We liked how the patio had a door from the bedroom and from the kitchen to the outside. Upstairs was nice with 2 bedrooms. The master bedroom was downstairs. The living room was pretty small for it being a 3 bedroom apartment. If I had to live in any apartments in Folsom again this is where I would live. The location is one of the best. You can walk right to the Palladio. Walk to the movies, shopping, 2 grocery stores, many fast food locations, restaurants and even Sam's club. for having kids this is a great location. Lots of families live here and go to Gold Ridge Elementary School which is only about a 12 min walk though the neighborhood. You will find lots of families walking their kids too and from school daily. This complex is also gated. Even though it is gated, we did have our car stolen and the Sheriff found it 12 hours later in a ditch by Loomis..... car theft is pretty common amongst the apartment complexes in Folsom no matter if they are gated or not (it really does not matter)

Where do I start with my…read moreconcerns.... management is RUDE - ... when you walk into the front office they have a demeanor of "why are you in here", or "what concern do you have that I can tell management about, and have them do nothing about it." First Issue - I was in the front office to use the public access iPad and printer that they have out to print out (5) papers - One of the managers came over as I was grabbing my papers from the printer, she told me that I'm not supposed to be doing this....? A week later, I needed a single page printed - the public iPad had been reconfigured with an access lock on it and the ladies told me that no-one can use that, or the printer. Awesome help, for the 2K a month I spend to live here. Second major concern - I was told the second community center would be open a few months after I had moved in - it's been 7 months. I asked again recently and "they're not looking at opening it anytime soon." This is ridiculous.... Third major concern - the main gym. A month into living here, the 55, 60, & 65lb dumbbells were removed or stolen. I am an active body builder and need these. I was informed by management that they would be replacing them in just a few weeks - that was 6 months ago and they HAVEN'T been replaced. Fourth major Concern, I live on the second floor and I have algae and dirt scum on my steps leading up to my apartment. It is a hazard for how bad it is. Management and Maintenance both said that they would take care of it and pressure wash it for me. After having to ask three times, when I was already affirmed that they would handle it, their response now is "We don't have a pressure washer." Seriously absurd. Fifth and last concern, The hot-tubs are warm at best, they're not hot. Disappointing, because I love a nice hot hot-tub, warm ones are bleh. I love this location and where I live but management, timeliness, and false accusations are not okay from a public service community team. They should spend a little money, and act on what they say they are going to do or be fixed to make the tenants happy. I pay a ton to live here at Sherwood, Folsom, CA.

The only thing I have to say is don't even bother cleaning your apartment when you move out and just let them take it out of the security deposit. My wife and I worked hard to clean our apartment and followed everything they said during the pre-move out inspection and they only returned $50 out of our entire $500 deposit due to "$250 carpet cleaning" and a $200 sewage bill that was way higher than any we received while there. Just let them clean it for you and don't go through all that work, you won't get your money back anyway.

Over these three years, we have noticed several issues that do not reflect the standards of a luxury apartment community. However, we have never submitted a complaint because we hoped these issues would be addressed. This is our first official complaint. Unfortunately, what we recently experienced is not the first time we have seen conditions like this, but it is the first time we feel we can no longer accept them. The photos attached were all taken in Building 1000. These conditions are unacceptable for a property that markets itself as a luxury apartment community. In particular, the hallway carpets have been consistently dirty. Throughout the three years we have lived here, we have never seen the hallway carpets professionally cleaned. In addition, the carpet inside the elevator is almost always covered with dog hair, making it appear poorly maintained and unhygienic. The overall cleanliness and upkeep of the common areas fall far below the standards that residents should expect, especially considering the premium rent we pay. We respectfully ask the management team to take responsibility for maintaining the property to the level promised to residents. We hope immediate action will be taken to improve the cleanliness and maintenance of the common areas and to ensure these unacceptable conditions do not happen again. Thank you for your prompt attention to this matter. We look forward to seeing meaningful improvements.

