I really had a bad experience after handing over the keys. After 4 years of staying, they still charged me for paint issues due to structural damage, overcharging for cleaning, ozone treatment, lots of simple wear and tear due to 4 years of stay. Their pre-inspection was nothing helpful, I corrected all the pre-inspection items before I move out, they came up with 100 items after the move stating pre-inspection cannot be accurate since I was still staying. I believe 5-10k is required after handing over in good condition. I can clearly see their intention to extract more money from tenants. I have used Walters for over 20 years and I have found them to be efficient in finding renters for our properties. They are also very consistent in auto payments to the bank and assuring security of the residence. When there was a fire next door to the property that effected the rental, they made sure that the renter at that time was able to find another place. Don't apply through Walters. They charge application fees right out the gate, which is done just to make some money on the side. We confirmed our viewing for a rental property with our rep right before we left, and after we spent an hour out of our workday to go and view the property they told us that the property had already been rented. Mike, our Leasing Specialist showed us a few places that we really liked and had a hard time choosing between. He responded to all of our inquiries through text/email fairly quickly. This place is horrible. Rented with them for three years and they only care for your money. The house had many horrible plumbing issues, to the point that it smelled like sewer inside and outside the house. They would rather get many estimates than help immediately. Even when they send someone to fix it, they never fixed it right. They also charged us 300$ for something we have been telling them about and said it was our negligence that their was water damage. It took them also more than a month to give me my security deposit back because one of the workers was out Sick.If you do go with them highly recommend you email them directly for everything to have a paper trail. My roommates and I rented a house from Walters Home Management and from what our rep Mike told us we thought it would be the perfect place for us. Sadly, we were wrong. From the start there were problems: from left over dog poop in the back yard and dog pee in the garage, to not being able to open our windows, to "miscommunication" if you catch my drift. Things happen but the way our rep Mike and his boss Jennifer handled our complaints was completely unacceptable. I could write a book about everything that Mike and Jennifer did to ruin our experience with supporting pictures and screenshots. If you're thinking about renting from them, don't! Toilet reported and never properly fixed. Told me the property was dog safe and fenced and my dog was killed by an animal in the back yard. They poured dg all over the ground the day I moved in making it not foot safe for my dogs. No gardening service but expected the large property to be maintained. Broken pipe in sprinklers and they would fix. The charge me 250 for exit cleaning on tile no carpets and nothing really messes up. The also charged me 250 to paint 6 spackled holes. They were rude, difficult to communicate with and very uncomfortable to interact with. I would avoid these people at all cost. read more

This review was supposed to be an email to Walters, but their email threads with me "expire" and no one cares to respond to me. It speaks for what a terrible experience I had with them. I sent an almost identical copy of this message to Mike, who has been my main point of contact for this whole ordeal. His only response was "I'm out of the office, and I will find out the answers to your questions". This was Wednesday (10/20/21), and I have not heard a word from him since. I need to know what justified a $225 cleaning fee, when the quote was $195 for my size property. I hand cleaned every inch of that property to make sure there wasn't any additional cleaning fees added. Need to know what type of stove pans cost $75, as the most expensive I can find are around $20 at the very most. I also know for a fact there were no burned out light bulbs. The fact your maintenance worker is charging $25 dollars for light bulbs and $75 for stove pans is laughable. And even if the bulbs were burned out, and the stove pans were needing replacement, I could've fixed both for around $20, not $100. You said Mike would be in contact with my after the move our inspection, and there was not one word of communication from him, or anyone on your staff. You gave me no opportunity to make any changes or repairs. Maybe you just rely on tenants not looking through your invoices on repairs? I have photo proof that the satellite dish was there when I moved in, yet I was charged for its disposal. This has been the most unprofessional, unpleasant dealing of a property management company I have ever be a part of. read more

Their scam is to get you to sign the lease without anything in writing to assure you they will repair the issues and/or send a housekeeper. They will *say* they'll take care of them. Weeks go by without hearing from them, so you end up doing most of the cleaning and repairs because of course you are not a pig. As per for the rest of the repairs, they will send maintenance people who don't know what they are doing, which will require multiple visits. Of course, you will have to take time out of your day to accommodate their schedule. They will ignore you. They will not respond properly when neighbors are being disrespectful. They won't forward your concerns to the actual property owner. I do not recommend. read more

If you have a choice, think very hard about how responsive you want your management company to be. We submitted a maintenance request through the website, and after 4 days of no response, left a message on voicemail. Call unreturned for another 24 hours. Called again next day, no response to my 2nd voicemail. The only way I could get a response was by calling the emergency line. And I didn't feel it was an emergency, but no one was returning my calls. Also received notice of impending increase, was told to watch for new agreement "in a few weeks" which would need to be electronically signed. Never received a new agreement, just a late notice for the increase, which we still hadn't received a contract for. Customer service is definitely not thier forte. read more

