Have lived here for about 6 months and in that time the building has felt like it's slowly falling apart and whoever is managing the building has been lax with repairs. There are four elevators for a 28 story building - one has been broken for months, another recently broke, a third can be reserved for move-ins on the weekends so now there is one fully functioning elevator. You can wait 20+ minutes to get up to your apartment on some days. The building also installed new front doors several months ago that create such an astounding wind tunnel that there is a constant high pitches whistle in the lobby and you often need to manually force the elevator doors closed because the wind is so strong it prevents them from closing automatically. The rent at this building is too high for these kinds of problems. read more

Have lived here for 1.5 years and have loved living here until yesterday night, because I couldn't get a wink of sleep due to the loud disruptive construction noise that went on ALL NIGHT (yes from 11pm to the morning). There was no warning issued to the tenants that there would be construction overnight, I had no idea this was even legal! We were told by the leasing office that the builders had gotten permission from the city to do overnight construction for the full month of February, and that there's nothing they can do. These are the same builders who built 100 Van Ness - thanks Emerald Funds, apparently you have no consideration for the residence that live in your building once it's built and rented out. If this is going to be an ongoing issue, I will have to move out, I am pregnant and the baby and I need our sleep. read more

I've lived here since 2015, and have always loved the building, my neighbors and most of the leasing office folks. Big shout out to Tonia, Erik, Burt, Luis who made this place so much like home. I would have given a 5-star, however, we were told lately that they will close everyone's window without knowing when we will find a solution and when the windows will be open again, and the leasing manager Justina was so rude - instead of finding a solution that may work for the resident, she just said "you are asking for something that's impossible"! And omg, closing everybody's window for an indefinite time and admitting a big security risk is something that's possible and fair to the residents? read more

My husband and I really enjoy living here after moving in last June. Everything is designed well and new, so we've had zero issues with our flat. No bugs, can't hear my neighbors and quite safe for the area. I can go on why I'm happy here, but that doesn't matter to potential renters. What's important is the leasing agents were very transparent about everything. They discussed all the construction occurring and expected noise levels plus how the dryer takes 1.5 hours on a full load and how since it's at Civic Center there is crime. So, basically, we live in a City. The staff is on top of things and doing preventive actions rather than waiting for stuff to break. We had exterminators come to check on things (I think this happens twice a year?), and they went along to check every unit to make sure there was no signs of stuff which can cause infestations. An issue happened in one unit with the water pipes, so every one's unit was checked. I couldn't work the stove right, and someone came in 5 minutes. Stuff like this is so important cause it keeps the apartments in good condition for everyone, including future renters. Oh and with safety, no one can come up to your place without a phone call to you making sure it's ok. This means everyone in here is either a guest of a tenet in some form or staff. It's like a gated community in the middle of San Francisco. Your packages are in lockers using a personalized QR code, so no one can steal stuff. If you're someone who travels a lot, this is one of the best buildings in SF for you because of safety and the 15-20 minute drive to the airport. Lastly, the square feet is kinda a joke - in a good way. Our unit is under 700 sq ft, one-bedroom + den, but it feels larger than my old 800 sq ft flat. The floor to ceiling windows help, but I think most of it comes from there being no wasted space - no giant water heater, furnace or slanted floors you can't lay a dresser flat on. Yes, my old flat had all three plus doors to nowhere. So yeah, really happy we moved here. By far the best place I ever lived, and I want it to stay my home until I can afford a condominium in SF. read more

Moving into this community/building was the best decision ever. Premiere 24/7 business lounge, friendly concierge, private theatre room, 360degree views of SF from the rooftop....no reason to look any further if their are units available. You are in the epicenter of the city; next to hayes valley and also a stones throw away from public transit. Wide spectrum of people from all different walks of life that occupy the building; creates a unique environment that I have enjoyed these past 6 months. Made some good friends too. Jessica in the leasing office and the entire team made the move a seamless process. Two thumbs up! read more

This isn't a few quick trash can pick ups, but industrial and buiding waste from businesses in the area. It can sometimes sound like a war zone along Fell though the night. Despite several complaints by residents to both property managers, Recology and the Dept of Public Health, the problem persists without resolution. One would think a building of this size would have some clout to resolve the problem, but we have been told there is nothing to be done. Also important to note: If you also share a view of the new building being erected, you will also have noise all day long. Drilling and banging can be so loud that it once knocked a small wall hangings off the hinge in our unit. If you work during the day, this may be a non issue. Lastly, if your unit shares a wall with any of the elevators, you will here constant rumbling and thumping, as the elevators speed up and down the shafts. Overall not worth the high priced rent given the lack of adequate sound proofing/insulation. Otherwise the building has nice fitness amenities and great rooftop views; despite the fact that residents tend to destroy the BBQ and fire pit equipment regularly and without penalty. read more

