My nieces moved into these apartments one year ago. I was on the lease because they could not qualify with their income and credit rating. The management office knew I would not be living there as I own my own home in Michigan. The first disturbing fact is that you are charged for water and trash by the number of people living in the apartment, not your actual usage. Again, they knew I would not be living there, but it didn't matter because my nieces were still charged as if I occupied space there. Additionally, garbage is always piled outside of the waste receptacle and creates a feeding ground for rodents. When my nieces decided to move, I, being a paralegal, took it upon myself to go back and read the part of the lease that pertains to your responsibilities prior to vacating the premises. The lease contains items that actually are contrary to California rent laws regarding what landlords can and cannot deduct from your deposit upon moving out. I pointed this out to the leasing office. I notified them that upon move out, I will have no hesitation taking them to court for any deductions to the deposit that are in contradiction to California rent laws. State law, supersedes leases. My nieces actually moved out on March 21. They did the final inspection with Jeff from the lea[[HIGHLIGHT]]sing office. Late today, Rutika, emailed myself and my nieces asking if "we"had moved out and had left the keys on the counter. I confirmed that they indeed moved out and someone from the leasing office did the move out inspection with one of my nieces. That being said, this woman kept emailing me to advise me that if she didn't have written confirmation, she would charge add[[ENDHIGHLIGHT]]itional rent. I told her to contact her leasing employee and I shouldn't have to do her job for her. This was not good enough for her. She again told me I had to confirm that they moved out. I called the office, left a message and then emailed her once more telling her that this would be my third confirmation that they ha[[HIGHLIGHT]]d moved out. I finally was able to speak to Jeff in the leasing office and he confirmed that yes, my nieces had moved out, he was in possession of the keys and fobs, and it was notated i[[ENDHIGHLIGHT]]n the system. He also told me the apartment was in excellent shape and only needed a small amount of touchup painting. We were expecting that. Why I was able to get this information and not Rutika is beyond my comprehension. 4/1/25 As an update, we just received the final move out charges from the leasing office. My niece spent over six hours cleaning that apartment from top to bottom and even incurred first-degree burns on her fingers from using bleach for such a long period of time. They charged $200 for a cleaning company because we were supposed to provide them with a professional cleaning receipt even though this is contrary to California law. I was told that unless I provide them with the cleaning receipt. They also charged $90 for carpet cleaning which again, is contrary to California law. A landlord cannot demand you hire professional cleaners (of any sort). Out of $1100, they are keeping all but $261. I emailed Rutika and demanded she provide me with the final move out inspection that was conducted and naturally, she won't provide me with it because she knows everything was spotless. My niece even took pictures. I am suing them in small claims court. Their business practices are unethical and unlawful. You'd be better off living in a homeless shelter. read more

