This is my third year living at 10 Hanover square and in New York City. The leasing office has been INCREDIBLY accommodating, especially Amy Woo. They are responsive on phone and email, and any repairs that need to be made were completed in a timely fashion. This place just gets worse and worse. The worst part is how rude the staff is. Everyone is so nice until you lock into your lease, and then it's all downhill. I had to live without AC all summer and it got to the point where the building staff just stopped responding everytime I tried to follow up. They have no rules about dogs, to the point where there is poop and pee all over the common areas and elevators. There is a vicious bulldog on the 16th floor who I have seen attack other dogs and people, but the building does nothing about it. I do not recommend living here. It is unsafe, noisy, filthy and too expensive for the area. read more

I called today to check and see if they had apartments in my budget. I spent about 15 minutes on the phone confirming that such apartments existed and then another 45 minutes traveling to, waiting for, and heading back from the appointment. My budget, just under 3000, didn't appear on the website. Hence the call, since my time period was a little broader than what I imagine was posted online. I lived here for many years. It use to be a great luxury building worth every penny. That was a few years ago though. Now, the elevator bank that should have 3 elevators working, only has 1, the windows leak every time it rains (and nobody fixes it), and it is the equivalent of a college dorm with loud parties, weed in the hallways, and etc. The only positive part of living here is the fact that the doormen are really fantastic. Best doormen I've ever had in any apt building. There is also a guy named James who always is cleaning and trying to make the building presentable. That's the only reason this place gets 2 stars. Rent is too expensive for the "luxury" they claim to have though. There are plenty of other nice places to live for cheaper in the neighborhood. Glad I got out when I did read more

I was becoming exhausted by apartment hunting, even as a native New Yorker!! I had finally selected Fidi as my neighborhood, and Leah at 10 Hanover made it seem so easy, pleasant and simple and I had no doubt I had finally found my home!! The process has been welcoming, professional, timely and accurate. The application was not as obnoxious as other apartments and I felt treated with the utmost respect. Leah has answered all my questions, replied to every crazy email, and answered every crazy call. I am very thankful for her and confidently recommend anyone who is looking in FiDi to give Leah a call! The staff at 10 Hanover is excellent and with the addition of Prestige Valet, it has gotten even better. The gym is very nice but there is a new management team and they are not as friendly or courteous as the previous manager. The communal areas are clean but if you want to rent them out for private parties, be prepared to pay expensive fees. Be concerned with the following: 1. Your neighbors may smoke which means you will be smoking as well. 2. If you have inconsiderate neighbors, then be prepared to not get much sleep on the nights they have parties. The staff seems powerless to do anything to get people to be quiet even when they are screaming in the halls and slamming doors until 4:00 a.m. on a Tuesday. If the above things bother you, then this is NOT the building for you. read more

Do not settle for this building. I have been living here for 2 years and finally I am fed up and moved out. Lets start with the management here. Randi is by far the WORST part of mangement. She is so bad at her job, does nothing to help anyone, and is only in it for herself and her own amusement. She is more concerned with her cigarrette breaks and social gatherings than making sure each resident is happy and satisfied. She will ignore emails when they are not complimenting her poor skills. Her team is just as bad. They all do not know how to deal with complaints and will never compromise in order to keep residents happy. The true test to this was Hurricane Sandy. Terrible management and no preparation lead to me being homeless and in and out of hotels for over 14 days. They did not even try to make things better until every person in the building complained and threatened them for us to move back. Lets move on to recently- they were never charged utilities by the state of New York after Hurricane Sandy but you can be sure each resident was charged. 10 hanover was just collected each person's utilities, passing on the bills when they were never receiving one. It wasnt until residents caught on and challenged them on this that they caved. But not totally. They never reimbursed us for previous payments. Again- they are only in it to make a quick buck and nickel and dime their tenants. This is by far the worst place to live. There are so many better options in the financial district and battery park. Stay away from this place. randi is truly a nightmare and should be fired for poor perfomance and bitchy attitude. This place has made me so frustrated that I even tried to terminate my lease early but they have that on lock down also. You could only terminate if you pay a ridiculous fine, and surcharges and whatever else they can push on you. Dont even get me started on the centralized heat and air. They keep the heat on for 8 months a year because it is cheaper than air conditioning. They will only turn on the air conditioning when it is June and unbearable and everyone in the building has complained. They are the cheapest managment around and it will affect your every day life if you choose here. read more

Paper-thin walls, shoddy construction and fixtures. Endless barking sounds from dogs owned by inconsiderate neighbors. Although it is a non-smoking building, cigarette (and other) smoke wafts through the vents and management did nothing about it for six months. I had to find which apt the smell was coming from by myself by roaming the halls and then demand action before the smells stopped coming into my apartment. read more

10 Hanover Square is a nightmare. Kings College lists this building as a dormitory on their website (a fact which was omitted upon lease signing) The complex is overrun with college kids and the weekends are a parade of drunk kids. I am counting the days until my lease is over. Had I know that 10 Hanover was apparently partnered with Kings College to rent the apartments to college kids, I would have not signed the lease in this so-called "luxury" building (as luxury and college kids cannot co-exist). read more

