I interviewed several contractors to help with a primary suite bathroom remodel. Sami articulated a message of treating their clients like family that resonated with me. His years in the business were evident as he helped generate a vision for what the space could be that was easily understood and welcomed, given I have no interior design expertise, nor do I have the first idea where to start. Sami and Sons provided a quote that was within reason; they weren't the most expensive, and they weren't the cheapest. The process was very smooth. Beware of this contractor. I was forced by the system to give 1 star, when they deserve zero to minus stars. By far the worst contracting firm I have EVER experienced, TOP TO BOTTOM! Horrible work and contractors, failed promises, missed deadlines, beginning to end just a terrible experience. Had the terrible pleasure to meet Sami the owner, because he had to come to the house to answer all of our why's! After that meeting I can clearly see why the people and the work was so so horrible. He was very condescending, raised his voice not only to us as the customer but to his own family and workers, got into our face when he was clearly pissed off, he is just a flat out little bully, and tried to push his weight around. Now here we are, left with a house that is full of bad work that we now have to somehow fix on our own, basically paying twice to get what we wanted originally. And to think how much was spend for that bad work and most of all the bad customer experience. Very untrustworthy outfit. We moved into a home built in the 70s that we love, but we wanted a few rooms and closets reconfigured to meet the needs of our growing family. Sami came out to walk through the project - he took the time to understand our concerns and wish list and helped us evolve our initial design ideas to achieve something that we would be comfortable with both from a design/function perspective AND a budget perspective; his quote was itemized, easy to understand, and fairly priced. We have leaking gutters and doors (we spent thousands of dollars on) that don't align. Despite asking them several times right from the start of the project they did not come up with a solution to replace a downspout that had to be taken out from the existing structure due to the extension. Now we are having to deal with huge amounts of water in our patio. After they left we saw that they had damaged our brand new floors as well which we had to fix. Very bad ethics, and they heir cheap labour who has no knowledge. The project manager also knew very little and had very little construction experience and would not hesitate to be rude. Mr Sami came at the end of the project posing like all problems will be solved and then sent us a big fat invoice for landscape concreting that was his suggestion and we really didn't need them to do.. read more

We've now had to have our floors completely replaced in both bathrooms just a few months after completing your "renovation". The water proof floor in the kids bathroom wasn't sealed around the base of the tub so of course water got underneath it and ruined it. The grout in the master bathroom is cracking between tiles. After living in my condo for over 15 years, I decided it was time to completely redo the outdated layout (built in 1960) including a complete gut of kitchen and bath, new flooring, paint, lighting, and doors throughout the unit. Finding the right contractor was key for me to make this type of investment. After interviewing 4-5 contractors, I decided on Sami and Sons. Not because they were the cheapest (which they weren't), but because Sami came in person to meet with me and spent over 2 hours going over the possibilities of the redesign and pros and cons of different options. At the end of our meeting, there was no hard pressure sales tactics; as a matter of fact, when I told him he was my guy for the job, he wouldn't take my deposit right away and asked me to spend a few days thinking about whether I was comfortable with the investment I was making. Other contractors were quick to try to lock me into a contract with fuzzy math on the final numbers. Again, Sami gave me a quote and a guarantee that his number would not increase during the project due to unforeseen issues or challenges. So, with that as the backdrop, I can tell you no project of this size goes smoothly and without a hitch. Sure enough, there were unforeseen issues such as the need to drill through a concrete subfloor to relocate the kitchen sink as well as swapping the location of bathroom sink and toilet (needed to make my tiny bathroom more functional - who ever designed the bathroom with a toilet staring you in the face as soon as you walk or walk by wasn't thinking...) Anyway, as mentioned, to drill through 18 inches of concrete and rerun all the plumbing was a herculean task that would have been an immediate change order with any other contractor. Sami kept to his word and took on the challenge. Sami and his team were also there to make things right when one of the work crews began to struggle with the size of the project. While the delays were frustrating, any time I picked up the phone, I got a call back from Sami or his son. Once again.... not everything was perfect, but I appreciate someone who keeps their word and takes responsibility for any issues or errors that may occur. Through the ups and downs, I came out on the back end of this project very confident I made the right decision to go with Sami and Sons and now enjoying coming home to a beautifully updated condo. read more

We hired them to redo a staircase at a residential building. 16 months later the staircase post has rust already and the staircase railing is loose. Per the contractor, this is normal wear and tear after 16 months. In response to Sami's reply: Water doesn't pool here. It appears that it wasn't properly primed and painted by your workers. In addition, if you recall, you didn't draw the plans and pull permits as you claimed the city told you that it wasn't necessary. If you recall, your team built those steps with varying dimensions after you didn't draw the plans as indicated in your quote. We had you go back and fix some of the steps due to this issue. read more

