My husband and I just finished our lease term with Zenith. We rented one of their larger properties and are very responsible, clean and professional people. Our rent was $2,495 for a 3,759 sq ft house in Ridgefield. We were waiting until we moved out to submit a review for fear of repercussion. Zenith actively solicits positive reviews from tenants for Google reviews. We did not leave positive reviews and we had a maintenance request that was not resolved. We received an email from John Torres, the maintenance contact, letting us know that we were one of many tenants whose property maintenance request had been ignored. At the time of move-out, our request had not been resolved. We were also harassed throughout our lease with threats that we would owe Zenith additional money despite there never being a substantiated default in our role as tenants. On one occasion we received a warning email that we would be charged for a false alarm call made from our security panel only to question it and be told that we had been contacted accidentally. One another occasion, Cari, threatened us that we would have our deposit refund reduced because of external lighting that we had allegedly installed despite our not having made any adjustments to the exterior. When we questioned her, there was no response. We were also told that by Denny that he would drive by our property and take pictures of our landscaping and we would be charged for landscaping if we did not take care of our lawn. This was during a period of extended absence that we had made sure to call and email Denny to let him know we would be out of the country. We requested pictures of the landscaping issues and did not hear back from him. When we moved in Zenith did not provide us with a Move-In/Move-Out checklist and when we emailed Bri, the office manager, she said that it was forgotten and sent us a blank form to return. Upon move-out we were charged over $700 for cleaning and maintenance. They were unable to provide the copy of our move-in check list and offered to waive the maintenance fees because of the lack of our legally required form. However, they also increased the amount that we had to pay for carpet and general cleaning by $168, which was only $20 less than what we would have paid in maintenance fees. My biggest frustration throughout the whole lease term was the lack of communication from Denny and his team. It was an extremely frustrating experience and in over 10 years of being a tenant with different companies, Zenith was hands down the absolute worst company to deal with in overall experience. Rent from them if you have to but if you are on the fence about the property, just know that Zenith will not be a pleasant company to work with. read more

Update: Seems like Zenith Properties is confused as to why I wrote a negative review...seems like my review is very easily understood. I first wrote your office, then emailed your office...your reply to me, by phone, was to threaten me with ruining my credit rating...that's when I emailed your office directing any further communication to my son. We were excellent tenants and left this home clean. Future tenants should be advised, NEVER move out without demanding to be present at the walk-though. read more

Rental property was poorly maintained upon move in. In my opinion, the company lacks integrity. I received $18 of my $1200 deposit back. I've received the majority, if not full return, of my deposit at every other place I've ever rented, this being the exception. Disappointing but not surprised at all. read more

This company rents very nice homes, but they are very sneaky with what they charge when you move out. We broke the lease so we expected fees that weren't customary, but to be charged almost $500 to remove three tomato plants, plus other dead plants that the owner of the property left is crazy. We told them up front the owner had left things and were told to not worry about them. If you rent from them make them show you everything, they charged us for filters even though we were only there for 5 months and the filters wasn't clean when we moved in. If you rent from them take pictures of all the walls, doors and yards trhey will paint and charge you for the entire room due to a scuff mark read more

Do NOT rent a property from Zenith. They are criminals. You will never get your deposit back. We rented a house through them and did nothing but maintain it wonderfully and repair it when needed. Upon moving in we had to clean it thoroughly and shampoo the carpets because it was filthy and when leaving we did the same, even scouring the appliances, floors and showers. Zenith took all our money - making us pay to remove the owner's items from the garage and for bogus repairs for items that were not functioning when we moved in. They don't even care that they are criminals. Do yourself a favor and stay far away from them! read more

