*** Non Boba Drinker Review *** If there is such a thing as a designated driver for a boba run, that would be me. I've been on countless number of trips to boba shops over the last 20 years and although I use to succumb to peer pressure early on, it's been so long now. Years since I've ordered anything. But for some reason, when I was the DD to this spot, they had a "Best Seller" menu board. My previous go-to was always taro and after they confirmed it was fresh taro -- actually, they warned me it was fresh taro because customers have something else in mind -- I succumbed. Their verbal drink descriptions were so finely tuned like a Hollywood actor, they made everything sound so good and they were right. No boba added - just their Best Seller "Taro Smash" I watched them make it and after the fist few sips, I immediately regretted not ordering the large. And since I'm such a rookie at this now, I forgot to give it a shake and get the ice to do what ice does. After that, it was even better. So, hands down the best taro drink I've had. The staff was super friendly. Place was clean and easy to get to with plenty of parking. read more

Interior is nice with various seating options. I got the mango yacult and it was decent. Service was very fast and cashier was very friendly. We got a free keychain through the current promotion they were doing which was a cute surprise. Parking lot in front of the store is limited with tight spaces. read more

Came by on a Saturday afternoon and it was empty so service was quick. Ordered an oolong milk tea and it tasted like coffee to me so I wasn't a fan of it really. They do sell other drinks like yakult and also have macaron ice cream sandwiches. There was a deal where if we ordered two drinks, we got a free boba plushy key chain so that was a nice surprise! read more

I'm not really sure how to read. These are so good dreams taste like somebody just decided on random combinations and never replaced them. None of the drinks taste like anybody's ever tried them before they put them together. The coffee would've been fine so disgusting. read more

In a nutshell; neat boba place, service was good, neat place to hang out at. A decent variety of choices with food and snacks. Array of seats, comfy chairs, and tables to hang out and chill at. Lot of boba places in the market now adays so the standard is rather high, but this place sits nicely in the mid tier. Still if you're in the area, and wanting a nice place to spend a few minutes to unwind and enjoy a nice drink or a snack or two, then swing by the place. read more

We wanted something sweet after lunch and this boba spot was right next door. The inside is nicely decorated with lots of greenery and murals. There are several tables and chairs to enjoy your drinks and snacks. We got the taro slushie and yakult lychee drink. Both tasted great and the lychee was especially refreshing. They were a little sweet so will probably adjust the sweetness next time. Size of drinks felt on the smaller side to me. Staff were nice and helpful. read more

This used to be a different boba place but this new one is really good. I got the brown sugar one and it was delicious. The brown sugar definitely adds to the sweetness so I would go lower on sweetness. I got 50% sweet and I thought it was really good that way! I'm excited to try other flavors. When it's my first time at any boba place I typically will always get a milk tea to see if it's any good! They have a lot of seating! Seems like a nice place to chill and drink your boba. Yum Tea has become a regular go-to for a yummy treat with my girls. We are always greeted and service is top notch! My youngest loves now loves the Lychee Slush with Lychee jelly! My oldest's favorite is still the Green Thai Tea with Green Thai Tea Jelly! She says it's the best she's had! Today I got a Watermelon Slush since it was too late to have another coffee. It was delish! We also love to see if they have any new crochet keychains for sale! We have a couple Sanrio ones but our favorite is the new tan Hello Kitty (pictured). Ordered their drinks thru DoorDash. The drinks were good but somehow still pretty sweet even we got less sweet . They have very unique drink that I never heard of like the lava mocha coffee drink. Overall, we definitely will go back to visit the actual store when we are in the area ! read more

Came in on a Friday for three drinks and two bubble cones! Everything was delicious and everyone was super kind. The bubble cones took a little bit of time to be ready, but the cream and fruit that came with them were so delicious! Super sweet! Found out about this new boba shop and came right away after eating nearby! The owner was so nice. She said they order their own tea leaves overseas and have a signature peach tea that they use in the signature peach kumquat drink. It was so refreshing! I got regular sweetness but would probably go one step down next time. The strawberry peach tea is really delicious with the strawberry bits! I would recommend doing regular boba or just without toppings since the lychee jelly made it much sweeter and took away from the strawberry and peach flavor. Good first experience and if I'm ever in the area again I'd like to try the yakult drinks! read more

Highly overrated and disappointing. I came here because the ratings seemed good, but this place is like something you expect with good ratings but the reviews are fake. First off the menu is complete false advertising. If you show a large drink with boba on your menu and a price of $6.50. I expect that. However when I ordered "winter melon" best seller the same in the photo, they said $6.50 is the price for a small without boba. Ok so what is even the point of paying $6.50 for a small. Then I get a large, and as you can see a large is $8!! If I got a large with boba that is close to $9. The lady at the counter gave me a small amount of free boba when I said $9 is too expensive, and still paid $8m which is still too much. Gotta have standards people. Also this boba shop charges tax on drinks. I don't care how good the boba is. I'm not paying $9 for a drink with boba, thats ridiculous. This tea spot took the place of another tea spot which had probably failed or went out of business. Just a side note. But yea enjoy your $9 boba, I will not come back here. Literally the menu price shows $6.50, but thats a complete lie. read more

Hi-ya! So this place had maybe new management or name change. The tea and boba were good. We got a taro slush with boba and it was eaten up fast with the right amount of sugar and boba texture was good. Also got an iced milk tea with boba and while it wasn't drunk right away (taking it to somebody) they thought it was still flavorful and good. This place is so cute! First time here. I got the green Thai tea and lavender hojicha latte. The green Thai tea was as good as the one I get in Sac. Drinks do run on the sweeter side so adjust accordingly. Hot drinks are actually hot here! And a lot of drink choices too. I also want to shout out the bathroom. It was so clean and fresh inside. Definitely one of the nicer ones for a drink spot. Ambiance is nice and trendy with a few tables in the front and outside. Parking is in a plaza so lots of space. The fruit drinks were remarkably revitalizing and refreshing! My favorites are the mulberry tea, tropical tea, the peach kumquat tea, the watermelon lychee tea and the mango tea, each a gem! The kids love the brown sugar milk tea and winter melon milk tea, which were incredibly yummy, a delight! The lava mocha was outstanding, a true showstopper! This is where Ding Tea used to be, and although we were originally sad about them leaving, we're happy that Yum Tea House is here! Now it is one of our favorite boba places in Roseville/Granite Bay. They have great drinks - our personal favorites are the fruit teas because they always put fresh fruit in them. The owners and staff are always kind and welcoming (we've been here a few times already). The brightly colored walls, signs, and balloons make the space feel comfortable and inviting.
