There was that issue, of course, because they made that process difficult. But, the big issues were the handling of their management duties. Here are some examples: They "inspected" the property at least 1x/year (indeed, I recall that paying them to do that was built into our contract with LR) but they did not note any of the multiple lease violations (e.g., three people living there when only one was on lease), furnace filter not changed - (ever!) - nasty and also very bad for the furnace, installation of window air conditioners by tenant without notice to owner in violation of law - and the tenants damaged two windows and completely ruined another in the process (which is why law provides that owner be notified so owner can arrange proper installation, which we would have done happily). Another example: a lease violation they did note at *every* inspection (e.g., disabling of smoke alarms) were not enforced - a huge insurance violation that would have been disastrous in case of a fire - someone could die and owner would be responsible - and even without a death, insurance would have an "out," which would cause horrendous owner headaches! And the penalty clause in the lease requiring the tenant was to pay fines for disconnecting the smoke alarms was never enforced by LR even though the violation was repeated. LR charged over $100 to replace a refrigerator pan to catch leaks/spills from the refrigerator with a plastic pan that was clearly designed for something else because it had an open drain hole in it (!) - and this "replacement" occurred after LR was informed we were replacing the refrigerator; they issued "normal wear and tear" reports even when tenants used of bathtub for dyeing materials and scribbles (presumably by their child) with permanent markers on bath enclosure left permanent stains (the move-out cleaning helped but did not fully cure the problem, so the tub and enclosure are still faintly stained); also included in "normal wear and tear" was damage cause to the wall/ceiling by burning candles in one of the bedrooms. Toilet seat covered in candle wax - replaced with a cheap plastic cover that was the wrong shape. LR did nothing for a long time about need to replace caulking in bathroom which, of course, could cause expensive water damage and mold, and when we discovered the problem, LR charged us for takeing care of that item -- and when we discovered the work had never been done, LR said, oh, too late to take that up with the company doing the work because we (the absent landlord paying a for property management) should have reported the problem right away. Two other issues with that: first, it's up to LR to be sure the work is done; second, it was their in-house maintenance folks who did the work! After we proved was LR who had been paid to do the work (note: they put the burden on us to review files, etc. to establish what they should have known), LR sent someone to do the job who did not do anything close to a professional job. Seriously. The joints in the bathroom were not sealed!! Also, LR said tenant reported a roof leak but LR did not check; rather just sent a roofer who came up with a very pricey contract - and when we asked about other bids, we were told we would have to pay LR 10% of the any other bid we accepted!!!!/.... Then - and this was very disturbing --- it turned out there is no evidence at that the roof was leaking then (and there have been no leaks to date). Too, paid for front door to be shaved down because tenant complained it was sticking; turned out really not problem with front door (except now a gap because shaved down) but problem was with security screen door, which LR never fixed -- we did that easy repair after LR was out of the picture. So, nope, our problem with LR is not about being unhappy with the laws concerning security deposits. Its about frustration - not to mention the substantial cost to us -- with dealing a group of people who always struck us as very nice folks but, at best, are simply too disorganized, and either do not know how to maintain property or enforce n lease terms or simply do not want to deal with the hassle of ensuring the property is maintained and that the tenants are complying with their lease.

Everything from the application process, to their emergency maintenance line booting us to a useless AI respondent, to their lack of attention to common areas and machinery is just abysmal. They try to get you to pay for things that are not tenant responsibility as per Oregon Law. No integrity- do not move into these rental properties.

