I'm still waiting on a call from Jessica, which was expected back at the beginning of January when the second and third interior leaks began. I have documented multiple roof leaks in my unit, including water intrusion that resulted in visible mold. The issue was initially attributed to "condensation," but the leaks continued after that explanation. Despite repeated requests, I have not been provided with documentation showing that a full inspection of the roof structure, including rafters and affected wall cavities, was completed. I have evidence of these conditions and of the responses received, and at this point I am pursuing an independent mold and air quality inspection. I will also be escalating this matter through appropriate health and regulatory channels. In my experience, the responses have been generic and have not addressed the specific, documented issues in my unit. If you are considering living here, ask detailed questions about how water intrusion and potential mold issues are inspected, documented, and resolved, and request that all findings and actions be provided in writing. read more

Talk about UNORGANIZED. We signed a lease and no one has contacted us about receiving keys, setting up a time, what's due, nobody to go over the ins/out of the process, keys, payment arrangements. I'm absolutely pissed and if we didn't pay a deposit I would 100% would've left this place. It's ridiculous I have to literally hunt down an office employee to set up a time to get my keys and set up a time to move in. Mark Taylor is failing its customers. .. "Valet trash" but never pick up the trash even though I set it outside from the days they are suppose to pick it up, I leave it out an hour early so they won't miss it but still do. "Gated community" but the gates don't work half the time. "Fetch subscription required" nobody even uses fetch and I've never used it once. "Garage opener" the button doesn't work half the time. My fiance that passed away lived there and I spent a lot of time with him. There was always issues and loud noise from the streets. A lot of dust and soot from the cars. I do not recommend. Do not move here, unless you are ok with poor community management, rude staff, and poorly maintained units. When we moved here, it was great, kind people, and great service, now, not the case. Being told you'll be footing a bill for faulty appliances, issues like mold, leaky faucets. The issues even go as far as cleanliness. The pool and hot tub is covered in rock and dirt, and the trash overflows the dumpsters, not to mention no one closes the doors, leaving the lovely dumpster the first thing guests see when visiting. MY BIGGEST ISSUE! Angel S, from maintenance, the rudest employee here. He'll tell you how proud you should be that he fixed it! But it still doesn't work, he just knows everything! Best of all? DO NOT RENT HERE. TERRIBLY STAFFED!!! Myself and my roomate are both infantry veterans, have good credit, make $20k per month between the 2 of us, don't have evictions or pet issues... perfect candidates to rent! Here is how we were treated... So even just scheduling a walk through with these people was an absolute joke. Nobody works in the front office, they are all "remote". So you can imagine how frustrating it was when not one but TWO of our walkthroughs were cancelled within hours of our meeting. These complete morons have no respect for peoples time, as we both had to schedule/reschedule our work schedules. You know, because WE WORK FULL TIME. Completely direspectful. Then, during our walk through, the chick that showed us around go extremely rude and chippy saying "you can just get your ID back and leave then". All because i started crunching numbers and my roomate jokingly said "you should let her do her job".... well apparently that was enough to completely offend this little social justice warrior, because she completely flipped out and told us to leave. EVEN THEN- we still decided to fill out an application because it seemed like a nice place. We went to complete the $300 payment at the end of the application and the link they emailed (because nobody works in house. Nice!) We tried following up literally 2 days later after the weekend, and we were told that our application was cancelled and that we would have to restart it. Complete waste of time, staff was rude both in person and over the MULTIPLE phone calls i had with them trying to get all this figured out. NOT THE TYPE OF OFFICE PEOPLE I WANT IF SOMETHING GOES WRONG! Nice apartments, but the absolute WORST customer service i have seen. Go tour the "Elevation" apartments down the road. Nice, in person, friendly staff, and you will be closer to the Walmart, Costco, San Tan Villages Mall, etc Oh, also, we were interested in a 2 YEAR LEASE. I really wanted to rent here, we came on a Saturday and we're told by Tiffany that we would be able to move in on Tuesday if all our forms are done. We filled out everything we could. My wife called and called trying to get ahold of someone on Monday and never could get ahold of anyone. She would send emails and get one reply a day and have to wait until the next day later for a reply for next steps and each day they would tell us a different move in date from whoever would reply to the emails but still very poor communication and inability to answer the phone. This was very inconvenient. When you call this apartment complex the first thing you hear is "home of luxury apartments and Exceptional Service." We not once received exceptional service. Days go by and we continue getting little info on what next steps are needed to be completed, until we finally got an email saying it would be another day until move in. This does not show exceptional service at all. Then we finally get an email saying we have a definite move in day any day from October 3-12. Told them Friday the 4th. Then no communication until they told us that wouldn't work anymore it would have to be Saturday the 5th. We accepted this. Really needing a place to live. Then Friday afternoon Tiffany who we couldn't get ahold of or get a reply all week finally contacts my wife and tells her that there's a problem with the bathroom. So this entire time they have this apartment available for rent they hadn't fixed the issue. Then we finally get a call from someone a few hours later saying there is now a termite problem. My wife is handling all this but stressing her out and worrying her and she knows that I work 7 days a week out in this heat and not to call me unless there's a problem. She felt ignored and very disrespected all week long and this is unacceptable for a business that is charging so much money and promotes luxury and excellent service which both are clearly not true. Not luxury due to apartment not being cleaned or inspected and ready for us all week that we have been filling out paperwork. And terrible service due to terrible communication and terrible customer service. Especially when the first day we went in there Tiffany was sitting there at her desk and there was nobody but us coming in to get an apartment, so how can everyone be so busy all day every day to not answer the phone and only return one email a day for us customers that are needing a place to live. Because of the major disrespect that this company has shown I get a call from my wife and I'm angry about the entire situation and process and way that things have been handled. At this time all I hear on the phone from an assistant manager that didn't have the courtesy all week to communicate with us, that we have termites and can't move into the apartment till at least the following Monday. I got angry and loud and cussed and he canceled our entire application even when after I got off the phone and my wife apologized and was told we could still move in Monday then she gets an email with the cancellation. With the clear email stating we could move in, we purchased multiple types of furniture and secured multiple costly additions and now are stuck with these things with no apartment. In the grand scheme of things, this was very poor management, very poor customer service from all employees, and very poor communication. In addition to being lied to multiple times abut move in dates and what's really going on with our apartment, I am disgusted by everyone's actions and plan on filing additional complains. read more