Edit 10/13/2024 Never in my life have I had such a miserable living experience in the two years I lived at Woodleaf. Do not live here. Woodleaf (part of Equity Residential) started off as a fine experience then quickly went downhill. Unfortunately, Woodleaf and Equity have made the decision to screw over their tenants. I received an email that Equity is involved in a class action lawsuit for over-charging application fees for a number of years. Woodleaf will also not only refuse to return your deposit when you move out, but will charge you hundreds of dollars on top of that and threaten to send you to collections if you don't pay. In our lease we were required to hire professional carpet cleaning services before moving out. We did that, have photograph evidence and sent the receipt to Woodleaf. We spent a couple hundred dollars on this service. We also made sure they were not only professionally cleaned, but deep cleaned. Unfortunately, Woodleaf proceeded to ignore our email and receipt and got the carpets cleaned again. They then charged us for that service. Even after two carpet cleanings, apparently they now have to get the entire carpet replaced which is complete BS. We requested an initial inspection before we moved. Never received it. We also requested to be present for the final walkthrough and never received that either, which is our right. Some other things you should know - this is NOT a non-smoking facility. Our downstairs neighbors would smoke everyday since March and smoke would make its way into our apartment. Woodleaf asked us for evidence which we acquired and sent to them. Pictures and videos of them smoking outside our window, clear as day. Management also told me they caught them in the act at least once! Yet they refused to take any action. [[HIGHLIGHT]]The management is generally unresponsive. However if you push enough, you might receive a response, but it is likely to be met with unprofessionalism and disrespect.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Rutika was gaslighting us, and my last conversation with Carey was incredibly unprofessional and disrespectful.[[ENDHIGHLIGHT]] All I've wanted is to live somewhere where my apartment complex enforces the non-smoking policy and where I won't get scammed for my money. This was years ago, but it's too awful not to share. They put us in an apartment that REEKED of smoke. To the point where our clothes started smelling like smoke. We didn't smell it until about 3-4 days after we moved in because they painted so it just smelled like paint at first. They wouldn't move us to another apartment. Also, they kept towing our car when we had every right to be there and park in the correct spot. We had to pay 400 every time, they did it twice. If you can, avoid Equity Residential (ER), whom run Woodleaf and other apartment complexes. We lived here for a year and 1/2 and at the end of it all, here's what we'll remember about this company and apartment complex; they try and figure out how to squeeze as much money out of you as possible. ER is a public company with shareholders, and it's very painfully clear in their practices that they are trying to make them happy rather than focusing on their tenants or retaining tenants in a meaningful/actionable way. Moving out? Well, YOU have to pay them to have the place repainted, to have the place cleaned, and to have the carpets apparently cleaned as well (more on this below). Want pets, well, you'll need to pay rent for your pets. Everyone here knows that this place as a very high turn over rate - I was told this by on-sight management once and if not that, there's always moving trucks with people leaving. The place was offering referral bonus - which, I feel like, it gives you an indication on how bad things are. By they way, Equity's team reach out AFTER we had already signed to move out and found a new place, to see if they could do anything to keep us - what a joke! I was apparently supposed to be given a move out package and informed not to focus on cleaning the place when moving out, and this never happened. I spent a considerable amount of time making sure we left the place as we found it or better, so I humbly requested the on-sight management to consider waiving the fee or at a minimum reducing it since I did not get the notice and spent money, and time cleaning. I was told my request will get passed along. Well, got my refund weeks after moving out, and they did not honor the request. Oh, it doesn't stop there - want to pay your rent online? Well, you'll need to pay a convenience fee. When I inquired about other forms of payment to avoid this, I was not given information and was just told to continue paying online. Is there more? Why, of course! There's only one parking space given and no off-street parking nearby, so guess what, you'll want to purchase another spot if you have more than one vehicle. The utility payment structure makes no sense here - you have to pay a shared water and garbage bill! If my family conserves water, but our neighbors don't, we end up paying more. We lived in the housing facing the courtyard/pool area. There's only stair going down into the complex. I expressed the need to have a safe ramp to go down, in case we have family/friends that are disabled, for my pregnant wife, or if we become disabled and need to get to our apartment. This request was basically ignored (I let on-sight management know, repairment, and their HQ team who will call you around the time your renewal is up, but never had anyone follow-up or any action taken). This just seems like an ADA violation, but in the end of it all, it should just be there, period. Defiantly would have been helpful when moving in/out. Furthermore, the place is outdated inside (looks like they spend all their money making the outside look nice), and they have serious issues with their water pipes - there were countless emergency water shutoffs and the water is very hard (if you're normally okay with tap water, then yes, you'll want to pay for purified drinking water, so add that as a cost as well). The carpet was run down - it really should have been replaced. I developed hives while living here, something I've never dealt with before, and the issue is resolved now that I've moved out. I could go on. Let's end on positives. Yes, there were some; the atmosphere is really nice with the redwood tree and the neighbors we had were great. You're close to many stores/activities, so that's a plus as well. It was really nice to have in-unit laundry, however, none of these positives are worth renting here. If you've made it this far, I'd highly urge you to reconsider and rent somewhere else if you can. read more

I've lived here twice, once back in the early 90s and then again, in 2012. I really love the area. It's a short walk to downtown Campbell and Pruneyard is so close. Even though I was happy I was able to buy my condo at Hamilton Place near Ebay, I have such fond memories of living here--neighbors (well, most of them) were great and even met some lifelong friends. Very dog friendly. Only thing is my unit was right near the parking lot and it didn't get that much sun so it was very dark inside (upside was that it stayed cool in summer and didn't need a/c too much). I also loved the kitchen, was super easy to clean. I think Monique was the leasing manager when I was there. She was great and the maintenance guy was awesome! read more

We have lived at Woodleaf for a year and a half without major problems until this past month. New tenants moved in and have been smoking in their apartment since moving in. We reported it numerous times to management and were met with "We are going through the proper channels." Today we were told that these tenants are not smoking nor are they smokers, which is untrue as we have witnessed these tenants smoking in the proper area during the day though they continue to choose to smoke in their unit at night. We shared photos of an ash tray on their patio and an air quality monitor during time we smelled smoke which is not enough proof for Woodleaf. This property is a hazard if you have any respiratory issues because Woodleaf does not enforce a "100% smoke free property." Lease violations do not do anything unless they are followed through. All we are asking is to breathe clean air in our home. read more

