    Nice b&b. Lots of room to spread out and relax in the living room, dining room, sun room, outdoor living room, or front porch. We had some awesome breakfasts cooked by the caretaker. White house is neat town and 35 minutes from tahoe.

And from the Deck, the expansive view of the Carson Valley is stunning and soothing. Every time I come up, there's the latest talk about folks trying to make Genoa a "Destination". The area certainly seems to do nice Wedding business, and I particularly enjoy hanging out at the Genoa Bar. There are also a few nice places to eat such as La Ferme. Past that, it's my sense that this particular marketing plan isn't working as well as it should. David Walley's Resort recently went through a management change during an interesting "quiet" period and the relatively recent "Genoa Square" development is only left with the Dancing Deer and a reopened Genoa Country Inn. The Genoa Coffee & Candy Company was the latest closure, with the rumour that the landlord forced them out due to complaints of coffee odors (?) wafting through the hotel rooms. Oy. The Genoa Country Inn has 11 rooms and is a nice place with wi-fi and the usual other amenities (including view). It's an easy walk to anywhere within the Genoa Town Site, and if you just want peace and quiet, this place may be a good choice for you. However, if you want a little "excitement", South Lake Tahoe is a winding drive over the Kingsbury Grade, and greater Carson City or the "Twin Cities" of Minden and Gardnerville are all easy rides. Just watch the occasional speed trap on Jacks Valley Road.

My husband and I were surprised at the size of the room when we walked in; it was huge! There's a large bathroom area, and tons of room around the bed and by the mini fridge and coffee station. There's also a nice table and chairs, a modest TV, and a terrific balcony with an outstanding view. Our bathroom, as well as the bedroom (and everything else), was very clean. Everything works great in the room also, and we had no complaints, except maybe that the bed was a little uncomfortable. My husband had trouble sleeping but I can sleep on pretty much anything pretty happily. I'll be sad when 11 o'clock rolls around and we check out. This Inn is conveniently located in the center of a town and area that I would like to spend a little more time day-exploring. Looks like an excellent reason to come back!

During this journey, we stayed at everything from roadside motels to 4-start hotels to Airbnbs. Our best experience by far among all of the locales was Alpenrose Inn. Some reasons why: 1. The new owners are exceptional hosts. Sylvia guided us to great locations for adventuring in the area that we would never have known about from our online research or guidebooks. She went the extra mile to help us when my daughter had a migraine. And when we locked ourselves out, she cheerfully got us back into our room even though she was supposed to be "off duty." 2. The location is ideal. It is a short walk from the Inn to the main drag of Tahoe but far enough away so that you have peace and quiet. For those of us who aren't in Tahoe to go to a casino, this is the place to stay! 3. There are communal spaces that feel private. There are two outdoor locations with tables and umbrellas where you can eat, play games, read or work on your laptop. There is an indoor space where you can spend time as well. Since the weather was gorgeous while we were there, we stayed outside. When I had to work for several hours one day, I felt like I was still in "vacation world" despite the laptop. 4. Value, value, value. The price is more than fair for what you get! In fact, we were expecting a lot less based on the price relative to other properties in Tahoe. The rooms aren't fancy but they are nice with new linens and comfortable beds, air conditioning, newer bathrooms, etc. I rarely write online reviews. I only write reviews when we have had great experiences. I am writing two reviews from our month-long trip and this is the only one for hotels. ;)

Met a nice girl that told me all about her travels to Japan. Which is helpful and put my mind at ease as my husband and son plan their trip. Staff and GM were very helpful and patient with our group, which did include mainly younger children. We took up most of the kitchen as we ordered pizza and dined indoors. Sorry to nearby guest if we were too loud. We were all just so happy to be together. We enjoyed time at the nearby lake watching the sun go down, swimming in the pool, playing in the hot tub, roasting marshmallows (which was generously provided by the hotel), and playing board games. Food was also easy to order and delicious. So convenient to be able to grab complimentary coffee with our breakfast, which was yummy. Yogurt bowl, with the berry compote was my fav. The area around the lobby is beautiful, appearing newly renovated with working fire pits, a deck and pool area, bar and lobby area. If you are in a room on that side, there are plenty of amenities for you to enjoy. We were in building 7, a room across the street from the luxury of those conveniently located amenities. In absence of the amenities, it did offer quiet as there was not a lot of foot traffic or people on our side. There was a fire pit directly beneath our 2nd floor room; however, it did not work since it needs gas (per the staff). None of the fire pits on our side worked, we were later told they were for the community center by reservation. Check in was easy, the staff who assisted were pleasant and thorough. When we arrived to our room, the in person version did not look as upscale as the photos I based our booking on. The fact that there is a shared microwave should have been the biggest clue. There is no coffee maker, rather a kettle for hot water and packets of something to use. Checkout was simple as well. Amenities: The fridge was pretty spacious for being small and there were plenty of shelving for snacks. The hanging space had five hangers, which were located directly above the kettle. The toilet seat had 3 temps to warm your bottom and the water in the shower (and sink) got really hot so be careful. The mini balcony was nice to exist on and fairly quiet even with cars and people passing. The staff were friendly and have been accommodating with requests for room service. Heavenly Ski Resort was a 5-10 minute walk from this location along with a plethora of eateries and shops including Target, Jamba Juice, Starbucks, Ace and other shops. All within walking distance inside the same shopping center. We will not return to Coachman Hotel for future stays. There are plenty of surrounding hotels near by. Our daughter did enjoy the balcony, the room was clean and well maintained. For us, we prefer accommodations with an actual coffee maker (as advertised), a microwave in the room and a more luxurious feel to our stay. The s'more hour was fun for our lil one to experience. Staff were exceptional so I would not discourage anyone to consider Coachman.