Will never, EVER rent from this company again! Would also NEVER buy from them. They are liars and cheats! Horrible management in conjunction with a cheap owner who refused to pay for basic heating in the home to be repaired! We had to hire (& pay for) my own heating company to come in and prove that the heat pump had gone out and that we had no heat during the WINTER! We had health issues so it was a dangerous situation that lasted for nearly 4 months. Then, immediately after, the owner decided to sell out from under us before the lease was up - and the management company invaded our private lives by dragging strangers through our home and LIED - BOLD FACED LIED - to the potential buyers about the structural integrity of the home, not to mention that the hot tub worked (it leaked and never ran once for the 5 month duration of our "year lease"). I'm disgusted that this place has been given decent marks by others. They've either been paid to do so or they're just as cheap-skate as the owners we rented from. No thanks! My wife and I were attempting to purchase a property represented by Zenith. Denny Miller was the real estate agent representing the seller. This turned into the worst real estate experience I've ever had. After some initial back and forth negotiations our final offer was not accepted. A few days later (yesterday) Denny called our agent and said that if our last offer was still on the table that the seller would take it. We decided we still wanted the house and had our agent relay that our offer was still on the table. That night Denny verbally told our agent that his clients would sign the offer and send it the next day. We visited the house again, started thinking how we would set it up and where our kids would sleep. But the next afternoon Denny texted (Texted?!?) our agent to say his sellers took another offer. Denny did not keep his word (after coming to us asking for the offer). We feel manipulated, and probably used as pawns in some other plan. Our offer was over the asking price to begin with. We will steer clear of any properties represented by Zenith in the future. No home is worth the emotional rollercoaster we had to endure with this property. read more

Zenith Properties managed multiple properties for me in the past. Zenith left properties unsecured on several occasion. Their professionalism and ethics were beyond questionable on regularly and they lack integrity. The third party vendors they hired did not complete repairs in a satisfactory manner. If you are considering Zenith Properties NW I would highly recommend looking elsewhere, as they are the worst property management company we have ever used. read more

This is a follow-up to a previous review I posted 8 months ago. Zenith continues to provide excellent and professional management service just as I expect. I am reviewing again today because a few months ago I had a tenant decline to renew their lease but wanted to remain in the property on a month to month. Zenith properly monitored and managed that situation and upon receiving notice from the tenant that they would be moving, Zenith had an approved new tenant ready to move in as soon as the property was ready. As an owner, I appreciate the effort to minimize vacant days on the property which is a factor in the long run towards keeping rent rates as low as possible for the tenants. read more

Zenith is just a bad company who cares very little about the tenants. If you ask for a move out checklist be surprised and amazed at what they want you to do. They lie about the condition of the property in their postings and have virtually no follow through to repair requests from tenants unless you complain vigorously. When you rent from them just be prepared to not get any of your deposit back as they will find some way to keep it all. Forewarned is forearmed. read more

After two very bad experiences with different property mgmt companies, my wife and I were beginning to think that was just the consequence of being a renter; dealing with either overly rigid and carelessly professional people without heart, or dealing with totally unprofessional and unhelpful management. When the home we rented ran into disrepair, the previous property managers ditched us, leaving us high and dry. Thank God the owners of our home turned to Zenith. Zenith stepped into the management of our home in the middle of a difficult situation. They instantly put us at ease and promised to get the house we rented back to proper condition. They did not disappoint. They were quick to address every one of our concerns and never once talked down to us, made us feel like an inconvenience or treated us with disrespect. We felt, and continue to feel, valued as patrons by every encounter we have with the employees of Zenith, despite the fact that it is the people who own our home that are paying them. I cannot emphasize enough the respect, compassion, professionalism and work ethic they have demonstrated in all our dealings with them. They have restored our faith in the renting process. From Denny, to Brittany, to Johanna, the staff at Zenith bends over backwards to make every encounter a pleasant one. We rented a four bedroom house through zenith, always paid rent on time or ahead of time and rarely if ever needed repairs or work done. Ten days before Christmas, they came to the house unannounced and gave us paperwork stating we had 19 days to move out, as the owners of the property were moving back home from California. 19 days! I do understand this is the specified amount of time required in the state of Washington, however common decency should apply here. We are a family of five, have children enrolled in school, and Christmas in ten days. It's not easy at all to find a decent home in such a short amount of time. We contacted the owners ourselves, and thankfully they had a heart and extended us a few more weeks. They had given zenith months of notice that they would be returning, and I do understand that zenith has to watch out for the home owner first and foremost, but would it have killed them to have given us even 30 days notice? read more

