    Water damage floor
    Megan T.

Don't rent from them. They do lousy repairs and then when things break because of it, they raise your rent. Obviously we were on a month to month lease at this time so technically an increase is legal. However, personally I'd say a $200 increase is excessive and shows a random vendetta they had against us. I have no clue what the goal was here since we were very communicable renters who never missed a payment. Even worse is, the rent increase letter came the morning after repairs to our unit were finished. The backstory here is that, the washer and dryer in our unit started leaking, we caught it and called emergency maintenance, who then came extremely unprepared. YQC has stated in writing that this water leak was not caused by us. We went through a month worth of repairs to our unit, fans and dehumidifiers constantly running and I had to take time off work to coordinate with repair people, since no one from YQC offered to let contractors into the unit. Then, as soon as we were able to really live again, they hike our rent??? They claim to this day that the increase was to match "market value" and then when they listed our place after we moved out, it was what we were paying before the increase. Oh, and on top of that, after the water leak happened and we explained that there was water under the living room floor and they still did not repair it. There's definitely mildew or even mold growing under there. Please check out the screenshots I took of a video from august 4th 2022. The night of the water leak. They didn't do anything to this floor after it happened. Oh and then there was a fire behind a neighboring building in the complex because there was a homeless community living behind there. We had no clue. I also left photos of the fire attached. In the photos I'm standing next to a patio of a unit. That's how close it was and YQC never communicated to us about any community living behind there. Nor did they communicate to any residents after the fire had happened.

More trash, that was left after the homeless people who walk by had gone through

My sister and I just moved into a property they manage this last March. It is very poorly managed, but we have made this our home and are quiet residents. At our 6 month mark, they scheduled an annual inspection. We have no problem with this. The day of our inspection, we had no notice and just assumed they were complete. The next day there was a hanging tag on our door with the date of the day before, so we have no idea when they actually came into our home. Several days later we get an email notice and a fine for $750 for smoke detectors that aren't working. Smoke detectors that we haven't touched since we moved into 6 month ago to the day. That means that our smoke detectors have not been working for 6 months because why would we check them if they were just checked at move in, like the inspection says??? We were going to renew our lease, but it seems like they would rather have degenerates and partiers and people who leave trash and broken down vehicles everywhere live here!!! What a joke of a company. I've lived in a lot of places in my life, and have worked in property management, and this company ties for worst management company, right up there with Paul from Sunworld Group.

Not very helpful over the phone, they have a weird point system that doesn't help or cater to first time home renters. Pretty disappointing.

Do not rent from YQC. Horrible communication, serious lack of maintenance, and unpleasant management. You're better off somewhere else.

A bit about me, I'm born/raised in Clark County but now live on the East Coast. The property management team does a great job moving tenants in/out seamlessly, and the accounting department does a great job of collecting rents and paying my mortgage. Moreover, if you are seeking to make any home purchases or renovations, they have a team dedicated to that. I could not give a higher recommendation to their team.

Owner Review: Shady Tactics, Misleading Auto-Renewals, and Broken Promises…read more I am writing this from the perspective of a property owner to warn others about the poor experience I had with TMG. While they have a very convincing sales team that promises a "partnership" where you as the owner are able to be hands-off while your home is well-cared for, the reality is quite different. They don't follow through with what they promise from a property management perspective and use predatory contracts with high early termination fees that are designed to lock you in, regardless of your property rental goals. Property Owners, beware: Maintenance Neglect: While the maintenance crew does decent work, getting them to actually come out to your property is a struggle. While living abroad, it took my manager, Elijah B., 60 days to tell me he couldn't turn on my Wi-Fi-enabled sprinkler system because it was "too difficult." By then, my lawn was already damaged. Even when I offered to pay the hourly maintenance rate to fix it, he couldn't coordinate it. I had to hire an outside contractor myself. Poor Inspections: They charge 10% of the rent but offer very little oversight. During the mid-year inspection, they failed to notice, follow-up on, or replace a filthy air filter that I had pre-arranged and provided a replacement filter for free. More importantly, they missed the fact that the tenants had repainted multiple rooms. Because they didn't compare old photos with new ones - as a result, we "missed the window" to charge the tenants for the unauthorized painting on one of the rooms. High turnover and shuffling between different account mangers: I was constantly passed around between new property managers, accountants, and business development reps. No one talked to each other, which resulted in more work for me and more damage to my home. My second manager, Heather K., gave me several contradictory statements regarding basic tasks like scheduling AC maintenance. Predatory Billing: Despite telling the sales team from the start that I was only going to be renting my property for a year, they "didn't have this in their notes" and charged me a $1,700 early termination fee. When I pushed back, their response was essentially: "You signed the contract and didn't read the fine print; pay us or go to collections." The "partnership" the sales team promised vanished the moment there was a billing dispute. I even reached out to the President, Carmen Villarma, and the COO to ask if this is truly how they want to do business. They didn't even bother to respond. The Bottom Line: My opinion is TMG spends a lot on Ads to appear first in your search, but that money comes directly out of the pockets of the owners they neglect. Save yourself the stress and the money--find a company that actually values your property. There are tons of property managers you can google that are actually going to give your property attention and dont rely on charging you thousands of dollars when they fail to renew a client.