I have lived at 10 Hanover Square for nearly 2 years now, and have loved my experience. The staff is extremely friendly and helpful, the maintenance team is super efficient, and the location is very convenient (w/ close proximity to the 1/2/3/4/5/J/Z/R trains). The rooftop is beautiful, with outdoor showers, chase lounges, tables and grills, and the lounge areas are useful with their computers, kitchen, and work spaces. I should have known there was something up when I asked leasing agent what was the make up of the tenancy here at 10 Hanover. They refused to comment citing state regulations. Come to find out after I moved in there is a HUGE Pace University student population here. So much so this place is at times more like a dorm than a "luxury" building. After living in NYC for over 20 years, I recently moved into 10 Hanover Square. I could not possibly be happier -- Amy Woo and Cynthia Rojas were GREAT and I all my questions/concerns were answered and addressed in a timely fashion. No building is perfect, but again, after 20 years, the past four in a building in which management was downright hostile to all tenants, 10 Hanover Square has been a refreshing change. Doormen and handymen have all been respectful and helpful. Over the course of many years I have dealt with 10 Hanover. We have rented many units throughout the years. The leasing office staff has always been friendly, helpful and accommodating. They have assisted in the beginning stages of the rental as well as the renewal of the termination of the leases as they come about. As for repairs they are handled in a very timely fashion. The staff always checks when is the best time to enter an apartment if a repair is needed. I would definitely recommend this building for rental. read more

I recently moved out of the building after six and a half years as a tenant. I was the first tenant in my apartment having moved in while the building was still being converted from offices. Having spent a lot of time living in the building, I want to provide my perspectives to potential renters. I love the financial district area and recommend it to everyone. When I moved into the building, it was new and the area was up and coming with few luxury rentals. The rent was priced well for the amenities and comparable buildings with average annual rental increases of about 4%. UDR took over the building and their rental increase was just over 6%, but they eliminated the gym membership and are charging for water and sewer that were previously included making the effective increase closer to 12-14%. The value to price equation prompted my move out. They priced the building too high in my opinion compared to the other values in the area. The apartment is a standard NYC rental. The key to quiet enjoyment is selecting the right apartment location and having considerate neighbors (a russian roulette). The construction materials seems cheap when it was converted from an office so you do hear a lot of your neighbors and street noise on lower levels. If the apartment is near an elevator or mid-hallway you will hear people coming in and out (think late night cell phone talkers), which echos from the long hallway design (versus twists and turns in the hallway design of other buildings that mute the noise). The second floor has the lanudry room, which has people coming and going at all times. On the third floor by the leasing office is also a generally loud area as a result of the foot traffic and open door to the office. If you like to sleep late on Saturdays avoid that area. The fourth and fifth floors have the lounge, which is less of a concern than the second or third floors as it is less utilized and only open certain hours. Low floors hear a lot of street traffic (garbage collection generally comes between 11:30pm and 12:15am). Pets are allowed and if there is one on your floor, you will know it. The clean air system does move scents (cooking, smoking) from apartment to apartment as noted in other reviews. I blocked my vents and it seemed to help, but it comes under the front doors so be mindful of that when thinking about the layout. The apartment finishings are generally standard for a luxury building. The building itself has decent amentities, but you will likely use them far less than you think you will when moving in. The gym is under new ownership (1.5 years or so now), which took a long time to get its act together, but seems to have things under control at this point. The gym in the building is the selling point that separated this building from others for me. However, when I moved in, the gym was restricted to residents and a certain company's employees. Now that it is available to anyone, you could live elsewhere in the financial district and still have a membership. The hours could be more desirable in my opinion (closes too early on the weekends). The lounge was recently redone along with the roof deck. Both are fine amenities, but nothing special. The maintenance staff has improved over the years and they now have a good group. I never had any issues with the physical aspects of the apartment (aside from moving into it half finished as it was rushed to be compeleted). The front desk has a mix in the quality of people, but they generally friendly and your interaction with them is limited with a separate valet. UDR, the management company, is still working through the transition period. Record keeping from the transition was done poorly. They had me pay an extra month of electric and kept the interest income on my security deposit - old tenants be mindful of this. That said, they are a big company and will likely work it out as prior tenants leave and new tenants come on under their ownership. They are responsive even if not always helpful. UDR does seem to nickel and dime tenants compared to prior ownership with a $4.50 sevice fee added to electric (can be as much as a 10% surcharge depending on your usage), unbundling water and sewer, and dropping the attached gym membership. Consider this when comparing potential future homes. In summary, the location of your potential apartment in the building is of top importance. After selecting correctly, it is a gamble on how your neighbors behave. That is not unquie to this building, but because of the thin walls it will impact your enjoyment and is more of a factor than other buildings. Of course, this assumes you find the cost-value relationship more amenable than I did when I (and rumor has it 170 others since UDR acquired the building a year ago) moved out. Best of luck. read more
