I was about to sell my condo because of Williams Management when like-minded homeowners, just as fed up, raised their voices to overhaul the HOA to finally bring this scumbag down. This guy doesn't do absolute jackshit and remains utterly unresponsive, even dismissive (the prick he is) until it's time for a project that's completely unsolicited and unnecessary - the contractor's obviously his relative/friend. Then he becomes this obsequious sob. He's a pro manipulator, targets condos where the board's largely old. He creates disharmony amongst the ranks, those who side with this low class scum (equally old, equally a redneck, equally an asshole, or might just have dementia and make bad calls) vs. those who can't stand him (younger, more educated, sensible, higher income, etc.). The guy also has anger issues, and apparently based on what several have attested is a full on creep. Any positive review is fake. You don't need to be a data scientist to know that it's his syntax. Michael Williams is the worst manager our Townsquare Townhouses in Livermore has ever had and we are going to get rid of him finally for not responding toe flood damage and mold,roof leaks,pit bulls running wild witout leash over the years he has been consistently rude to homeowners who ask for help and after years of his management the lack of maintenance is taking a toll.He didn't even know our homes are being painted I e-mailed him he responded"What Do You Want Now?" The reviews you SHOULD be looking at are under the link "12 reviews for Williams Management that are not currently recommended" Mike has no personal skills (rude and disrespectful) and is complacent with taking our HOA money. He has to be contacted multiple times to resolve an issue (if it ever gets resolved.) Our HOA board recently spoke about the possibility of replacing his Mgmt company. Hopefully they will look at that possibility more in depth and decide to make a change. If you are moving into a community managed by him, BEWARE! If you are looking into hiring his company, DON'T! The people he employs to do work can do "patch work" AT BEST! There is no quality in the job they do. None of them under his employment are licensed contractors, they barely qualify as a "handyman." After Williams management acquired our old management company the problems in our building went from bad to we had no idea it could be this bad. Williams was: - unresponsive to actual problems like leaks, emergency calls, or even calls during business hours, but would charge the HOA for after hours calls every time - would literally yell and publicly shame property owners when they asked questions at board meetings - would respond to board member's emails about legitimate questions and concerns with a word vomit email blaming the board member for questioning his authority when he could just answer their question in 2 sentences or less - we were shuffled through a new property manager every 6 months because they all quit - was blatantly misogynistic to the female board members and home owners to the point of talking over women in meetings, refusing to answer questions when posed from a female board member but would when a man asked the same question, and visibly roll his eyes when women talked during meetings - gave us incorrect financials and never fixed them or responded to emails about how they were wrong/acknowledged that they were wrong They are not professional, they are not competent, and they made us believe we were lucky to have them since we were such a small building. After being with our new management company for a year now I can tell you with certainty there are much better options out there and I would be happy to refer you. My only advice to anyone who has any inkling of hiring Williams management: run away. read more

I'm in agreement with the overwhelming number of other very poor reviews of this company. If you're on the board, well, he's such a nice man; an expert, knowledgeable. If you're not, his attitude is "buzz off and stop bothering me." Ultimately, that's down to the owners - what are we doing, allowing the Board to continue to employ this man? They manage the property I live at. At best they are mediocre. It's very difficult to get them to respond to the needs of owners who live at the complex. They have no one official who is on site. Every time I call them they seem annoyed. I'm paying them $325 a month in HOAs. I really think they have no business being annoyed when I call to report a problem that they need to attend to. Careful - do you live in a new condominium project or one that has been recently converted and is managed by Williams Management? If this is the case, make sure you go to your HOA board meetings to keep a close eye on Michael Williams and the board members. If they begin to talk about construction defects and suing the developer, do what you can to make sure it does not happen. During pending litigation, homeowners cannot refinance their mortgage or sell their unit because banks will not lend during pending litigation. This type of lawsuit could drag on for years and is common on new condo developments and conversions. It is a huge money maker for the litigating attorneys and one would think a huge money maker for Mr. Williams by the way in which he pushed the HOA Board to file such a lawsuit. Even more disturbing, is that Michael Williams and all Condo Property Managers are protected by the CC&R's from any litigation against them even if they are negligent. However, the board members are not protected and many are not aware that they can be exposed to lawsuits for the very things the Property Manager persuaded them to do. Not surprisingly, Michael Williams can be very charming and persuasive to the board members, while being condescending and dismissive to the property owners. What I have mentioned above occurred at The Deerfield Condominiums that Williams Management manages and is also where I live. Although a lawsuit was filed against the developer of The Deerfield, the Attorneys (Berding | Weil of Alamo, CA) that Michael Williams recommended and worked with before, made a huge mistake that subjected them to malpractice and ultimately lost the entire case for the HOA. They wasted more than a year of everybody's time and cost untold amounts of money in losses to the complex and its homeowners. It is of my opinion and direct experience that Williams Management does not have the best interest of the properties he manages or the homeowners. He will do what little he can for the most cost to the homeowners. Even with today's technology, Michael Williams does not maintain a website where residents of the properties he manages could pay their HOA dues or review their account. Please do your homework before even thinking of hiring this property management company. Also, please be aware that Michael Williams is not a certified manager nor is his company cerified. Any property manager worth his weight would be certified. Further, be aware that he contracts the collection of late HOA dues to a third-party agency, Pro-Solutions of Antioch, CA (owned by Janet Quinn-Dennis), and any homeowner subjected to this type of late dues collection will also be subjected to an extra $1300 (approx.) for collection costs in addition to several other contrived expenses. The homeowner is not only fleeced, but the process is legally questionable. Beware of Williams Management and Pro-Solutions . Both want your pocketbook and maybe your first born as well. read more

