This company manages our Homeowners Association and is just awful. They sent us a letter for having our RV at our house ONE day before a Holiday weekend. We have a storage unit for our RV and keep it there except for when we are using it and need to bring it home before a trip to clean it and stock it. The office is also rude and indifferent when you call them. read more

If I could give this place a negative 5 stars I would. DO NOT RENT FROM THEM. LESLIE does not care to answer phone calls, emails or messages. She will just sit there and call you a liar if you tell her you have tried to reach out. My mom owns a home on property that is rented out by NW Management, LESLIE, refuses to actually do her job, and instead tells us that she will no longer answer the phones to our numbers, if she sees us trying to come into the office to complain she said she will lock us out. My mom's driveway is blocked by a broken down unregistered car on the property that NW Management rents to her, and we have called them every day and been blown off or laughed at by LESLIE. I asked her, as my mom is older, what happens if there's an emergency and I need an ambulance up at my mom's house to help her and while she was laughing her nasty little hyena laugh, she said "Well either they will have to find a way to her or you will just have to get her down to the road for help. I forgot to add that during the 8 weeks of living there we found petrified animal feces hid up under baseboard on landing. The management company and the property owner refused to remedy the terrible situation. We ended up having to pay movers to move us after only 8 weeks in this home. It was a TERRIBLE EXPERIENCE. Besides flushing 60K of rent payment over 4 years I would highly suggest you find a more professional management company. As renters, the place was well cared for, and any and all damages , concerns, repairs were always reported immediately. When we gave ample notice and left the place in better condition than was received, we received a laundry list of charges for damages that already existed. Moreover, the management company collected to close out utilities - I called on one of them and they never received a call on the outstanding balance due - plus the person I spoke to at the utility company said they would never disclose the amount due to a management company - that is NOT a management company responsibility and the bill follows the renter, not the landlord. When we called for a repair of appliances purchased in 1996- we were blamed before they even cared to send someone out- WEEKS LATER. ITS 2017 time to buy some new appliances! We had a fence down FOR OVER A MONTH with nails broken boards and were ignored. We have a small child and pets and neighbors with the same, so besides being a hazard, it was also a privacy issue. Another issue we had was with the water hose when they finally arrived to repair this- (2 months and 6 REQUESTS later) they cut and left a huge hole in the wall in the closet. Another repair was with the kitchen sink- they replaced it and again tried to blame us that we caused the damage. Oh and as a bonus they dumped the faucet in the front yard, till we called and advised them to come pick it up. Additionally it took 3 weeks for them to take a look at our air conditioner while we melted in the summer heat. They also found it necessary to constantly hound us about the yard and the weeds. One, if you do a search on google maps, you will clearly see that the yard before was a pile of dirt with a few sprigs of yellow and brown something resembling grass and 5 BILLION dandelions and various other weeds. I didn't count but you get the idea. I will give you the address if you really are interested. Another occasion the vent a hood needed to be replaced, because like I said 20 year old appliances and dozens of previous renters before us can really wreak havoc on a rental. Well we got the vent a hood- but they gave it a huge gash in the metal- we were probably charged for that as well. I really could go on forever, and I wont mention the twenty other run ins we had with repairs and the ant farm the home was built upon, or how the overly large tree in the back regularly dropped tons of pinecones and large branches that had to be sawed to dispose of properly, or the windows that had leaks in them, the bad layout of a kitchen countertop design that was placed over the air conditioner/ heat vents, old cheap appliances, or the many days my husband and I took off work so that someone could verify the claims that broken appliances were not the renters fault. Overall the staff was rude, mostly unresponsive, condescending, and unprofessional. We left the home cleaner and improved condition. As someone in the mortgage industry, I have seen what renters and even homeowners are capable of. Believe me, I have seen the appraisals. We paid our rent on time, were quiet, and rarely bothered the management company- at least that is what it felt like a bother. If you have to rent, get an apartment! read more

i have lived in one of NW Management's properties for over 20 years not Their staff is very rude and unprofessional. The do no return phone calls or emails. I report 2 items over 2 years ago that needed attention to date neither item has be corrected. So now I notified them weeks ago that during the last wind and snow storm brought down a large limb that punched a hole clear thru my patio roof. They were awful taking the complaint and so far nothing has been. I asked them to let me know how they would fix the hole and when? I have not heard a word from them and have left 2 phone messages. Neither call has been returned. Don't do business with these folks. I wish our condo association would fire these people and move on John read more