The Scope of our work was such as we had to completely demolish existing deck and arches, rebuild Everything from scratch, add lighting, add glass railing, replace the entire siding on one side of the house and change the supporting beams on one part of the house. Back in 2020, when my husband and I were considering renovating a space, adding another bedroom, I had reached out to Sami along with other contractors. Everyone was happy to come, hear my thoughts out, and provide me with a quote. Sami was the only one who literally told me our current space was perfect, and that our new vision wouldn't gel with the current layout, and it wouldn't add value to our house. I was so shocked by his honesty, as he surely made a long lasting impression. Fast forward a couple of years later, when we were thinking of renovating another space, I invited Sami back (along with other contractors) to submit a bid. In the end, Sami and his team won out because his bid was fair, and he was patient and honest with us throughout the bidding process. We undertook a massive project - a gut down of current house and brand new construction. It wasn't an easy process whatsoever - but one thing we never doubted was Sami's commitment to our project. In fact, he would often call this house his baby, and he wanted nothing but perfection and we couldn't be happier how it turned out. The owner and team are highly, highly aggressive and obnoxious in their approach toward customers. They feign competence and subcontract work to the cheapest possible bidder (many were unlicensed). Kitchen remodels are daunting and expensive. Sami came highly recommended by a colleague and delivered!! First of all, he was the only contractor we interviewed who "got" exactly what we wanted (which was a little off the beaten path as far as design). I've hired Sami to do several large jobs, including both interior and exterior construction, and have always been extremely happy. He delivers top quality work, and does it on time and on budget! The first first job was a full remodel of two bathrooms, including new custom tile showers that turned out just stunning! We were so happy with how the work was progressing that while they were still working in the house, we also hired them to replace carpet with hardwood floors throughout the entire house. The wood floors turned out beautifully. We have also hired him to do some exterior waterproofing on my mother-in-law's vintage 1941 house in San Francisco. The most recent job was at a rental house we own in San Francisco. We hired him to tear out the hideous downstairs rooms & re-build it into a beautiful, bright master bedroom suite - that involved taking everything down to studs, putting in new insulation, sheetrock walls/ceiling, windows, hardwood floors, and updating the bathroom (new tile, plumbing, sink, and vanity). He also replaced all lighting in the house with energy-efficient LED lighting and remodeled the kitchen for us. We wanted to maintain the classic vintage look of the kitchen, but wanted to add a dishwasher for our tenants. Because the vintage cabinets aren't deep enough from front-to-back wall, that involved basically carefully taking the base cabinets out, opening a space for the dishwasher, putting new ends on them, and re-installing. He added beautiful new tile floor and quartz counters, along with new plumbing. The end result was beautiful, exactly like we had imagined - a vintage look with modern convenience! Sami's work on this house turned out so well that I almost wish we were living there ourselves. Sami was absolutely outstanding across every aspect that matters in a big job like this - many years of construction expertise, excellent communications, great customer service, and thorough project management. My wife and I were amazed by the speed of progress. My wife, who hates the living through remodeling jobs (yes, we lived in the house while they were working) gave him the ultimate compliment - she said if we ever built a house, we'd hire Sami to do it. Every job happened much faster than we ever would have predicted based on past experience with other contractors. Sami blew away our expectations and actually met or exceeded his aggressive timelines at every step. We never had lengthy waits in between trades - things were always lined up so well that when one trade finished, the other would arrive the very next day. He even managed to stay on schedule when he was doing our bathrooms despite a surprise request from us to change some of the shower tile work that he had already completed. (They had followed our instructions, but it turned out we didn't like our idea and wanted the edges of the shower redone differently.) That actually involved demo'ing some of the brand new tile work, doing custom bullnosing of new tiles, and then installing the replacements. When they were done, you couldn't see where the demo'd section had been. All of his workers were courteous, considerate, tried their best to keep things clean and minimize excess dust, and spoke English. Work was done with proper permits. They put down ramboard to protect the floors and put up plastic "walls" to keep the house as clean as possible while they did their work. Sami also hired a professional cleaning crew at the end of the job. We'd never had a contractor take these extra steps before, and they were very much appreciated. Work quality was excellent across the board. His crews did the best tile work we've ever had, including doing custom bullnosing of tiles, and beautiful mitred joints for the niches. The quartz countertop fabrication turned out great, too. Hardwood floors and new hardwood stairs were also beautifully done, including removing/replacing the baseboard to make everything look original. (The hardwood crew also handled moving furniture around for us to do the floors.) His glass guy who did the custom shower walls, doors, and bathroom mirrors was awesome. Electrical, plumbing, and painting were also great. Sami wasn't the lowest quote, but also wasn't the highest. I also appreciated that Sami didn't nickel and dime us with change orders. The only change orders were our legitimate new requests. In fact, he even threw in some bonus extras - painting the interior of our garage, and hiring pro cleaners. He never argued or came up with excuses the occasional times I pointed out details I wasn't satisfied with along the way. He just fixed them and made sure I was happy. If you've worked with contractors before, you'll know that this isn't the norm. It was awesome to know Sami has the same desire for perfection and attention to detail that I do. As first time home buyers, perfectionists, and people who are only happy to spend money on necessary things, we were initially worried about finding a good contractor in the bay area who could effectively renovate our rough-looking 2b1b condo. We had met with some other companies (who were quite rude), but something about Shayna's no-bs and friendly approach made us feel like we could trust her. It turned out S&S was able to deliver a high quality renovation for our kitchen, bathroom, as well some odd jobs in other areas of the house. We communicated primarily with Shayna who responded very quickly to our requests and helped us a lot with the design + shopping. As with any project there are pros and cons: Pros: - Sami and Sons is a family company which you can trust. They worked hard to make us happy. We had asked for many tweaks and clarifying questions. Shayna responded very quickly and made sure we were taken care of and not worrying. - The prices seem reasonable for the high quality. - The project moved very quickly, more than we can ask for! We were also on a tight timeline so Shayna and the team made everything fall into place wonderfully on time. She was able to schedule a big paint job the very next day after we placed a request. - Any adjustments that have to be made to achieve your vision will be addressed. - The overall end result is going to be something amazing. - We were able to add on additional odd jobs with good success - When we had either bad or overly creative ideas, Shayna gave us good advice to avoid pitfalls but also backed down when we decided to push forward our unique creative direction Cons: - Communication across the whole team was not achieved. The laborers and Shayna were either not always in sync, or our requests were not always broadcasted across everyone involved in the project. There are various things we wish they could have asked us before doing. For example: the recess lights on our kitchen ceiling were not centered originally. We questioned why it was done this way. Then we were told that it was a limitation of the ceiling structure. We hoped they would tell us this issue before they implemented it. Thankfully, they quickly fixed this issue. - It would be great if Shayna could have visited the property more often to obtain a truer understanding of what's really going on. This continues the thread of the entire team not being in sync. - We had a poorly cut hole in our undersink for the kitchen plumbing (see image). This looked unprofessional and could have been done better. This is another example of a situation where we were not informed of something drastic before it happened. We know this is only a cosmetic issue and we won't see it often, but it's sad to see our brand new kitchen cabinet mutilated. As this is our first home we seemed to care much more about our home and wished the team would have treated it with greater care. I wonder if the good comments here, are actually from clients or are from people that work or are associated with Sami and Sons some how !!! Chose this contractor to add a new shower and add a deck. Very unprofessional service. After handing over the "starting day of $3,000.00 and down payment of $1,000.00, the architect the company hired came, took measurements of my house, handed incomplete drawings and I never heard from the company again. Had to chase after the "project manager", or at least the person who came and sold me into getting the company's services and ask for any updates to the project. After 3 months I got a call from the project manager by which time I had already decided not to continue with Sami & Sons. However, they still made me pay another $2,500.00 for supposedly the work that the architect had come and done. I am now out of $6,500.00 with no finished drawings and no project. Read the contract before you do business with this company (and I guess any other company) and clearly specify the time line with actual dates as to when each process of your project will be done. I had to learn the hard way with. I would also consider hiring the actual person who is doing the work. Sami and Sons will actually subcontract the job, making the project more expensive than what it should actually cost. read more

