I lived here for a couple years with my daughter and just recently moved out to be closer to her school. This was one of the best apartments I've ever lived in, I'm going to miss this place! We felt so safe and at home here. They take very good care of the grounds which is unlike other places I've lived. They have an awesome pool and amenities too. Mark-Taylor will be hard to beat. My only complaint is that some of the hardware inside of the apartment is very cheaply made. Maintenance was always quick to respond to requests. Highly recommend living here! read more

I've lived here for 1 and half year. Too many crickets have entered the home. So, I tried to block all the vents in the home with insect screens, and crickets are piled up like the picture. What is even more surprising is that we have already replaced this screen for the third time. My husband and I complained to the office three times and they said they would do something. I don't know what they did, but the crickets came in more and more. I think everyone who wants to live here should know this. Beautiful place with a really bad Administration. Mark and Taylor worked well four years ago but now it's a disaster . Emergency calls never respond until you call them several times and they fix problems days later. The administration is saving money providing bad service . I visited San Valencia Apartments this past weekend during my visit to Phoenix. They are one of the newer rental properties in the Chandler, Arizona area. When we walked in there were several people meeting with a leasing agent as well as a few other people waiting. We waited approximately ten minutes to meet with an agent as we did not have an appointment, we just walked in. While waiting, I perused the area that showcases their amenities, i.e. outdoor fire pit, pool and recreation area. Brittany was our agent who greeted us. Upon our first encounter, Brittany appeared impatient to service us. She asked a ton of questions and kept her eyes on her computer the entire beginning encounter prior to us even viewing an apartment. She took my spouse's drivers license and kept asking us questions and stating that she probably would not have anything available for our timeframe. I am well aware how the market changes so my beginning impression of this rental community was not positive. Once she knew that we STILL were interested in viewing a 2 bedroom model, she grabbed some keys and quickly walked us around. What I thought was strange is that she asked, "Do you want to see the amenities?" Of course, we do! I replied with a quick Yes, so she then showed us around the property. San Valencia offers about 5 different 2 bedroom options. Well, we viewed 2AG, which happened to be the most expensive style at $2185/monthly plus tax. This unit comes with an attached 1-2 car garage (depending on the size of your vehicles). Each unit comes with built in cabinetry outside of the Kitchen cabinets and built in lighting in every bedroom. Upon further questioning, it was uncovered that the unit without the garage is $1900/monthly plus tax. We were told the specials always change but she did offer my spouse a $300 move in discount as he is a veteran. All in all the tour was about 17 minutes top! We had visited other locations in the area, and each agent took their time to showcase their amenities and provide us a full view of the community. When were done with the tour, I displayed my YELP check in offer on my phone and she immediately told me that is something they DO NOT offer and I needed to check with Yelp. She didn't to even offer to check with her manager or to get back to me. I felt that was rude! I had already visited another rental property that had the same YELP check-in offer and they went above and beyond and provided outstanding customer service to take down my information and advised they would look into the offer as they were not aware of the offer. Needles to say, I received an email from that same rental property two days ago. They advised they just received the yelp check in $5 Starbucks gift cards and they are mailing me the card. Let's just say that the property is nice, the amenities are also cool, and I truly LOVED the style, built in cabinets, attached garage etc...but if this negative customer service experience is a representation of their community, I am not interested and will surely take my business elsewhere. I have lived here in a one bed one bath 866sq ft for 2 years and want to give it an honest rating. I'm leaving my place unfortunately I love it so much, it's very safe and quaint. It's expensive but they're luxury and in my opinion worth the extra money. I just can't afford it anymore because I have some unexpected medical expenses and such. Beautiful amenities, the pool is absolutely gorgeous, gym is nice and has a studio too, maintenance is amazing and responds promptly. They work so hard!! Under new management but I haven't noticed anything negative. If safety is your priority you would like this place it's a gated community and security