether you hire someone or not. 4. Don't bother cleaning, they clean the place anyway. 5. If you have a question about anything, ask one person. If you ask more than one, you get different answers. 6. They misinterpret their tenant privacy laws. I saw kids running around outside my future apartment and I asked the leasing office if they lived there. She said, "I don't know. They might be visiting." I don't have kids and don't want to live next door to them because they're noisy. It's not a privacy issue, it's a standard of living issue...for me. You're going to figure out who your neighbors are, so why not just save time and disclose whether they live there or not. 7. Dumpster divers collecting bottles at 5 AM on Sundays. Classy. read more

Lived here for a year. Pool nice, apartment had granite counters. Otherwise the interior was dated. The lone star is for terrible, rude management who is hell bent on taking your deposit even after you wash carpets, touch up paint and leave the place in better condition than you found it. read more

Would not recommend this place to anyone, looks are very deceiving! Parking is horrible, aplliances are bottom line, they over water so when you take your dogs out you have to tromp through mud, and they don't like you taking your animals in places other than the muddy grass. Then to top it off they left a letter on our door saying they needed to do a fire alarm test and were going to enter our apartment, luckily due to our dog we needed to be present, they didn't even check the alarm but opened all doors checked our fridge, looked in the closet and told us what we would have to pay if we move out, our lease isn't even half way up and they decided to come look around, this I feel was a huge invasion of privacy and they lied to us about why they were coming in. I would not live here if I could help it; I cannot wait to move out! read more

We have only lived at the Vineyards for a couple of weeks, but I will say it's a nice community. Apartment living is hard, but we have had a pleasant experience so far. Paula, one of the office workers, is simply amazing. She was patient and hospitable while we toured the facilities. It's obvious she takes her job seriously and is willing to go out of her way to make sure the customer is happy. read more

The apartment is well built and the community is friendly & considerate. Nice grounds and responsive staff enhance the experience. If I had any complaint it would be the water pressure is a little low so only minor issues. I would highly recommend these apartments if you are looking. read more