I miss this apartment so much. We downsized and moved next door to the highlands at spectrum and have had nothing but issues. I miss San Privada and driving by it everyday saddens me :( I'm about to start a family of my own with a little one on the way and I wish nothing more than to go back and make ends meet for our two bedroom for it would've been so perfect to have our little one in. We're actually getting rid of this apartment we have at highlands and moving in with family- we would rather do that than waste money in this storage unit we call an apartment. Found out there is inside theft from employees at this gated apartment complex when packages are being delivered. Employees can only let the deliveries in. They have set up false names and phone numbers to have packages delivered to apartments and then steal the packages. I hope they are caught! The police needs to be informed! read more

I had been living here since 2017 and one of the reasons I rented this place was because of Diana Gomez. When I spoke with her over the phone she was friendly, energetic, polite and made me feel like I was talking with the family. I understand there have been some changes in management and service and response time has slowed down a little bit but the biggest issue is the valet garbage service. You are charged monthly for garbage collection service that picks up trash from your bins that you place outside your door, but my garbage was only picked up about 40% of the time. There were always some issues with my garbage bin. It's either your bag weighs too much, or it's leaking, or if you don't put the plastic bin in a proper way they won't take it. I understand if this is a courtesy service but you are paying for it so if there are issues they should talk to you. I had to leave them the sticky notes asking them to knock on my door and let me know if they won't pick my garbage and if they can talk to me and educate me on how to properly position the garbage bin for them, yet no one ever tried contacting me, but I would still receive notifications from front office about my violations with pictures of my bin and reason why garbage wasn't collected. Due to these reasons I ended up taking garbage to dumpster myself 60% of the time because life is too short and I'm not gonna stress over things that I can't do anything about.I just wish that there are options to opt out from this service because even though it's only $30 I would rather donate that money, than pay for service that fails to deliver 60% of the time. I know that garbage valet service is provided by 3rd party and not San Privada, but San Privadamanagement should still be able to have some authority over this, and if someone is doing poor customer service it should be held accountable. Another issue that has become problematic for the past year is people driving recklessly through apartment complex . There are always people walking and children playing yet people will speed up with their cars not even paying attention to fellow residents. I'm surprised nobody got hurt yet. Honestly apart from the garbage service and frequent road rage through apartment parking lot this place is great. They have a beautiful pool and just like some other tenants mentioned there are a lot of nice neighbors living here that you can talk to. read more

