    Where to begin? I almost don't want to write a review because of how much I don't want others to find this place because I want it to be available when I book it :) But, it deserves the excellent reviews it gets, and I'll just be another one to add to its stellar reviews. If I could give it six stars, I would. This bed and breakfast is a gem. Setting up a time with David for check-in was swift and easy, especially since I couldn't make up my mind when I wanted to get here! Notes: Stayed here for four nights and stayed in the Emerald Room, which is on the second floor and is one out of the three available queen rooms (not including the queen suite which is in the basement with a separate entrance) Positives: Bed & Breakfast: + Price is very reasonable, great for what you get! + The breakfast served in the morning was fresh and always different and yummy with orange juice. (Pancakes, french toast, yogurt, granola, sausage, eggs, omelet, tortilla to name a few) + The cooks who cook the breakfast are extremely friendly and very helpful. Melanie, and Tom were a few of the names that I remember. + Water is always provided + Hot water is also always provided, as is coffee + A bowl of pistachos seems to always be sitting at the entrance. + In the living room a bowl of Dove chocolates (caramel, dark, milk!) and a bowl of mixed nuts were for the taking if you so desired + If you wanted to bring home a bottle of wine and have a glass, there were bottle openers laid out as well as wine glasses for guests to use. + A bowl of fresh fruit was placed in the dining area full of apples, bananas, and oranges. (I ate a few oranges). + Biscuits and a variety of tea bags were available in the drawer next to the dining table, as is instant oatmeal! We skipped dinner one night due to a heavy and late lunch, so I just grabbed one of the instant oatmeals for a light dinner. Came in handy. + Small fridges underneath the room temperature water and the hot water are for guest use. + Fresh flowers are always placed around the house, making the house feel very welcoming + The place is huge, but you'd never know it. Was surprising to see the number of guests in the morning sometimes - would never know they were there! + Nice couches in the living room to relax, read a book, or wait around. I sat in these a couple of times and just relaxed as did other guests that I saw. + There is a dedicated room for computer use if you need to look something up. A bowl of Hershey chocolates are in this room, in addition to a variety of board games. Two nice chairs are located here to sit in. + There is a "public" restroom for guests if your room is not yet available for check-in, or if you have to check-out and your flight isn't until later. This definitely makes it convenient. + Two blocks away from the Capitol Hill train station. A block away from the bus stop. The transportation around here is perfect for getting around Seattle. Away from downtown, but close enough that you can do a lot of touristy things. Neutral: + You are served breakfast along with the other guests of the b&b. This may or may not be a liking to some. I didn't mind it until the last day when, for some reason, we all decided to come down for breakfast all at the same time. That left Tom backed up for a while in the kitchen. I really enjoyed it the other times since there were a variety of guests from different parts of the world and it was a joy to converse with some of them. In the Room: Positives: + Large closet to hang your coats. + They have two luggage stands which was very helpful. + If you have trouble falling asleep, they even provide a white noise machine. I was very surprised to see this as I was going through all the drawers. + Of course included was a small hairdryer, tissue box, shampoo and conditioner, makeup remover packets. + A fan that helped move some of the air and offered ample light. + Extra blanket Neutral: + TV was small, but, in this kind of place and when you're traveling, who needs a TV? However, if you really want to, David has stored a bookshelf in the living room of a variety of DVDs - fairly recent films too if you wanted to watch a movie. The TV includes a DVD slot. Possible negatives: + I think the bed was slightly too firm, this was just a personal preference for me. I had trouble sleeping deeply due to this, but it's hard to say for certain it was the bed. + The water pressure wasn't enough for me, nor did it get warm enough for me in the shower. Though I'm probably in the minority since I like to get the water in my shower to be fairly hot. It definitely wasn't horrible, and it was better than OK, but I wanted it to be warmer than I would have liked. However, I think I must be in the minority since no one else seems to have mentioned this. + Towels weren't the softest, but I was okay with it Positives far outweigh the negatives! Exemplary stay, I will DEFINITELY come back (hit max limit for review!)

    Stayed here for a few days with my son. The inn is very well kept, clean and in a great location. The Capitol Hill neighborhood is ideal in that there's great transportation right around the corner from the inn, whether it's by bus or light rail. Also there are plenty of great restaurants on the main thoroughfare which is only a few blocks away. Or if you choose to have a nice walk to the Space Needle or Pike Place Market, it's about a 40 minute walk down hill. Breakfast is cooked to order every morning and is served in the dining room giving you a nice opportunity to meet the other guests. We will definitely return on our next visit to Seattle as David, the owner, runs a very nice B&B here.