We ended up waiting 45 minutes before it was finally finished. That set the tone for the rest of our stay. The room looks nothing like the photos online. While it is spacious, it is extremely run down and in serious need of a deep cleaning and renovation. The appliances are old and filthy. The refrigerator is very loud, and the bathrooms were absolutely disgusting. When my son dropped his phone under the bed and crawled under to grab it, he came out covered in dust -- clearly the room had not been properly cleaned. Several things in the room didn't work. The TV in the master bedroom didn't function at all. When I plugged my charger into one of the wall outlets, it shocked me -- which is completely unacceptable and a major safety hazard. The front door doesn't lock properly, and there is a large crack in the door where cold air comes in. I would not feel comfortable leaving any valuables in this room. Parking was another issue. After going out to dinner one evening, we came back to a completely full parking lot. When I asked the front desk where guests were supposed to park, I was told it's "first come, first serve" and that's why they don't charge for parking. Meanwhile, there were people living in vans taking up spots. That is not acceptable for paying guests. On top of all of this, the staff was not helpful and not particularly friendly. Overall, this property is poorly maintained, unsafe, and misrepresented online. I would strongly recommend looking elsewhere.

This is a NO FRONT DESK online only management, and you are given a DOOR CODE vs a key, and the first attempt (via text) to get that door code was empty. The management IS however fast about replying to texts and got me the codes within minutes. The WiFi that is standard does NOT WORK, but once this was noted to the texted phone number, they gave me admin WiFi with password instantly, so maybe they new the other WiFi would not connect? This is also a NO SERVICES hotel, you have to PAY per day for cleaning, bedding, etc., run more like an AirBnB with cleaning charges, etc. AS we still had a decent total price, and don't really need daily room clean, we were fine. There is a supply closet you get access to for more towels, coffee etc. (use 2 packs of coffee to get more than brown tinted water in the little coffee makers!). We had 2 rooms, 2 people in each room. The rooms were somewhat different in furnishings and bedding! Each room did have a mini fridge WITH FREEZER, which was rare! Each room did have a mini coffee makers with some supplies. One room had a mattress that was SUPER SOFT, the other one had a firmer one that was OK. Both seemed to be foam based. Office wise? There is a small desk in one room, a high top table and stool in the other. The desk location in one room was back by the bathroom, had NO wifi connection, thankfully I had an external WiFi antenna on a long cable to get it near the window, not my first rodeo with bad WiFi! Only a good connection near the window, as these are stoutly built old school thick walled rooms! Room (identical for each of the 2 we saw, next to each other) was much smaller than expected based on photos (darn wide angle lense can trick you!), barely had room for the bed and to move around. It was efficiently laid out, with a nightstand and light on each side of bed. There is NO PROVIDED seating other than a not very comfortable desk chair (one room) and stool (the other room). I did squeeze in a zero g Camping recliner but barely, so I could sit somewhere NOT ON THE BED (which was too soft and killed my back). The room was pretty clean, hardwoods, modern. No desk lamp! TV is ONLY ROKU, so be sure to know how to use it! many folks who were prior guest left their sign ins active, so we still had Netflix, etc. without having to log in! The other room was not logged in for many however and had limited "free" stations via Roku only. NO cable, NO sat dish. ONLY streaming. The bed (mattress too soft in one room as noted) has a duvet without cover but does had top/bottom sheet and extra blankets. The HVAC was a standard one under the window, you can set continuous fan, high or low, and set temp. Was bit loud, not sure how old it was The room was a bit odd. The mirror over the bathroom sink was SO LOW my head was not in it, and I am not that tall! There is a mirror in the room that is taller, so had to shave there! The sinks varied between the two rooms, our room had a raised sink. The shower is adequate, I do wish they had a hand shower option, it is fixed, and low water output but water was hot and spray was good. Some small bit of pink algae or mildew in the bathroom. Towels are a bit small, but as you can get more in the supply closet, you can manage! Other perks were passes to the nearby beach, $5 during day, free after 6PM, about a 8 minute walk. AS for location, you are RIGHT IN THE MIDDLE of it all. Just about all the places are walkable, parking lot a bit cramped, but we managed.

Room 31 next to us didn't pass the vibe check at 2 am (or the rules stating be quiet from 10-7 lol). However the place was clean cozy and decently remodeled for a motel in Tahoe. Felt a little stale but can't put my finger on why. I appreciated the extra blanket. Heater worked nicely and was not loud. Adequate towels. Fine for one night still 300$ but half the price of other hotels for NYE so it was premium night. Walkable area really close to Heavenly village and casinos so that was a high point. If the walls were better insulated I'd absolutely return however that's a construction issue that will never be made changed.