Lived here for two years- not all that. Renewed lease once, not the second time especially after they decided to overcharge us by a couple of hundred compared to what the unit was listed for online after we handed in our 30 day. Wait until you move out, all the problems with management will be exposed. Security at front desk changes frequently and Burt at front desk has serious mood swing issues. Jessica is not much better and Justin is a chronic lier. Ouch! read more

We had leased a studio apartment in this Apartment for the summer months this year and we were absolutely delighted with our stay there. The service extended by Ms Venessa Lopez (Operations Manager) and her colleagues was very impressive. They take enormous care to ensure the property is maintained well, and the residents are very well taken care of. I have had the opportunity to interact with Ms Venessa during the lease execution and termination phase, and was highly impressed by her professionalism and ethics. We highly recommend this place and will certainly be our destination if we were to lease a place again in SFO/Bay area. read more

I really enjoyed living here, but ultimately moved out because I needed a change in neighborhood (always lived in SOMA). I am giving 100VN 5 stars because of the quality of the apartments and amenities, as well as the responsiveness of the staff with all our requests. It is on a very windy corner, that's true, but on a sunny day Hayes Valley is nearby. There's a restaurant at the bottom of the building, as well as a cafe that's open Mon-Sat which is very handy. The Muni stop is just a block away so it's super convenient. If I ever want to move back to SOMA, 100VN would be among my top choices. read more

In a word "Spectacular". This is by far the best full-service condo we have ever lived in! It starts with the Leasing Office - they are warm, welcoming and above all professional! We chose an 08 stack (2BD 2BA) and shared it with our dog and a friend. From the get go Justin, took care of all our needs, and made our stay here everything and more! The team is led by Tonia, she is a delight to work with, and clearly this building is extremely well managed/operated by her and her team! - Eric & Jessica, you both deserve a mention here too! The concierge staff, notably Alex and Bert are outstanding, and they took the time to get to know our dog Lola, taught her new tricks and they have treats at the front desk for their favorite furry friends! The facilities of course, along with the 29th floor views are breathtaking, such as the Level 2 lounge with free wifi, wine storage, private party facilities, the 24hr Gym (best cardio and weights equipment) and the BBQ's on the roof are cleaned daily, and the ice machines up there are a lovely touch. This landmark building is so well situated to the MUNI (Van Ness Station), and a stones throw from the arts district, Hayes Valley restaurants, SOMA, and a 20 minute WALK to downtown and Castro! 100VN is a "must-see" and nothing else really compares! It's quiet and peaceful, unlike Nema unfortunately. The amenities are pretty awesome except for the gym, but I'm sure they will add a real bench press and more equipment soon. Living at Nema I couldn't sleep... parties, music cracks on my ceiling... I guess I'm just glad I'm able to sleep and the people that work here are genuinely nice, kind hearted people. They continue to invest heavily in making the building even better. The amenities here are amazing and we really do feel like we're in a community with plenty of neighbors that we're friends with. I can't say enough good things about this place. From the moment we walked in the staff was incredibly friendly, welcoming, and helpful in finding us an apartment that fit us best. They are always willing to answer any questions you may have. We moved in a few days ago into a 1bd and everything looks fantastic Everything is top-notch quality and even better than expected. It's amazing to actually live in a modern building in SF after so many years in old Victorian houses. Bummer that this building is not under rent-control and hopefully things don't go up too much a year from now (you never know in this city!) The gym and lounge haven't opened up yet but the roof-deck is out of this world amazing. Looking forward to spending lots of time up there on warm days. The only other downside to this experience was that we were originally going to move-in mid February and our unit got pushed to earl April cause of all the construction going on in the building. Luckily we were given plenty of notice so there was no issue leaving the old place. Do yourself a favor and check it out! 100 Van Ness is an incredible building in a terrific neighborhood with awesome management that treat residents like family. Tonia and Justin in the management office are high integrity, fair, communicative, and terrific people. The doormen, particularly Alex, are friendly, courteous, and make life a lot easier. This is a full service building - laundry access, package management, wine storage, gym, and an incredible rooftop that has the best views in the City. Construction's been the only issue but if you're in the right unit, you don't notice it. Additionally, having the Corridor restaurant + cafe in the bottom floor is amazingly convenient and you can set up a "house account" and get a 10% discount on your purchases. Overall, definitely one of the best buildings in the City, modern, well constructed, and gives you all of the conveniences inside and near by. Highly recommend! read more

