My rent has increased by $1370 to date since 2021. DO NOT LIVE HERE. I legitimately made a yelp account just so I could warn people about this. The most unreliable building on the planet. It's criminal how much they charge for what you get. Endless rules, and inconsistent hours for everything. I would never allow anyone I care about to sign a lease here. -Can't have guest on the roof we pay for, unless (get this) you want to pay $20 per guest to come visit. Huh??? -If you want to pick up your package, good luck. Even though the package room hours say they open at 3:30 on Saturdays, when you go downstairs you hear sometimes it's 4 today, sometimes 4:30, sometimes it just not going to open. And when it is open, you have to wait in a 10 minute line. -Ogden Cap management is a JOKE and they're actually pretty mean (if you're a woman - forget it. You won't be treated with an ounce of respect). -Moving in was one of the worst experiences I've had. You can't have furniture up unless the moving company provides a COI (literally, the only building that still does this, none of my family or friends who live in the city even heard of this), and your lease has to be signed on paper so good luck if you don't live near the building, they won't budge. Who on earth doesn't have digital signing in the 21st century? -If you want food delivered straight to your door, you're sh*t out of luck! They don't let delivery people up unless they bring an ID. ok...? Lots of times delivery people don't so expect to have to come down almost every time you want to order food. What a luxury experience! -The building is wayyyyyyyy over capacity, too many people, and full of rich, spoiled brats who just graduated college and have no sense of reality. It sucks because the workers who work the front desk and package room are fabulous, genuinely nice people and I feel bad for them having to deal with the a**holes here. Don't waste your time or money on this building. While on the surface the building is okay, even though the area has really taken a nose dive, the management company takes the cake in how not to run a business. The Managment company is awful. They are rude, petty and disrespectful. I've lived in the building for years and moved for a variety of reasons, including being racially profiled. We left the building in July and have yet to receive our security deposit which was supposed to be given to us within 14 days of vacating the apartment according to New York law. We lived in the building for almost 4 years. The building isn't worth the time or money for the perceived benefits. For example, you can only have Rooftop access if you have a gym membership, if not it's 20 dollars on top of the exorbitant rent. Also the roof is empty except for AstroTurf so it isn't even a desirable place to go. Oh also, gym membership is around 700 dollars PER YEAR, on top of your rent. I also would be fearful of living at a place that withholds security deposits, even though they give you a landlord letter saying you've paid your rent on time and don't have any outstanding remaining payments. If you do decide to move there, be sure to ask for as many concessions as possible as the building has emptied out tremendously due to Covid and their terrible management service. Let me start off with the pro's - Great location if you work on the east side of Manhattan (2 blocks from the 6) & neighborhood - The roof and gym are nice if you belong - Staff are friendly and helpful - Circular driveway entrance Con's - The walls are paper thin; I can literally hear everything that goes on in my neighbor's apartment. - The building on the 151 side has not yet been renovated (bathroom ceiling's plaster is chipping and fixtures are older etc.) - The elevators are slow and old / frequently out of service For the amount of money spent on rent, the quality just was not there. I am moving to Gramercy but they are lowering the rent. read more

I'm not sure exactly why there are such bad reviews for Windsor Court. This is my second year living here and I have to say everything has been awesome. First off, location is prime! Steps away from the six train, across the street from trader joes and just overall very accessible to go anywhere in the city especially if it's on the east side. My experience signing a lease here was also pretty seamless....besides needing a ridiculous amount of documents to show income etc. And needing to make 50x the rent and not the usual 40x. The apartment we rented is a one bedroom flex and we did it without a broker as I saw the apartment online on the website. We put up a wall (they make you use one company) that cut our living room in half so it makes a small but cozy living space. All the staff is AMAZING and maintenance here is #1. Not that I've had many things go wrong in my apartment, but they fix it within the day. I've been super happy with the apartment and everyone who works for the building. Cons: they charge 19 dollars for a guest to go on the roof/gym which I think is way too high considering how much we pay to live here, I wish they had more than one washing machine per floor, they are very strict about moving furniture in the elevator so beware and call AHEAD read more

I love living at Windsor court. The apartments are great, with lots of natural light and decently spacious rooms. The concierge and management are very friendly. Krystal Vataj from the leasing office was very helpful in finding me the apartment that suited my needs and made sure everything was in order for a smooth move in. Amenities are great including the gym with great panoramic views of the city skyline and a heated pool. The building is conveniently located, within walking distance from the subway, and nearby major attractions. Would highly recommend! read more

