Great, great place. The Watership Inn has a number of different rooms with varying amenities in an old Cape building with beautiful exposed beams and hardwood floors. The staff are incredibly friendly and welcoming and very helpful with our requests. They offer very fair prices, especially compared to the Provincetown area and even include parking. Very clean rooms as well. We sat in the common area for breakfast each morning and chatted with the other guests and with the staff members and the whole place is just very relaxed and cozy. We will absolutely look to the Watership Inn first next time we come to Provincetown. read more

This is a cute quaint Inn in the heart of P-Town , what instantly appealed to me was the old school homely cottage feel , old books , magazines , games , a pay phone with and appropriate Marine antiques . The Management was warm and friendly right when we arrived got a good impression and felt right at home , we weren't just treated like a Credit Card. We got a good *deal for off season since it was booked in January on Booking.com so highly recommended you book then , might catch one . It was $172 for two nights which is pretty great given the area, close proximity to beach and shopping / restaurants on Commercial Street . They took 86 out as a Deposit and the other 86 out upon Check In and can cancel a month before Trip Date If needed , so it's comforting and don't have to throw down the whole total if you're on a tight budget but also enjoy having fun ..poor friendly and also Free -Parking . No hidden debit Fees , or absurd anal retentive Fees from muffin crumbs for example . One of my favorite leeway's was allowing people to bring breakfast back to the room / patio ..don't know about you but dislike having to eat in front of strangers when I feel gross and not in the mood to be friendly to Strangers but if you're into that there is cute love -seat sitting area . Healthy options , bananas , whole grain cereals , oatmeal Yogi green tea for " Recovery ", and delicious cute blueberry muffins Smoking was permitted in our room/ patio so it's " 420 Friendly " for Puffers . The room was very clean , no questionable stains , well scrubbed bathroom , windows able to be opened for air , you can control heat , a well working fridge ( no ice buckets ), dresser drawers, hangers , an iron , ample hot water and large twin bed was like sleeping on a cloud..always a plus , just use caution and don't bump you're head as it's structured like an Attic. All stairs , no elevators so it's not handicapped accessible as it has Marine History , so it's obviously it's nothing intentional . It IS quiet and can feel off -putting initially if you're a night person . They want you to be quiet on the old spiral *stairs , but you're not going to get Booted or a Fee for making noise at night past 10:00 , obviously within reason not throwing a hotel party past midnight but you don't have to whisper and shut off music, TV etc early ..just strike a good balance . They also provide condoms if you like bringing people back from Clubs , so that tells you right there their not uptight about " Activity", just don't get a concussion around the small bed ceilings if you have too much fun . We didn't see any other rooms than the one we stayed in but ours was tastefully decorated with a comfortable bed and a nice side chair. My fiance and I stayed at The Watership Inn for New Years Eve and it was the coziest place we have ever stayed! We walked into the warmest lobby with freshly baked chocolate chip muffins, champagne and strawberries for the occasion and the friendliest staff imaginable. We were treated like friends! The room was spotless and we couldn't have asked for better accommodations or kinder people to spend the holiday with. We will 100% recommend and be back again! They recommended the BEST restaurant we have ever been to in Ptown and woke up to a yummy breakfast and fresh coffee. What a great place! Room: Cooks Cabin- Tiny outdated and dirty (lube and wrappers found on floor) Amenities: None-Laughable at best Management: A joke The story (sorry its long) is about our stay at the rude and decrepit Watership. I recommend you give it a read if you plan on staying there. My boyfriend and I recently stayed at the Watership inn (September 2012) to rest up after a Charity 100+ mile bike race that ended in P-town. At booking we were informed of a 2 night minimum which was fine, we needed the extra days' vacation at the time. A week prior to the stay we discover that we needed to return a day early and decide to request to cancel our 2nd night from the Watership. We receive and email back from the Watership informing us that if they are able to rebook the room for the 2nd night they would return 75% of the cost room. Upon arrival, my boyfriend checked in, paid the remainder of the bill and asked if anyone had booked the room for the second night. The desk attendant told him that no one had at that time. With no one renting the room we went to bed, and slept in thinking we had all day to explore P-town. We got up that day (our eventual day of departure) and went out to brunch and shop. I received a call at 12(noon) from an unknown number, while eating brunch, and let it go to voicemail. After brunch, around 45 min later I checked the voicemail and it was the Watership stating they had booked the room and we had missed checkout which was at 11:30am. I promptly called the number back and told them that we were never informed of the re-rental and we would return immediately to pack up and go. The associate from the Watership was extremely rude and condescending on the phone. This continued when we arrived and tried to check out. They stated that "we were 2 hrs past check out and no longer would be getting a refund". We stated we were notified by vm post checkout time and once we got word came back immediately. We again requested our 75% back and if they did not give us our money back then we would not check out we would actually stay the night out which we paid for. They again refused again claiming we had spent half the day there (even though we were never notified of our need to check out). I told them again, they were to either give us our money back or we would not be checking out till tomorrow. With that the rude and "sassy" manager put on a show and threw his hands up in the air and said "fine" just don't ever come back here again. From that point on, we were escorted throughout the property by "staff", we found that are room had been entered and cleaned prior to our arrival and our stuff had been moved (which they had no right to do). We met the manager at the desk on our way out and he handed us our receipt for the refund and walked us out to our car. He continued to act creepy and stand next to the house staring at us as we packed the car up. I swear the man didn't even blink. We were on our way and will never go back to that small, outdated and crazy B&B again. Buyer beware! read more