Northwest Management Exclusive (NME) company cost us $3-4000 in damages and lost rent. We retained NME to manage our rental. They allowed a tenant that they placed in the property to completely trash the place. We had to pay thousands of dollars for garbage removal, writing on the walls, replacing the carpet due to cat urine odor, repainting the unit, unpaid utility bills etc. The worst part of this is that when the tenant bailed, NME stopped communicating with us for 4 months. We lived out of area and they did not return our numerous calls or emails. We would leave messages with the receptionist and never get a call back. When we finally asked another local property management company to take over and find out what happened that is when the very ugly mess in our unit was discovered. The owner of NME said that our unit had "dropped through the cracks" whatever that means. The tenant deposit was minimal compared to the damage inflicted. And NME as the entity we trusted just shrugged their shoulders and claimed "oh well". Oh well, I wish I had read the other negative reviews on Yelp before trusting NME. read more

I foolishly paid this property management group to rent/run my home for over 6 years. They were completely inept and irritated not only me, the renters, but also my neighbors. They proceeded with major repairs without notifying me. Also told me I had to install items that were already existing (a C02 detector-which existed , an exterior key pad for the garage door- which was already on the house and worked, etc.) Their accounting was atrocious. When I asked for explanations my "broker" said she never really understood it either! Their inspections were either not done or very sloppy (cat urine had ruined much of the carpeting, a built-in microwave was missing , window screens were gone, the yard very poorly maintained, etc..). My previous two posts have been removed rating my terrible experience with this business and its owner, Leslie Willy. I will continue to repost my review to ensure everyone knows my wife and my experience. On August 11th, 2020 my wife and I had an appointment with the owner of Northwest Management Exclusive, Inc., Leslie Willey to review records from our HOA that she is paid to maintain. We arrived shortly before 1pm and were politely greeted by a young woman. We introduced ourselves and let her know we had an appointment with Leslie. The young woman directed us around the corner of the building past the red car, and instructed us to enter through the gate and head into the back patio. Upon entering the back yard we were met by the owner who immediately reprimanded us for coming in through the wrong gate. She pointed and proclaimed "You are supposed to come through this gate!" We let her know her employee told us to use the gate we entered. We were there to review and receive copies of specific records that NWME is charged with which we identified by email several weeks ahead of time. We were not provided with copies, we were handed an iPad with the records preloaded which was nearly impossible to read due to the sun glare. She literally said here you go and walked off. Rather than offer us a spot in her conference room, there was an old filthy table and two dirty chairs out in the backyard of her place of business. The yard is infested with bugs living in the dead grass. Near the gate she wanted us to use and 15 feet from the table was a large pile of dog feces! We understand we are dealing with Covid-19 and we need to take precautions, but we were in Phase 2, wearing masks and in attendance for a pre-arranged professional business visit, so why this business owner chose to put us in what can literally be described as an outdoor dog kennel to conduct business rather than her conference room is baffling? Why she didn't simply offer to email the records or place them on a thumb drive is also in question. Because of the outdoor conditions provided us, we were unable to adequately view the records so the appointment was a total waste of time. The only thing my wife and I left with were multiple bug bites and dog feces on my wife's sandals using the gate the owner insisted we use to enter and exit the backyard. To add insult to injury, Leslie sent us a bill for $182.50 for a 1.5 hour visit. We were physically there for 30 minutes. 15 minutes into our visit, another resident showed to see if he could assist us with our records review. Leslie screamed at him telling him he couldn't be there and if he didn't leave she would call the police. The neighbor politely asked for a moment of her time and she proceeded to call the police. After calling the police for the first time since we arrived, Leslie came out, tapped her watch several times and told us we've been here 30 minutes, walked over and took the iPad from us. At this point we left to see the police questioning our neighbor who by the way is also a dues paying member of our HOA. This action by Leslie was completely unwarranted and uncalled for and goes to further substantiate the unprofessionalism and hostile demeanor of Leslie Willey. She was rude from the moment we arrived, put us in unhealthy and unsanitary conditions and didn't provide the services requested. You have choices of where to do business and I suggest you look at your options. We didn't have an option because Northwest Management Exclusive, Inc. was hired to be our HOA's Acting Agent. We didn't have a choice, we are forced to do business with Leslie Willey. If we had a choice, I promise you this is the last place we would choose to do business with. read more