Had a great experience while I lived here, even though the previous negative reviews made me a little wary. Beautiful building and well maintained, the doormen and staff go out of their way to make sure you have a pleasant experience. There are some annoyances re: the management (charging absurd amounts for rooftop access, no flexibility in negotiating rent increases, strict rules on move outs etc), but overall if you come into the experience expecting this there isn't much to complain about. Lived here for half of 2019, and only some of 2020 due to COVID-19. The amenities, clean and spacious apartments, and location are all great. But be warned, management is an absolute pain in the neck. There is a process for every possible thing you could need to do (ex. "reserving" time in "service elevator" to move anything bigger than luggage). And lots of fees, oh man. $20/head for bringing people on the roof (which, even before COVID, was only half-open). Package room is a nightmare at times (though the staff works very hard and are very kind). Small gripes, but these things add up, and it's particularly frustrating when rent is already very inflated. That all said, it's a decent option for yuppies who want to be in Murray Hill. Just be warned, management is always full of surprises! read more

To anyone smart enough to do due diligence on the place where they will live: DO NOT LIVE HERE. Finished a year-long lease with this place (Windsor Court). They catfish you. Show you the building and the very fancy lobby, but once you sign and give them your money, you are just another hostage - doomed to pay x months of rent until you are finally legally off the hook. Oh and by the way, it is frankly ridiculous the hoops I had to jump through to be 'accepted' as an applicant for a place here - I would of course be happy to do it for any rental company of good reputation but please Ogden is such a joke and the fact they make you short of beg for an overpriced apartment here is ridiculous. From the moment you enter the building, you feel just a murky vibe. The front desk is always manned by condescending people, ready to bark at you at for whatever fine-letter policy you seem to not know about (the red-headed front desk lady, in my first days of living in the building and still getting moved in and learning the rules and such, would call me a "headache"). Don't really care for you and get ready for stink eyes. Some of the doormen are sometimes nice but definitely not on a consistent basis. The mail room guys are nice though. In regards to Ogden management, nothing but negative experiences. Money-hungry grubbers. Cheap. Scammers. At least those are the impressions they gave me. And from some personal experiences, very true. They constantly try to make your life miserable in many ways - whether that is a vigilant observance for you to unwittingly break outdated and crappy policies (that is without educating you on them well) so they can charge you or just by offering terrible, even nasty at times, service overall. Life in New York City is tough, you do NOT need this place to make it just a bit harder for you. Oh if I might also include, they treat your guests like shit and food delivery people are unnecessarily harassed. FOR SECURITY DEPOSIT: New York state law dictates that the security deposit should be returned in what is considered an acceptable grace period - this usually means about 60 days max. My lease ended on June 15th (a happy day) and I did not get my security deposit until November 26th. That is about 165 days that I was out a considerable amount of money. Of course I called them - it became part of my weekly routine: call Ogden, ask again for my security deposit, receive a bunch of lame excuses "we sent it out but a number was incorrect on your address, we are switching offices, your file is with another office, could I have your email so I can get back to you?" They obviously NEVER would contact me back. I know they were trying to get me to give up, but I persisted and won the battle against the snake. I have my money now and I am no longer held hostage by this horrible company. I think I called a total of 15 times. Made me sweat and work really hard to get back something I was legally due. I would have exercised legal action but really, who has the time? I now live in a building managed by a company of similar structure to Ogden - you would not believe the vast contrast. Silver Towers has excellent and friendly service, the management office is extremely helpful even in tough situations, maintenance is awesome, room is appropriately priced - you are not a hostage. You are an actual human paying good money for good services. For the price you pay and the service you get, this is such a TERRIBLE place to live in. Save yourself so much needless trouble and choose literally any other place in Manhattan. read more

