Read on. I found a property to rent that I liked from YQC and the girl who was my contact gave a code to get into the property. The code was incorrect. So, I contacted her again and she gave me another code that was correct and I was able to view the property. I liked the property, felt it was a good fit, and signed an agreement to begin renting the property at the beginning of the next month on the first. It was about 2 weeks out. I was told that I had to put down 25% of the rent to hold the property. So I did. I also asked about smoke alarms in the house as I only saw one in the hallway. The contact from this company told me there was one in each room. This was incorrect. I arranged for all of my utilities to be transferred over, etc. and was preparing to purchase a washer/dryer, the moving company, etc. I passed by the house every day before and after work excited to move in. About a week or so before my move in date, I started calculating things and realized that I would have to pay over 6000 dollars to move as my lease on my current place did not run out until the 13th . Yikes! I asked my contact from YQC if she thought maybe the owner would let me wait 10 days into the month to move in. Just a question, right? She told me that she felt like the owner would be fine with it or even let me move in and subtract the 10 days from my rent. I thought to myself, "how very nice". I was anxiously waiting for the answer, and I did not hear anything back for 2 days after making phone calls with no answer and text messaging with no replies. When I did hear back, my contact told me that the owner has agreed to the 10 day window. Hooray. All was well, so I thought. Then, a couple of hours later, I got a text message from my contact saying the owner has decided not to move forward and good luck with my home search. What?! I was in a panic at this point and texted her back saying I didn't understand what was happening and why. I was just dropped like this?! I was In a panic state at this point so I called the office and of course, like so many times.....no answer. No replies from text messaging. I was so upset, I got in my car and drove to the office to be able to speak to someone as to why this was happening . I asked to speak to the manager who asked me what it was that I wanted. She was rather not very nice. I explained that I only asked a simple question of if the owner would possibly be willing to give the 10 day grace and if not, I would continue as it was, then I get a text message telling me that the owner has decided not go forward and good luck with my house hunting. I asked if I were to move in and start paying on the 1st would I still be able to do so. She said most likely so and what did I want?. At this point I was so confused. I left there and I was really afraid of renting with this company at this point about the miscommunication, the no communication, the wrong information, etc. I emailed them and told them I was concerned and I would not be going forward at this point as well. I dont even know if there was actually a choice. I asked for my deposit back. They told me that it was not refundable. Not only this, but I received a text message from them a couple of weeks later to let me know that someone would be viewing my property. ??????? Wrong phone number people. I do hope the owner received the message and he was able to rent his house to a good tenant. What a mess and a lot of stress. read more

An absolute clown show. Make sure you read your contract carefully. They omit a bunch of fees at first, get you to sign, then come back and say oh oops! We forgot $1,000 of fees! This company is the perfect example of why people hate property management companies. Do your research and rent from somewhere else. read more

Don't rent from them. They do lousy repairs and then when things break because of it, they raise your rent. Obviously we were on a month to month lease at this time so technically an increase is legal. However, personally I'd say a $200 increase is excessive and shows a random vendetta they had against us. I have no clue what the goal was here since we were very communicable renters who never missed a payment. Even worse is, the rent increase letter came the morning after repairs to our unit were finished. The backstory here is that, the washer and dryer in our unit started leaking, we caught it and called emergency maintenance, who then came extremely unprepared. YQC has stated in writing that this water leak was not caused by us. We went through a month worth of repairs to our unit, fans and dehumidifiers constantly running and I had to take time off work to coordinate with repair people, since no one from YQC offered to let contractors into the unit. Then, as soon as we were able to really live again, they hike our rent??? They claim to this day that the increase was to match "market value" and then when they listed our place after we moved out, it was what we were paying before the increase. Oh, and on top of that, after the water leak happened and we explained that there was water under the living room floor and they still did not repair it. There's definitely mildew or even mold growing under there. Please check out the screenshots I took of a video from august 4th 2022. The night of the water leak. They didn't do anything to this floor after it happened. Oh and then there was a fire behind a neighboring building in the complex because there was a homeless community living behind there. We had no clue. I also left photos of the fire attached. In the photos I'm standing next to a patio of a unit. That's how close it was and YQC never communicated to us about any community living behind there. Nor did they communicate to any residents after the fire had happened. read more

