Expect your rent to increase whenever it's legally allowed. You should also be prepared to deal with German cockroach infestations, as some neighboring units have poor sanitation, allowing pests to spread throughout the building via outlets/void spaces. Vehicle break-ins and property vandalism are also frequent concerns here, and the community amenities are often out of service or poorly maintained. Also, the laundry app is unreliable and frequently causes frustration. If you value your sleep whatsoever, be aware that maintenance often begins to use loud power tools in the morning (leaf-blowers/pressure washers), well before 9:00 a.m. Management is also now charging tenants for "dirty" carports. If your vehicle has even a minor oil leak or leaves any type of fluid stain, don't be surprised if you're billed for it. You'll also be required to carry renters insurance, but it feels more like an additional charge than a benefit, as there doesn't seem to be any meaningful value. For a 2 bed 1 bath it's almost 3K!!! Such a joke for the location where you'll be living with tenants that bring over criminals/drug users and they couldn't care less about that and more about how they can charge you extra. Had a 12 months lease here, had roaches the entire time. They provided treatment which takes 3 weeks but nothing ever worked they just spray your home with pesticides that don't even work. Spent a ton of extra money on food because the kitchen was infested the whole year. Worst living experience I've dealt with. read more

I don't know where to begin with. This is the worst place I have ever rented an apartment. I lived here for 3 years. They will loot your money and never listen to tenants concern. This company is a joke. I wish yelp had 0 stars option. First, the apartments are really old and are not well maintained. Whenever you have a service request, they will take forever to come to fix it. I literally had roof water leakage in my bedroom for atleast 6 times during the time I lived there. They came after 4 days to just to check. Their maintenance team is very poor. Their locker rooms are very unsafe as well and it was compromised and broken into multiple times which lead to stealing of the important mails of mine as well as other tenants. Second, their online monthly payment is very poor and unorganized. They really need to update that. Moreover, their laundry room is always stinking and very poorly maintained. I have seen roaches all the time over there. Third, after I moved out from the apartment, I called their manager and management 1000 times to talk about my dues but no one answers or are even bother to listen to your concerns, they didn't return my deposit money ever. I have lived at many apartment communities but I have never had this kind of experience ever. I am very disappointed. So please everyone avoid this company and community and DO NOT rent an apartment with them. Horrible overall experience. read more

I have lived here for about five years the worst place to live !!! For what we are paying here it's ridiculous i've had more than three leaks in my apartment !!! Management wasn't helpful at all really didn't care about the problem !!!! Office manager said it will get fixed the first time then they said it was fixed supposedly !! Three more times and it's still happening they keep saying the problem is being fixed, leaving holes in my walls. Ripping up the carpet in my room ripping up more than three walls in my apartment multiple times !!! I'm quite over it all I just don't know what to do anymore. None of them have tried to help me and solve the situation completely !! Obviously they are hiring people they can't even correct the problem because they're being cheap and not paying someone that can properly do the job right !! I lived at this complex during 2018 and I really enjoyed the place. Some items to note: 1) Management (Carmen) is fantastic. They will always help you with a situation and give you the tools to be successful. 2) Location is in Central Anaheim. About 7 mins to Disney, 15 to LGB, 25 to Irvine, 91 and 5 are both 5 mins. Fairly convenient if you commute. 3) Apartments are in good condition. Some wear and tear but to be expected. 4) Community is gated and parking is relatively ok. Overall, I miss the complex. I've only been living here for three months and so far so good as far as on-site personnel responding quickly to concerns with some inconsiderate tenants (not picking up after their dogs mess, excessive noises, smoking in non-smoking areas.) Maintenance team is very friendly and stays on point with cleanliness of the complex. I just feel bad for the maintenance crew because they gotta pick up after those inconsiderate tenants that refuse to pick up after their dogs mess. Carmen (on-site manager) is awesome! I have been living at twin pines for couple of years now i started living in a 2 bedroom, and was recently transferred into a 3 bedroom, thanks to Carmen.. i actually didnt even look elsewhere for a 3 bedroom because i like living here and im already so used to this place and the management. Carmen is very helpful, easy to approach. Catherine the new assistant of Carmen is also nice and easy to talk to. Maintenance Jose & Jose Luis are also very helpful.. Repairs they do it right away if not the same day, its the next day which is GREAT. they also keep the community well maintained and clean, there are gardeners that come weekly. Its a pretty quiet neighborhood. My neighbors are all friendly and honest there are many times that my packages were delivered at a wrong unit but it ends up getting returned to me by the tenants,. I love living here, if ever i were to move out its because i already purchased a home. Compared to other apartments i think our rent is reasonable. Thank you Carmen & all the staff! read more