My wife and I really enjoyed the first few months living in Windsor Court. However once summer hit my apartment had a HUGE issue with roaches. I have lived in several other apartments and never had this issue. Several of my neighbors who I talked to also mentioned having these issues, not sure what was going on but almost everyday during the summer I had an issue with roaches in my place. Called maintenance several times and the only thing they did was lay rat traps, yes rat traps to catch the roaches. My request along with my neighbors request for exterminators was ignored and the only thing they did was send someone to put rat traps down. Needless to say this issue did not go away until the weather got colder. I'm ok with seeing a roach or two here and there especially in the summer, but the frequency I was seeing roaches was alarming and managements blatant disregard for this issue was disgusting. They gave us the run around constoinously and it would take days to even get someone to the apartment. We were not the only ones complaining but our concerns fell on deaf ears. Maintenance is this building is among the worst. Asking for a clean environment when paying over 4k a month is not an unreasonable request. We were not the only ones with this issue and frankly I am surprised more of my former neighbors did not write reviews about our experience If it wasn't for the roaches in the building and the horrible experience with maintenance my time here would have been very pleasant. The rest of the staff, neighbors and people in the building are all very nice. But the building needs to have a higher standard when it comes to cleanliness. I hope the management of Windsor Court will take this review seriously, as I wish they did when I emailed them about the issue and work to find a solution. Do not live here. Unfriendly doormen (especially the red-haired woman) with no flexibility to do anything outside of their very strict rules. (i.e. have to be two people in the lobby at all times, cannot open the mail room door that is 30 ft away; cannot do you a favor and print one page from the printer) And I moved out a month and a half ago and I still don't have my deposit back. Pro's - great location - apartments are nice - driveway is convenient Con's - nobody has ever offered to help with big bags or packages despite so many door staff and I've been there for 2 years - the gym staff are unwelcoming and nickle and dime you for everything - you have to pay for access to the rooftop but its not open after 5:45 on the weekend and you can only bring 4 people up at a time even if you want to pay for them - the roof closes on the weekends before sunset - elevators suck - over 40 people to tip on the holidays yet nobody is friendly ever I suggest looking elsewhere in the area read more

Hi Brian, Thank you for your email. I am replying to ask when there will be a change to these now regular "NOTICES" of the elevators not working. I now have a pretty hefty collection of these emails. But I must say that these warm messages don't help me sleep better at night. In the past week I have been late to work repeatedly, had to walk 27 flights of stairs at 9am, and watched small children and young adults crying and being taken out of elevators by the fire department. Paying the thousands of dollars per month we pay to live in this building should allow us the knowledge and trust that when we leave for work at the normal time of 8/8:30 AM, we should not have much trouble taking the elevator downstairs and exiting the building without the interference of a 10-20 minute wait, a 30 floor walk or the pleasant surprise of the fire department and wailing children. The modernization of the elevators has now taken more than a year. It has taken more than a year to replace 4 elevators. To date, only ONE ELEVATOR has been completed. So that is ONE elevator PER YEAR if I understand correctly. CAR C. This morning I took C downstairs. We couldn't get the door to close so someone knew to push on it a certain way and adjust the weight to move the car. IS THIS NORMAL?? IS THIS HOW A NEW CAR SHOULD WORK?? This year you had the audacity to raise our rent despite these atrocious living conditions. I use the word AUDACITY because it was recently used by a tenant I met in the elevator one morning who wanted to know if her rent would actually go up this year given this elevator problem and your complete inability and lackluster efforts to do anything to amend the situation. I was able to answer her (as were a few others) that YES your rent will go up this year despite these problems. To be exact, it will go up about $125 - you will argue - they will say ok how about $25 down or $50 down - which brings the rent up only $75 - $100. I get the game. ENOUGH IS ENOUGH, no? At what point do you say to yourself, I feel foolish sending out an email every other day and posting notices on the walls to let the thousand disgruntled residents of 155 East 31st St know that yes indeed you are correct... the elevator car you're in right now isn't moving because it's stuck since we've been "modernizing" the elevators for the past year and we haven't really gotten anywhere with it except to install this new key system that overloads the system on a daily basis and traps you in your own apartment on the 27th floor. Sorry for the run on sentence. But lets be honest. I'm right. What are you waiting for, someone to get trapped and put a lawsuit on your hands? A code violation to be reported? The question is what is the solution. We all pay more than enough for rent at Windsor Court so why don't we use all this profit to make it right once and for all (replace all the elevators). People - run for the hills. Ogden CAP Properties (people who manage Windsor Court) is seriously the worst management you'll ever have to deal with and if you can avoid them, it's in your best interest to do so. Nice apartments and doormen/front desk people, but management alone is a reason NOT to live here. They are the least accommodating and rudest people I have ever had to deal with. My roommate and I had to move out during the COVID-19 pandemic. Seeing as this was something no one was prepared for, we asked management what would happen if there is shelter in place and our movers and flex wall people were no longer providing services, thus rendering us unable to fully move out from our apartment. Their response was that if we couldn't execute the move-out then they would not accommodate us any longer unless we paid rent....many apartment managements in New York have been accommodating (understanding that the current circumstances are unprecedented and make it nearly impossible for anyone to be actively moving in and out from apartments - especially if move-out services are no longer operating) by letting their residents stay in their spaces at no extra cost. What are we supposed to do? Tear down our wall ourselves? Carry our beds and bed frames to our new apartment? Not to mention, this truly would put us at risk of contracting a deathly virus..... To hone in on my point even more, it would be one thing if we were delaying new tenants from moving in, but the people moving into our apartment aren't even moving in until the NEXT MONTH. Us staying wouldn't make them lose any money whatsoever. Management was fully exploiting the pandemic to make a profit. read more