They did nothing to keep that from happening either. They just let people show up un announced at any given time so if you have kids deffinitly don't rent from them because youll wake up at 5am to a crane setting roofing on your roof waking up both your kids because they decided that was okay. Again. With zero notice. .They just do what ever they want when ever they want to with ZERO regard for you. They have no respect and then they will also try and keep every single penny that you gave them for a deposit. As it states on their website If you pay a cleaning fee in the beginning you will not be charged again for the cleaning fee at the end of move out (APPARENTLY THATS A LIE) which tbh i fully expected them to try and pull some shady crap so I went ahead and paid a professional company $650 for a move out clean. Everything in that house was spotless and they're still trying to charge me $750 for "excessive dirt" which is funny because that place was literally spotless I have the receipts, pictures, and even video proof. They cannot and will not provide me with pictures of this supposed "excessive dirt" theyalso stated that after a 3 year lease mind you that there was apparently excessive "paint dammage" which i know for a fact is not true because again, pictures, videos that I took before leaving the keys on the counter as I walked out for the last time. They also can't provide picture evidence of this apparent "excessive paint dammage" they then tried to call me and tell methey were willing to give me $700 of my $3200 dollar deposit back instead of the $200 and something they originally stated was the case. Our attorney is putting the case together now and they will be dealing with him shortly. But to save yourself from the extreme headache and stress that they will cause you. Just run the other way. Rent from anyone else. They're hands down theworst managment company I've ever rented from. Im glad to have finally bought a home so I no longer have to deal with places like this. They're just here to rob you. So RUN. Tmg is great though! I had nothing but great experiences with tmg.

I was denied due to a credit issue, they said I was allowed to appeal but did not work with me. I asked if I could use a guarantor, and they responded via email but did not keep in contact with me. I just checked their listings and the rental I applied for is gone. They did not bother to let me know other applications were in and the rental is filled now. Just another realty company that operates as a business and doesn't have any concern for people.

First, they left a gaping hole in my living room wall that was created for plumbing work for three months with no sense of urgency to fix it until I told them I would not pay rent until J had an apartment that was in livable condition and stating my water pipes is not livable condition. The shared laundry facilities also experienced recurring issues. Despite regular rent increases over the years, the property remained dated and I saw few meaningful improvements. Before moving out, I proactively reached out to management regarding disposal of several large items and attempted to coordinate a bulk pickup. I understand that leaving property behind can result in additional charges, and I do not dispute that disposal costs may be incurred. My frustration is with the complete lack of communication surrounding the process. At no point was I informed that bulk pickup was not a viable option, that maintenance staff would instead be used for removal, or that the resulting labor and dump fees would exceed $500. Had I been told that bulk pickup could not be arranged or that the anticipated costs would be so significant, I would have made different arrangements myself. Instead, I learned about these charges only after moving out, when I received a bill that exhausted my entire security deposit and left an additional balance due. To be clear, I am not upset that there were costs associated with removing items left behind. What concerns me is the lack of transparency, follow-up, and communication. A reasonable property management company would have explained the available options, communicated any limitations with bulk pickup, and provided an estimate of the likely costs before proceeding. Prospective tenants should ask detailed questions about move-out policies, disposal fees, maintenance response times, and how communication is handled. Based on my experience, you should expect to be proactive and persistent if you want updates or clarity on important issues.

We mentioned all of these to justin but he was unresponsive until it concerned him getting paid. I submitted a maintenance request last year and continuously reached out to Justin about fixing the issues but he didn't re-spond. Then over six months in he tells me I need to submit a maintenance request, when I went online to submit one the one I submitted on July 30 was still there. The refrigerator containers were broken & never fixed, there were things in the dishwasher and was clearly dirty. Several items left over from the previous tenant. Justin reached out to us regarding any issues with payments but didn't respond to any maintenance texts until the last 4 months of our lease. Two smoke detectors are also missing after we informed him. We reached out in the winter regarding issues with the heater and he asked us to submit a maintenance request...what's the point if theres no response. As of today we still have yet to set a date as Justin will want to do things same day or within two days and often times no one is home and we've already coordinated our schedules for the week. It would suck if they charged the previous tenant for these fixes just to leave it as is. I was really excited to live in my dream home but the beauty in the house is simply a facade for the lack of service you'll be receiving. Hopefully the place will be fixed better. The owners of the house I was renting sold the home so we had to move, totally understandable. When I went to pay last months rent what was supposed to be prorated it was full price! I reacted out to them with my concerns and it took them 14 days to get back to me. When they did they said they didn't receive our 30 days notice after they told US we had to move out?? Then he said let me get in touch with my manager, when he got back to us he was like oh yeah you are good to move out. Like duh?? Many more issues just like that! When we finally did move out they still had us registered as a tenant in the renter portal and was showing we owed money after we were no longer lived there! I got scared they would do something nefarious so I documented everything! Also their google reviews are 4.5? Bots for sure Long story short watch out with this property management, they are terrible and disorganized. Better yet find a different place to rent.