I love the Watership Inn! It is so cozy. The two rooms at the top of the spiral staircase are the two best rooms because they offer extra privacy and sun decks. In the winter there is a roaring fire and it is a great place to drink red wine, chat and play a game of scrabble. I had a good experience at the Watership. The rooms are nice. They have fans/air conditioning, private bathrooms, and a lot of them have deck space. Everything was clean. The staff were very friendly and helpful. They always said hello and goodbye and answered questions. I thought I might have mistakenly left a notebook behind after checking out, so I called the inn and they checked the lost and found for me over the phone (they didn't have it, turned out it was hidden in my luggage, but the point is they handled the situation professionally and courteously). They offer a continental breakfast of muffins, coffee, fruit, and cereal. It can be nice to have conversations with the other guests at breakfast. The central location of the inn is also stellar. It's about a thirty second walk from Commercial street, no exaggeration. The rates are amazing, considering everything you get by staying here. I'd stay here again. read more

My fiance and I had an excellent experience at the Watership Inn. They were the only inn with a room available the second weekend in August, so I was a little skeptical. No reason to be though! This 5 star rating isn't because the Inn is a 5 star hotel - it's because, for the price, location, absolute cleanliness, friendliness of staff, and ease of reserving, it was a 5 star experience. The Inn is very quaint and our room was very small (they're all different though) - if you're looking for modern amenities and a large spacious room, then this isn't it. But, hey, it's Provincetown, you don't go to hangout in the room! I would absolutely book a room here again. read more

This place was a pretty decent place to stay in Ptown. The location is great. Just off Commercial in the heart of everything. We stayed in one of the 2 bedroom apartments. It was ok but the bedrooms are on the main floor while the one bathroom is upstairs off the kitchen. Most of the fixtures in the kitchen and bath are pretty outdated. The small box style TV had Comcast cable. They had a free breakfast but it was only cereal, fruits and muffins. The grounds are small with no jacuzzi. The unit and home is decorated more old country style than anything cape cod. The staff was very pleasant. They gave us a parking space for our friend who was visiting which was nice. They gave us a password for wifi, but we couldn't find the network.. After a bit too much Ptown Partying we were up late and didn't want to leave by 11am checkout. Unfortunately we had to pay for an entire half day stay just to do a late checkout, which was at 2pm. I thought that was a bit excessive. Most 4 star hotels will give you until 1 for free and till 4 or so for an extra $25 bucks. For us it was over $120. Oh well, our fault for having so much fun the night before! Overall it was a great trip but I'll definitely shop around next time we go to see what else is available. read more

We've stayed at The Watership Inn several times over the last few years and expect to go on making it our base camp in P'town. It's both quiet and centrally located. Very peaceful and quiet for an evening in and for a good night's sleep, but just a very short walk to where the action is - best of both worlds. We stay in "The Midshipman's Quarters", one of the 2-bedroom units, and the condition of some of the furniture costs this review one star. The couch in the living room is too big for the room, old, lumpy, and desperately needs to be shampooed if not replaced altogether. The upholstered chair is the same -- uncomfortable and not very clean. I'd suggest discarding both of them and getting a love-seat and a comfy chair with washable covers. Everything else about Watership is great. The breakfast, while not fancy or hot, is tasty and plentiful. The staff are all friendly, cheerful, and good at what they do. We had no problem getting the wifi, plenty of channels on the television, and the kitchen really is fully equipped, unlike other places in Provincetown. The bathroom is surprisingly big for a B&B. The little deck off the room make a nice private sunning spot and overlooks a pretty lawn area. All in all, we like Watership and plan to go back. read more

Returning to the Watership soon. Last review was 5 years ago. Last stay was in June. We have stayed here about 10 times 2x p/year. Last time we wanted to come in on a Sunday but the room we wanted was not available until Monday so they suggested, very wisely, that they had a nice room on the top floor with a deck. For one night why not? Just packed an overnight bag. It was a very nice room. The next morning the apartment we wanted was available before noon so we returned from a Cafe Heaven breakfast and were able to move right in. Thanks Jim & Mikey. Being an early riser, I was able to walk 1/2 block for fresh Joe's coffee which was open at 7. Only negative is the intermittent Internet access in the rear building. We have been able to deal with it and the last time it ran OK. We look forward to seeing our hosts once again. read more

