Here are the facts of what happened to me when I tried to rent a house from Hauserman: ⁃I found a rental property that was suitable for my group, filled out the booking form, signed the rental agreement, and paid the initial payment. ⁃Weeks later, I got an email that said my rental had been canceled, with no indication as to why. ⁃I had to call them and ask what happened. They stated that the owner had decided they wanted to stay there that weekend, so they simply canceled my stay, despite the signed rental agreement. ⁃They were unhelpful in finding an alternative location, offering only another one of their properties that had less bedrooms and a worse location. ⁃I tried to work with them and asked to be transferred to other properties in their portfolio that were suitable for our group and more equivalent to our original rental, but they refused to allow us to transfer to one of those unless I paid the difference, despite Hauserman being the one that canceled our original rental. Just be aware that Hauserman can and will cancel your rental at any point and then basically tell you to pound sand.

My rental is my only source of income so when the cleaners were late or things were broken and not fixed because I was not notified, guests would not have the best experience. I even caught one group of Mexican cleaners putting sheets just in dryer and not even washing them! That's when I started doing all the laundry myself! Unfortunately, some circumstances in my life caused me to not be able to actively manage the rental as I use to. I was in dire need of people who could do more, get the job done, and communicate with me and let me know they hear me when I communicate with them. Finding Vacation rental assistance was a complete miracle for me. Not only are they on top of the cleaning, (and all linens are provided by them and taken off sight for professional laundering) but many smaller maintenance issues as well and making sure the hot tub is cleaned and serviced between every set of guests. Their pricing is extremely fair, and I believe they earn it by keeping me informed of anything needed so I'm consistently receiving 5 star reviews from my guests. Which results in more bookings! I get pictures of any issues noticed after a guest leaves, which takes away a lot of stress! When they heard my beloved dog died, I even received flowers and a card. That's special. The professionalism via pre and post inspection reports, and ability to have a 24 hour on call handy man if you choose really makes owning a vacation rental much less stressful. Thanks to VRA I'm able to focus on my own healing and do more of giving back to my community. They are the most thorough, polite, professional, fair, people I've met in this industry, and I'm really so grateful for their whole team from the top down.

I do NOT recommend staying at any Marmot rental. The company is inflexible and they will charge…read moreyour credit card additional unsubstantiated fees-- without permission. On the morning of checkout, I called Marmot to ask if we could check out 30-45 minutes late, as I was held up finishing some last minute wedding obligations. The representative at Marmot-- in a rude manner-- denied my request and told me that if I delayed the cleaning team, I would be charged extra. I rushed back to the condo and when I arrived, the cleaning team was inside actively cleaning the first floor. I specifically asked a member of the cleaning team if I delayed their cleaning and she answered "no." I went upstairs (where they had not even started cleaning) to the bedroom and grabbed our two packed suitcases from the corner of the room. I was out in less than 2 minutes and caused no delay (as confirmed by the cleaning team). One week later, Marmot charged my card an additional fee and I received a corresponding email stating the charge was because I delayed the cleaning team. Because the cleaning team explicitly told me that I had NOT delayed their cleaning, I requested a receipt. The following week, I received a suspect "receipt" from Marmot. Interestingly, the receipt was created AFTER my card was already charged, the description of the charge was completely inaccurate (it said the cleaning team was waiting outside when I arrived and had not been able to start cleaning), and there was not even a cleaning company name on the receipt. This may not seem like a huge deal, but it clearly demonstrates Marmot's business practices. They provide no customer service and will clearly go to great lengths to charge customers extra.