I lived at multiple apartment complexes, and this location is above all of them. We are so happy with the layout and the proximity to shopping center and school districts. Carmen does an exceptional job helping and attending to the need of the residents. Jose Luis, maintenance guy, always fixes things and is direct when parts need to be ordered. Where to start... I'll go with the positives first. For what you pay, the apartments themselves are beautiful. Hardwood floors, granite countertops, a ton of space. The grounds are USUALLY kept pretty clean. Management is nice and if you bother them enough, they are pretty snappy on getting your issues fixed. They are also really nice and understanding about rent payments and if you need an extension on them cashing in the check, they are really cool about it. I only needed to do it once but still it was nice. Now to the cons. IT IS FREAKING LOUD. I have only lived here four months and before had lived in a five-story building with all college kids. Twin Pines has the worst neighbors I have ever experienced. My downstairs neighbors are always playing music like they are in a concert venue, blasting it out their open windows for everyone and their mothers to hear. I have had to call the police two or three times on noise complaints at 1 or 2AM. As I am typing this, someone is playing the DRUMS. As a theme park employee, I have really weird hours and I sleep when I can as to make sure I'm energized but it's impossible to do with the awful people who live here. Everyone lets their children run amok with no supervision, play with paintball guns, and play in the parking lot where there is a couple blind corners! Oh and the smoking... did I mention that this is a NON-SMOKING property?! Yet, my next door neighbors and downstairs neighbors, and pretty sure the neighbors across the way, don't give a crap. They smoke everything from cigars, cigarettes, to pot. I have complained SEVERAL times to management with no solutions. She has told me that they received a three day notice or whatever but NOTHING has been solved. And don't get me even started on parking. It is AWFUL. People leave their garages open all the time and my boyfriend's bike was stolen because our garage neighbor left our door open. Security is a joke. There is supposedly someone who is to patrol from 10pm-6am but I called them once at 2am for a noise complaint- people were yelling in the parking lot and threatening each other- and the company said that the guard had already left for the night. WTF. If there were a way to break my lease without breaking my bank, I would have been gone already. I can't wait to move out even with the awesome look of my apartment. read more

I applied here and after a straight week of getting jerked around about "credit checks" I finally said screw it. I applied to a different property that used the SAME EXACT credit check site, I was instantly approved. After speaking to my current manager about the difficulties I was experiencing with this complex she was blunt and said the reason why I had to suffer with this was because I was a smoker. I understand having a 100% smoke free facility, but don't make excuses or waste people's time if you're going to decline them anyways. I would've appreciated being told the very first day I filled out the application rather than waste my time and money trying to get approved by a company that never would have. We had such a love/hate relationship with this place.. The LOVE is for the apartment itself, The upgrades are really nice and the den was an added bonus for us. The kitchen is quite small and we had to turn our closet into a pantry since I like to cook quite a bit. The attention to detail when the apartments were upgraded was excellent. We had the porch outside which was another nice bonus (paid extra per month for downstairs with porch). The only negative aspect with our little home was the ROACHES. Yes, what a battle. They do offer exterminators but we had the guy come out 3 times and the little shits just kept coming back. Weather and being connected to other apartments can have a huge influence on this. A/C unit sucks! Our room and den were always super hot. Wish they had put in a real system. NOISE: -The kids outside destroy the grounds, that is more of a bad parenting problem in my opinion but the noise level, specially during summer can be extremely loud. The design/layout