I'm going to keep this review short and simple. They claim to make things easier but actually they just make everything stressful and difficult. I tried asking a question and they just take forever to respond. General phone number starts with a phone prompt that you can't skip. The annoying part of the prompt is that it repeats itself for 5 minutes letting you know about their useless AI chat that they have on their website. What's worse is you have to sit there on hold for an hour to get an actual human on the phone and not know how to answer a simple question! Also that price increase! My monthly HOA payments went up by a lot because of this company! Yet they have extremely bad customer service and ultra slow response times! read more

I was a first time board member and worked with FSR. The managers I worked with communicated well with me and were always courteous and professional. The prior management company took a week to a month to respond to my emails and I was a board member. FSR educated me and was always helpful. I've been on my HOA's board for about a decade. We've had to change property management companies 5 times in two years. We did not choose FSR as our property management company, we chose Willis Management Group and they were sold to FSR. Our board was caught off guard with this move since we had just signed with WMG a few months prior, so that sale must have already been in the works before we contracted WMG. For 1.5-2 years, it has been nothing short of a shit show. Our legacy WMG property manager said she wasn't getting the tools and support she needed to transition. She said there was a ton of attrition as well, and later she ended up leaving FSR. I don't know how much of that is true, but we got basically nothing done with her as our account manager for ~6 months. Then for about a year, we were assigned a new team, but the ball had already been dropped and the new team was only mediocre at picking up the pieces. Landscaping, maintenance, and accounting issues weren't addressed for an entire year. We had issues with our elevators having current certifications and our Secretary of State status had lapsed (from previous companies), but we really had to light a fire under their butts to make any kind of meaningful progress. When you realize that we went from small, local companies to a 19,000 employee behemoth, you'll see where the lapse in service quality goes. read more

Worst Worst Worst management. All out places are going through remodeling and hey have to send us a cheque since last October. October 2025. Continuously beating around the bush with so many reasons like- was on leave, payment team forgot. Then manager says she is looking at it and ghosts us. Jaylene Pascarella, Bianca Ruiz and ToneeRose Legaspi are extremely incompetent and still have not responded to our emails. Their residents link is broken , We are trying to contact their board- but their website is broken. My god- If there is zero stars I would give it. They all need to be sent home and a new team replaced. They still have our money. They also stuck a iremovable sticker on a car( even cops dont do that) that does not come off a car and refused to acknowledge the error. read more

Wrong. I did not deny having the key fob mailed to me. Bianca Ruiz sent me a link that was not able to process the purchase. I was left with the option of driving an hour to pick up the key fob. She then offered to be on site for pick up and when the day came, there was no update that she would not be on site. It was not until she referred me to ToneeRose Legaspi (because bianca has no idea what she is doing) then we were able to resolve the issues. Please hold your workers accountable. read more

You are with Client Services Department, it's appearing and sounding, that you are servicing FS Residential San Ramon, instead of our HOA community. You are giving a standard FS Residential reply to your team's communication shortcomings, I bet you have not seen and read all the frustrated emails and heard of stressful phone calls our homeowners have had with FS Residential San Ramon, because if you did, your reply will be different. No, they have not addressed the long-delayed election issue, as they have been stuck with option (b) only. Even during the last Open Session 2 days ago, I asked about what is stated in our By-Laws, under Page 3, 2.5 Vacancies, 2.5.4 Replacement. Vacancies in elected seats on the Board caused by any reason other than the removal of a Director by the Board or by the Owners may be filled by either (a) vote of a majority of the remaining Directors, even though they may constitute less than a quorum, or (b) by vote of the Owners at a meeting, and any vacancy caused by the removal of a Director must be filled by a vote of the Owners. The reactions of Andrea & KC were snail ignorance, even if I requested them to quickly check from their respective computers the said information, they brushed it aside by saying that they were not aware of it and will ask the Election officer about it. Aside from Andrea, KC and the 3 Board members, they were only 6-7 other homeowners who attended the Open Session. Only 3-4 (including me) spoke with maximum of 3 minutes each, so only 9-12 minutes used from the total of 20 minutes allocated for the open session. Andrea & KC chose not to use the remaining 8 minutes, even though we expressed the need to voice additional concerns and/or suggestions, obviously because they did not want to hear more of what homeowners would like to say, they just want to move on with their Agenda, they manipulated it and was unfair to the homeowners. Sadly, whatever FS Residential San Ramon is doing with regards to our repeated and long-standing landscaping and tree trimming issues, have not been efficient and effective, it's because your team still has project management and vendor oversight shortcomings, needs serious improvement and real action. There is a Pest Control expense on the financial report, but none of the homeowners have seen any company go around to do any pest control treatment anytime of the day or night in our community for years, even if Andrea & KC answered treating ant problem. Ants are also seasonal and since we are situated in a cooler place in Hayward, we rarely have ants or else none, so where is this money really going?! De-webbing is the icing on the cake, that seals the description of being reactive than proactive, as de-webbing does not prevent the spiders from making new webs again. For your better appreciation and accuracy of your response, may I suggest that you personally go visit our community, so you can see our landscape, tree & spider web issues. Also, give some time to talk to the homeowners and ask about their experience with and feedback about FS Residential, so you can hear it first-hand. Go out of the 'box' and not just listen to the inaccuracies that your associates give you. Again, since the community is spending our hard-earned money to afford FS Residential San Ramon's salary, which represents a significant expense for our homeowners, we expect the highest levels of performance, that meets the standards our homeowners expect and deserve. read more