I give this one star because the 1-bedroom apartment we lived in was nice - no noise issues. This is actually in reference to Biltmore Plaza - the sister property of Windsor court, 2 blocks away and managed by the same company. I have never been happier to leave a place. The doormen are not friendly, unless maybe you've lived there a while and bribed them well over the years. They don't know how to take instructions clearly, and look at everyone like a criminal when they walk through the door. I had one incident where I left instructions for them to give my keys to someone. The guy didn't understand my directions, which were pretty clear with both parties names on it, and refused to give my keys. My guests were stranded and had to get a nearby hotel, which I ended up paying for. Now lets talk about management. They only care about money. The closet door in our bedroom was installed too tight, making it difficult to open and close the door. Eventually it chipped away at the bottom corner of the door so we called management to fix it. Sure enough the maintenance guys came up and saw that the doors were installed too tightly and LOOSENED THE OTHER ONE, while replacing the one with damage. What did w see on our rent invoice the following month? A charge for $120. I emailed the property manager to dispute it, and he asked me to call their office the following day. I called, left a message, and never heard back. Every month thereafter this charge was on our rental invoice, and was eventually deducted from my deposit. When they have your deposit they sort of have you hostage. A returned call or email would have at least shown some courtesy on their part. Bottom line, I never felt like I was at 'home' when I lived there. I felt like I was paying entirely too much to live in someone else's domain. Two doormen all day long is overkill, esp when they aren't the friendliest. I'd prefer they put dogs there so at least you feel welcome when you get home! NYC has become an arrogant city with it's rental prices and Ogden Cap is right at the heart of it. Also, we paid a whopping $3455 for our one bedroom apartment, and noticed that they raised it to $4100 after we left. That is not just insanity, that is rape. Shame on this company. I loved living here until the summer time. After paying exorbitant rent for a doorman/amenities building - you would think you would have some extra perks. The building has a beautiful rooftop and a pool. Residents have to pay $18 bucks to sit on the roof top per entry. Honestly, as a paying resident it's a little crazy that I would have to pay the same amount to sit on the roof as any other guest from outside the building. My fiancé pays for the roof on a monthly basis ($60 per month in both the winter and summer) and he isn't even given any free guest passes to take others to the roof with him. It's a little ridiculous considering the fees and the rent of the building. The roof was empty too! It's honestly nothing special but on a hot summer NY day, it's nice to be able to sit outside in a quiet area. I'm super disappointed with the management for not letting us access the top of the building that we are paying to live in. They shouldn't advertise these amenities if they cost extra!! Another issue - pot is allowed in the building and management takes no steps to stop smokers from using it in their apartments. I've complained many times and management just tells me they will send out letters and emails go the floor. After 6 months, the smoking still has not stopped. And finally, if the person in the apartment has a pet you will be able to head it walk around. It sounds like we have little mice on the floor above us because the pet is constantly running around. read more

Rude horrible move in day no bed no deliveries for me. So if you are going to spend this money go to a well run apt complex. Not one that fakes it. They are thieves, who try and steal your security deposit. There was a curtain rod in the bedroom that was left by the previous tenants. It seemed to be preinstalled in the room. When I vacated the apartment, management informs me that THEIR MAINTENANCE team has damaged some of the ceiling that had to be repainted. They try and steal money for their own damages they cause for something that was left by the previous tenant that seemed to be preinstalled. Dealing with management is a very bad experience. For the amount of rent paid, over 4k per month, they nickel and dime and have no respect for the tenants who are paying for their living. I highly recommend to not rent here due to the management. I've lived in Windsor Court for 6 years and have always paid my rent on time. Now I am moving out and the property manager REFUSED to allow me to reserve the service elevator to move out. Yes, I waited until the last minute to make that reservation - but it's an elevator. I should have the right to reserve it to move my belongings out. When I asked her for a solution, she told me I could extend my lease for a week (and pay) to move my stuff out - since SHE WILL NOT allow me to use an elevator to move it out before the end of the month. I loved living in my apartment here - but the property management staff is terrible. Awful customer service. Rude, nasty and make living here a nightmare dealing with them. They also charged us a $50 fee and when I asked what it was for, they said they had no idea. I have never in my life been spoken to as rudely as they have spoken to me. For the amount you pay to live here, you should be allowed to reserve a 10 minute time block to move your belongings out of the place. read more