for the complex is a little odd - Your bedroom window and den window are right next to someone's front door. If you live next to a squawking bird and people who have a bunch of kids peeking into your bedroom window, it can get a little old. We mainly kept our window closed since this was the only way to avoid that issue. -Wood floors = You can hear every step your neighbor above you takes. Unfortunately our incredibly nice and QUIET neighbors moved out and they installed hardwood floors above us. The worst part is that the people above us are on an opposite schedule and like to work out at 3am. This part pretty much sealed the deal with us moving on and finding a more quiet and peaceful place. Other direct neighbor next door is nice and respectful. Grounds: -The complex itself (besides the astro-turf) looks great most of the time. We had an issue with the plants not getting enough water but it has since been resolved. As mentioned above, the kids tend to make a mess (leaving trash, food, toys, etc.) outside. The complex has doggy bag stations all over but a few tenants "ignore" this, resulting in turds on the walkway. Ugh. -I don't think there is any control on the amount of people you can have In an apartment. No way should there be 6+ people living in a 1 bedroom apartment. Parking: NIGHTMARE. We bit the bullet and added the lift parking for $95 a month. We were tired of waiting for 20-40 minutes (if we were lucky) for parking outside. The parking is limited since Anaheim requires parking permits and all of us "apartment renters" are not able to get a pass. Phew, wont miss that one bit! Amenities: -Pool, average - overcrowded with people during summer, expected -Laundry, poor - When they work (nothing like expecting dry clothes and opening up the door to find warm wet clothes) -No gym Location: Lets just say we don't walk after 7pm. This is another factor for us moving. The gates are sometimes left open and since our garage neighbors like not follow the rules and keep their garage open all night, this can cause some concern. Every morning I am greeted by the trash diggers. Good times. If you are wanting to check out the area, just keep driving down Fern and you will see what I am talking about... Management: -This is probably the hardest thing to write since Carmen is such a nice person, but she is too nice. The rules are ignored and not implemented. I have NEVER seen anyone towed (and I have seen people double parking, handicapped spots taken, parking in front of garages all night, tenants storing a Volkswagen in the guest parking for 5 months, garages open 24/7) -The tenants mainly run the place since Carmen does not live on site and she tends to be too nice to everyone. I would have to call Carmen over and over (even had to write a letter) for something to get taken care of. Not that she didn't want to address the problem but its like she forgot. She really is a sweetheart but people take advantage of her kindness and ruin the living experience of Twin Pines for everyone else. Neighbors moved.. new neighbors are nice and normal. It hasn't been loud, the grounds are maintained very well here. Rain or shine they keep the place looking good. I lived here for a year, and let me tell you I had the absolute best experience. I had the three bedroom, two bathroom and the apartment was very spacious, clean and updated. Although we switched roommates a few times, the property manager, Carmen, was such a delight. She helped us though all the steps and made it so we were completely informed of the process. I'm sad to say we did have to give up this gem of a space when we decided to search for a two bedroom; Carmen did everything she could to help accommodate the situation once the lease was ending and also gave multiple suggestions of AMC properties that fit our requirements. I can say without a doubt that I miss Twin Pines and Carmen very much and living there was wonderful. I wish them the best there and I hope to come back again some day to rent. I've lived half my life in different apartments and the manager here has been the best I've ever had. Carmen is so awesome As for the apartment they are always kept clean and in good condition i only lived here for a year but if it wasn't for buying a new house i would of stayed. Twin Pines was the first apartment I've ever leased, and my time spent there was amazing! First and foremost I want to thank Ms. Carmen and Samantha for helping me feel at home in the AMC community. They were an awesome management team and both very friendly and helpful throughout my entire time at Twin Pines. Second I want to thank Luis and Josè for doing an outstanding job when it came to maintenance and grounds keeping for the apartment. The whole entire Twin Pines community and staff will be missed. I wanted to give Twin Pines 5 stars, but will only give 4 - not because of the community or staff, but lack of central A/C. I spent a summer there and will say that the wall units are not enough to keep the entire apartment cool during harsh summers. If the management ever decides to install central A/C and heating that would