I'll note that I started this review in 2014 and never finished until now. The experience with WHM was great throughout, until I tried to contact them about my security deposit after move-out. I'll note the things that went well: I was able to find and rent my place from across the country and had excellent service. When something broke, it got fixed, and when I broke the lease early, they were very clear about the fees and my responsibility. I loved being able to pay my rent online. When I got the remainder of my security deposit back, though, I had some questions about why certain things were so expensive but never got a response, after 3 e-mails. My complaints, that were never addressed, were: 1. charge for replacement of light bulbs, which I can guarantee was because someone didn't know the bulbs in the kitchen were on a dimmer switch; 2. a $250 cleaning fee when the entire house was spotless after two days of mopping floors and cleaning all fixtures (during walkthrough, the agent said some dusting would be needed and there was a bit of food stuck between the edges of the oven); 3. $400 painting when a single wall had two 1/4" nicks in it. There were other deductions which I deemed reasonable, but all of the above I questioned repeatedly to no response. In the end, I figured I should be happy because they allowed us to break our lease, but the non-responsiveness in the end was particularly frustrating. read more

If you are a RENTER, be extra cautious when choosing a home managed by Walters Home Management. Their only loyalty is to the owner of the property that they were hired to manage. They will nickle and dime renters for everything and anything that goes wrong inside the home - even when it is not your fault! We stopped telling Walters when something was broken in the home and just fixed it ourselves. Whenever we told them of an issue they would get back to us weeks later with an estimate 3-4 times the standard cost. Of course we were always told that it would be deducted from our deposit! Moreover, they have a DUTY in their signed contract with the owner of each property to assess the value of the renters market each year! Guess what that means for you? Yup - you guessed it, these fools will raise your rent each and every year! Even if you are an amazing tenant and haven't been late with a single payment - they will still raise your rent. Finally, when you decide to move out of your rental - be prepared to give it a complete home makeover yourself! Their "move out instructions" are absolutely absurd. They even assign a percentage value as to how long the paint inside your home should last according month by month. Yup, get out those pain rollers and handy tools because any standard wear and tear inside the rental is going to be deducted from your deposit! I am responding to the comment below from the agency. I wasn't going to put up my full review because I didn't want to get too carried away, but given the response, I thought it would only be right for me to update my review. Walters Home Management recently (2008-2009) set me and my roommates (3) up with a home. Once we signed the lease and move-in paperwork, the company notified us that the landlord (who lived OUT OF STATE) would actually be managing the property himself. However, this landlord did VERY LITTLE to help us out with any of the problems we had throughout the course of our lease and we ended up having to take care of things ourselves, just deducting costs from our rent. I understand that the poor management of the property isn't the company's fault but here is what is: at the end of our lease, as soon as we were ready to move out, guess who came to start showing the house to potential new tenants? Walters Home Management. Even though they started showing others the house, they did nothing to help us close out our paperwork... all they did was tell us to leave our keys with them. When we received the remainder of our security deposit post move-out, we determined that our landlord took out way more than he should have and decided to sue for it in small claims court. After we unsuccessfully tried to serve him via process server, we tried to serve Walters Home Management since they were the ones that coordinated our lease with him (we were informed that we could do so from the small claims advisor). As we did so, they refused service and claimed that he was no longer a client and therefore they were not responsible. Afterward, another year passed, the suit continued, the tenants after us moved out, and I did a search for the property trying to gather up more evidence against our landlord...and guess who was helping him rent out the property again? Walters Home Management. I'm not a malicious human being and I understand that their arrangement with our ex-landlord was specific as to only cover helping him rent out the property. However, I truly believe that this is a VERY poor business practice and they should only rent out properties which they will be managing. If they insist on continuing this, then they should at least do a better job of screening the people that they choose to do business with and hold them accountable for managing the property. read more

Very disappointing experience with them as a resident. We had 3 major leaks in our kitchen ceiling from the heavy rains last spring and experienced water damage. There was even water coming out of the electrical outlets from the kitchen walls!! It took over a week before the leaks were repaired (we had to empty buckets constantly of rainwater, and live with towels on the floor), but even this was somewhat understandable because there were so many people in San Diego experiencing the same thing. However, we were very disappointed in how unresponsive Walters was through the whole thing. We had to follow up constantly in order to get anything done. Afterwards, it took 2 to 3 months of constantly emailing them back and forth and following up, before anyone was willing to come out and check out the water damage caused by all these leaks. They kept pushing it off with one excuse or another, and not responding to us for weeks at a time. When someone finally did come out (after 2-3 months!), all they did was poke around a bit where the initial leaks were (barely looking at all the kitchen cabinets that had been soaked for weeks) and say it was fine, since the leaks were all repaired. I attempted to followup a few more times, mentioning my concern about mold, especially since the leaks had resulted in water entering all of the surrounding walls in the kitchen etc. I considered getting an attorney because it was such a frustrating experience and they were not taking it seriously whatsoever, but ultimately we just decided to move out. It was too emotionally exhausting to deal with anymore. I rarely do yelp reviews but had to in this case. I would absolutely not recommend renting with them. The only reason why I didn't give a 1 star is because I really liked their online payment portal, and had a really great experience with Dallas during the initial renting period, but unfortunately as soon as she left, our experience declined :(. read more

My husband and I are in the process of moving my in-laws from Northern California to San Diego to be closer to us. We found a property that was absolutely perfect for them. Rented a home last year from Walters Home Management and our rep was Mike and he was absolutely the worst, misrepresenting the house from the very beginning and then being untruthful in his communications with his boss, Jennifer. She immediately started with an arrogant and bullying attitude that was totally unacceptable. After a while she realized she was wrong and removed Mike as a rep and took it over herself as it seemed like every week something else is wrong with the house, so much so she gave us a rent credit and apologized for all the hassle and miscommunication. Thank God they agreed to let us out of our lease early without penalty, another admission that the house was not ready to rent and management communication was horrible.