Living at 100VN for the past 18 months has been hands down the best rental experience I have had in any city, including San Francisco. -The apartments are gorgeous inside. The hardwoods, quartz counters, and rich wood cabinets were so nice to come home to every day. -The staff is extremely helpful and are always friendly. They run a tight operation with the building as well. This means that everything is always in good order and painless for the residents -The amenities are top notch attributes that you would find in very high-end homes. -I don't even have to go into details on the views, especially from the roof. They are nothing short of spectacular. You will not find a better value for your dollar in SF than at 100VN! read more

I lived at 100 Van Ness for two years and especially enjoyed the modern design with floor to ceiling windows and proximity to the performing arts. The building staff were always super friendly and responded to any issues promptly. Frequent activities and vendors with free samples in the lobby were always a plus as well. read more

The building is great except that the elevators are CONSTANTLY broken and the building refuses to pay enough to get them fixed in a timely manner. Only one elevator is serving the first 18 floors right now, no ETA on when the two out of service will be fixed. You'd think they'd have people working round the clock, but presumably minimizing expenses is more important than vital building mechanical equipment working. Think twice about moving in here. read more

I've lived in several high-rises, all in Chicago. When we moved to San Francisco, we were hoping to find comparable living experience while we learn the city. 100 Van Ness seemed like the best option. Since then, management has again and again failed to adequately deal with problems in the building, and has made living feel like a frustrating waste of money. Starting with the good, 100 Van Ness certainly delivers in terms of unit quality. We're in a smaller 1-bedroom floor plan, and it is plenty of room for two and a dog. The floor plan uses the limited square footage extremely well-- there is even a closet that has has a home networking cabinet that includes power outlets and ethernet connections! Appliances are generally great quality, with the only downfall being a non-vented dryer. Windows are super high quality, and are 100% effective at locking out the noise. We face west-- expect this to vary depending on the direction you face. Cabinets and flooring are also a notch above what'd you'd expect, even for a high end building. Air conditioning! The amenities are great, with the 29th floor open air roof being the highlight. Pools and hot tubs are missing, but will be added when the sister building under construction next door is opened. Concierge is kind, courteous, and helpful. Unfortunately, you get the sense that management doesn't have experience running a high-rise. Little things, like having a staff member come and take cardboard boxes out of trash rooms have been a staple in every building we've ever lived in. Here, management expects residents to take their cardboard boxes down to the trash room. Residents don't always do this, and you hear frustrations from both residents and management. This seems strange to me given that it was a solved problem in every place I've ever lived. Parking is super limited. We were promised a spot in 5 months, and received one 10 months in. Our utility bill was originally $50 dollars. 3 months in, it doubled, and never went down. No one has been able to explain why. The roof is always packed. Management doesn't limit the number of people residents can bring up, so you'll often find parties of 20 hanging out by the fire pit. The fire pit has been damaged and put out of service many times, once being out of service for several months. Window were supposed to be washed quarterly. Now they are only done once a year. All things that are frustrating given the price point, but not deal breakers. The elevator fiasco, however, was simply inexcusable. You'll see a bunch of posts from management here doing damage control, but the reality is that all the reviews you see accurately describe the situation, including their poor handling of the situation. The building has four elevators, one of which (Elevator C) only serves floors 18-28, with an entry at the lobby. Around May 1st, residents noticed that Elevator A appeared to have gone out of service. Management replied acknowledged the situation a few days later, downplaying the significance of the situation. Several weeks went by with NO update from the management about the situation. 100 Van Ness offers an online message board amongst residents and management, and residents were clearly frustrated with the lack of communication. In June, Elevator D also broke down and was put out of service. This meant that only elevator was serving residents living on floors 2-17 for nearly 3 weeks. As you can imagine, this made elevator wait times sky rocket, with wait times of 20 minutes being very common during the evening rush and during weekends. And of course, when you did get an elevator, you'd be sharing it with 10 people and few dogs. The second elevator going out of service was the final straw for the community, and residents rallied together to demand a town hall meeting from management. To their credit, management scheduled a meeting the next day at 6pm. At this meeting, the management team shared how the message board had made them feel disheartened (LOL, it's your job) and that they were doing their best to resolve the situation. We heard about elevator consultants and layers being brought on-- even complaints about union labor. They even shared that they are discontinuing leasing until the elevators are repaired, and described the immense financial burden they would take on. The message was "we're in this together, and it's even worse for us than it is for you". Residents brought up compensation, and were told it would be addressed after things settle down. The meeting was empty promises. I ran into a leasing tour literally the next day. The building was able to repair Elevator D 3 weeks later, but Elevator A was only put back into service about two weeks ago, nearing a full 3 months of being out service. Last night, the building quietly sent out a message that compensation will not be offered. TL;DR: If you can afford 100 Van Ness, you can afford anywhere in the city. Don't waste your money here. read more