We have maintained an apartment here since early 2015 as my husband worked in Manhattan. We will be moving out at the end of this month to return to our home in Canada. Apartment reviews in large buildings are tricky because if you have a bad neighbour it can really taint your experience. Living on top of one another is tricky. However we found our experience at Windsor Court to be solid. We had a flex 3 bdrm. on the 31st floor with a stunning view. It was just the two of us so we felt like we had enough space - about 1,000 sq. ft. There was nothing fancy to our apartment but we did grow to love the convenience of Kips Bay. We also appreciated the doormen, who have all been around for a long time ( they are unionized), the front desk and the package room. Everyone was great to us. When we needed something fixed it was done quickly and special requests were handled promptly. Our neighbours were also very quiet and respectful. We did not have people partying all hours and contrary to what some may think there are many older people as well as families who live in this building (155) - perhaps they can't see us :) The biggest complaint we had was the gym above us. It could be noisy and our complaints were never really dealt with by management there. We were offered another apartment in the building by Windsor Court however we declined as we knew we would only stay for 2 years. We loved the light in the building and the kitchen was adequate. This wasn't our main home but we throughly enjoyed our time here. read more

To be frankly honest, this place is a shithole. I subleased a 1BR Flex room from a friend of mine for five weeks, and it was simply a very negative living experience. The building is so outdated, and it smells like your grandma's basement. The gym is not included nor is the rooftop, and overall it is so overpriced in terms of other market comparables within Murray Hill/Kips Bay. Do yourself a favor and shop around because I ultimately found a 1BR flex in a 10x nicer building (washer and dryer IN unit, NEW appliance, WOOD floors, A/C unit BUILT IN, DISHWASHER, gym and rooftop INCLUDED) for the same exact monthly rent as the room I was in at the Windsor. The place is gross spend your money elsewhere. read more

People with post work blues start cursing out others as there is a mad rush to get in to the 1 working elevator after waiting 15 min...mornings - hell just call in sick, you might as well by the time you get to work 2. in order to use the rooftop (which closes at 6pm on weekends and where guests have to pay cash)...you have to join the gym - poor selection of classes and closes at 6 on weekends...good job 3. paying 3300 for an unrenovated 1 bedroom....yea not a fan especially when the outside looks is covered in a cage (blah blah building stability) and i cant use the damn rooftop or the elevators to even get there.... read more

This place is awful. The doorman can be dicks at times and the management company is terrible to deal with. I helped my girlfriend move an old disassembled small table and a couple chairs into her apartment without using the service elevator, and they fined us $200, which apparently is a policy (even though she had lived there for 3+ years and paid rent on time and never caused any problems). When she was thinking about re-signing her lease, the management company also told her and her parents she could re-sign it month-to-month. Then they reneged the next day, saying that the lease would have to been 6 months and denied even having the conversation. DON'T TRUST THE MANAGEMENT--THEY ARE GREEDY AND DISHONEST. read more

Windsor Court has been a very safe and well maintained building during my daughter's first year living in NYC. The doormen are great. They are very professional and their presence is a boon to safety. I appreciate that I am stopped and my licence is copied whenever I visit. The doormen really look out for the safety of the residents. Management has been very helpful and patient when we were initially looking at apartments. We have been very pleased with the cleanliness and upkeep of the building. The location is great. Trader Joes across the street. Great restaurants close by. read more

I lived there with my 10 year old daughter , the building is collage campos . The average age there is 25. Smoking pot & all. No place if you over 30. The door staff are so nice!! But the management office Is terrible !!! read more

This post is mostly for people who live there now so they can be careful when they renew the lease. First the good part. This is a good building with a good location. Everyone who works there is very helpful. The elevator problems some people have talked about are long over. We stayed at the place for 6 years (2008 to 2014). We really enjoyed living there. So why is this not a 5-star review. Our rent in the last lease period was about $5100. The rent they offered to us for renewal was $5300 and they told us that the market rate for our apartment was $5600. That was too high for us so we left. Now a month and a half later, I see the same apartment is on the market for $4700. I understand that there are many factors that can change the rent but I don't think the rent can change $900 in a couple of months. The most probable explanation in my opinion is that they tried to get more money from us than the market value because they thought that we would not move. We would have happily paid $5100 so it is a lose-lose situation. Hopefully the management will learn from this mistake and not try to squeeze extra $$$ from their current renters. read more