I need to compliment YQC.....they have an amazing leasing and management department. Over the past several years they have consistently provided excellent and prompt responses when tenants have a problem with rent, damage, repairs and providing a range of apartment and single family rent ready properties. They help both owners and tenants with issues and guidance which helps all enjoy a good living experience/environment. Be ready to be ignored. Staff are unpleasant and aggressive, but will leave you unanswered when you try to resolve issues with them. I am incredibly grateful I dont live under their management, and I will be very careful to never do so in the future. read more

My sister and I just moved into a property they manage this last March. It is very poorly managed, but we have made this our home and are quiet residents. At our 6 month mark, they scheduled an annual inspection. We have no problem with this. The day of our inspection, we had no notice and just assumed they were complete. The next day there was a hanging tag on our door with the date of the day before, so we have no idea when they actually came into our home. Several days later we get an email notice and a fine for $750 for smoke detectors that aren't working. Smoke detectors that we haven't touched since we moved into 6 month ago to the day. That means that our smoke detectors have not been working for 6 months because why would we check them if they were just checked at move in, like the inspection says??? We were going to renew our lease, but it seems like they would rather have degenerates and partiers and people who leave trash and broken down vehicles everywhere live here!!! What a joke of a company. Easily the least competent property management I've ever dealt with. The only positive is that they have an online tenant portal where you can pay rent and request maintenance. On that latter note though, expect that your requests will sit without a response for long stretches of time, even if it's urgent. They are not proactive with current tenants in the least, and they're especially bad at following up with properties in Portland because they elected to take on managing those but will threaten to charge you if they have to make a trip across the river for anything. I've been living in a property that they took over managing when it was sold, and everything immediately went downhill, from them attempting to hike my rent up as soon as my lease renewed, without any justification, continuous rent increases that only these past two years during COVID, magically paused (though I'm sure they're happy to spike it at to whatever they can as soon as things begin returning to normal). Their maintenance and work is strictly reactive and requires someone to request work, even when it should be routine (like lawn maintenance, gutter cleanings); they don't seem to track or keep any regular schedule to follow up on these things, year after year. They consistently seem to find the cheapest, least reputable contractors and companies they can for the work, and they outsource all of it. I've had to wait around for fridge replacements that took days because it was "after hours" despite the fact that emergency repair companies exist (but of course, they would never pay for those, vs letting the cost of all the food you have to toss be passed on to the tenant). Appliances have failed left and right in my unit and been replaced with other cheap second-hand appliances that will no doubt fail again (long-term, I'm sure this will bite them in the ass). The immediate cost-cutting is so blatant, while they find countless ways to price hike and inflate area rents to increase their profits. The lawn maintenance has regularly done half assed jobs and left yard debris and stomped in my garden, with little more than a disingenuous apology when I brought this up on multiple occasions. I've had grease tracked through my apartment by workers who couldn't even do the bare minimum to cover their boots. Their turnover rate is incredibly high; I've rarely corresponded with the same person more than a handful of times in a given period of time, before learning they've been replaced (not surprising, given their poor reputation and approach to this business). Most damning of all recently, though, they spammed tenants with emails soliciting 5 star reviews in exchange for gift card drawings. This is morally reprehensible. Do not believe all the praise you see among these reviews, as these folks are likely people that have had minimal dealings with this company and felt a $20 Amazon gift card was worth their while to falsely inflate the poor company optics for their benefit. read more