Had to call multiple times to set up a viewing for a house I've been dreaming of renting as our new home in WA, which we just moved to per Army orders. They said they would call me back with a viewing time, but I had to keep calling them until they finally told me a time. The agent arrived late due to traffic, but no big deal. The house was wonderful, I wanted it on the spot. There was another couple there and I let them chat with the agent until they left at 4:55pm. I talked with her next saying that I wanted the house and how to go about getting it. She said I had to fill out the application and hand it off at their offices which open at 9. I asked if they closed at 5pm and if it was too late to drop it off now, she said yes. So I take my kids, go home, fill it out and tell me husband to wait outside their office door by 8 so we can be first. They then tell him at 9 that they already had an application on the house and they couldn't take ours! How??! How?? I call and come to find out, THEY HAVE A FREAKING DROP BOX!! No one told me! All their stuff says to drop it off in person during business hours! Now we are out of luck and my dream house is gone. So if you are trying to be first in line to get your application in THEY HAVE A DROP BOX FOR THAT!! read more

This company has ZERO professionalism. It seems all they want is to take your application money. First, I called on a property I was interested it, I got ZERO information about it. They took my phone number and said they would call back, NO ONE EVER CALLED. I had to call and basically do their job - I was told to view the house, made an appointment. Rene, the woman who met us there had absolutely NO people skills. She seemed as though she had better things to do than answer questions, then told us we had 10 minutes to see the house and leave because she had to go! I went ahead and provided all the information for the application process and $100 CASH- took it to her office. Again, ZERO professionalism. She did not give me a time frame nor any "next step in the process. I had to email her a few things the next day and my email was BLOCKED from Rene's and the "main info" email address!! I called and she put me on hold right away, someone ELSE answered the line to "assist" me. Waited the following Friday through the weekend, come to find out - they sent a letter of denial THE SAME DAY I GAVE MY MONEY FOR THE APPLICATION!!! I can only assume that's why my emails were blocked THE VERY NEXT DAY... This company is SERIOUSLY A JOKE WHATEVER YOU DO NOT WASTE YOUR TIME AND MONEY!!! After patiently waiting for three days, I've been declined on my application. I very much feel that from the very get go, the leasing agent was unkind and unhelpful. I almost felt that I was being judge and the verdict made before it was complete. I understand that there was a single late payment and an unpaid utility. I told the leasing agent that I could prove that the utility had been paid. The leasing agent also refused to give me the past rental property which gave me a late notice. How am I to prove otherwise. If you truly refuse people because a single late payment, then so be it. But the unbelievable lack of effort or customer care was hurtful. read more

I rented a property for 3 1/2 yrs. I gave 45 day notice of exit and although I moved mid month, I paid an entire months rent. I spent $360 to have the house professionally cleaned and power washed. They initally stated they were going to take my $950 refundable deposit and charge an additional $200 for "repairs". I asked for a breakdown and 1 portion was $85 to clean the inside of the oven....??? GOUGED! I'm still awaiting my deposit breakdown and am considering small claims court. read more

Contacted them multiple times about a specific property, before anyone had viewed said property as it was still in possession of current tenants. Asked to be contacted for open house, they didn't contact me. Just listed the open house on Zillow and didn't let me know - so be it. Called day after open house to check status, no application at that time. Asked to view Property, name and number taken down for second time to view Property and told someone would call back - again no call. Called 2 days later to find it has a pending application. I work in Property Management myself, this was a completely inappropriate run around. Would not rent from them anyway, judging by their reviews. I believe every bad review listed! Absolutely horrible customer service!!!! If you are renting through this company you are treated as a second class person by the management. I've rented through NW ME for over 3.5 years without missing a payment. One time USPS lost my payment (which they sent later), causing a late $50 fee. I was told by Leslie Willey that the only way they would remove the fee if a written request is submitted. After writing a letter expelling the reason, Willey still refused to remove the fee. So much for being a loyal customer. If you can, steer clear of NW Management Exclusive, total jerks. read more

