They sometimes even have food vendors come to the parking lot. Had a great pizza truck which was awesome to bring pizza back to the room especially since the Italian restaurant shut down during COVID. They have a Farmer's Market, boat and golf cart parade, Oyster Festival, Halloween celebrations, great boutiques with fabulous clothing and unique gifts and wine shops and great prices on antiques to include an awesome flea market. Turned out to be a great decision. The Innkeeper met us and gave us a short tour and history of the property and showed us some of the rooms. What a great building and location! We stayed in the Washington Suite and there was only one other guest there that night, so it was like we had the whole place to ourselves. That night we had a bottle of sparkling wine outside by one of their fire pits. In the morning, we got up early and walked around the property. They have a boat house with kayaks and fishing rods for guests. There's an historic cemetery on the property where a relative of the British Royal Family lays at rest. The breakfast was wonderful. Again, there was just one other guest there, but the kitchen offered their full menu. The food was delicious, service was great and overall it was an excellent experience. So, if you've ever been to Colonial Williamsburg and needed a place to stay, you know that every hotel chain on planet earth has one of their lower tiered brands on Bypass Road and/or some timeshares in the nearby vicinity. But if you really want to be "close to the action", you can stay a CW affiliated property and the most unique of the lot are the Colonial Houses. Let me start by saying that the hardest part of this experience is simply knowing what choices you have. Why? In 2021 I think it's safe to say that most people when they reserve a room like to see an actual or generalized picture of said accommodations along with a basic idea of where the actual property is located. If you want that here, good f-ing luck because it doesn't exist. How it works: Go to their website and put in your dates of stay along with the number of people in your party. Available Colonial House properties show up along with pricing and then you choose one. What's crazy is that CW on their website doesn't offer a map of where their Colonial House properties are located nor do all of the properties offer any pictures as to what the rooms look like or even what the property looks like. What's even crazier is that when you cross-reference that concept with the dough that they charge, it's a hell of a leap of faith for something that you can't fully research before they expect you to plunk down $400 or more. We stayed at the Nicholas-Tyler Laundry which is across the street from the Magazine and on the grounds of the Williamsburg Lodge (which by the way is where you check in for all Colonial Houses). Why this one? A lot of the Colonial House properties are on the smaller side and when you go above two people you knock out a good number of places which for the most part leaves only entire houses and that's where things start to get really pricey even in the off season and on shoulder nights. Nicolas-Tyler has two floors and overall is nicely appointed. The house has two dedicated parking spaces near the house at the far side of the main Wiliamsburg Lodge parking lot. The houses's first floor has a sitting area with small TV and a working fireplace that the housekeeping staff will light if it's below 50 degrees. There is a also a small dorm style fridge oddly placed in a random corner. There is a king sized bed and full bathroom as well. The 2nd floor has a couch, pull out trundle bed and two twin sized beds that are rock hard. There is also another bathroom and shower that are very interesting to use since the pitch of the roof encroaches on the head space big time (i.e. don't be too tall or else showering is borderline impossible). The main view from the back side of the house is of the Magazine and the Courthouse and if you're a CW lover, that can't be beat. With all this there needs to be some context. This house is not one of the original 88 but everything (aside from the TV's/fridge) are dated to look period appropriate. The pricing as I mentioned is super steep. A bit north of $400 for a one night Sunday stay during a sleepy time of March is nuts and at best is a one off gimmick that while nice, is seriously uaffordable to re-do with any kind of frequency let alone some of their other offerings that breach the $500 or $600 per night plateau. If you're looking for value, obviously this isn't it. But if you're looking for a special occasion splurge or something unique for a CW lover then this is it.

Booked a one night stay on the website and drive 6 hours to Williamsburg. Website took my credit…read morecard information and at no point said anything about a minimum two night stay or any limitations. Upon arriving the owner did not know about our booking. Claimed he had not received one. When I showed him the email with the booking information he then contradicted his original story by saying that he sent me an email stating that one night bookings on the weekend were not acceptable. When I told him I had not received an email he became belligerent and said that on the booking rules on the website it states that one night stays on weekends are not accepted. AT NO POINT during the booking process does the website direct you to this page or provide you with that information. When I proceeded to point out that he had my credit card information he responded that he had not charged the card (although there is nothing to stop him from now doing so, and given his lying and belligerence it's hard to trust that the information is secure). When I informed him that he needed to fix his website booking procedures because the website is as I described, he proceeded to insult me in front of my 10 year old son, unnecessarily raising his voice. Not a way to run a business or to act as a reasonable human being. Plenty of great places to stay in Williamsburg. Avoid this one like the plague unless you enjoy being insulted by a belligerent old man with a broken booking website who takes your credit card information without providing service. Probably the worst experience I've had in thirty plus years of traveling. If mistakes have been made and you can't run an effective website there is no need to insult the potential guests that your poor service have inconvenienced. Just awful all around.