be a huge plus!!!! Other than that I was very satisfied with my living experience there, and thank you, Ms. Carmen for recommending Stadium House to me and keeping me in the AMC community. When it comes to writing reviews for apartment complexes it's usually in the cold hearted nature. Due to the fact that if the apartment is a very good place to live, no one wants you to invade their territory and over populate their situation. Completely understandable. I believe that no right brained person would want to tell everyone, "Hey this place is awesome come live with me in my neighborhood, take my comfortable space and throw in your ideas and mess up what I have going on." In this review I will try to be as unbiased as possible. Everything will be based solely on my personal observance. You guys ready for a long one? A good start would just be on the overall appearance. The basic look is comfortable, cottage style homes. They eliminated many of the out dated eye sores with a recent renovation. The grounds are kept and maintained on a weekly basis. Graffiti is cleaned up in thorough manner. The maintenance is in house but occasionally there is contract work being done from an outside party. Each home has had upgrades featuring granite counter tops, modern appliances, floor molding, modern bath fixtures and lighting. In some cases though, these are just cosmetic upgrades. I do hope possibly in the future that they would address some of the internal problems, such as plumbing and some decay of structure that I've heard around from different neighbors in the past. In any review you do read upon noise level and disturbance . . . . . well here is where things get messy. On a scale from 1-10, 1 being not a sole around, dead and too quiet and 10 being concert noisy, I would give this place a 10. There used to be a security personal that walked the grounds starting from 8 pm at night to the early morning making sure that things were in order. He was awesome at doing his job, creating a friendly habitat and keeping the peace. He has now left the premise and as of the last 2 years the place has slump into a never ending concert. I don't mind children at all but at certain times of the day it's like an orphanage. Feral children running around, destroying the vegetation throughout the complex. Lines of kids coming out of a single apartment. This goes on constantly day to day from noon to late evening. No curfew is enforced around here. It's like Pleasure Island in Pinocchio, children everywhere doing what they want with no supervision. Tenants as well have contributed to this aspect. Respect for space has been loss by some in the major traffic areas of the complex. Night and day is a problem. This community has grown into a dog community. To me that's fine, it's nice to see dogs around. The problem about it here is that there is no responsibility with this right to have a dog. I can guarantee you that by the time you walk to your car you would have already seen, dodged or stepped on multiple occurrences of dog droppings. I would say probably 10% of the people around here pick up after their dogs. It's a haven for stench. Before maintenance gets to picking up after the owners someone has already stepped on it or it's been sitting for a day. Responsibility is a key part to this, adding to the dog dropping situation, tenants have grown comfortable with letting their dogs run around unguarded. I've heard of a tenant being bit by an oversized dog. The dog in question violated the size requirement for this complex. I've seen kids being chased by unwatched dogs. I will go out to add that there are lots of undeclared dogs living in this complex. The biggest issue that curses this complex from my point of view is the parking. Point Blank THERE ARE NOT ENOUGH RESOURCES TO PROVIDE PARKING FOR THE AMOUNT OF TENANTS WHO NEED THE PARKING. Given that there have been strides to create parking such as the newly installed hydraulic lifts; there is still not enough parking for this over populated complex. This brings another point focusing on the hydraulic lifts. I fear that this is an accident waiting to happen. Not everyone is qualified to properly operate these lifts. As easy as they might be to operate, I believe something major in the future will traumatically happen. These lifts aren't free by the way; there was residential reserved parking in the past. These lifts replaced them and now you have to pay a premium to use them. This doesn't solve the parking problem. What's cumbersome about the Twin Pines parking situation is that one side of Fern is a Permit needed street. So the allowance is 15 cars max. To top it off there is street sweeping on Wednesdays, which adds to the chaos. The surrounding neighborhood is decorated with, "escort service personals to put it kindly." Crime mapping will show the number of events per week where this form of crime occurs. Slowly this community has plummeted into the neighborhood that encompasses it. It has fallen into the ranks that are in its proximity. It's very sad to see, since a portion of my time spent here was pleasant. read more