Unfortunately, after Abena was replaced, the situation became much worse. From the outside, the complex may not look bad, but that impression lasts only until you face your first real problem -- especially if it involves dealing with rude and disrespectful management. Living here has become extremely stressful and difficult. There are serious issues with cleanliness, roaches, and even a black widow spider on the balcony. Another issue is that maintenance staff smoke near the building, and my balcony has been covered with cigarette ash, even though this is supposed to be a non-smoking apartment community. This is extremely frustrating and unacceptable, especially when residents are expected to follow the rules. The list of problems could go on and on. What makes it even harder is the way residents are treated by the office. The attitude from management feels very disrespectful and uncaring. I was pushed to the point of emotional distress twice because they demanded things from me that I was not able to do. Instead of trying to help or communicate respectfully, the office made the situation worse. It is also extremely noisy here, and I honestly do not feel this is a safe place for a child to live. Another issue is that new maintenance staff smoke near the building, and my balcony has been covered with cigarette ash, even though this is supposed to be a non-smoking apartment community. Parking is also a major problem. You only get one parking space, and even that space may be occupied by someone else.New maintenance is another issue: if something breaks, be prepared for it to become your problem. I am already looking for another place to move. In my opinion, this complex has no future with this kind of management. Even with a discounted rent, it would still not feel worth living here, and especially not for the current price. Please think very carefully before choosing to live here. The apartments may look acceptable at first, but the management, living conditions, cleanliness, pest issues, parking problems, smoking issues, and lack of support make it very hard to recommend this place.

The girls inside are rude to your face as they are busy chit chatting and shoving breakfast sandwiches in their faces as soon as they opened. Whatever happen to breaks. I would have been fired for eating on the clock. The grounds are covered in garbage, food and drug paraphernalia. Bratty kids breaking pretty much every rule with no parental guidance whatsoever. People throwing out boxes without flatting them first. 150 some apartments being occupied at once show some consideration when it comes to boxes being discarded. Seen a few drug deals between tenants and visitors going down. Amenities are not completely set up yet, so why are we paying for them? Small ass pool and a worthless playground for kids under the age of 12. We heard that the head of maintenance was told to stop complaining about stuff happening around the property that was wrong. That right there tells a person what kind of management is here. This place really sucks!

Parking is an absolute nightmare. If you have guests over or come home later in the evening, good luck finding a spot anywhere near your apartment. I had the privilege of living in an apartment that had an attached garage, but of course we didn't have an island in the kitchen, so everything just seemed super meshed together. The front office was consistently one of the worst parts of living here. The staff was almost always rude, unprofessional, and rarely seemed to know what was going on. There is such a high turnover that every time you walk into the office, it's a completely different person, and chances are the employee you spoke with last week doesn't even work there anymore. It often felt like random employees from other properties were filling in, (which is exactly what was happening) with little knowledge of the residents or the property itself. The mail room is another disaster. Instead of packages being delivered to your door like many other complexes, residents are expected to dig through piles and piles of boxes trying to locate their own deliveries. It's disorganized and frustrating. The apartments themselves are overpriced for what you get. The living rooms are surprisingly tiny, making the layouts feel cramped. I was one of the first residents in my particular unit, and the smoke alarms were SO sensitive. Simply using the oven would set them off constantly, no matter what I was cooking. When I had a newborn, it became incredibly stressful and disruptive. After countless false alarms, I was so frustrated that I ended up removing the alarm altogether just to avoid waking my baby every time I cooked. Even more concerning, someone who later moved into my former apartment reached out to me and told me they were dealing with mold issues and that the complex wasn't addressing them. Given my own experiences, that was very disappointing to hear. The one genuinely positive thing I can say is that the maintenance team was responsive and usually showed up in a timely manner when requests were submitted. They deserve credit for that. Overall, Broadstone Villas was an extremely disappointing experience. Between the rude and disorganized front office, constant staff turnover, chaotic mail room, terrible parking, cramped layouts, and concerning reports of mold, I left feeling relieved to be moving out. There are far better places to spend this kind of money.

It's the Power washing trucks, pest control trucks, watering trucks, and blowers, which can start anywhere from 11 PM until 2 to 3 in the morning or even later. It's infuriating. The trucks are sooo loud and some sound like machine guns going off. I have video upon video verifying this. Why they do not disclose this to prospective tenants is unfathomable. They do themselves and their prospective tenants, a great disservice by not letting them know what it will be like. Parvaneh has been such a disappointment from my experience. She does not appear to care about what I have been through with them. There is so much to talk about here. I will have to return later to finish.