We found a really cute place in Camas, and when we called to inquire about it, we were told we could apply online. That Night, there was no area that let us apply online. So we went to the office the next day, and had to apply in person. What got me is, its not first come first serve on applying, but its first come first serve on who shows up at the open house. So my boyfriend took a late lunch, and headed out to the open house. He was the first one there, and somebody else showed up just before the open house started. Before they even walked in the door, the other person called in stating he wanted it...I have never heard of that process. So that in itself was frustrating. My boyfriend called it in, and told we are second in line, and that the other guy has so many days for a down payment, etc. And then said we will have a final answer on Tuesday. We both got notification over the weekend that our credit had gotten pulled by this company. We called Tuesday (twice) and were told we would know by Wednesday. We called Wednesday (twice) and were told we would have an answer Thursday (today). Needless to say, we have run out of time, and need to stay where we are currently residing; and they lost what could have been potential customers. read more

DO NOT employ this company, ever! They were referred to us by someone we trusted but we got screwed big time. Our home was trashed and we had to spend thousands of dollars to get it repaired. There was very little managing of our property going on and we were shocked to see how much the tenants were allowed to trash the property. When we asked to see the move-out check sheet nothing was produced. There was 48 holes found in a bedroom wall and 53 in the dining room - this was the tip of the iceberg. We could never understand their accounting system - and were even going to be charged to pay for the damage the tenants did. Stay away! read more

Rented a house from this company over 3 years ago for 3 years straight. The house wasn't ready at the time because it needed to be painted inside. Due to our need of moving in quickly we didn't write down some discrepancies like all closets, walking closet and laundry room were not painted. And the refrigerator had 2 bars that holds things falling from the inside door bent. Not a big deal for me not thinking about later (BIG MISTAKE). When you sign a contract with this company in your deposit is included carpet cleaning and locks re-key not refundable. When we left the house, the house was implacable. Walls were painted and no holes (professionally done), Carpet was shampooed 2 times, windows and rails and doors cleaned. Well everything in order, disinfected and cleaned like we do in basic training in the Army. Garden and yard were beautiful. We requested to have the house inspected before we turn in the key and we got told by Audrey Hockett that is the policy of the company to NOT inspect the house until after the key is turned in and that the tenant is not allowed on the inspection. Guess what? We got charge $80.00 for cleaning, $100.00 per bar on the refrigerator ($200.00) when you can buying them for about $9.99 each, $100.00 for some repairs on the walls AND $150.00 for shampooing the carpet. SO you pay for carpet cleaning at the beginning (which I don't think they did) and at the end. They mowed the lawn almost to the ground and trimmed all flowers and trees leaving the garden naked and ugly. Neighbors saw the interior and exterior of the house right before we turned in the key as we wanted to have some witnesses and they were amazed about the how clean and ready to be rented next day the house was. They were so mad that they started to call me complaining about it. I told them that I didn't have the control of it. The sad part is that they give you 15 days to appeal the inspection and the reimbursement of deposit but unfortunately I was out of town for military training and when I came back it was too late to appeal. DON'T BOTHER MAKING PLANS WITH YOUR DEPOSIT! YOU WILL NOT GET IT BACK! Also, I would like to add that this company as part of their contract they are allow to get in the property you are renting whenever they want. They send a notice 24 hours prior through the mail and you get it or not is not their problem. They got into our house once and left the back door wide open. Then you have to deal with Melissa Blackburn tenant/maintenance coordinator who is the most unprofessional and disrespectful person in the company. She doesn't return calls or emails unless it is something she requested. And they raised the rent every year like crazy. I pay less now for a mortgage with same space than for what I was paying with them. BY A LOT! MY RECOMMENDATION PEOPLE: DO NOT USE THIS COMPANY IF YOU NEED TO RENT. IT IS A RIP OFF!!! read more