I was one of the first residents in 100 Van Ness and lived there for about two years. I loved my apartment and the staff was fantastic. They were super-responsive and very helpful. It also felt really homey since everyone knew my name. I loved the location as I'm a big fan of Hayes Valley and my commute to the financial district couldn't be easier. I would recommend the building for anyone who is looking for a new, modern building in a good location. read more

You will spend ~15 minutes waiting for the elevator every day and then an extra 15 minutes stopping at every floor on the way up/down because only 2 of 4 elevators work, and 1 of the 2 functional elevators only goes to the top floors. Management has yet to fix this problem, regardless of residents complaining about it for weeks. This building is not even remotely worth the price point. Management is such a joke. Stay away at all costs; your money could be better spent elsewhere. read more

The building is beautiful with amazing views, but it has a clear management problem. When there are 28 floors, the building cannot function on just 1 elevator bank. What should only be a 15 minute commute to downtown is nearly doubled when you wait 15 minutes for an elevator to finally arrive at your floor. My wife and I have lived at 100 Van Ness for just over a year. We've both lived in the city for a combined 10 years. Prior to living here, we lived an 1920s apartment in the Marina, in SOMA, in the Haight. We're moving out in March after we purchased our first home in the East Bay. Pros: + Building was renovated very recently (was previously an office building) and the units are all modern and convenient. Unlike many apartments in the city, we had a dishwasher, in-unit laundry, and gas stove. + The units are private and very quiet. Despite ongoing construction, proximity to 101 (Van Ness Ave) the apartment was very quiet. I'm contrasting this to our prior place in the Marina where it was VERY LOUD at night, bars and the 22 bus line kept us up a lot. + Lots of shared community space. 2nd floor lounge was great for work from home days or having a small party. + The roof and it's view are just incredible. Loved being able to have friends over for bbqs or drinks on the roof. + Very central, convenient location. I walk to work. My wife takes the Market St F to FiDi. + 24/7 door-person. Packages are locked up. Even has a refrigerator for Instacart. + Very dog friendly. It's one of the main reasons we moved here, we wanted to get a dog. Lots of other great dog owners to connect with. + Super helpful staff. The leasing office is very pragmatic when dealing with questions or concerns. Front desk always going above and beyond to be helpful. Cons: - Never had any issues in the building, but the neighborhood can be sketchy. Close proximity to the Tenderloin and Civic Center means there are lot of homeless people in the area. Most are friendly or keep to themselves, but it does mean that it's there. - Construction. It's been pointed out by others, but it's worth noting that the owners of the building are building a sister building next door. When we first moved in they were demoing the next door building and it wasn't always quite. - The neighborhood is pretty dead on the weekends. Hayes Valley is pretty close, but also overrated in my opinion. - The gym is kind of meh if you want do any serious weightlifting. Luckily Fitness SF is down the street and it's awesome. This is one thing that NEMA definitely beats 100 Van Ness on. Overall, this is a great building if you're looking for a convenient apartment and have the $ to pay for it. It's pricey but when we compared it to other units in the area it was well below NEMA and at par with the Argenta. Argenta's layouts/appliances were terrible and NEMA is just well... obnoxious and not worth it for the extra amenities. We're sad to be leaving our building, but of course, we're excited to move into our first home. This is a great last stop before we moved to the East Bay! read more

The building and amenities are second to none and my one bed apartment felt like home from day 1. The staff and concierge are incredibly helpful and instill a real authentic community spirit.