We couldn't be happier with the bathroom remodel by Sami and Sons. A full tile rebuild of our master bath shower and toilet area from the bare studs and installing flooring at the vanity and in the closet and new custom shower doors and all plumbing and bathroom fixtures. They were very competitive in price, on time, and in the end provided outstanding results. Tom planned the job and helped us with tile and flooring selection and was always available to discuss details and address any needs. The daily updates and photos of progress were a very nice touch. The crew of Joel and Chillian (sorry if I misspelled your name!) were a pleasure to have in our house. They do superb work and are very professional. This review is for Pini who was our main project leader. We hired Sami and Sons for a major remodel of our living spaces and kitchen as well as the addition of a bathroom. As with all renovations in older houses we encountered many issues which were not handled well till Pini took over the project leadership. At that stage the project started to move smoothly. Pini was exceptional both in providing good estimates for incremental costs as well as resolving issues and coming up with creative solutions to problems and issues. The end result is beautiful. We recently completed our remodeling project with Sami and Sons. Our scope includes living room remodeling (a new modern fireplace, bookcases and a hidden media center/network equipment) and remodeling of our garage (new concrete, epoxy floor, tankless water heater, water filter/softener, AC/HVAC, Tesla charger and lots of storage). Tom and his crews are easy to work with and very flexible to allow us to make small changes along the way to accommodate our needs. They were able to finish the project before the holiday season as planned even though we expanded/modified the scope of work along the way. We also got great recommendations from his crews to pick the right equipment and material to suit our needs and make the best use of our space. Remodeling our garage is tricky (since we are getting new concrete) and needs to be done in a timely manner. Tom and his crews went above and beyond to minimize the downtime and get all those critical equipment (such as water heater, AC/HVAC) installed as soon as the condition of the newly poured concrete was ready. The crews are very easy to work with, reliable, very clean and professional and always listen to our feedback. We highly recommend Sami and Sons for your next remodeling project. read more