    Sadly, I am writing this review on the morning of our last full day here in Seattle. If you are visiting Seattle and want to stay at a place that is far enough away from the tourist places that it is not touristy, but still has access to everything, 11th Avenue Inn B & B is the place to stay. It is nestled in the Capital Hill district of Seattle. If you walk out the front door and to your right, there is a nice little park that is always alive with people. Also, you are within a 20 minute walk from Pike Place Market. The two main streets to get you there, Pine and Pike, are within about a block from the inn. There are a ton of hidden gems as far as restaurants in this area. Make sure to check them out. Yes, there are really good ones in the tourist spots, but up here, you have a places that aren't catering to the tourist trade. The rooms and the inn itself are very comfortable. The owner, David and his staff do a great job of that. The decor is old fashioned, but comfortable. There are large couches in the living room. So if you want to read or just have a conversation, it is the perfect place to do it. The floors are squeaky so if you are trying to sneak out, it is impossible. lol The fixtures on all the doors are old fashioned as well, but still very functional. We stayed in the Emerald Room. Also, there are tvs in the room, but no cable. I mean why would you want to sit in your room all day and watch tv? If you are coming back from your daily adventure in the early or late evening, the inn is very quiet and coffee and tea are available to you all day. However, the staff leaves you alone, but if you need anything, they are available. Breakfast is between 7:30 and 9:30 and is always a great way to start a day full of walking and adventure. My wife found this lil bit of heaven and I did some cross checking with other places in town and believe me, you get more bang for your buck here. Also, if you are looking for something to do or need a restaurant recommendation, that staff is always full of ideas. In fact, our anniversary was Saturday and David sent us to a great place called Vito's. There was a good mix of people staying here with us. I still am not used to the idea of sitting down at a single table with strangers and eating breakfast, but I got used to it. There are even locals that stay here which is a good sign. Getting here is easy as well. David will send you a list of options when you make your reservation, however, we chose to take the train from SeaTac. The cost is $3.00 for a one way ticket and the ride is about 40 minutes. Just look for the light rail signs near the baggage claim at SeaTac. It is a little bit of a walk, but worth it. Take the train to Westlake Center(end of the line) then exit the station towards 5th and Pine. Once you are there, you can hail a cab or Uber. The cost of the cab ride was $10.00. Just to give you a comparison, a taxi from SeaTac runs about $45.00 and a private car will run about $50.00. I hope that when you visit Seattle, that you ditch the hotel chains and stay here. The 11th Avenue Inn is a great and relaxing way to experience Seattle.

    Oh my goodness! I normally don't write yelp reviews, but I had to for this wonderful BNB. Right when you walk in you feel an instant warm (not just cause of the cold) and a cozy feeling. David is incredibly helpful with places to see and eat. He is very hospitable. The rooms were clean and again, very cozy. The free breakfast we had was delicious too. I would come back again to this place if I visit Seattle again. Loves the neighborhood and the whole atmosphere.

    I found the 11th Avenue Inn to be charming, comfortable, and exactly what I hoped it would be. It's in a great neighborhood, and I loved walking over to the Broadway district, to the 15th Avenue area, and up to Volunteer Park. The Inn is on a pretty quiet street, and there is a small parking lot at the end of the driveway for about 6 cars. Also, quite close to a couple bus stops. Small thoughtful touches throughout the Inn: candy dishes full of chocolates or mixes nuts, a large bowl of fresh fruit, fresh flowers in vases, the carafe of water in the bedroom, an umbrella stand full of umbrellas, a collection of teas and a carafe of hot water in the dining room. David gave me a few maps, as well as a quick rundown of the neighborhood and its surroundings, including a list of nearby restaurants, their price range, and the general atmosphere. I stayed in the Garnet room and loved it. I found the room spacious and beautifully furnished. There is a desk and chair, easy chair, several floor or desk lamps, chest of drawers, a big beautiful armoire, and a wooden window seat by the window, which looks out upon the front garden and sidewalk. The jet tub was quite welcome after a long day of walking and sightseeing. The skylight windows let in a lot of light, and the room never felt dark or gloomy. I found the bed exquisitely comfortable, and there were an extra blanket and a down throw available. Also, leave your hairdryer at home, as there is one in the armoire. I didn't have any problems with noise, and never even heard the other guests. The staircase to the 3rd floor is narrow, steep, and perfectly charming. I didn't find it to be a problem. The den has 2 computers for personal use, as well as myriad brochures on tourist activities. Oh, and also a tons of books on Seattle and board games! Board games! The front room has a collection of DVDs for your bedroom's DVD player and an assortment of chaises and couches for comfortable lounging. The breakfasts were marvelous. They included: a wonderful oatmeal nut pancake, topped with fruit, an omelet filled with spinach, goat cheese, peppers, and topped with sour cream and pesto (this was so tasty!), a breakfast burrito filled with sausage, mushrooms, green onions, served with avocado, and the most delicious Cinnamon Orange French Toast, topped with fruit and whipped cream and served with some sausage (this was my favorite!). There was also an assortment of yogurts and granola and such. The cooks were friendly, prompt, and accommodating. I will definitely book my room at the 11th Avenue Inn on return trips to Seattle.