at least all through the night if not could even be 24 hours. Amenities are also 24 hours even pool. Completely smoke free property too and they are serious about it. I'm really truly sad to leave, this is by far the best apartment I've lived in and if the extra money isn't an issue for you then I say check them out. Not over the top luxury but comfortable. They replace the air filters often, it's an over all super clean property. They also make it fun and do movie nights, food trucks, and much much more. I can't hear my neighbors too much, only heard my upstairs neighbors 2 giant dogs a handful of times. Ugh I'm SO SAD to leave. The ONLY issues I had with the actual unit in the two years I was there was my dishwasher went out a few times, my dryer flipped the breaker 2 times, and I could hear the traffic off the 202. But my unit is right next to it and I could only really notice it at night in my bedroom but I got used to it the first month. Over all it's an amazing property and the area is nice too. read more

I just put a request order in this morning for a few small things and they had everything fixed within an hour. Management is a text away and they always respond quickly. Looks good from the outside but we continuously have issues with this apartment complex. From bug infestations ranging from crickets to wolf spiders, broken pool equipment, The back gate never working, people speeding through the complex, the constant and annoying noise from peoples children throughout the day at the pool, dog poop being left out, stray and other residents house cats ruining your expensive patio furniture & inconsistent AC in the middle of summer. SECURITY LOVES TO BOTHER YOU & YOUR GUESTS WHEN THEY HAVE NOTHING TO DO. Maintenance & Work orders can never be completed CORRECTLY THE FIRST TIME. You are paying 2K + a month to be treated as a homeless person. These people really don't care or realize that YOU pay THEM. I am sick of the constant harassment by management, I am sick of finding new bugs living in my apartment when I keep my space EXCEPTIONALLY CLEAN. Might I add you do not want to be black and living in this neighborhood. You will be looked down upon and treated as if you do not belong (even though you pay just as much or more than/ as anyone else. This place is not worth what you pay whatsoever. I believe the SKY apartments across the road are around the same price just like the AVALON apartments on McQueen & Germann. To sum up, it looks nice in the pictures. But would I renew my lease for next year? Absolutely not. I wouldn't recommend this establishment to anyone unless they want serious bug & pest issues and to be consistently harassed and pestered like a loose fly. The Hispanic woman in security needs to be either retrained or fired. She can never handle her shifts. I have had the police called on me at my own pool more than I ever have in my entire life. It's ridiculous and I pray that no one has to go through the stress and turmoil that this woman has single-handedly put me through. I can only imagine what other residents have dealt with this same issue and have not spoken up. IN ADDITION: I have visited other Mark Taylor apartments and they seem to treat colored people with the same disrespect. AZ is constantly building new apartments. San Valencia was one of our top choices in finding a place that catered to our needs. Although on the higher end, the community feels safe, taken care of, and had amenities that are worth it. The place we are currently residing in doesn't compare to this place. All places come with good and bad but this place has more good from what I can tell off the bat. Dustin was very helpful and very great with my family. His level of service is exceptional and he is very straightforward. When we came in to tour the place, he was very great with giving us details and made sure we had everything we needed for our 1 year old son. Half of the property is very close to 202 freeway ,which makes it very hard to use the patio ever.There is constant noise of vehicles and dirty air going in you body.Invisible plumes of dirty air from car- and truck-choked roadways spread into surrounding neighborhoods -- increasing residents' risk of cancer, asthma, heart disease and other illnesses. In the late night and early morning, it turns out, traffic pollution drifts much farther than during the day, and can extend more than a mile downwind from the freeway. If I stand in the patio for 15 minutes I get restless by the dirty air and constant noise coming from the freeway. I would not recommend anyone living in this property especially with children and people with cardiovascular diseases. read more

