November 2021 was my first time attempting to engage with Rancho Mesa properties where it was difficult to get a hold of anyone. I was lied to and informed that there were the home I was renting was inspected for gas leaks and contained carbon monoxide detectors, SDG&E had to come out in hazmat suits while I was rushed to medical care due to carbon monoxide poisoning. I did not have a working over for more than a month. I did not have working heat for more than a month. Rancho Mesa refuses to use a software and/or create a lease that does not engage in transphobia that uses my pronouns, instead they use pronouns that are not mine and refuse to change them. Imelda at Rancho Mesa has told my neighbor that I am a liar when I shared with my neighbor who was forced to move out because they claimed the texted me "when your lease is up in December we are tearing both homes down" and then later Imelda claimed to never have shared that information with me. A few weeks later after my neighbor moved out, new neighbors moved in. Anthony at Rancho Mesa showed up on site with his butt exposed and no shirt, only a leather harness that had circles exposing nipples. Alan Townsend refused to use my pronouns and continuously misgendered me over 6x even when my representative corrected Alan each time. Every single person that I myself and/or others who have called on my behalf (over 25 people) at Rancho Mesa has continued to misgender me and not use my pronouns. Rancho Mesa blocked my phone number without informing me and I posted on social media asking for help for someone to contact the property management as there was an active emergency occurring and each person who asked Rancho Mesa to contact me during the emergency was informed that Rancho Mesa would not contact me, I was finally able to get a hold of the properties owners family member in order to gain access to the emergency maintenance number. The home I live in has been infested with crickets, has roaches, venomous spiders, ants and Black mold that I have been bringing to Rancho Mesa Properties attention since 2021 and it is a constant battle involving the city inspectors and attorneys in order to get basic repairs that directly impact my health and livelihood. The city inspectors inspected the home for safety and found over 7+ violations and Rancho Mesa has until October 24th to address them. I have communicated with Rancho Mesa since prior to moving in that due to my disabilities that texting & typing are excruciatingly painful and have provided medical documentation yet Rancho Mesa Properties refuses to make accommodations for my disabilities by engaging in phone calls. The person who engages in the texts has continuously made false accusations, directly lied to me and engaged in gaslighting by communicating to me that things have happened that have not as I reminded them that I have 24 hour video surveillance to corroborate what has or has not happened. Rancho Mesa Properties has expected me to be available 2x a month for over 12 hours in the day for gardening services despite that I work from home as a mental health provider who needs to create a confidential space for my clients and then later blamed me for their gardening service provider for quitting and texted me that "I am too difficult to work with" when all I asked was either a phone call/text from the gardening provider when they were on their way and/or a 2 hour window when they would be present so I could plan accordingly to create a safer and confidential space for my clients. To this day, there still is no gardening services and I was threatened that if I didn't maintain the yard and/or there is plant death then I was liable yet was refused any indicator as to how to maintain their plants/yard. I have a long list of ways in which Rancho Mesa Properties have engaged unethically and illegally however, I am tired of writing. Then we found out a few months ago that the owner of the house we were renting from was selling it. Eek! Alan is an absolute wealth of knowledge and is a straigh shooter. Tons of experience and if this is your first time renting a home then you better listen, cause the advice will save you money and headaches. Once I spoke with Alan for a bit and review the property I signed right away. 3. They took picture, and listed on multiple sites and we got interest almost immediately. It was rented in 4 days. Marketing is superb by them 4. Once the tenant was in I worked directly with Charles Park. He is an ace and perfectly managed all tenant relations and helped with any requests. Rancho Mesa Properties has been managing my rental property for over 10 years now and has done a great job. When my tenant lost his job due to Covid, they showed him where he needed to apply to get rental assistance. When I decided to sell the condo, they handled all that needed to be be done to update it and Alan was my realtor. The renovations were fabulous and a great investment as it got me top dollar. DO NOT RENT FROM Rancho Mesa Properties. From our experience it has been a total disaster. The experience has been like one from the typical type of property managements you want to stay away from. We have vacated the property over 3 months. Yes 3 MONTHS and still have not received our security deposit check. They ignore our requests and they always try making excuses. Cannot be any more clear do not rent from this management company. There is no excuse, they just don't want to take the time to send it to us. We left the premises because we had a family passing due to covid. They tricked us and told us we would get all of our money back and now they say will only get a 1/4 of it back. The security deposit was $2000! They're shady by making promises on the phone and then the next call they say they don't remember or know what were talking about. We have had multiple email thread requests and still no check. When we offered for them to send by wire or by certified mail tracking BUT ALAN said he would not waste his time doing that. Honestly, the business they run is shady and I would advise nobody to rent from here. Especially during these COVID times you need a landlord management company that isn't going to take advantage and trick you. DO NOT TRUST THIS COMPANY STAY AWAY! Its interesting how there are certain reviews