If there is a star less than 1 we will definitely choose it. FirstService residential became our HOA billing company in Jan 2024. For our Jan 2024 HOA monthly payment of $900, the previous HOA billing company (HOA Accounting Service) confirmed and forwarded our bill-pay to FirstService. On the back of the bill-pay check under endorse, it clearly showed the name of FirstService Residential. The check was cashed on 1/30/2024. In our past 10 months countless communications with FirstService, the company denied receiving the Jan $900 payment and charged us so far a total of $600 late fee plus one extra month HOA of $900. Phone calls and emails involved agent names of Angela and Bianca Knudsen. We were last told that the company created a case and will look into it, however never got any contact back but just us kept being charged for a late fee of $90 every month in addition to our regular monthly HOA billing. read more

I don't leave negative reviews unless I get crappy service from an establishment more than once. In that regard the FireService Residential employees who manage the Whisman Station HOA have proved consistently that they are utterly incompetent. I don't want to name the individuals out of courtesy, but the lady who manages this HOA does not respond to emails. When I asked her about an issue during a board meeting she told me to send an email to her. When I emailed her I never got a response in spite of my reminding her every week. On another instance, they managed to fuck up the simple task of clubhouse reservation. The application form does not even mention the address where you are supposed to mail the payment for reservation. It took roughly 10 days of repeated phone calls and emails to get the mailing address. Three days after I sent the payment they claim that they never received my checks hence gave the reservation to someone else. I don't have a problem if someone really reserved it before me. What is ridiculous is that they wasted my time for 2 weeks due of their incompetence in processing a simple reservation. They also claim that they never received my checks; they are either lying or genuinely incompetent in processing USPS mails. read more

Oh man..where do I even start? One star is being too nice, I'm looking for the negative stars here.. First Service? More like NO SERVICE!! It's like dealing with ghosts. The workers here are horrible!! My husband and I have been emailing them regarding a noise complaint on our neighbor and it's been months of circling around with no resolution. These workers are unresponsive and they don't even bother picking up their phones either. They just take our money and do nothing. They don't even listen or care about our concerns as residents. They sure as hell don't even maintain the community like trimming the trees..until it gets really bad. And something's been going on with the water flow outside our neighborhood that's making the water turn into a swamp looking thing. It's disgusting..of course, FirstService would be the last one to do anything about it. Seriously..how can this company still be in business? Worst customer service ever! read more

My experience has been with Christi Medina at Downer Estates. Background: I lived at Downer 3 years ago for 10 years. I had an opportunity to purchase a condo and return 6 months ago. When I came back - I found the community had been in disarray with graffiti, neighbors telling me of garage and laundry room break ins, and an overall lack of community here. Since then - I have worked closely with Christi - who has made herself available at all hours/days to remedy residents concerns - and work hard to get the vendors and residents back to good place with her in-role stability, persistence, and overall positive attitude. She has made incredible changes and continues to have a passion to continue to do so - Not many people would bother to recognize or even see the changes she has taken - as well as the challenging nature of our location and type of community - but she continues to persevere and I see all of her passion and dedication. We are working to collaborate on more community initiatives like cleanups, newsletters, and bringing our state congressman [On Monday] to meet with us on our challenges and for a lean in. She is absolutely wonderful and FS is lucky to have her. read more