I moved into San Valencia recently and now feel I can give a full opinion about the property. Prepare for the love fest ahead. Grab your Kleenex and get a snack, we are going into details folks. First, full disclosure I have lived at a Mark Taylor property 10 of my 12 years in Arizona. I absolutely will not live at a property managed by another company. Simply put, Mark Taylor is the absolute best hands down. I chose this property for a long list of reasons, the first being it's managed by Mark Taylor. Second, Jillian the manager. Jillian was my manager for awhile at a different property years ago. I know what a complete rockstar professional she is, I know she cares so much about the residents and properties she has managed. I love her, her spirit, her willingness to help, her direct and capable attitude, how smoothly things run with her (in my experience) and she is a completely amazing human being. On top of that she is just one hell of a manager. Let's talk about the apartment (2AG model). Absolutely mother loving gorgeous. The thoughtful details put into this place are so appreciated. There are the 'usual' luxury features of deep sinks, vinyl plank flooring, lovely fixtures, immaculate painting - and then there are the super important features. Like GOOD INSULATION so you don't hear neighbors and have crazy electricity bills. Or the fact that cable outlets are on BOTH sides of my living room. Or that electrical outlets are everywhere. Or the ah - maaaaaazing water pressure in my gorgeous walk-in shower (perfect for shakin it while I'm having my shower concerts). Even my garage is beautiful. The whole property is wired for fibre, so you can choose amazing internet speeds. The main blinds in my living room, are actually two sets of blinds that open bi-directionally so that I can get to the patio door with ease. I have a doorbell. My apartment came wired for security. It's like living in a home, one you don't have to pay to maintain. Every single detail of these apartments is top notch. Period. I love love love it. The community. Uh hello? GORGEOUS. The landscaping. The flowers. The beautiful trees. The immaculate cleanliness (because the staff is also as top notch as the property). The amenities.... the huge 24 hour fitness center. The 24 hour resort pools and hot tubs. The pool area has cabanas, TV's, lots of lounge chairs - everything you can think of. Trash Valet. Yeah, you don't have to take your own trash to the dumpsters. The amazing people at Valet Living do that for you. You can even hire Valet Living to walk your dog and clean your apartment. Really? Yes really. Speaking of dogs, enormous dog park on site. Uh, woof? Sand Volleyball courts. How about that we are right along the canal (with multiple gates to access it) and there is a paved path along it for jogging, biking, walking, and being fabulous. The organized activities, like food truck nights, yoga classes, cooking classes, trivia nights - did I mention kid versions too? I don't even have kids and I appreciate that. The app, Henri, that the community uses. Yeah you can pay your rent with it ... BUT you can also talk to your neighbors, via a Facebook like feed, making an actual COMMUNITY. There's a dating section (you can choose to opt in). You can even setup pet play dates with other pets. How freaking cute is that. You can schedule maintenance. You can manage your life on property via the app. It's so useful, so helpful, and so great. The residents. I'm sure there are a few pills at every property. I've not met one here yet, but it's statistically probable. The people I have met so far are awesome. Good mix of singles, couples, and families with children. Good mix of people in general, actually. The most important factor being courteous and kind and I see a lot of that from our community. The staff. I LOVE them. For ever ever? For ever ever. Every single one of them I have come in contact with, from initial inquiry through today, has been professional, courteous, kind, helpful, and awesome. That means everyone, including the parts of the staff who clearly work so hard to keep the property beautiful. Always a smile, a wave hello, a how are you. I adore the staff. Absolutely adore them. And I appreciate each of them immensely. I really can't say enough outstanding things about San Valencia, or MarkTaylor management in general. I would give this place 0 stars if I could. On the 31st of July, I called the office. They told me that they had 1BR apartments available. I scheduled an appointment for the 1st of August. At the appointment, I asked quite a few questions, for I wanted to be well informed before deciding (there were two other properties that I considered). The base rent for the apartments was in the $1700-range. They also offered a special promotion. I took the map with the available apartments that were marked on it and walked around the property. Two of them are close to the highway. I decided that there was too much noise there, so I applied for the third apartment when I got back home. This is what they told me to do. When I applied online, I saw a different base rent. It was in the $1600-range. The application went through. On the next day, I got an e-mail. I was prompted to pay the application fee and the administrative fee ( a total of $305). I paid. One day later, I got another e-mail from the Leasing Office. I was prompted to e-sign some form. On