We had a horrible experience with this company. We were interested in 2 properties they had for rent and were told to pre apply because we would be ahead of everyone else when were ready to rent when the properties were available for viewing. They misrepresented their policy we were told we would be ahead of everyone else because we were preapproved. We went to view properties and were told it was first come first serve they show properties to everyone at once and then the first person to call during the viewing gets the first place in line for the property whether they are preapproved or not. We had already paid at that time. They are duping people in to pre applying and doing credit checks charging $50 per person and letting many applicants apply and keeping the money. We spent $50 for 2 people were preapproved but they gave the property to someone that was not preapproved because they called first. They should not be doing credit checks on everyone and charging money unless you are applying for a specific property and in line. I have 2 co workers that have also been duped and paid money as well and have not gotten a property. One spent $150 and the other $100. When I heard about this I had to do something this is ridiculous and unacceptable business practice. They are ripping the public of and giving the reason that "the rental market is competitive right now. They are taking money from people that can't afford to just throw money away. read more

I would not recommend this property management company to renters or home owners - ever. Slow as can be on repairs and work done is shoddy at best. I called three times to get kitchen sink faucet repaired and went for a week with no running water in the kitchen. No one cares or saw it as an urgent need! The first time it was just fixed and when I went to use it, the single handle fell off in my hands. Called agin and it was fixed in 3 days. Handle fell off the second time I used it. Finally on third try it was replaced won't a very cheap faucet. Home owner was charged $50 for each home visit so that's $150 right there. Then charges for cheap faucet. This is one of numerous complaints I have with this company. Talk about gouging the home owner! read more

Find another company to rent from. These guys are the absolute worst. Took me four months and the threat of small claims court to finally get my deposit back. They are out to take advantage of you. It is their philosophy that all renters are bad people and they treat you as such. Update - received my deposit back today and the check was for $27.22. I left the home in better condition that I took possession of it and they are keeping $1132 of my money for bogus repairs to things that were normal wear and tear or their shoddy repairs. read more

I rented from NW Management Exclusive for several years without a problem until I moved out. Then they charged me for a TON of stuff that was completely wrong and dishonest. For example, they claimed I painted the wood fence and charged me several hundred dollars. I never even HELD a paint brush when I lived in the house! When I disputed all of their dishonest charges, they absolutely refused to talk to me either on the phone or in person. I kept the house clean, and cleaned it even better when I moved, but I didn't get any deposit back, and they charged me a TON in addition. Super dishonest place!!! Believe all the bad reviews. Okay, so I figured instead of waiting until move out to write my review, I would post how its going NOW...and perhaps update it at the end. Moving in, this company was very helpful and straightforward. Paperwork was a breeze, and they are flexible on rent due date (it's due by the 5th) however, they don't allow ANY slack with one late payment. Not that I've been late, but I know sometimes the pay periods fall funny, and having one "get out of jail free card" is nice. Here is the reason I'm giving a less than great review: One: The person living here before me was late paying their water bill...which I had no idea about until I got a letter from NW Management saying since I lived here now, it better get paid by either the previous tenant or myself (mind you, my name wasn't even on the bill and it did NOT belong to me). That was pretty concerning to me, because they hadn't contacted the previous tenant FIRST...they just contacted both of us via the same email (I was cc'd, the previous tenant was the main addressee). I got drug into it, which was unnecessary...as the previous tenant simply let that bill slip by and forgot to pay it! Two: There is a major ant, termite (I just found one in the bathroom sink 10 minutes ago which is what sparked me to write this review), AND rodent...maybe gophers? The yard is impossible to keep looking good with all the dirt piles that pop up right after mowing it. I contacted the management company, who told me to get "terro" and they do not handle those types of problems. I understand that...but I would appreciate some follow up, maybe an email asking if the terro got rid of them...which is hasn't and probably can't with how much infestation there is. Reading online, it appears most companies are supposed to handle those types of problems when it makes the living place compromised. Anyway, I was hoping to find a house to reside in and rent for a couple years before purchasing...but if things don't turn around with this company, I may have to cut my house purchase a little sooner than planned. Like some of the other reviews. We were declined due to an unpaid bill from our previous landlord. We had just received the bill from them two weeks prior and no longer lived in the area where we needed to pay and they only accept money order or check and couldn't be taken over the phone. We live in Portland now, the other place was in Puyallup, WA. They wouldn't accept a receipt or any proof that we just received the bill. The second we were denied they turned rude and didn't want to help with anything. Their website says that properties can't be viewed until a certain time so why bother calling. Then they're missing from their website and you call and they've been rented because the tenant turned in their keys early. So someone who was previous interested and is patiently waiting until the date, loses out to the person who just called about the property. Definitely won't refer them to anyone I know. read more