Over 14 long years, I can say for sure Shane Frey the on-site manager is the best HOA management onsite manager I have ever worked with. No need for me to put one of the best. Buildings I have sales are all over east bay and in the city of San Francisco. I have been working with all kinds of HOA management companies. He is one of the reasons I recommend this building. He is professional, super responsive, and above all genuinely caring. During this hard 2020, I had several listings in this building and each and every time, Shane helped me and my clients and new owners from moving out, working with my stagers, to welcome new owners with moving in. THE WORST property management company. Unfortunately we have them manage our property at The Bridgewater Emeryville Ca. Back in 2014 the FSR management team was pretty good. There was a security team that they hired that patrolled the property through out the day/night and had a FSR rep at the front desk for packages and other services. Things ran pretty smoothly and felt safe. Since then FSR management team has been replaced a few times (along with good staff members) and the quality of service has gone down hill. A new security company has been set in place with one security staff on duty at the front desk. No one patrols the property (Especially the garage area). I believe they do a walk around to perform checks once or twice during their shift. They check doors and elevators throughout the property (This was done by the FSR staff in the past NOT the security team). During this time no one is at the front desk. What's crazy is that they send out these emails about how crime has gone up in our garage area. Check this email they sent by them: "We have found that the suspects do enter the garage in a vehicle by following someone into the garage and then following someone else out.  After entering, they park in an open parking space and move to other open spaces through out the night making it difficult for the offsite video monitoring company to pick up on suspicious activity.  The key would be not to allow them into the garage in the first place." Hey genius! Have security patrol the property more frequently. I know it sounds crazy, but it helps. Peoples cars are getting broken into, their catalytic converters stolen, bikes and MOTORBIKES stolen. The list goes on. What in the fk does this offsite monitoring company even do?? The key is to not allow them into the garage in the first place? LOL! They encourage tenants to block the garage entrance and let the door close to deter people following others in without using their fob keys. As you can imagine, this causes problems in itself amongst tenants, but to encourage tenants to put themselves at risk? LOL Cmon... First Residential Service budget cuts have made a pretty big impact on our communities safety. Here is the kicker though... Our HOA fees have gone up during this pandemic. I'm not even sure what this management team does other than writing emails and telling us to call the local police if we see anything suspicious. They have enforced the CDC protocols on our property during the pandemic, so I'll give them that. Recently we voted in a few board members that have made promises to replace our current property management and I hope they keep their word. read more

They hire cheap companies who probably don't even have license to for repair work. They don't know how to handle money. Not sure why they are still in business. The community managers are just bunch of clowns who has no idea on what do to. Their has been break-in my gated community and they don't have any idea what to do with it. They keep on increasing HOA fees every year and provide no real service. Mismanaged funding. Takes up big projects and don't even have money for that. Especially Shane Frye, the guy cares for the property and ensures all codes and HOA rules are followed. Even during COVID , Lockdown, social distancing , lightning, wild fires and sweltering heat, he and his team are available and keep the property updated. If you don't know this company's actual name: They're First (to) Service (themselves and not their) Residential (customers). One star is far too many for this business. They are an organization setup to take residents' HOA funds to "maintain" common grounds within the neighborhood. So far, they only take care of the small park in our neighborhood. There are several walkway lights that have been tagged to be fixed which have been heartily ignored. They do not respond promptly to emails and they rarely if ever answer the phone. They "lose" physical letters that are sent to them and send nagging annoying "courtesy" letters reminding you that you've forgotten to give them something they need - but will be the first to forget who you are and that you are paying their salaries when you need something from them. They do as much as possible to do nothing for their residential customers. read more

This is a horrible property management company. They are "first" only as it relates to their profits. In my first year they've raised HOA fees 20+% because they can't manage fixed costs like landscaping, regular maintenance and scheduled contract services (window washing). They will represent a vendor's interests over those of the homeowners and have failed to take corrective action when given the chance. So glad to be rid of them. They have earned the one star rating and as others have said, deserve far lower. read more

They've managed our condo for several years. The managers seem really knowledgeable about which repair people to contact and especially about legal requirements. They're nice people--polite and helpful. Their assistants span a broader range, but most of them at least get points for trying hard. As seems to happen with every management company on Yelp, It sometimes takes weeks to get a response when something goes wrong, and too often we're left in the dark about when and how problems will be attended to. It's rare to get the feeling that we the residents come first with them. Granted, managing a building is tough. Just look at the casual approach some of your neighbors take to garbage, noise, and house rules and you'll see what a manager has to deal with. But a management company would make it easier on themselves and on residents by making it a priority to respond to complaints promptly and to communicate openly. That's a lot to ask--too much, it seems for most management companies. read more