I have been living here for the last 6 months, and I can tell you...I have never enjoyed living somewhere more. The property, the residents, and the staff are all amazing. I live alone with my dog and it's amazing because the staff are amazing with my pup. Kyle is the best, because anytime I walk my dog and she sees him, she loses her mind. I'm almost sad because she loves seeing her more than me, but it is the best feeling in the world to see how happy she is. Jill, Payson, and Dianna are all great in the office and love my Mia so much. It is the greatest feeling to know how happy I am to love the community I live in. People who are complaining about the price just... shouldn't... live here. They're "luxury apartments" in a good part of town, of course they're going to be pricey, what the hell did you expect? Don't be an asshole and give a one-star review because of a price you AGREED to pay. Gimme a break. Despite being on a corner of two busy streets, the noise really isn't bad-- you can only hear cars driving by when you're outside. It will not keep you awake. This place is sort of pricey but I am paying the same amount I payed in Flagstaff and up there I lived in the shittiest place with zero amenities so this is a huge upgrade for me at the same price I'm used to. The apartment is beautiful and spacious. When I had a maintenance issue, they took care of it the same day. Trash valet is available which BLEW my mind. Just leave your trash outside your door and they'll get it for you. The complex is smoke-friendly. There's a 24 hour business center with free printing, 24 hour pool, gym, and a cool little clubhouse. So lots of amenities for what you're paying. The office staff are SO nice and helpful. Katie is the one who helped me with the move in paperwork and lease, and I love seeing her and catching up with her. They're genuinely interested in who you are and will treat you with respect. Overall this is a great place to live. If you have the budget, or a couple roomies to split the rent with, it's definitely worth it. (It sounds like I got paid for this review but I promise I didn't-- they should pay me though because it's a damn good review) read more

Gloria with San Privada has been the most helpful and kind person I worked with in getting into my apartment. I started the process of moving back to Arizona in May. I moved into my new apartment July 1. Everyone of the staff that I have dealt with has been great. I love living in this location. The amenities here are great. There is a decent sized gym unlike other apartments. the apartments themselves are beautiful. But besides all of that the best thing mark Taylor properties have to offer are the staff. If something isn't working properly it gets fixed right away, usually same day. The grounds are clean and the staff is always out in the heat cleaning. One person in particular, who always has a smile on his face is Kyle. Kyle always says hi to me and ask me how my day is going. He's a hard worker always power washing the buildings and picking up dog poop. My dogs love Kyle. If they see him, they will run straight towards him and Kyle takes time out of his day to pet them. More properties need workers like Kyle. read more

This place is an over priced joke. "Wood" floors = laminate paneling. "granite" counter tops are granite but poorly put together like they were pasted together scraps. "stainless steel" appliances are in fact aluminum paneling over the cheapest low-end appliances you can find. They boast about how reinforced the walls and floors are but they aren't, you can definitely hear your neighbors, especially the garages (we were on the THIRD floor and could hear them) You'll be excited to pay a low deposit but they will still charge you for every little thing they can think of, your "security deposit" doesn't cover ANYTHING. The only good things I can say about this place is there is ample parking and the pool area is really nice, even though the hot tub is disproportionately small compared to the pool and is never actually "hot" for more than a day. These apartments are outrageously expensive, and being on the corner of two busy streets are extremely loud. After our lease ended, they insisted we were given a garage door opener along with the fobs we received. We never received this opener and told them this, yet at the end of the lease, they insisted and said their paperwork showed we received it, and therefore forced us to PAY $50 for this opener. Also, you better be sure to leave it spotless. After two full days of cleaning, they still charged us $2.00 for something we missed. We were flabbergasted and asked what it was, which turned out to be a black mark INSIDE OF THE DRYER!!! read more