    Stayed here last week on a mother daughter getaway. My daughter was at the concert where the Vegas shooting was earlier this month and we needed some quality time together. We had a two part stay during our week as one night the rooms were all booked yet somehow Dave knew when we returned and would appear from his home next door to help us carry our luggage up the stairs. He was the perfect host. The cook was kind, knowledgeable about the area and made delicious breakfasts, even my daughters favorite blueberry pancakes one morning. Very cozy, clean and comfortable. Definitely a home away from home. Free parking was also plus since we rented a car for drives out of town. Small touches like fresh nuts, bowls of candy, hot tea, umbrellas just made our visit even more comfortable. We will stay here again and we are very grateful to the kindness everyone showed to us.

Our last two nights of our journey were spent in Seattle at the Shafer Baillie mansion. I would highly recommend staying here. The location was great for getting to downtown and all around. It is close to the Cap Hill neighborhood with shops and restaurants. There is plenty of street parking in the vicinity. The mansion itself is part of what was known as Millionaire's Row. It was built in 1914 and has been well cared for over the years. When we came back from one evening out, we all gathered in the Library and set up some charcuterie and wine to share from our travels. It was so cozy sitting all together and chatting about our adventures. The rooms are historic with modern conveniences. Our room was the Queen Ann Hill. We slept soundly in our comfortable 4 poster bed. There was a helpful step stool for me to climb up as I am vertically challenged. It has original pushbotton light switches. It had a beautiful full length mirror. There was a flatscreen TV, but we had so many wonderful activities we did not use it. The bathroom was updated but still fit with the historic look. There were two showerheads in the tiled shower. Breakfast was lovely. I, personally, have a great deal of food allergies. There was ample selection that I was able to enjoy just as much as anyone else. There were breads and pastries, jams and spreads, yogurt and fresh berries, and a hot breakfast dish. Hard boiled eggs were available as well as cheeses and meats. There was a coffee bar that was available all day that also had tea and cocoa. We sat at the long dining table enjoying each others company and conversation. We got to meet some of the other guests which added to the experience. If we find ourselves back in Seattle, this is where I will want to stay.

    What I do not understand is why there are not more 1-star reviews…read more First, they hired a great photographer. The pictures they provide either are from more than 10 years ago or they spent a LOT of time and money on photoshop. At one point this was doubtless a nice place and well cared. This is not the case now. The primary photo is well cropped and does not come close to reality. Check the photos I provided from this year vs what they show. Second, they mention street parking, however they recommend the $15 parking pass. Since I would never street park in that part of town, I of course purchased the parking pass. I assumed they had a small area for parking and wanted to be sure I was covered. Wrong. The $15 fee is for a permit to park on the street. NO guarantee of a parking space anywhere near the Gaslight or anywhere at all. Some may find this acceptable, I do not. Third, there is nothing on the first page of their website about no off-street parking. After arriving and finding no parking, along with the obvious run-down condition of the property, I went in to speak with the owners feeling like it would be better to find a cleaner property with parking. NO, they won't issue any refunds, stating "This is a small business, and we can't afford to refund. They also stated that the email they send a couple days before check-in warns of street parking. Yes, it did mention parking, 8 paragraphs down. My bad, didn't read through the entire email. Of course, that email was sent a couple days before check-in, well within the 2 week, "NO Cancellation" period. Bottom line, we have your money, and we are keeping it. Rather than forfeit the $320 one-night stay, I thought we would hope to find parking when we returned from dinner with friends. I should have let the money go... We made the further mistake of going to dinner before going up to our room. Check other negative reviews, worn, dirty, stained floors and furnishings. Motel 6 might have been a better choice. I provided a few pictures, including their header photo and what reality looks like. The musty, moldy smell on the second floor and specifically our room was horrid. And I can't forget the all-night serenade of police sirens running up and down the street. At least 12 times during our evening stay. I would say that the location isn't bad, but the fact is that within a block and a half the homeless have taken over the streets and park. Although you could park with them about 3 blocks down, no telling what you would get when you went back. I travel for a living, this trip was to see a surgeon at Harbourview. I wanted to make it as nice as possible for my wife and the purpose of our visit. Thought this would be better than my usual corporate digs. Can't express how disappointing it was. I failed to read the 1-star reviews as there are many who seem to be happy with their stay. I simply hope anyone reading this will look deeper before booking something that is as overrated as anything I have seen.