    Love it here! I have had two apartments since I have lived here -- my needs changed and I went to…read morea smaller unit. Both places were lovely. The units are well maintained with well thought out floor plans. The appliances are up to date and function exactly as expected: stove, oven, dishwasher, refrigerator-freeze and garbage disposal unit. Windows, to include the patio slider, all have intact screens in excellent condition. Fans function as expected and have wall controls. My first was a two-bedroom and it had a functional gas fireplace in the living room. Both units were clean with new or newer carpeting and fresh paint when I moved in. The community "rules and regs" are expected and sensible, and if you are moderately civilized they are transparent (they don't want you hanging your clothes on the patio and etc.) normal stuff. The amenities (pool, spa and work out area) are also clean and well maintained. The grounds are continuously maintained and picked up. Management and staff here are very responsive and have always gone out of their way to respond and address my very few concerns. My neighbors are friendly and I find the residents here engaging and respectful. Reading through some of the negative reviews suggests that the authors are either disgruntled or perhaps high maintenance in the extreme. My experience: A. No pests (Insects) EVER. B. Yes there are kids*, but they are pleasant and respectful. A few groups of them gather in the early afternoon to play and usually several sets of parents are close at hand visiting with each other and supervising. C. I only hear the sounds of happy people enjoying their lives. D. Once again, my encounters with management have been positive and my needs have alway been quickly met. All of the staff are courteous and friendly and competent. I have only had two maintenance issues, a garage door opener that failed -- it was complex, but the guys had it fixed in two days (they had to obtain parts from out of the area) -- the other problem was a minor plumbing issue that was addressed immediately and repaired correctly in less than 24 hours. E. Unlike many other places, there isn't a constant flow of "don'ts" from the management team in the form of fliers at your door or mailings. There is a residents only website with useful information, facility reservations, property updates and an easy portal to setup automatic rental payments. F. This is a very safe, quiet neighborhood. I have seen Folsom police cars here only twice in two years and neither were for a burglary. I am retired and am home a lot, and in my time here I've never witnessed any security concerns. BTW: I've never been "inspected" by management. Perhaps you seemed shady or something? We are very well situated: groceries are a stones throw away (one block) at the local Safeway. Old Town and commercial/shopping areas of central Folsom are all a short drive away. If you are looking for "big city" action, Sacramento is a quick 25 minutes away and if your don't know the area -- San Francisco is only 2 hours away, easy day trip. *As far as kids go, this has been pandemic time and Sandro Gallardo Elementary School (one of the top two in Folsom, with high national and state ratings) is maybe a half a block away. Local kids use the school play ground (with its basketball courts, play structures, soccer field +) as their local park, which is wonderful and convenient for them. There is also Amos P. Catlin Park, a very nice park within easy walking distance, with play area, picnic tables, covered pavilion, restrooms, bbq grills, volleyball courts, baseball and grass field. All things considered, my experience at Iron Point has been very pleasant and positive. A side note: Whenever I see reviews with a preponderance of five star ratings and a smattering of one star ratings - and not much in between, I am suspicious. Semi-off topic Social rant: the internet has influenced our culture in many ways and posting negative and hypercritical reviews seems to be a trend. Perhaps it is the "Starbucks Generation" phenom, where there is an expectation of Ritz Carlton service for a $5 drink? This trend may also provide the insecure with a means to express power and gain twisted sort of significance by affecting a "Royal" demeanor? Who knows?

    I am writing to formally express my deep concern and disappointment regarding the handling of my…read morerent payment, which was placed in the community drop box and has since gone missing. This situation is completely unacceptable and has caused me significant financial hardship and emotional distress. As a resident, I should be able to trust that the rent drop box provided by Sterling Ranch is a secure and reliable method for submitting payments. A drop box exists for the convenience and protection of residents, and no tenant should have to worry about whether their payment will be safely received after it has been deposited. Because my payment has apparently been lost, I am now facing a financial loss of approximately $2,000. This is not a minor inconvenience--it is a serious matter that has placed an unfair burden on me. I fulfilled my responsibility by submitting my rent payment as instructed, and it is extremely concerning that a payment can disappear after being placed into a designated rent drop box. The lack of security and accountability surrounding this incident reflects poorly on Brandi the management of the property. Situations like this undermine residents' confidence and create unnecessary stress. I believe every resident deserves the assurance that their payments will be handled securely and professionally. Unfortunately, this experience has significantly damaged my trust in Sterling Ranch. As a result, I have made the decision that I will not be renewing my lease when my current lease term expires. I cannot continue living in a community where something as important as a rent payment cannot be safeguarded. I respectfully request that management thoroughly investigate this incident, review the security measures surrounding the rent drop box, and take immediate steps to ensure that no other resident experiences a similar situation. Brandi and Hope need to do better!!
