My husband and I began a renovation of my mother's 1954 bungalow in December 2022. Initially we thought it might be a fun learning experience to be the general contractor and hire out subcontractors we vetted and received reasonable quotes from. It soon became apparent that some of our "licensed" contractors had no idea of the local building codes and others were impacting our schedule by not showing up for weeks at a time. It was pretty lucky for us at that time that we hired Robert of Your Dream Home to do some framing for us. When Robert quoted us the work it was in our price range, he promised it would start and be finished all within a weekend. He had no problems with working with us and the City building inspector. His crew came in the date and time he promised to be there, and the work was done in two days. When the inspector came to sign-off of Robert's work on Monday there was one issue he wanted addressed - I called Robert and he had his worker out that afternoon to address the inspector's issue. The next inspection passed. Impressed with his work, I decided to have him finish off the entire project. He gave me a competitive bid and told me he could have the house done by the end of summer (I think it was the beginning of summer at this point). His professionals had to fix many issues that the previous plumbers and electricians had bungled. For instance, the original plumbers were told that the toilets I ordered were in my garage so they could measure the setback needed for drainage, they failed to do so. Robert's plumber had to redo the drains for the baths and toilets. When the City inspector came out to pass the rough plumbing he took me aside and said, "I'm glad you finally have a plumber who knows what they're doing." Robert's plumber also had to extend the gas line in the kitchen which the first plumber had measured incorrectly. The initial electricians I hired did things like place the stove vent outlet too close to metal vent, which would cause the circuit to shut off. Robert's crew was there on a Sunday evening trouble shooting and fixed the issue that evening because Robert had promised my kitchen would be functional by Monday and pass a scheduled inspection. I just can't speak highly enough of Robert and crew, he's true to his word, profession, courteous, and communicates effectively. By the end of the project I felt like he was my brother I could trust him that much. After the end of the interior work on the house Robert helped me hire a roofer to fix the leaking flat roof. I wanted to replace the integrated drains with a gutter system. Again, this roofing crew worked with me, the City inspector, and did absolutely beautiful work. They even showed up at my mom's house on Thanksgiving morning to get the work done before the weather got bad. During the construction, end of each day, they always clean the area very neatly, and explained us what they did, and detailed next day plan, and they came on time, so we can count them on 100+%. Their price is reasonable too. They are not handyman, they use professional plumber, electrician, etc. as sub-contractor, so, we feel more comfortable that the professionals do their job, and when sub-contractors were there, Robert was with them and supervised the work. When they found the problems (yeah, old house), they always explained us the problems and possible solutions and suggestions right away, listened our choice, discussed with us and decide the solution. We usually don't pay the final payment until we confirm everything is completed without problem, but we totally trusted them from the experience, so we handed final check on the last day of installation. After that, we found a couple of small problems made by sub-contractors. They stopped by same day I contacted, and confirmed the problems. They fixed the problem right away, or arranged the sub-contractor to come soon as possible. When the sub-contractor came, they were with the sub-contractor to supervised and fixed the problem. I contracted with Robert Torres to turn my 1/2 bathroom into a full bathroom in July 2021. The result was excellent! Robert and his workers removed the old toilet and vanity, then moved out the walls to accommodate the new tub and shower enclosure. They had to cut into the slab floor for the new toilet location and reused the existing venting through the roof. All the fixtures were new including a custom shower door.
