    Don't rent from them. They do lousy repairs and then when things break because of it, they raise your rent. Obviously we were on a month to month lease at this time so technically an increase is legal. However, personally I'd say a $200 increase is excessive and shows a random vendetta they had against us. I have no clue what the goal was here since we were very communicable renters who never missed a payment. Even worse is, the rent increase letter came the morning after repairs to our unit were finished. The backstory here is that, the washer and dryer in our unit started leaking, we caught it and called emergency maintenance, who then came extremely unprepared. YQC has stated in writing that this water leak was not caused by us. We went through a month worth of repairs to our unit, fans and dehumidifiers constantly running and I had to take time off work to coordinate with repair people, since no one from YQC offered to let contractors into the unit. Then, as soon as we were able to really live again, they hike our rent??? They claim to this day that the increase was to match "market value" and then when they listed our place after we moved out, it was what we were paying before the increase. Oh, and on top of that, after the water leak happened and we explained that there was water under the living room floor and they still did not repair it. There's definitely mildew or even mold growing under there. Please check out the screenshots I took of a video from august 4th 2022. The night of the water leak. They didn't do anything to this floor after it happened. Oh and then there was a fire behind a neighboring building in the complex because there was a homeless community living behind there. We had no clue. I also left photos of the fire attached. In the photos I'm standing next to a patio of a unit. That's how close it was and YQC never communicated to us about any community living behind there. Nor did they communicate to any residents after the fire had happened.

    Not very helpful over the phone, they have a weird point system that doesn't help or cater to first time home renters. Pretty disappointing.

    Do not rent from YQC. Horrible communication, serious lack of maintenance, and unpleasant management. You're better off somewhere else.

    "Sterling Properties Real Estate Services LLC assumed management of Lone Oak Trailer Court, Oak…read moreGrove, OR on June 1, 2026. Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

You're not just looking for a house--you're looking for a place where you can feel comfortable, raise your family, and know that TMG will take care of you and your family's needs throughout the time you live there. One thing I think people sometimes forget about property management is how many different variables are outside of the management company's control. They are trying to balance the needs of the tenants with the needs and decisions of the property owners, while also coordinating contractors, repairs, maintenance, scheduling, parts, and unexpected problems that come up when servicing a home. Has every situation gone perfectly or smoothly? No. But after dealing with TMG over the years, what has mattered most to me is that they have always made an effort to do what is right and take care of the tenant. Even when circumstances have made something difficult or taken longer than anyone would have liked, I have felt that TMG was working toward a solution rather than simply ignoring the problem. Of all the property management companies I've dealt with, TMG has done the best job of taking care of its tenants while navigating all the challenges that come with managing someone else's property. Based on my personal experience, I would recommend TMG over any other property management company I have dealt with. Finding a good home is important, but finding a management company you can trust to keep working for you when things don't go perfectly is just as important.

    My worst rental experience in 21 years…read more -We are now on our 7th or 8th (hard to keep track) property manager in 11 months. Every time they are fired or quit, they do not notify the customers, so you go to contact your property manager about an issue and you learn they don't work there anymore. Have had multiple "we're going to do better" conversations with new TMG property managers to no avail. Sometimes a random TMG employee appears not explaining or introducing themselves. -TMG tenants disrespected the property repeatedly with massive amounts of outdoor trash, dumping used motor oil in soil (cancer causing hazardous toxic waste). 11 months later TMG says they talked to "the city" and a private company, the hazardous waste dumping is fine they say. Weird that criminal dumping of cancer causing hazardous waste is OK on a TMG property. TMG allowed these tenants to have unleashed "visiting" dogs daily on the property, dog waste not picked up until multiple complaints. Just say your dog is "visiting" to avoid pet rent lol. TMG tenants left a dozen+ trash bags leaking food and waste on the property, took TMG an entire week to remove it. -Property has been neglected for so long. Trees have not been completely trimmed, PGE + Portland forestry calls it a "tree emergency" which could start a fire. PGE informed me that the tree touching the power line could be "live" with electricity, told me to stay 50ft away from it but it's 15ft from my door. Our trees are scrapping up against neighbors houses. TMG trimmed some of the branches, PGE trimmed the most dangerous ones. Stone walkway is a tripping hazard, thousands of broken glass pieces in another gravel walkway. -TMG requires once a year to enter the home and photograph literally everything inside. Had to argue with them to schedule a time, TMG threatens to enter the home anytime they want to photograph everything you own, disregarding safety and animals. Bizarre behavior. Have never had such a personally violating inspection in 21 years of renting. -Day 1 of renting the home, TMG staff left the key outside on a windowsill and not in the lockbox. -TMG landscapers destroyed tenants plants and property in the yard. TMG employee responded by saying they were sorry the landscaping "didn't meet your (my) expectations". They send 3rd party contractors to the property with no instructions, allow them to destroy and do what they want. TMG does not review the work these contractors do, they don't care. -TMG gave us (?) a bunch of trash in the yard. A broken hose, a broken hose organizer, a broken sprinkler, broken and rotting wooden planters. Have never been given literal trash by a property manager before. -TMG installed blinds in the living room after tenancy started, replaced crumbling falling apart old blinds in June 2026. Sept 2026 submit a maintenance request to replace old blinds that continue to fall apart, we're told they "do not replace blinds during tenancy", even though they literally did twice. Happened twice, but doesn't happen.