I must agree with other reviewers about this property management company. They add random charges to the account without posting charge on the statements. The charges list on the statement do not add up to the balance. When I contacted them, they attached a "new" statement that showed the charge. It was quite interesting that the statement was different from what I received in mails and found online. BE AWARE!!! read more

Agree with the other ratings, that zero stars is the best option for this organization. I have been on the Board of numerous HOA's, and am currently on the Board for my community. We recently terminated our contract with First Service (I almost choke when I type "Service" for this company), and it was one of the happiest days of my life. As a board member, I ended up spending dozens of hours a month following up with FS on things they promised they would do, thing they assured me had been done, and then they never did. For a long time I assumed "positive intent"- that I was dealing with well-intentioned people that were mercilessly overworked and under-resourced, but by the end I actually could conclude nothing other than this being an organization intent on collecting fees and not providing any of the services they promise. I can't describe the herculean efforts required to get them to execute correctly on decision from the board. They made their jobs so much harder by kicking everything down the road, the simplest things that could have been handled easily instead turned into 9 months and 30 emails and untold exasperation for the Board members and the homeowners. On top of that, their turnover was constant. They issued work orders incorrectly and in conflict with what was approved by the Board, resulting in thousands of dollars in charges to the HOA that we now must seek damages for. I am a CPA with a graduate degree in accounting, and when I found errors in the financial reports they provided to the board- one of their "executives" (SG) repeatedly man-splained to me that I just didn't know what I was talking about. Finally, after weeks of persistence they corrected the financials and sent me an email saying they "stood corrected". If they cared at all about service they might have tried to determine whether the points I raised were valid, but no. At this point, FS did not perform the services they were required by contract to perform in the final months of our relationship, and now our only option is to pursue legal recourse against them...because the headaches of dealing with First Service don't even go away after your contract has ended. read more

This is the worst property management company I have ever known. They are ruthless, don't listen, charge for bogus violations. If you're HOA is from first service, move out or get a petition to have your property managed by another company. I moved in a year ago and all I get from them are notices that I violated the policy of the HOA. First they complain about my garbage cans being left outside though they were hidden and out of sight from street view. So to stop their annoying messages every week, I put the cans inside the garage. Second they complain about my alarm security signs on my windows and door. So I put them signs inside my window. Next they complain that I wasn't picking up after my dog though my neighbors even told me that was total BS because they confirm that I pick up after him every day. Third they complain that I have shoes left outside the front door. So I put them in side. Now they are bitching and sending me notices that I have "bulk items" in my balcony. I have a TV antennae on a tripod, beach chairs that I sit on, and a balcony light on another tripod. Other neighbors are also mentioning that they can't even have a telescope or other furniture without getting notices. They want to charge me $50 for having items that is not approved. Approved for what? I need to ask them what I put on the outside of my home? I will be moving out and will never buy a new home with this company managing HOA. read more

If you're looking for new property management DO NOT look here! Our HOA has used them since 2011 and I can safely say they have never been as awful as they are now. They collect a monthly fee and do absolutely nothing. We find out everything two months after the fact...little details like the health department closed our pools, they allowed our earthquake insurance to lapse, our painting project is now more than a year old and still incomplete. Every rare and infrequent email we receive is from yet another FSR employee we've never heard of and who knows nothing about our property. I would give them zero stars if possible. If I could give this company a zero I would. Have lived in our home for 39 years and this is the most recent management company we've hired. They are unresponsive, incompetent, and change/lose employees regularly. I don't know how they sleep at night. Very unprofessional and lame in my opinion, and our homeowners board and many homeowners will agree with me. They couldn't even contact the homeowners with key notices. Mr. Frye who manages the property goes above and beyond to make the residents happy. He is so quick to respond with any concerns and communicates so well with what is coming up. I would have given zero rating but yelp does not allow me to give a zero rating. Our community is being managed by first service residential. They do not respond to emails, phone calls. Whenever you ask them they get back to you saying it will be done, but they do not even create the work order. In my case it has been 52 days and i am trying to find out why they are not responding to my emails. Community manager Daniel and Charisse don't really care about how many times you have tried to reach them. read more

If I could give less than 1 star I would, our property manager did not handle the business for months because supposedly was on leave and an alternate was not appointed nor were we notified, leaving our property business unattended including not paying vendor bills. We got stuck with months of invoices and bills left unpaid including property insurance, in addition to being billed for the monthly services which were not performed by the FSR, Records are still missing, their attitude & the way they spoke to the board members with their facial and body language was very clear of disrespect. Highly recommend making calls to confirm any positive and negative reviews before contracting their services. read more