Zenith has always been responsive to any inquiries with regard to any concerns, service, maintenance, and accounting. I have been doing business with Zenith for several years and they have done wonders with finding me renters that treat my investment property with care and respect, while I ensure my renters have a quality, well maintained home to raise their family in. I receive an annual report with recommended updates and maintenance, which I happily pay for. Rents are ALWAYS paid on time, which as an owner reinforces my desire and want to ensure my renters have a safe, up to code, well maintained home. read more

I would never use this company again. They have no integrity and they never have shown me any kind of competence at keeping their word. Disagree with them and they will ignore you. Move out, and they will use as much of your deposit as they possibly can. They are real good at playing the legal mumbo jumbo game with high sounding justifications and a gazillion disclaimers in your rental agreement with no conscience of any kind to keep them honest.... They have one standard when you move in and quite another standard when you move out so they can charge you lots of money....I moved in, had to rake leaves, trim bushes, cut back weeds in an overgrown garden, remove black berries, trim hedges, clean the residence in the not so visible places, remove trash left on the patio and in the Garage, fix lights, fix bath tub drains, and that's just the things I can remember off the top of my head. When I moved out, I left it cleaner then when I moved in with the exceptions of two wear spots on the carpet that I told them I expected to pay for cleaning. The charged me $200 for "yard work" which included leaves raking... I moved out in the end of December....Yes, there were a few leaves around that had continued to fall off through the winter...Yet, I drove by the place after they charged me and low and behold the leaves were still on the ground.... So, they will charge you for it when you move out, not fix it for when the next guy moves in, and charge them again if they don't do it themselves....That is the kind of integrity they lack... Also, beware of the lease renewal process. They will wait until about two or three weeks before it is up, do an inspection, and raise your rent for the next lease. On top of that, they will say if you choose not to renew the lease, you can rent on a month to month basis for several hundred more a month. What this amounts to is a coercion into renewing the lease because who has the money to pay a much higher rent while they try and find a place and move all within a week or two. Oh yea, never trust their online payment option either....it's best to just drive into the office and get a receipt...but that's another story that is two long to be worth typing.. I felt fortunate to just be able to be done with them without losing the shirt on my back too, and like many others, I waited to do my review until there was nothing they could do to me for telling the truth. The owner of the property I rented was the only guy with any kind of integrity..... I"m a fair minded person, they will try and discredit me I'm sure, but you have been warned.....Keeping with their tried and true method, I will be ignoring them in return..... read more

Mae Hofer told me that I needed to fill out an application, pay the 50.00 fee and then I would be in the system to apply for houses they are listing. So I paid the 50.00. and she then called to tell me that the property that I was solely interested someone had come into the office and put a $150.00 deposit down on the property. WOW!!! I asked her if I could get a refund since I just applied and she said NO. I then was contacted by Leinani Snider and she told me that there was no way that Zeith would take only 150.00 as a down payment, but rather the first months rent as a deposit. Their communication is very poor and this company is very unprofessional. A good company to work with they are not. A company that you should pass by they are. Their are many other property management companies in the Vancouver area that are way more professional and will refund a portion if not all of your application fee. read more

I listed my home for sale thinking that I would have to sell it in order to be qualified for a loan on my new home. I went into escrow within a day of listing but a week later it fell through. I learned about that time that I could qualify to own both properties and called Zenith to see what my options were for keeping the property as a rental and having them manage it. From the moment I called and spoke with Leinani, I was totally impressed. She was full of information and answered all of my questions. She came to my home for a walk through and to give me an idea if it would be a good rental. I can't say enough about the great customer service I received. I ended up selling my house, but had I known renting it was an option prior to listing it, it is very likely that I would have kept the house and had Zenith manage it. They seem like a stellar company and Leinani was really awesome to work with. I would definitely recommend Zenith based on my experience. read more