This accommodation screams "B&B" from it's old-school exterior charm to the warm, cozy rooms, fireplace, comfy beds and breakfast with fellow travelers. With a location just across the street from a great and green park, Mildred's sits on the Seattle bus route for an easy 10 minute ride downtown. Local eateries line 15th Avenue within walking distance. I don't know about you but once you've enjoyed all the hospitality of a fine B&B, you never want to go back to the Radisson or Best Western. Fresh baked cookies were always there, next to the tea cart, awaiting your itchy little fingers. P.S., do NOT look for any signs identifying the house as "Mildred's" for they do not exist. This will be my first lodging consideration on my next visit north.

The breakfast had homemade breads and cookies, oatmeal, fruit, etc. that was very good. And the owner gave us great recommendations for places to eat and things to do, and was very friendly and welcoming. The location across Volunteer Park is wonderful; within walking distance to various restaurants and on a bus line that goes directly downtown. This is a great place!

Ever since staying at a B&B in Napa, I ended searching for one in Seattle and stumbled upon Greenlake Guest House. I checked availability, what they offer and so forth and grew too love it and wanted to book our stay with them! Julie our host was so amazing! She was kind and attentive! When we arrived she gave us a tour of the house and showed us to our room! There is a community fridge with water and sodas as well as a Keurig for coffee or tea. There was a welcome basket and bottle of wine that was provided with our stay. Julie told us that we can use their contactless app to put in our breakfast order or utilize the sheet that was provided. She told us that we can pick as little or as much as we wanted. I read great reviews on her homemade granola and definitely had to try it! After breakfast they would give you the sheet to choose breakfast for the next day. Everyday there's something different and everything that we had tried has been delicious! They bake fresh cookies everyday and you have the option to request for them on the menu and if you need your room cleaned. Julie and her staff were all so amazing to us during our stay! We really enjoyed our time here and appreciate their hospitality! Will definitely stay again whenever we visit again!

Linda makes you feel like family and she and Benny take care of even the smallest details to make your stay pleasant. Heck when we met her she was making sure a girl who was looking at colleges to attend knew how to get to the B&B and if she needed to contact anyone to let them know she arrived safely to the B&B. It's is close shopping, restaurants and nightlife on the hill that you can walk around to all of it. I highly recommend staying there.

Upon arrival, we head into our taxi into the lovely area of Seattle that is Capitol Hill. Lynda, the owner of this beautiful B&B, greets us warmly at this beautiful old Victorian-style home that's been in her family for decades upon decades. The hubby and I particularly like staying at B&Bs because they tend to be cleaner (after all, what person would let their OWN house go into a state of disrepair), and we actually like talking to the friendly owners and other guests. Admittedly, this place has furnishings that aren't exactly hip & modern. It lends itself to a bit more 'old-woman' chic. However, the furnishings are all old antique furniture that has been in her family for ages. Beautiful quality furniture that kind of takes you back in time. But what REALLY sets this place apart is Lynda herself. Lynda is a lovely woman...feels like your friendly aunt who wants nothing more than to chit chat at her dining table with you. Sure, she can be a bit overly-chatty, but like we said, we love a friendly B&B host. Lynda really made our stay lovely - even sent up a bottle of wine for us on our anniversary with a cute little note. Got to talk to Lynda about all kinds of wonderful and fascinating stuff (she lived in Mexico for 20 or so years when she went off to college, met a guy down there and married him!)...conversations were lovely and really made our trip all the more 'cozier'. Side note: Lynda has a large dog, Madeline, and a cat, Agnes (I believe). Agnes is apparently the meanest little cat...but she ignores you so just ignore her. Madeline is absolutely a doll...a big lovebug. But obviously...if you don't like pets and you don't like a chatty host, then this place may not be your place. But otherwise, head on over to this lovely B&B and let Lynda take care of you!

Both are in the heart of bustling Ballard Ave, where most of the restaurants, cafes, boutiques and bars are located. Ballard Inn is a small historic building, nicely repurposed to a hotel. Not all the rooms have a private bathroom; I phoned ahead to make sure we had our own! Our room had an exterior door directly to street access on Vernon. The room was nicely-appointed, clean & we felt safe. The cost included unlimited access to the beautiful Olympic Athletic Club, located across the street at the (substantially!) more expensive new Hotel Ballard. This is not for everyone... but if you want to go back in time this place will do it for you. I did have to laugh at the 1902 Elegance with 21st century amenities as it points out. the ice machine is located at hotel Ballard. another hotel a block away on the second floor of that hotel so you would only have to climb down 40 stairs across the street, walk up a block another hotel and go to the second floor to get some ice. ;-) I liked it though. coffee maker in the room. no breakfast provided, parking's 25 bucks.