Where do I start? At first you are blown away at the beauty and overall "idea" of how grand this apartment rental will be... Then the day comes to move in.. The lights you paid extra for $150.00 are not installed( I did get my money back for). There is glue all over your wood floors. They forgot to finish painting the baseboards and no one notices but you! Oh and this is after I did the before move in walk thru, with the extra nice man with the guarantee that it would ALL be done before I moved in. Ya.. not so much. NOTHING was done. When I mentioned this to the manager, she was nice (That is the only plus is the staff has been very nice and helpful when they can) but offered nothing other than.. "It's a new property and these things happen" I email and call corporate.. get the exact same line. Must be in his training coarse. Since then we have had. The outside lawns flooded and smells like sewer. That was really great to walk your dog and admire all the extra I am paying for. Last night our AC went out and we called the emergency line- got right back to us. It will have to wait until the AM. so I am in AZ where today it is going to be 109o and its 85o in the apartment right now. Maintenance guy stops by and said oh yes, we need the AC guy.. I am pretty sure there should have been a message on this guys phone that he should be here by now.. Oh and just FYI- our wonderful salt water pool that is suppose to be heated to 80o was not working a few months back more than 2x. The pool and hot-tub are not kept clean.. There is sand always in the hot tub. Another wonderful moment the first week we were here the extra we have to pay for trash pick-up.. We came home to the trash all over in front of our door and coffee grounds everywhere. They left our trash and made a huge mess for us to clean up. Who are you contracting with? We pay over $1300.00 a month and I expected more.. On the outside Mark Taylor makes everything look Amazing... but the reality is they are just another apartment rental!! Oh FYI.. They brought a cooler for one room.. Its like an oven in the rest of house. What if I were elderly would that make a difference? Should any of us have to stay up all night with no sleep in an oven? They say the AC man will be here by 1:30.. So I sit in my high end rental bedroom waiting!! This is the ad online...What a joke!!! No longer a resident as of this year after my home purchase but felt it necessary to share that my leasing experience here was nothing short of wonderful. Every experience with maintenance was amazing and handled promptly. Their leasing office and entire team was so tentative and courteous. Everything is very organized and you will find it is very safe and great for families and your pets. This is by far the most beautiful complex I have ever stayed in and was so well kept! I would recommend this complex to absolutely anyone! You will find that all of your neighbors are very respectful, kind, and courteous! This is not a complex where you will ever need to worry about parties or the occasional distasteful younger crowds. PS I'm only 24 but I want a home not a party spot. You will not find late night parties, disrespectful neighbors, or unkept grounds here. You will always find plenty of parking, extremely well outfitted gym, and a beautiful retreat like pool and spa area. It's like living in a beautiful resort. Thank you San Privada for giving my pup and I a complex and apartment that finally felt like a home. The maintenance crew is top notch... Beautiful pool and gym. They jack up the rent on every renewal... The office people are horrible!!! Aside from the Manager, the rest of the staff are inexperienced and down right rude!!! They are absolutely turning that place into a college complex.. They don't enforce the residents to pick up after their dogs so all the grass areas are full of poop. This only happened when they started leasing to the college kids.... If you complain too much then you get black balled... My ESA's got very sick and it cost me a fortune to treat them every time. I mentioned it to the office staff and I always got blown off. They had no concern even when I sent them the info about what can happen when it's not picked up. Got blown off again to the point where I was not allowed in the office area.... I had to either call them on the phone or send them an email... Really unprofessional people there. The smell of dope was also awful and if I said anything about it they blew it off!!! I have friends their that tell me the dope smell is worse now than when I lived there. Aside from the manager Cassie, the rest of the office staff needs to be replaced. One in particular but I won't say her name that has minimal experience and is in a position now she shouldn't be in. She needs Dale Carnegie training so she can learn how to talk to residents and potential renters correctly. Yes the pictures posted are all dog poop and believe me I could fill a page of it but I won't..... So potential renters need to take a good look at the common areas and you'll see for yourself had bad the dog poop is!!! I have lived in the depths of Phoenix prior, all though college, and then I moved here in a LUXURY rental and it was the biggest let down. For how much you pay, you'd think the best of customer service would be here, you'd get proper pest control, but NO. You get the exact opposite. My apartment had a ROACH problem. I contacted the office on SEVERAL occasions and they said they sprayed and I would get the same service ticket for the normal service. Then I made a fuss, sent pictures to them showing all the dead roaches around the building (I'm on the second floor) and "that's just happening because they sprayed the perimeter yesterday" uhh that shouldn't happen at all but offered to bait for them in my apartment. Again, exact same service ticket. I asked if they could schedule the services while I am home but they wouldn't work with my schedule. Recently, they changed their payment method from one service to another, that became available on the first of the month, in wasn't working and I told them so they gave me a temporary fix through another 3rd party site. I promptly paid it as soon as they gave me a solution then two weeks later charged me $50.75. I asked about what the charge was that was "past due" and they said, "the water bill wasn't added to your account." So, I went ahead and paid it with that additional $50 it was more than I had ever paid for rent. So, I asked again saying it doesn't add up and they said "Our apologies, that's a late fee. Next time you need to notify us sooner with any issues in order to avoid fees." I am now ending my lease and I went to give a 30 day notice. All my prior apartments notify me of any price increases and out of courtesy ask me if I want to extent or terminate my lease. No one even attempted to contact me and now I am suckered into keeping my apartment for another month because they need 60 days not 30!!! I will take partial blame as I didn't know my lease agreement front to back. I will NEVER recommend this place to ANYONE. read more

