Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

The project ultimately included roofing repairs, flashing replacement, waterproofing around the parapet walls, and some exterior restoration work where years of weather exposure had taken a toll. What impressed me most was how methodical and easy the whole process felt. Sean and his crew were punctual, respectful of the property, and kept the site remarkably organized considering the amount of work being done. There were no surprise upcharges or pushiness, just great work at a great price. The house has been through the ringer with the weather, but can happily report no signs of moisture. It's a relief knowing the work was done correctly instead of simply covering up symptoms.

Gilberto unlike 2 other companies previuosly contacted and never answered, he did. I needed my patio tiles replaced and a basement room painted. Gilberto along with Augusto did an excellent job. Work was done in a week as promised. They discovered the basement room wall needed to be ripped off due to wetness, boy were we all surprised, the wall (drywall) was like glued to the foundation, no wonder it was so cold and wall wet all the time. This side of wall is on the same side of the driveway, so the rain would filter through straight to the basement room. Gilberto and Augusto cemented outside the edge of the wall all across the driveway, then proceeded to work in the room. They put up wood, created a beautiful wall, added water proof and insulation. My husband and I are extremely greatfull and happy, we finally have the job done by real professionals, they are responsible, reliable, and very respectful of property. Gilberto and Augusto are friendly and very polite, I must add they barely took a break, no goofs off like other contractors we've encountered in the past. They cleaned up which I never expected, others in the past have left me with a mess. After multiple failed repair attempts over the years, the board decided to take direct control of the process and conduct a thorough search for a qualified roofing contractor. After a rigorous interview process, we selected NY Roofing for a full roof replacement. From the beginning, their level of preparation and professionalism stood out. They mobilized an 18 person crew along with a knuckle boom crane to efficiently remove debris and transport materials to the roof, allowing the project to move quickly and safely. Our building has a complex roofing structure with a concrete slab deck, which required a more specialized assembly than a standard roofing system. NY Roofing installed a proper vapor barrier to address condensation issues that the original developer had failed to include, along with high R-value insulation to significantly improve the building's energy efficiency. The roof replacement was completed in 2017, and we are pleased to report that in the nine years since installation we have not experienced a single leak. As a board, we take vendor recommendations seriously because they affect every resident in the building, and NY Roofing proved to be a contractor we could confidently stand behind. Test openings found damp insulation beneath several older repair areas, indicating that the moisture had traveled farther than the visible stain suggested. The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.

After inspecting the roof, they showed us several areas where water had been ponding for a long time and explained how the existing drainage layout was contributing to the deterioration. The project involved a full tear-off, new flat roofing system, updated flashing, and improvements around the drains. The crew worked efficiently, kept the roof organized throughout the project, and provided updates along the way. We've been through several major storms since completion and the roof has performed exactly as hoped.

I never needed a new roof...merely new flashing on my skylights. My daughter's ceiling has been repaired and painted twice before these photos were taken just today. Notice the sloppy tar work on the skylights. He stood me up on December 21st, 2017 to 'scrape off' the visible tar. Never showed and offered $1500 back to use someone else. It's all memorialized in text massages. I've yet to receive any restitution. His work and his word are worthless. Since posting this review this morning, I have gotten threatening text messages from Eden Goldenberg with respect to my livelihood. Beware of this businessman. In response to Eden Goldenberg's message below...the house was built in 2003. I don't consider that to be 'very old.' Update...Filed small claims court suit in April 2018. Eden Goldenberg never showed. I was awarded the total amount by the judge (4K+ court costs). If more dissatisfied customers go up against this dubious character, he will be forced to stand by his work! 11-1-18 The new photos were taken yesterday of a different skylight than the ones previously posted. If you need roofing, please be certain that Eden Goldenberg does not run the company that you're hiring. He very well may have changed the corporate name by now.

    Christian Duchi provided a quote of ($2k) for the intended project. I stressed what I expected. I…read morewas then advised by Christian that in order to achieve my goal a higher quality metal would be needed. I was told that most customers do not get the results they want because they do not want to spend the money and go with a cheaper product. I heeded his advice and $1k was added to the final cost for the better metal. I showed him the way I wanted the metal bent and color (Black). When he arrived with the metal, already bent, the day of installation I noticed he brought white soffits which he spray painted black in my backyard. Now the soffits don't match my gutters and fascia. I let that one go and did not say anything to him. While the project progressed, there were things that did not look right. I had to keep a close eye because Christian's employee kept cutting corners. At one point he was bending metal with his bare hands. You cannot achieve sharp bends without the proper tools, which by the way he did not have so I loaned him mine. When it came to cutting the metal he would use a utility knife to scour the metal and then bend it back and forth until it would break. Tin snips would be the proper tool to achieve a clean cut, he had them but barely used them. When it was time to splice and add the end caps to the gutters self tapping screws were used instead of rivets. Rivets require more time to install but the results are more appealing and a cleaner look. By this time night was upon us and I thought they would stop work and continue the next day since visibility was poor and good results would be compromised. But he didn't, so I told him to leave it that I would finish it myself in order to assure a good job. All metal gutters, downspouts, elbows and fascia are wrapped in a protective plastic that is removed as it's installed. I was told it was my responsibility to remove this because I opted out of the extra $100 for clean up. Now I have fascias installed under gutters which makes it very difficult to remove the plastic wrap. The following day I began to remove the plastic wrap from the metal and noticed that there was oil canning on the gable side of the garage. This was my biggest concern and the reason for upgrading to the higher quality metal. Cristian assured me that I would not see any oil canning with the higher quality metal. I texted Cristian and informed him of all my concerns. He replied faulting me for my choices. Not once did he take any responsibility for the poor quality of his work. We started getting leaks near the bulkhead and decided it was time to have somebody take a serious look at the roof. That's where Ben and Bushwick Roofing come in. The inspection ended up being much more thorough than I expected. They photographed the entire roof, walked me through areas where seams were failing, and showed how water was traveling across the surface during storms. There were several low spots that had been holding water for years and the membrane itself was clearly reaching the end of its useful life. The replacement process took several days. During the tear-off they discovered some damaged decking near the bulkhead and around a plumbing penetration that couldn't be seen during the original inspection. Everything was replaced before the new roofing system went down. The new roof drains significantly better than the old one ever did. Even after heavy rain, water clears quickly instead of sitting there for days. The difference is obvious just from looking at it.

None were actively leaking, but several components would likely require attention soon. Rather than risk financing complications, the owner approved a replacement project. The work included new insulation, flashing, and membrane assemblies. Several deteriorated deck sections were replaced once exposed. The construction finished before the lender's final review. The refinancing moved forward without issue. What began as a financial process ended as a construction project, and a smooth one at that. Could not have done without Ben, Alex, and the Bushwick Roofing crew.