Unfortunately, with property management bad reviews are inevitable and often come from disgruntled tenants. Company was very difficult to get a hold of once we had signed a lease. The office never got back to us about a repair that needed to happen with the plumbing and the ceiling. The homeowner refused to allow services to be done to the property until weeks later. The property was so difficult to leave and would not communicate with us paperwork that needed to be done on our end. Still have not had any phone calls returned from the office. read more

For context, myself and my partner are property managers (YQC is not a competitor of ours) and have been in the industry for ~10 years. If you've already read the Google reviews, hopefully you saw the one that mentions how YQC fishes for 5-star reviews from their residents by promising them gift cards (which is illegal, by the way) - the company is hopelessly lost when it comes to managing anything. Do not waste your time with YQC, do not let the bots tell you how amazing they are and the negative reviews are just "disgruntled tenants" - disgruntled customers wouldn't exist if not for horrible customer service. While we actually really like our home, the management of it is horrendous. Our home flooded a week after moving in due to a construction fault - it took them 2 months to repair the home. We went months without flooring, with carpet tacks exposed the entire time. Not ideal when you have a dog, not ideal when you get up in the middle of the night. We were without a smoke detector system for nearly four months (!!!) and they didn't seem to care. We didn't receive our mail keys until we lived there for 2 weeks, and YQC told us it was somehow our responsibility to figure out mail keys? Comedy. The GM basically told me to kick rocks when I implored how necessary mail keys were to a rental home. We've been dealing with problems with YQC for 5 months, and have had zero progress on any resolution. It takes them WEEKS to respond. Don't both trying to call their office - they haven't answered the phone *once* in the 5 months we've lived here. I just had a phone call with Michelle Doern (General Manager) and Andrea Maloney (Portfolio Manager), and they were incredibly rude throughout the call - interrupting me at every turn. I was entirely calm and patient, while they tried to twist my words to avoid any form of blame. They are completely refusing to acknowledge any failures on their end, and tried to tell me that it's been just as hard on them for having to deal with me emailing them. Really? Reading is as difficult to you as living in a home without flooring, where our dog stepping on carpet tacks weekly is a thing? Where industrial fans had us feeling like we lived in a machine shop for nearly two weeks? Ok. They are not a management company - they are a cash siphon meant to block any problems or questions from the property owners...though they're pretty terrible at that, too. Do yourself a favor, and rent somewhere else. Anywhere else. You will get zero support from this circus. I'd love to chat with anyone about this at greater length...they're *that* bad. read more

I live at one of their property's and while the rent is average pricing and decent living, their service usually sucks. They will "forget" to tell you when a big maintenance job is happening at your building until the day after the jobs already started. And once you email them to discuss what's going on at your property they fail to respond in any way. I prefer the old management who owned our property before them. They are also emailing chain letters to their residents for a chance to win a gift card. To enter to win the gift card you have to leave them a 5 star review on google and yelp. This is THE WORST Property Management company! We rented a home in Camas and the owners used this company. I would give them Zero stars if I could! They do not return calls, texts, or emails in a timely manner and only if you call or email over and over again. We moved out last month and left the home in immaculate condition. Only a basic cleaning would have needed to be done because we cleaned the whole house and touched up the paint, etc. But they overcharged these services and deducted it from our deposit and we got a very small amount left. I have filed a claim against them with the Better Business Bureau. If it were their home to clean, they would have gotten better prices, but when its someone else's money, they do not shop prices. Very unethical. Do not rent a house from someone who uses this company. You will regret it! read more