It's nice and convenient to commercial street.The room clean.The location of room#1 not so good.Shares a common wall with the kitchen if you like to sleep in or take a nap,It can't happen.The shower is very small was hard to rinse off so tight.There is no smoking in the b&b but has a strong smell when you come in the door. We will continue to stay here. Staying in the lower apartment in the rear building we had a small porch and the rear garden to sit out and sun. The guests are friendly and most had been ther before. There is onsite parking, always a need in PTown. Central enough to everything that for the first time in my 20 years of vacationing in PTown, I parked the case and didn't have to drive anywhere, even the supermarket or restaurants. read more

I will say this about the Watership Inn -- it rocks. Meaning, it's just what you want it to be. I first stayed at the Watership Inn in 1982, and many times since. Yeah, I'm an older gay guy who might not be visible to the youngee or newbie visitors, but that's okay -- I've had my good times at this fantastic place in one of the most fantastic locations of our planet. My "favorite" room for the longest time was "Top Mast" on the 3rd floor -- sort of an attic room, in the front facing Winthrop Street, having a shower, four windows for good cross-breeze, AC, refrig, sink, TV. It meets all your needs. I've evolved into a couple of other favorites, but my "memories" of past times in the "Top Mast" prevail, and I enjoy staying there, despite hitting my head because of that low ceiling. Fact is, many of the rooms -- maybe all -- in the Watership Inn have character all their own, and are interesting. I've stayed in half a dozen rooms through the years, and it's hard to decide what is "best," meaning each is pretty decent. The WEBSITE will guide you for your choice. Stay there. The staff is great. The continental breakfast is good. The ambiance -- i.e., the environment of the place -- is fantastic. It's low-key, not very noisy, and yet it's in and at the center-of-it-all. A hundred steps you're on Commercial Street. Three minutes you're at the Boatslip. Five minutes to A-House, and we're talking a slow walk. Around the corner is Spiritus. Forty minutes to the tip-of-the-cape, i.e. Provincetown Inn; add another 5 minutes you're at the gay beaches and Herring Cove, and great sunsets. And that's a slow walk too. At the Watership Inn, you're in the center of town. The staff will attend to your needs, or leave you alone. Take a few minutes to look at their collection of books and games and pictures and you'll live through history. Sit on the porches, available to all or the back yard, or on your private or semi-private decks and enjoy the day. Free parking is included, and that's a "plus" in the center of P-Town. Their "specials" in Spring and Winter are fantastic reasons to go for several days. And in high-season, it's still "affordable" compared with lots of other places. It's not high-class like some other, more expensive places you can stay. You get thin bars of soap, a couple of glasses for water, ice if you ask, but a nice breakfast with variety, good coffee, smiles, easy check-in, lots of flowers and landscaping, private showers if not tubs, TV, refrigerators, and -- did I mention -- privacy, and/or activities with others, depending on YOUR choice. Most important, it's in the heart of everything P-Town, and if you spend too much time in a "luxury guest house" with private pool and massage and designer shampoo and conditioner and that fancy soap, you might be missing that special Provincetown experience that most of us frequent visitors have discovered, and go back for more. Enjoy. The Watership Inn is a place to be. The "best" in town? Well, depends on your definition. But it fills the bill for most gay travelers -- young, and older. read more

I have been staying @ the Watership exclusively since 1994 & won't stay anywhere else. The ambiance, rooms, service, amenities, parking, location & staff are five stars. During those years, I have visited friends & toured other guest houses and while there are other houses that are more plush, the prices are stratospheric. In 1994, on my first trip to P'Town, I wound up staying directly on Commercial Street. Between the noise & not being able to get any sleep until 2 AM & no parking, this wasn't for me. As anyone who has been to P'Town knows, parking is a big plus. While walking around, I found the Watership & made reservations for the next month. After that, I was in P'Town once a month for 2 or 3 years & always stayed @ the Watership. The manager @ that time joked that he "couldn't get rid" of me. I love the location because since I moved to Fla., I visit for 10 days every summer and I don't want to party every single day. The Watership has a perfect location. If you want to "veg" out, there are decks off of most of the rooms. If you want to party, shop or " bar hop", it is less than a block to Commercial Street. Breakfast is good with homemade muffins\coffee cake, the orange\cranberry is "to die for." I usually can twist arms to get it twice while I am there. If you are looking for comfortable & clean accomodations with a friendly, helpful staff at a reasonable price, you must try the Watership. The only drawback here is that it is getting popular, and reservations are absolutely required. I usually make my reservations while I am there for the following year! read more