Our building uses Williams Management and I've never had a problem with them. They have been nothing short of accommodating and helpful when I've gotten in touch with them for HOA concerns. Do not hire this property manager he violates the Davis Sterling act and has no certifications no RE license and allows Board member to hold meetings amongst themselves without notifying all residents. The same board members vote themselves in. Please google Draeger Construction and the news articles regarding them and the class action lawsuits. This popular HOA Construction Company lost their license and was forced to close their doors after several lawsuits. This was a popular vendor MW used. Also he will not provide work orders for the vendors he picks. The hoa is supposed to pick the vendors by getting three bids instead Michael has his own shady handyman doing the work. This management company cares more about saving money that protecting the tenants it manages. Someone was smoking in the stairwell and it was leaking into the hallway where we live and breathe and they thought it was too much of a inconvenience to sent out letters to a dozen units in the area. Michael Williams clearly was annoyed and had an attitude. This is unsatisfactory for a management company to behave in this manner and unethical to let the smoker continue without taking immediate action. read more

This management (my opinion is rude).. I wish my neighborhood would get another managment company. The owner is rude to anyone when you call in for a simple question about your HOA, it is like you are burdening him. I have lived in the area for very long and he (Michael Williams) is notorious for his rudeness and arrogance according to other neighbors. He refuses to talk to you respectfully or help you with questions and only talks to whom ever is on your board of directors in your HOA. Just as written below by other posters on here. My board of directors never meet, the same board of directors are re- elected as there is no election ever! Williams Management just sends a letter stating no election and same board members as last year, he never sends out a letter asking for a meeting and to have an election if anyone is interested. He also says that no one ever goes to board meetings but my neighbors and I always say why hasn't at least one been called? Sketchy and red flag! You get what you pay for. Although Wiliams Management has below market prices, which may work for low maintenance properties, it doesn't work for most. He does answer calls and responds to emails, but the follow through and professionalism falls to the wayside. He didn't keep our HOA up to speed with the Davis Sterling Act, visit our property regularly, get appropriate bids, etc.. Scary and then his office gave out personal information of a board member to a crazy neighbor after switching to a new management company. I have 12 years living at the same complex as the reviewer mentioning the cheap labor. I can tell you that the work done here is to everyone's satisfiaction besides the complainer who does not even come to the association meetings. It's too bad the hear the previous reviewer has had such poor results with Williams Management. I will admit that I have been living in this condo for only 1.5 years (a different condo than the previous reviewer's), but I have been really happy with their responsiveness and attention to detail. The company is well versed in condo issues and will almost always be able to provide educated, detailed reasoning as to why various CC&Rs and rules exist. The subcontractors they have hired for various duties have been top notch. I don't think it is fair that Williams Management takes the blame for a poorly performing HOA. People need to SHOW UP to HOA meetings for an HOA to work! It is amazing how many people spend sooooo much money on their condo and then entrust it to a board of directors they've never even met! Williams Management does a wonderful job of executing tasks assigned by the HOA and is reasonably priced. If an HOA is ready to kick their current management company, Williams is the way to go. read more