Cons: - Crime - My next door neighbor had a home invasion attempt in August 2023. I was told the attacker was an unknown drunk man, he was able to partially destroy the cheap particle-board door while my neighbor was literally behind the remains of his door holding it up. No changes or response from management seen. They claim there is a nightly patrol, but I have personally never seen them. - Car break-ins every so often - There was a DUI in late 2023 that left a couple of cars damaged. - Money spent on complex improvement is spent on weird things like smartlocks, if the battery dies it can leave you locked out. Personally not a huge fan of companies having access to enter/exit data either. - Dumpster area is usually a huge mess - people from outside the complex dump garbage, homeless go through dumpsters. - Wooden buildings, so termite problems. The flying ones come out of the floor, usually after a heavy rain. - USPS packages stopped being delivered because the front office suddenly stopped accepting them. It took about a year for management to install package lockers. - Maintenance tickets will be slow/ignored. Emails (e.g. regarding termites) to management will be slow/ignored. My tip to anyone living here is to go above and directly contact Equity Residential for tickets. This seems to prompt a response from maintenance/management. - Some utilities are shared and split per building and number of occupants. Here is an example statement for April 2024 for a 2br: Water: $100 Trash: $70 Sewer: $30 Gas: $25 Pros: - Very fast internet. Lived here for almost 4 years. Definitely a nice neighborhood. Decent amenities. Proximity to Los Gatos trail, Pruneyard, grocery stores and downtown are definitely added advantages. There are a few parks too nearby. Maintenance requests are fulfilled with a quick turnaround. No issues at the move-in or move-out. I enjoyed my stay. Need to watch out though sometimes when drivers don't care for pedestrians crossing Union Ave or walking on the sidewalk. Welcome to the least supportive: "Woodleaf Apartment Complex," which is part of Equity Residential. I have witnessed first-hand how Equity Residential treats their employees, staff, and tenants. You wanna know why tenants feels so bad. The truth is that the toxic smell combined with the property management's inhumane, neglectful, and greedy approach makes the tenants want to move out. They hire new people that don't know anything about the complex and are simply unavailable and unresponsive. Even if you have a difficult roommate who breaks the lease rules Equity Residential at Woodleaf blames both tenants for the lease violation. If you live here and work here, you only get a 30% for a an expensive and old. The maintenance crew and leasing agents work at multiple locations so they are simply not in the office. The plumbing problems have remained unresolved as long as I've lived here. It has been causing me health problems that have grown in acuity due to the mold and dirt that comes through the pipes. My symptoms are not limited to-but include: headaches, body aches, and upset stomach. I have a diagnosis from my doctor regarding the toxicity caused from the neglect, greed, and low quality plumbing. This is a "class action suit" waiting to happen. Their lease terms are also inhumane with no exceptions if you actually need to move out for any reason. And, the $250 referral bonus for referring a friend is atrocious and a complete joke because who would ever wish neglect and physical pain on someone else? The honest truth is that I wouldn't even give one star. I have contacted the appropriate authorities such as San Jose Water to report the plumbing situation. A phone number is on the office door to contact Silicon Valley Security if you feel unsafe. They don't actually have a security guard who is regularly stationed at the complex, so you are really on your own if there's a problem. The complex is unprotected with open complex parking and the pool gate is also left unlocked. I've seen homeless people walking in and around the complex. There was a report that a homeless person got into a tenant's car. I would not recommend living or working here. The apartments are priced more than what they are worth. read more

I'm writing an update as there is no direct way to respond to Jennifer from Equity Residential's response: Jennifer, thanks for your reply, however it's not entirely factual. There are a total of 4 large capacity mailboxes for the entire property. We were told 9 months ago that the complex is "exploring bids for the installation of additional parcel lockers". It does not take 9 months to get a bid and have lockers installed. You didn't address the smoking in and around property. I have contacted management several times. Just last week I sent an email requesting to speak with someone from corporate. I got an email from the property manager asking to meet in person. I responded saying I would be happy to meet if she could tell me what the context of the conversation would be and if there would be movement towards an actual resolution. That was five days ago and I have yet to hear back. So while I appreciate your attempt to say that the team is "here to help," I respectfully disagree and have the dozens of unanswered emails, continued smoking/vaping issues, and other complaints of tenants on the client portal as proof that this is not the case. read more

I am relocating to South Bay and found this apartment. I like Campbell area and found the location to be good fit. It's walking distance to Pruneyard and Downtown. I don't understand some of the negative reviews of this place from some people on Yelp. It's apartment living. When compared to my old apartment, the plus here at Woodleaf is having in unit washer and dryer, AC and dishwasher. I was paying about the same for apartment with former landlord not even having these amenities listed. Most apartments in Bay Area don't even offer AC and you have to buy a unit so it is a plus to have one in the apartment. Also to not have to deal with on site laundromat where people can rummage thru your clothes if you are one minute late. The people on site have been professional with me so far and most of the process is very similar that you would go through renting anywhere else. Credit check/deposits/move in/renters insurance etc. If you have leased apartment before, the steps to rent shouldn't be that difficult. The price point works for the area and works within the budget I have. Everything is electronic and can use app for rent payments so it makes easy process. I don't have any cons to say on this place. read more