on this page that have a flat out 5 stars and have no other reviews and no image of themselves. I highly recommend AGAINST using Rancho Mesa properties. Day 1 we moved in, we noticed multiple cleanliness issues, including dirt and grime in the showers, dust, and spiderwebs. Overall, not a huge deal, we spent the good part of a day cleaning it up ourselves, and moved on with our lives. Later in the year, upon move out, we found out that Rancho Mesa properties had an issue with covid and was unable to meet at the property for our move-out meeting to go through the house. It looks like they went through it around 2 weeks after we moved out. I was working with someone called "Tony", unfortunately he couldn't locate the return of our $5,000 security deposit. Couldn't find out when it was sent, who it was sent to, or where it was sent. He suggested it might have been "cashed" and that wouldn't be their problem. Then, with no clue where the $5k is, Tony completely ghosted me and I never heard from him again. Finally after constantly hounding them, and showing up at their business, I got my $5,000. Oh and guess what, it wasn't $5,000, they charged me $75 dollars for "Spiderwebs and Dust" even though we left the place much cleaner than we got it. Ironically, we own a Rancho penesquitos property that we were looking into renting out using them! NOT ANYMORE! Take your business to a company that is able to keep track of your money and doesn't ghost you when you come around asking for it. read more

I give this company a 1 star because they took advantage of us. They tried asking us to leave by a certain time which was august but we left at end of July to work in good faith. They have not returned my security deposit and fail to provide us documents of our money. They say that our money hasn't gotten to us because of "Trump." When I don't know what that has to do with anything. We just want our money. We had a passing of a family member due to COVID 19 and it tore me apart. We had to leave the premises and take care of the family situation. We have tried calling throughout these last three months but there taking advantage of our situation and not giving us our security deposit back. They are consistent with their services and communication has been wonderful. I have had some major maintenance issues over the past decade due to normal wear and tear on the property. This rental Company has the worst customer service that I have ever witnessed in my life. It has never taken more than one or two days for a company to get back to me with an approval or letting me know I need a cosigner. It took this company six days to tell me no because of one delinquency on my credit when I have a credit of 650 and the whole time the person working on my application said 600 and higher was fine with an income three times the rent. If you are looking for a property in San Diego I urge you to go elsewhere, they are horrible at their jobs at this location. Oh and the manager on the phone: " go somewhere else somebody will want you then with your 650." And " if you come down to my office, you will meet my son the karate kid." I am in the military and move quite a bit. So when renting I usually lean toward a property manager just so I can avoid dealing with an atrocious landlord. This was by far the worst experience I've ever had renting. Constantly had trouble getting help for any type of maintenance, always looking to charge you for something, giving away personal information of mine to the landlord, the list goes on and on. I had the absolute worst experience ever renting from these people. They rented us a house they hadn't inspected. There were problems (like the stove and heater being broken and the ceiling crumbling down) and it took many phone calls over the course of several days (some of which were the coldest on record) to convince them that they needed replacing. The woman who owns the house lives on the property--they told us not to talk to her and her not to talk to us, aming for a very uncomfortable neighbor situation. We wound up staying in the house only because the owner of the property decided to fire them before we found another place to live. read more

Rents in San Diego are projected to increase 5-7% by 2017. It's on the news and also in Rancho Mesa Properties newsletter. So, I guess that means either the owner or Rancho Mesa Properties got on the greedy bandwagon or the rent for this property will stay at this new high rate for years to come. I think greedy! The comparable units were shared with us but while the rent was a bit higher than what we were paying, they were offered a 2 car garage/full extra bathroom and were up the hill away from traffic noise and had a full ocean view. The units also had updated appliances and flooring. Now with the increase, we are paying the same price as those comparable units. I supplied other comparable units in the complex that were a closer match to our unit and were just a smidgen more than what we used to pay before the 27% increase. Those were disregarded for whatever reason. I will say that we used to have a sliver of an ocean view but as of last weekend all the trees were cut down and now we have a partial view of the ocean. I suppose we can expect a 50% rent increase now! Aside from most of the appliances being old or broken, termites eating away at all the units inside & out, the 70'/80's decor, and the wood rot/chipping paint, but hey at least we have a rare ocean view and are in a central location (with tons of traffic noise). Tenants Beware! By far the worst company we have been put in the position to have to deal with. For two years Daniel Zanoni was the most useless disrespectful jerk. The house would have fallen apart if it were up to property management. We had to at one point, research and find the owners to get anything handled. Every time we had to deal with Daniel, when he finally responded, if he didn't tell lie, has always been a hassle and a nightmare and often a fight. We left the house in better condition then we received it. He then tried to claimed we didn't get a move out inspection when we did. So be sure to document EVERYTHING. He also tried to claim we snuck our dog in when we clearly had an addendum to the lease when we brought the dog home. As I said....