I have been looking for a one story house because I have a leg injury and living in a two story home isn't working. I found what appeared to be the perfect house, the location was ideal. I began calling on this house over a week ago and was told that they did not have the keys yet but they should have it by Monday. So beginning on Monday I called starting at 9 am. I was told to call back later that day, which I did. By afternoon I was told to call in the morning and I could view the property. At 9 am I called and was told that they were doing an inspection and that I should call back at 10 which I did. Thus began being told to call again at 11 and 12 and finally at 1. With each call I was told to give them an hour and call back. Finally, at 1 when I called I as told they had shown the house and had a pending application. I asked how that could be when I was told to call at 1 and I should be able to get the keys to view the property. They said someone must have called at the exact moment that the keys come in! Wow! I asked how that was possible when I was told to call at 1. Well needless to say I got the ultimate run around. So I ended up wasting call after call. Do not do business with these people! Talk about dishonesty! I wish I had read the previous review before doing any business with these people. Stay away! read more

This company is the worst experience I've had trying to rent a home. On two different occasions, and two different rentals, I was told they could not accept my application without viewing the property first. BOTH times I showed up at their office as soon as they opened to check out the key to go view the place. BOTH times, somehow, they accepted applications while I was viewing. After being mislead BOTH times I called to inquire exactly what is their policy on accepting applications and was told they have "Priority Applicants" that have the option to apply without viewing?????? So I guess to become a "Priority" you must submit your application and pay $100 non refundable to keep your app on file for 60days with the hopes they might have a rental you could be interested in ?????? This is a racket to keep app fees without signing residents and a way for them to discriminate who they lease to. Awful, awful system. Keep in mind it took 3 in person meetings, and at least 5 phone calls to finally get this information. Look somewhere else!!! Could you imagine having to try and get maintenance or other service from them???? NO THANK YOU!! read more

Don't rent from this company...I was looking at moving and their policy is to not give out rental references until notice to vacate is given.I argued with the lady about this that I can't give notice until I find a place she said to bad.So I give a notice two months out not knowing when I will find a place then come.I find a house at beginning of June and send them another courstey notice on their website using a form they had said to use telling them I would be out end of june instead of aug.I thought nothing of this until the other day I get a call asking why I'm having the utilities transferred and that I need to put them back in my name.and that i can't move out until end of july and have to pay them.I explained to the lady that my notice stated that I would be out on before aug 1 and the reason I did was because of their ridiculous policies and of course conveniently the can't find the other notice I sent.so watch out this people are crooks and liars.oh yes the had my house on the site day after I gave notice.I asked them to put a note in there saying house was still occupied I was told no problem.this also never happened,Their houses are poorly maintained and I when I moved into the house other than the carpet it was dirty and filthy.STAY AWAY read more

I have to agree with all the reviews about this company. My husband and I submitted for pre-qualification to rent a house and we were approved. I understand that this doesn't mean that we will get the property until we viewed it and applied for it. I was in contact with Deana checking when the keys are turned it and she tells me to call again the next day. That particular afternoon I called after lunch to check about the keys and she told me it wasn't turned in yet, I let it go and said ill check again tomorrow, I even sent an email that night to inform her that In case the keys are in my husband would like to see it first thing in the morning. She called me that the keys are in and so my husband went to their office. When he got there he was surprised that there was someone who is already signing in for that house! That is so unprofessional of Deana to call me about the property when they gave it already to someone else the day before!