My husband and I have never had such a horrific experience with any rental owner or property management group, not until we rented through YQC. The way in which YQC operates on such poor business ethics; leaving their customers/tenants to be at the very bottom of priority is inexcusable. My family of 4 was evicted this past November, post my cancer diagnosis. I had made several attempts to establish a payment arrangement with the manager Andrea. Andrea refused to allow us to pay online, and suggested she come to our home to collect cash in full. I declined the inappropriate offer and suggested a two payment arrangement. I never heard back from Andrea. I sent a check paid in full mid October and the check was then returned with no explaination or any kind of communication from Andrea or anyone from the office. We were subsequently evicted despite having made several attempts to pay rent. Jump ahead to now, the owner of YQC flippantly refuses to pay the utility bill that should of been taken care of months ago. The utility company needs verification from the property management group confirming our move out date and the owner refuses to confirm. There is no excuse for such poor ethics and horrific customer service. If you value your hard earned money and dont want to see it go to greedy, shimmy business owners and employees then I strongly suggest never doing business with this company. read more

Took over a month to get a maintenance person who was not only totally unprofessional but had no idea what he was doing to fix a leak in our basement. Never reply to any questions or communication in a timely manor and extremely rude when they do. I don't think I've ever met someone with as awful people skills as Andrea. Jenny does alright but doesn't really seem to take care of anything herself. Request to enter without us there on a regular basis which I find incredibly unprofessional. We purchased a brand new home in the Village at Evergreen Landing in east Vancouver in March of 2020. We discovered once we were living there that most of the surrounding homes were rentals, and managed by YQC Properties. We had some problems with the neighboring renters, such as 6 ft. tall weeds and other yardwork that they refused to take care of, barking dogs, etc. I contacted YQC Properties and found that they were the worst property management company I had ever dealt with (we'd previously owned two rentals elsewhere and used property managers). I had the worst time getting through to YQC. I would call and leave messages, and no one would return my calls. I finally did reach the company owner (or manager-- not such which). and she assured me that the problems would be addressed. Then I waited, and nothing happened. This went on for about a year. We realized that all the neighboring homes had been purchased by investment groups, who were totally hands-off. In that circumstance, I'm sure they thought that YQC was "handling things". HA! Their office was only a mile away, yet they never even took the time to do a drive-by to look at the deterioration of the property in just a year. I was so disgusted with their lack of response. I got the feeling they were simply there to collect their money, but held themselves in no way responsible for the renters and their behavior. After 1 1/2 years, we sold our brand new home. I finally had to pull the neighbors' weeds myself, and take them to the dump, just to make the surrounding houses look presentable for the house sale. Worst property management company ever!!!! Would give negative stars if i could. Their gardenside apartments in Battle Ground is ran by a woman whi has no business being a manager as she does not do anything. She only comes in 4 hours a day. Our apartment is growing mold everywhere and starting to get real sick all the time and hard to breath. Its on all the windows and walls. We tell management about it and she tells you to get a dehumidifier at renters cost. We had ants dripping out of our ceiling fan and still have this issue. Windows are 1970 single pane aluminium framed that have so much moisture we have to put towels in thd windows to absorb the water. Appliances are super old and run down and all cabinets have peeling laminate on them. The manager said if we wanted new windows we would have to pay $300 extra a month and that would not even replace the sliding glasd door that does not even work cause its so old and heavy. No laundry in unit only on site and they are briken half the time. WORST COMPANY MANAGEMENT EVER!!!! read more

Had applied for a site with this company, was told I needed proof of income, identification and a waiver signed before the application fee was processed. The application was processed without any of this, which is uunderstandable if certain things are in the fine print. I had a sudden death in my family so I did not complete to application. I tried to call the company to see if there was anything I could do to recieve the funds back, before I was even asked my name, the lady on the phone began to lecture me about applying for something before You really know I'm ready, and told me this is a "lesson." After I let her know that lecturing your customers is no way to run a business she proceeded to say oh okay yes yes we will look into it and then hung up the phone. She never asked my name, was not willing to help. I've never been more disrespected or not heard by such a small request. The money back at this point isn't the issue anymore. After speaking with someone else from this company I learned that the lady I first spoke with was the owner of the company. I don't know about you but I will tell everyone in my power about my experience and hope that this saves someone from doing business with such an unprofessional being. So disappointed read more