Ok, lets start with me saying, This is a nice place. Let me also say, you pay extra for EVERYTHING you see. Rent is high here. Luxury apts. so you have to pay to stay. You have to pay for a trash service, that picks up your trash, outside your front door, Sunday thru thursday ONLY. No holiday pickup either. You pay $29.00 for this. This is NOT an option. Its built in to your lease. You pay a facilities fee, an administration fee, Gas fee, to heat pool and gas BBQ's is my guess, you don't have any gas in your apt. $25.00 pet fee per animal. This is every month!!!! That being said, This place is very nice and clean. They have people who clean up the grounds every morning. Pool area is very nice. Has a resort feel to it. This is an gated complex, I like that a lot. The staff are and have always been very friendly. So I guess you just have to decide if you want to pay $$$$ to live here. I chose to live here, so I guess I can't complain...... or can i just a little? Have a great day, and yes, Gilbert is a great place to live! read more

I've been living here since august 1st 2014 i moved in expecting my daughter in the hottest month of the year and my air conditioning kept breaking over and over and being pregnant i was always super hot any ways but with no air OMG i was going to faint so winter rolls in and the air was fine it was cooler out and everything was going smoothly but now I'm in june and I came home from a vacation to my house being 90 degrees (i sat the air on 76 before i left) and so hot i can hardly function my babys cheeks is burgundy red and she's all sweaty and they sent the mantance guy into fix it he replaced the air filter and left said that was the problem! over all this apartment building is a brand new compilex its gated and the grounds are always clean and it always looks nice inside the apartment are by far the most beautiful apartments I've ever lived in the hard wood floor is beautiful huge kitchen door bells at the front door everything inside the apartment is beautiful and a friendly staff I couldn't ask for a prettier/nicer gilbert az apartment I like it so much that i just resigned a lease to continue living here but that being said we live in one of the hottest citys in america I really wish they'd get this air conditioning problem under control because at times my apartment gets so hot i can't breath its 113 here today and my apartment is still not cooled off read more