that form, the base rent is in the $1800-range. I called the office to discuss this matter and was told that the base rent has changed since my appointment, that I had to pay the deposit two days ago to lock that price. A bunch of lies. I was told to apply online. The fee request came one day later and the form two days after the application. Not only did they increase the rent, but they also halved the special promotion. I have never seen people of this sort anywhere else. I told them that I needed the money they took from my bank account and was told that I would get the money back in two weeks. Well, I need it now, because I need to apply for an apartment somewhere else. If you look for an apartment, look elsewhere. These people are a bunch of irresponsible money-grabbing nullities--a bunch of people with no morals and no scruples. read more

My boyfriend & I moved out together and this is our first apartment ever. Yes, the price may be a little high but it's a beautiful community. I am so proud to live here! From the very first day the staff has always been helpful. They always try to understand your concerns and address any issues you may have right away. I've been living here 8 months and it still feels like my very first day. I can't get over how beautiful this place is inside and out. Our apartment is so spacious & we love the open kitchen. I don't know where to begin with these apartments. First off, we lived in Arizona for three years & NEVER had a power bill so high. The insulation on these is horrific & our walls were hot to the touch inside the apartment. We even put up white paper to block the sun which we have never ever had to do before. This was not what we expected when moving in to these apartments. During the winter the rain broke through the ceiling & cracked the wall & crown molding where water was pouring into our apartment, ruining pictures & furniture directly below. The crack was still there & visible the day we moved out. There were bugs ALL THE TIME. Even when we got sprayed! Once again the way these were built was so cheap. I have never ever had bugs in my house like I did here, dead crickets maybe 30 at a time coming in the window & the sliding glass door. Silverfish etc. Our AC broke & was pouring water & it went up to 100 in the house. The hot tub would be freezing cold, the office told me they didn't have packages when they did have them & told me they had already been signed out. The gates were always broken leaving so many cars lined up when we had to get to work. Club house is never open. The dishwasher would break. The dryer had the most awful alarm in the world that I can't even explain that can't be turned off. Honestly the list goes on. I wouldn't recommend these to anyone, go across the street to the other apartments in the area unless you want to pay $200 a month for a small one bed & have disgusting amounts of crickets in your house. read more

I moved into San Valencia in May 2018, it is now September and I must say it is by far the best apartment complex I have lived in Chandler in the 20+ years of living in Chandler. I have lived in several apartment communities and this one wins hands-down. Not only are the amenities great but you can't really tell the difference in the quality of the interior of the apartment. Everything is top-of-the-line! Staff was super friendly and helpful up at the leasing office. The pool is great! They have two beach volleyball courts, an outdoor shower, multiple TVs and it's usually very quiet up there. It's family-friendly and my kidsLove it. I've noticed in the apartments I've lived in the past that most of the time you always hear your neighbors through the walls, I haven't heard a peep here. The apartments are still under construction in the back but I can honestly say it has not affected us one bit. A really great bonus to living here is the amazon lockers. And last of all, you can beat the location. I highly recommend checking San Valencia out. Me and my family are very happy here and plan to stay here for a long time. read more

Don't move in here unless you want to be treated like a child. They post and send community emails that constantly threaten to fine people for not following their "rules". Everything from picking up your dog's poop, not smoking anywhere on the property, speeding, shutting a door to loud, putting your trash out wrong for the trash valet, etc. If you do smoke, you have to go to the canal, outside if the gates, and stand in the dirt to be accosted by homeless people and try not to get hit by the construction vehicles flying down the canal trail. It is NOT safe, especially at night. Each "violation" carries a fine of up to $100. Additionally, they encourage you to turn people in who you feel are not being good neighbors. The people who are habitual offenders do not read these threatening messages. Do yourself a favor, find a complex that allows you to live your own life, whatever that may look like for you, and be a great neighbor minus the constants threats. read more