Marmot Vacation Rentals however did not provide customer service when the roads were closed and we could not reach the property on the check-in day. Further, their online rental agreement has a box to check for "rental insurance". However, unbeknownst to us, this box is meaningless. Only upon requesting a refund for the night of stay we were unable to use due to the roads being closed did all of this come to light. Lisa at Marmot rentals repeatedly assured us she would speak to her manager and the property owner to see if we could receive a refund, but she did not. In fact, my last email to her summarizing our conversation was never answered. Further, she insisted that the rental agreement included a clause that inability to use the property due to weather was not grounds for a refund. However when we read the entire agreement on the phone together, she learned that there is no such clause. Yet, she refused to refund us. When I asked about the box we clicked for rental insurance, she said that that was meaningless and they don't provide it. The people at Marmot Vacations are hoping you'll rent a property from them and then weather will prevent you from using it. Don't rent from them. BTW, we've rented ski properties for the last decade on the East Coast and they always said SAFETY COMES FIRST - don't drive in bad weather - we'll refund you the night(s) due to weather issues. Here's the email I wrote and never received a response: Dear Lisa, After our conversation on Monday, March 27, 2017, I expected to hear back from you regarding the request for a refund for the night of Feb. 21, 2017, where weather closed the roads and prevented our families from arriving in Incline Village. It has now been more than a week without your response. As we discussed, the rental agreement does not indicate that refunds will NOT be provided in the event of road closures/weather issues. Further, your website falsely indicated that we had Travel Insurance at the time of the booking. And while you were willing to extend our stay by one night at no charge, we could not stay another night due to school/work obligations. We are requesting a refund in the amount of $300+tax. When I say I had a horrible experience, and they have done NOTHING to rectify the situation. I heard/saw nothing from them until the morning of my rental. I was calling my leasing agent I've used so many years before, but because I rented through Vacasa all my dealings was with them directly. My agent didn't even get credit for my rental. So not only are you not getting great customer service from trusted people, but agents are loosing jobs and relationships they've built for decades. During my rental I heard the keypad for the keyless entry while I was inside my unit. It took about 30 seconds before my brain could register what that noise was. Once I realized someone was attempting to enter, I threw on a swim cover and ran to the door. I opened it and no one was there. I stepped out into the hall way and looked down the corridor and a man was swiftly walking away when he looked back, our eyes met, and just then, he stepped onto the elevator and left. No spoken words, NOTHING. About 40 minutes later, as I was getting out of the shower, I heard SOMEONE INSIDE MY UNIT!! I threw a towel over me and stepped into the entry way of the living area and there, sure enough THE VERY SAME MAN WAS STANDING INSIDE MY RENTAL!!! I was shocked and angrily asked, "Can I help you?!" And he tried responding that he was there for maintenance. I told him I was currently renting the unit and to please leave and not come back until after I left. He attempted go on explaining and going back and forth with me as I stand ALONE with no clothes, debating. I finally said, "GET OUT!" He left and I immediately called my agent. My agent was furious as was I and told me I needed to call Vacasa and file a formal complaint. I called the number she gave me, reached someone's 12 year old who took a message and said "Thanks for calling." I told her that was not good enough. She said "I've noted it in your file." I asked to speak to a supervisor, it was 3 ppl later (I continued escalating) before I got a professional on the phone who I thought was listening. I felt better because at least, finally, I got some empathy for what I just experienced!!! However, NOTHING was done. No follow up, no apology, no compensation (Yes, I left my rental 2 days early because I did not feel safe)! I hope all the units in this condo isn't being managed by Vacasa. I will never rent with or through them again if I can help it! I've seen stories on social media of travelers distraught over thefts and things from their rooms, and the police not being of any service mainly due to the lack of break in (who needs to break in when you have codes floating all around). Now I know these stories to be as true as mine. I relaxing beach vacation was an unwarranted learning experience. Still lacking the vacay I needed from working during a whole pandemic. Thank you Vacasa for NOTHING! I'm posting here because they have YET to post my review on their website. It's hidden from the public. ======== The responses from VACASA on this post can not be replied to, so I'll reply here. EVERYONE at Vacasa from the local to the district to all the way in the southwest where the manager lives who I spoke to is aware of this situation and again, NOTHING has been done. I mean the first day we walked in I was sliding around on the sand on the floor in the kitchen. There's no way our babies could have been let alone to crawl on this floor. The unit is old and rundown, the furnishings are disgustingly filthy! Again, the only good thing about this unit is that it is actually on the water. I truly hope this review helps someone in the future!

They even entered our house well after we had cancelled our agreement with them ( about a month later) Very unethical. I called them out on it and got hung up on. The cleaners are notorious for covering up the ring camera so that we cannot see what's going on. Very sketchy behavior Emailed ring video to them as proof. The old cleaning lady walked up the hill ( instead of driving) while our new cleaners were there, one minute after they left the old cleaning lady came into the house without permission. IN RESPONSE to Vacation Tahoe(Owner) Take it for what it is, and there other reviews. No privacy rig hey s were violated. We simply as other properties do have a Ring camera to watch our house, as NO ONE else was watching over it as they were supposed to. She never went to the house to check on things before or after a stay. It was up to Vacation Tahoe to advise their cleaning staff that the agreement was over last month. Intentionally covered the Ring camera before proceeding inside. This would be on them, and having someone come into the house without permission is very wrong. This behavior is extremely concerning, as it involved unauthorized entry and an apparent attempt to conceal her actions. Again, no accountability. Lies, lies, lies. We stuck no one with a $10,000 shoveling bill. I am looking at the bill, and we paid what we were given. Enough said!

A week later we received an…read moreinvoice for "extra cleaning" the note said bedding was removed. the check out book states to remove all bedding and place it by the laundry area so we did. 9 beds so 9 full bedding sets. I washed and folded all towels in the cabin the night before so only laundry was the bedding. they charged me an extra $120 for this. I paid a cleaning fee when I rented it of $285. i dont think I should have to pay extra for them making beds. The rental company does not want to hear my side or even try and work it out. That said, we splurged after a long road trip and paid a lot of money expecting something upscale and instead got a small, basic room connected to the neighboring room by an adjoining door, and we could clearly hear our neighbors. The room also had several imperfections that would have been fine at a lower rate, but not at this price. Parking was a big headache. There's no convenient parking, and because we were told not to leave food in our car due to bears, we had to haul everything back and forth multiple times just to unload. If this hotel were about $200 cheaper, I'd say it was fine. At $550, it felt like a rip-off.

The floors were dirty, there was hair in the bathroom, and the linens on both beds had multiple stains. There was no fitted mattress sheet or duvet cover, only two flat sheets and a duvet per bed. We booked a double queen room but were only provided with two bath towels. The pillows were also very cheap and flat, which can sometimes be the case in hotels, but this property claims to be a four star hotel. The pillows could not be folded in half without trapping air, making for an uncomfortable sleeping experience. This, combined with the poor level of cleanliness, made us feel uneasy throughout our stay. Despite the name, this is actually a motel. For the price, it felt very overpriced.