This review is long overdue and I apologize to Shayna for not getting around to it til now. They came in and transformed our family room from a funky, dark room with a wood fireplace we could never use because of spare the air days and left us with a beautiful, light, open room we spend lots of time in. We have had to redo a deck, flooring, and electrical work done by this company in the last four years. Additionally, tile work they did has cracked and they replaced our baseboards with plywood that shows all wear and tear. So bummed to have put so much of our money into a family business that did not live up to their promises. The last interaction we had with them was Sami and his son yelling at my husband in our kitchen as he was asking them to just finish the job. read more

Overall, very happy with the experience/work of S&S remodeling. Like many, found them on Yelp with stellar reviews- and I think my experience mirrors prior posts. Recently was looking for bids to remodel a kitchen on a new property. Overall really nice cabinets and layout, but wanted to modernize the look by changing cabinet color, new backsplash, new countertops, hardware, etc. I invited 3 bids, all well rated Yelp contractors. S&S was first- met with Shayna who was great and to the point. Upfront question was raised whether we needed to do new cabinetry v. paint- I let her know our hope was to keep them because they were nice (soft closes, fairly new) and to be semi green. She thought it would require new cabinetry, but sent an immediate message to Sami re the issue. We continued to discuss the plan. She then walked us through the selling points of S&S (busy but family run/feel, well reviewed, appropriate licenses/coverage, regular updates and attention to issues). By then, Sami had returned her message- they could paint the cabinets, we were good to go! She gave us her initial quote $ number off top of her head, but said she'd send a text later with final number. She gave us a folder, her card/contact, and we said our niceties. Better yet, she said they could start almost immediately and complete quickly. Two subsequent bids were higher (one significantly higher), and just didn't get warm/fuzzies overall. Happy to discuss privately. We were able to text with Shayna from day 1, which was just nice for ongoing communication (what do you think of this backsplash, how many slabs do we need to buy, is this the type of faucet we need?). They have some companies they work with for materials that they got discounts, but are open to whatever materials you want and were never pushy. Shayna was happy to give her two cents about design decisions when we were on the fence, but never over-bearing. We downloaded the buildertrend app and got updates every 2 days with pictures showing progress. As with others, there were some minor issues: - had to scrap farm sink idea. This isn't S&S issue, was because we wanted to keep same cabinetry. But I point it out because they were immediate to let us know and give alternatives. - some items didn't arrive to provided address and one had damage. These were easily refunded and replaced, but I gave my feedback that having a safe corporate mailing address may be worthwhile (maybe they do this for bigger jobs). - faucets initially were placed on incorrect sinks. Fixed the next day after a text between Shayna/I. - ran out of slabs (after purchasing 1 additional mid-project) to complete the island's 'backsplash' portion. We had extra tile, so they did some extra work to allow that to work at no charge. Think it looks great. The finished product speaks for itself- nice work, efficiently done, to plan. I would definitely recommend them and would be quick to use them again. read more

We worked with Shayna and Jordan from Sami and Sons to remodel our kitchen and laundry room, expand our driveway, and remodel / furnish our shed. The work they did was of great quality and they brought in a crew that worked from day one through to completion (not a lot of changing folks midstream). They checked the boxes in terms of what you need in remodeling: Working with us from the beginning on design to help us choose tiles, cabinetry, etc., developing a timeline that they kept to, making the process as non-invasive to our day-to-day lives as possible while it was ongoing, and keeping costs down.