He showed us our room, including what he called the "three person shower." He offered to join us in the three person shower, which was pretty weird. The home looked like someone bought out a Home Depot in 1990. It needs a modern reno. There are lots of figurines in the room, so it seems like there are always eyes on you. Breakfast involved bananas and peanut butter on toast. We won't return.

There may be a family that benefits from housekeeping that swings a door into your feet at 9am, because they are hanging off of a creaky bed, but it certainly wasn't mine. Never mind the pretentiousness of a pretend cigar lounge, meaning not one to smoke in but just an aesthetic throwback to a time when people actually enjoyed themselves at this location. Not that one would want a cigar after eating chocolate pudding that tastes like it was infused with Trix cereal or any of the other dishes who sacrifice taste for novelty. I would have at least been frightened by the Colonial Williamsburg ghost tour, but after staying at this location, I realized that even the spirits probably wouldn't stick around.​

First of all, there was an instruction card that came with the reservation however while it did indicate that there is a backdoor, it did not inform that this was the 'main' entrance. There is very limited parking and if you want to park across at the church on or the street, you are at risk of towing. They have no passes for parking in these locations. The beds are their own issue. If you are vertically challenged, you will have great difficulty getting into the main beds. We stayed in a 'suite' (I use this term laughingly as it was just two connecting rooms) that had another room with twin beds. While the main bed seemed to have a mattress from the last century, the twin beds were ancient. The "pillows" that they give you are quite literally flatter than a pancake they would serve you for breakfast. The suite we stayed in was in the front of the house and there is no insulation to cancel ANY of the traffic noises from outside. It was very very stuffy inside and I wasn't able to open a window. We asked for a step stool and were given one that wasn't even as high as a normal step on a staircase. It was still very difficult to get in to the bed. At no time while I was there did I see, hear or meet the host/hostess of the B&B. The only time we met any employee was in the morning during breakfast. These ladies were AMAZING. They almost made up for the lack of any other service or greeting in their friendliness. The breakfast was late the day I was there. There are signs everywhere stating that it would be served at 8:30 but it was closer to 9:30. I'm an early riser so this was a bit of an inconvenience. At least the coffee was available. They had eggs, fresh fruit, yogurt, toast, cereal etc. It was set up as a buffet style in a very stylish area of the serving area. The dining room table is gorgeous but there are no placemats to put your plates on, I felt very worried about scratching this gorgeous table. The non guest rooms were fit with comfy areas to just relax and chill after a day of being a tourist. The furniture may not have been the most comfortable, but given how cozy each area was this was easily forgiven. I really enjoyed that each room had a Christmas tree already set up. This is not very handicapped friendly as no matter which way you enter, there are very old steps. The front steps were especially bad. Mildew smell in areas of condo, dust buildup behind night stands, dirty top comforter. Rusted shower curtain rod. The room had not been properly cleaned, sanitized and overall poorly maintained. There was pee on the toilet seats when we arrived, the pool was nice and the staff was friendly but I would not recommend doing the timeshare for free discounted Busch gardens tickets, it's over 2 hours and they are very pushy, they even called our room the next day to offer us again,that was a huge turn off. The outsides of the community are wonderful but again, the inside needs work but it shouldn't be work that's done on a Sunday morning while people are sleeping. The walls are very thin and you can hear stomping from your upstairs neighbors, the beds are very hard and the springs hurt your back, We had to slam the shower door each time to get it to close, the only bonus is it's close to the parks and outlets. Having asthma myself and a child with it as well this was not a good choice, I have stayed all over this beautiful country and parts of the world and the cleanliness and quality will not allow me to recommend this to you. If you chose to see for yourself I hope your experience is much better.

First unit: - horrible fish smell in master bed…read more- maintenance sprays room deodorizer & it is just perfume over rotten fish smell - had to ask maintenance to remove sofa bed bag containing bedding - the culprit of rotten fish smell. Why would housekeeping leave it in a room in the first place? - safe did not work & maintenance has to come back twice to fix it - AC not working. Maintenance comes for a 4th time & after checking main unit outside, he actually duct tapes wiring until the main unit starts up. Not an acceptable fix at all & one that won't last. Second Unit - They move us to 2nd room & saga continues with once again the safe does not work & maintenance had to come again. It is fixed, but main code pad now moves inward when you press in your numbers so Russian roulette on open & close. - shower does not drain so not a good shower & really exhausted we decide to wait until morning to get maintenance again. They come & it is going to take snaking or more so as a quick fix & to avoid another unit move, manager allows us to use room across the floor to shower. A rather unusual solution, but better than a flooding shower. Just not very convenient - first unit & second unit not well maintained at all so extremely disappointed This was our 2nd time at this place & our recent stay was NOT good. Only enjoyment was the pool. Lobby, pool & landscaping areas only areas that are maintained. Units very run down & wonder where maintenance fees are being used. Manager also promised to waive fees, but that did not happen. Overall a disappointing stay.
